In collaboration with M-Projects, Larson Shores worked as architect of record with Amir Mortazavi to renovate and expand an existing two story home by adding two additional levels capturing views of the Golden Gate Bridge, downtown San Francisco, and the Pacific Heights Neighborhood. Light, both natural and created, envelopes each room where open spaces flow seamlessly between the outdoors and the interior. The home, with a panoramic roof-top deck, is a contemporary showpiece built with exacting precision. The use of natural materials and the highest end finishes create a warm, inspiring environment in which art and technology blend.

The emphasis for this recent Ray Morrow Design / Build project in Irvine California was to create an environment that offered a very clean sophisticated feel and yet is still infused with textures and interactive relatable spaces. Within this modest sized yard there are multiple built in amenities : Cooking and Outdoor Dining / Bar space , Communal Fire Pit and relaxation area , Thematic Fountains in two separate zones , Combination Raised Patio Area with Contemporary Style Open Beam Structure , Presenting a perfect mixed use space for entertaining , in addition to the custom hardscape elements , This yard also showcases a harmonious plant palette with generous space to mature and embrace the permanent build in venues.

This residence is a renovation of a traditional landscape into a contemporary garden. Custom contemporary steel planters complement the steel detailing on the home and offer an opportunity to highlight unique native plant species. A large front yard living space offers easy socialization with this active neighborhood. The spectacular salvaged 15ft Organ Pipe Cactus grabs your eye as you enter the residence and anchors the contemporary garden. The back terrace has been designed to create inviting entertainment areas that overlook the golf course as well as protected private dining areas. A large family gathering spot is nestled between the pool and centered around the concrete fire pit. The relaxing spa has a negative edge that falls as a focal point towards the master bedroom. A secluded private dining area off of the kitchen incorporates a steel louver wall that can be opened and closed providing both privacy from adjacent neighbors and protection from the wind. It’s no surprise these Hanover clients reached out to Cathy and Ed of Renovisions for design and build services as they wanted a local professional bath specialist to turn their plain builder-grade bath into a luxurious handicapped accessible master bath. Renovisions had safety and universal design in mind while creating this customized two-person super shower and well-appointed master bath so their clients could escape to a special place to relax and energize their senses while also helping to conserve time and water as it is used simultaneously by them. This completely water proofed spacious 4’x8’ walk-in curb-less shower with lineal drain system and larger format porcelain tiles was a must have for our senior client –with larger tiles there are less grout lines, easier to clean and easier to maneuver using a walker to enter and exit the master bath. Renovisions collaborated with their clients to design a spa-like bath with several amenities and added conveniences with safety considerations. The bench seat that spans the width of the wall was a great addition to the shower. It’s a comfortable place to sit down and stretch out and also to keep warm as electric mesh warming materials were used along with a programmable thermostat to keep these homeowners toasty and cozy! Careful attention to all of the details in this master suite created a peaceful and elegant environment that, simply put, feels divine. Adding details such as the warming towel rack, mosaic tiled shower niche, shiny polished chrome decorative safety grab bars that also serve as towel racks and a towel rack inside the shower area added a measure of style. A stately framed mirror over the pedestal sink matches the warm white painted finish of the linen storage cabinetry that provides functionality and good looks to this space. Pull-down safety grab bars on either side of the comfort height high-efficiency toilet was essential to keep safety as a top priority. Water, water everywhere for this well deserving couple – multiple shower heads enhances the bathing experience for our client with mobility issues as 54 soft sprays from each wall jet provide a soothing and cleansing effect – a great choice because they do not require gripping and manipulating handles yet provide a sleek look with easy cleaning. The thermostatic valve maintains desired water temperature and volume controls allows the bather to utilize the adjustable hand-held shower on a slide-bar- an ideal fixture to shower and spray down shower area when done. A beautiful, frameless clear glass enclosure maintains a clean, open look without taking away from the stunning and richly grained marble-look tiles and decorative elements inside the shower. In addition to its therapeutic value, this shower is truly a design focal point of the master bath with striking tile work, beautiful chrome fixtures including several safety grab bars adding aesthetic value as well as safety benefits.

Wagoya House stands as a testament to the power of architecture to harmoniously merge natural elements with modern design. The combination of vertical grain Douglas fir windows and doors, the Eichler home reference with a steel and glass façade, the custom vertical wood siding feature wall, smooth trowel earth-toned stucco, board form landscape feature walls, stone-clad entry, and the stone chimney penetrating the steel standing seam roof creates a symphony of textures and materials that celebrate the beauty of the surrounding environment.

Originally built in 1955, this modest penthouse apartment typified the small, separated living spaces of its era. The design challenge was how to create a home that reflected contemporary taste and the client’s desire for an environment rich in materials and textures. The keys to updating the space were threefold: break down the existing divisions between rooms; emphasize the connection to the adjoining 850-square-foot terrace; and establish an overarching visual harmony for the home through the use of simple, elegant materials. The renovation preserves and enhances the home’s mid-century roots while bringing the design into the 21st century—appropriate given the apartment’s location just a few blocks from the fairgrounds of the 1962 World’s Fair.

Completed in 2018, this Westlake Hills duplex, designed by Alterstudio Architects, underwent a dramatic transformation by mixing light & airy with dark & moody design. The goal of the project was to create a more intimate environment using a more saturated and dramatic palette. Additionally, it draws from warmer wood tones such as walnut alongside luxurious textures, particularly in navy, dark grey, and emerald green. The end result is an elegant, timeless, and comfortable space conducive to cozying up with a book at the end of a long day.

An aboveground pool and spa along with a water feature creates an amazing view from the interior of the home. The cascading water from the pool and spa provides auditory and visual interest.
