This addition and extensive interior renovation optimizes front and rear river views, natural light and indoor / outdoor integration. The use of craftsman detailing – adding a front porch – makes this home naturally inviting, functional and extremely livable.
The design was challenged due to the waterfront lot restrictions, lot coverage restrictions (car port instead of garage), slope stability challenges and septic restrictions (only 15% of existing footprint was allowed). The rear eating area / sunroom addition was built on pillars to achieve septic clearances. The second storey addition utilized sloped ceilings, which finished at 10 ft. in order to create spacial volume. Open to below areas allow more sunlight in and help achieve square footage requirements. The carport helped meet lot coverage restrictions, but more importantly, helped lessen the environmental impact. Driveways and walkways feature natural stone for water runoff.
The home exceeded the design objectives by maintaining formal entertaining, by eliminating walls and organizing spaces, creating comfortable family areas and by introducing natural light throughout the home.

Talk about a dramatic transformation!!
This Customer had a very large, but dark Kitchen & Dining Room. The original design of the Kitchen was very inefficient. Several cabinet doors couldn't open all the way for access into the cabinet. Counter space was broken up. The flow of both cooking and traffic through the Kitchen wasn't efficient. Lighting was dim. It wasn't a bright and cheery space where family gatherings could happen easily.
Now? This is the space where everyone congregates! You can definitely see why. Beautiful!! SHOWCASE is so thrilled for this customer's family to enjoy their lovely new spaces!!

In order to achieve the luxury of the natural environment, she extensively renovated the front of the house and the back door area leading to the pool. In the front sections, Corredor wanted to look out-doors and see green from wherever she was seated.
Throughout the house, she created several architectural siting areas using a variety of architectural and creative devices. One of the sting areas was greatly expanded by adding two marble slabs to extend the room, which leads directly outdoors. From one door next to unique vertical shelf filled with stacked books. Originally deep grain Oak, these cabinets were refinished to an off white factory smooth finish with glaze/pin striping. We go through an extensive process of "filling the grain" to ensure a factory smooth finish.

We expanded a formerly dark, small, outdated kitchen and made it open, bright and airy. The glass doors and open plate rack of the kitchen cabinets add depth, color and geometry to the room. The door knobs and cabinet hardware are round simple forms, a detail that echoes the round table and art form shapes on the walls.

Former clients of Penza Bailey Architects purchased this property in Greenspring Valley because of the expansive views of the adjacent rolling hills, which were protected by an environmental trust. They asked PBA to design an attached garage with a studio above, a new entrance vestibule and entry foyer, and a new sunroom in the rear of the property to take advantage of the commanding views. The entire house was extensively renovated, and landscape improvements included a new front courtyard and guest parking, replacing the original paved driveway. In addition to the 2 story garage enlargement, PBA designed a tall entrance providing a stronger sense of identity and welcome, along with a 1 1/2 story gallery, allowing light to graciously fill the interior space. These additions served to break up the original rambling roofline, resulting in a thoughtfully balanced structure nestled comfortably into the property.
