Homeowner Services of Michigan (HSM) is excited to share the details of a new 16' x 22' family room expansion in Ann Arbor, Michigan. This project reflects our dedication to meeting our clients' specific needs. Our clients approached us needing more space for their growing family and wanted a seamless integration with their existing home. After thorough consultations, we developed a plan to bring their vision to life. The project began with careful architectural planning. We worked with a local architect to create detailed plans and secured all necessary permits to ensure compliance with local building codes. Site preparation involved demolishing an existing carport, grading, and excavation to prepare the building pad for the new foundation. This step was essential to ensure a stable base for the construction. Our team then focused on structural framing, tying the new addition to the existing home. We ensured that the new structure matched the current architectural style for a seamless blend. The addition was then roofed and sheathed to provide a sturdy and weatherproof exterior. Next, we addressed the electrical work, installing new circuits for lighting, HVAC, and receptacles, and adding smoke and carbon monoxide detectors to meet safety standards. A licensed journeyman electrician performed the electrical service to ensure high-quality and compliant installations. Insulation and drywall installation followed. We installed batt insulation to meet or exceed Michigan Energy Code requirements. The interior surfaces were finished with drywall, taping, mudding, sanding, and priming to prepare for painting. Baseboard molding and trim around doors and windows added the finishing touches. Exterior features were also important. We framed and installed new windows and a front entry door and added a front eyebrow vent feature to match the existing structure. Vinyl siding was installed to complete the exterior, ensuring a cohesive look and enhanced curb appeal. Throughout the project, we maintained a clean and professional worksite, disposing of debris responsibly and minimizing disruption to the client's daily lives. Our focus was always on delivering quality and ensuring client satisfaction. This home addition project highlights our commitment to understanding and fulfilling our clients' needs. We are proud to have added valuable space and enhanced the overall functionality and aesthetic of the home. These folks had a vision, a budget, and a whole lot of patience. The client asked us to reconsider the front entry and associated landscape to give the house not only more curb appeal but to create a safer approach. The previous walkway was sloped and meandered for no apparent reason while the landscape plantings were overgrown and lacked the design aesthetic the client desired. We graded the area to eliminate the slope and straightened the walkway to compliment the homes contemporary architecture. We used custom cut bluestone in a modified running bond pattern for a unique look. Additionally, we widened the front stoop and added what we like to call a Hello / Goodbye terrace directly off the entrance landing. As guests arrive or depart, there’s a comfortable transition area that allows for quick conversation and an easy pedestrian flow. We simplified the plantings by using only 3 species, lavender, boxwood, and hydrangea, along the foundation while adding ornamental grasses for additional colors and textures in other areas. The back yard features a small deck overlooking a conservation area that we enlarged to create a dining area & a lounge with a sectional sofa. We choose a stainless steel railing system to open up the view and replaced the old wooden deck with a sustainable wood similar to mahogany called Ipe. We carried the Ipe over the side to create a horizontal lattice that encloses the underside of the deck for storage and adds to the contemporary feel of the home.

Bedrooms are one of my favorite rooms in the home, a bedroom must be comfortable and serene. I design master bedrooms as a private retreat for my clients. Elements of a great bedroom include: -Foundation: Don’t underestimate the power of a great night’s sleep. Your matress is the most important element in the room. We have some tips below from Chicago Luxury Beds about how to select the right mattress for you. You’ll have to come by and see it for yourself, stay tuned for the opening in March. -Fabulous Sheets: I love Pratesi, they make the softest most luxurious bedding in the marketplace. -Bedding Toppers: Accent pillows, cashmere blankets or a colorful throw will pull your entire room together. -Create a Focal Point: Use a great wallcovering, window treatment, piece of art or fireplace. -Mix and Match Furniture: Bedroom sets are a thing of the past. I love creating full dressing rooms for my clients and keeping furniture within the bedroom suite more decorative. Don’t be afraid to mix and match to create an eclectic vibe. Upholstered headboards are still a strong trend and allow for a personal touch by mixing shapes, custom fabrics and trimmings. -Window Treatments: Don’t skimp on window treatments. Decorative panels add softness to the room while shades should be black-out lined to guarantee a good night’s rest. -Lighting: I believe there should be a combination of ambient and task lighting in the bedroom. A great chandelier should always be on a dimmer. Bedside lamps or sconces should be on dimmers as well but should be bright enough to read by. Don’t forget lighting should be flattering, we all want to look our best, don’t we? This prefabricated 1,800 square foot Certified Passive House is designed and built by The Artisans Group, located in the rugged central highlands of Shaw Island, in the San Juan Islands. It is the first Certified Passive House in the San Juans, and the fourth in Washington State. The home was built for $330 per square foot, while construction costs for residential projects in the San Juan market often exceed $600 per square foot. Passive House measures did not increase this projects’ cost of construction. The clients are retired teachers, and desired a low-maintenance, cost-effective, energy-efficient house in which they could age in place; a restful shelter from clutter, stress and over-stimulation. The circular floor plan centers on the prefabricated pod. Radiating from the pod, cabinetry and a minimum of walls defines functions, with a series of sliding and concealable doors providing flexible privacy to the peripheral spaces. The interior palette consists of wind fallen light maple floors, locally made FSC certified cabinets, stainless steel hardware and neutral tiles in black, gray and white. The exterior materials are painted concrete fiberboard lap siding, Ipe wood slats and galvanized metal. The home sits in stunning contrast to its natural environment with no formal landscaping. This newly completed contemporary island style Florida home overlooks the Roosevelt Channel, on the Bay side of Captiva Island, and is graced with the sunrise in the mornings. Repeat clients remind us of the success of previous landscape designs and of lasting relationships built while offering new and challenging opportunities for creative design. This client expressed a desire for a colorful tropical garden with emphasis on tropical plants, creative color palette and privacy. A grove of coconut palms with lush bamboo and a dense clusia hedge with a small tropical garden at the entry of the property screen views to the interior of the property plant a seed of intrigue for what lies around the corner beyond the decorative tabby stucco gate columns. Upon passing under the grove of coconuts and rounding the corner of the drive, the property opens to an expansive front yard with colorful tropical garden beds and channels views to the newly completed residence. Gardens containing colorful bromeliads, bougainvillea and tropical palms with a variety of leaf shape and texture and color draw upon influences of Brazilian garden design. Manicured swaths of Empire Zoysa separates the various gardens and allows for the user to stroll and explore the different gardens. The winding drive terminates at the front entry in a large tear drop shape turn around with massive coconuts in the center island surrounded by seven Sylvester Date palms around the outside of the drive. The entire perimeter of the turn around is surrounded with tropical gardens and intimate tropical gardens flank each side of the main entrance stairs. The hardscape pattern and color was selected to compliment the coquina tabby shell stucco finish on the foundation walls. The completed hardscape design including retaining walls, driveway, golf cart paths and private walks, is the result of collaborating closely with the owner over multiple revisions. The back of the residence overlooks an expansive resort-like pool and spa and a pool deck that terminates just feet from the seawall of the Roosevelt Channel. Tropical vegetation at each side of the property offers privacy to the pool area but is manicured to preserve views to the bay beyond. This truly is an island paradise.

Entering this downtown Denver loft, three layered cowhide rugs create a perfectly organic shape and set the foundation for two cognac leather arm chairs. A 13' panel of Silver Eucalyptus (EKD) supports a commissioned painting ("Smoke") Bottom line, it’s a pretty amazing first impression! Without showing you the before photos of this condo, it’s hard to imagine the transformation that took place in just 6 short months. The client wanted a hip, modern vibe to her new home and reached out to San Diego Interior Designer, Rebecca Robeson. Rebecca had a vision for what could be. Rebecca created a 3D model to convey the possibilities… and they were off to the races. The design races that is. Rebecca’s 3D model captured the heart of her new client and the project took off. With only 6 short months to completely gut and transform the space, it was essential Robeson Design connect with the right people in Denver. Rebecca searched HOUZZ for Denver General Contractors. Our clients already had a cottage on Torch Lake that they loved to visit. It was a 1960s ranch that worked just fine for their needs. However, the lower level walkout became entirely unusable due to water issues. After purchasing the lot next door, they hired us to design a new cottage. Our first task was to situate the home in the center of the two parcels to maximize the view of the lake while also accommodating a yard area. Our second task was to take particular care to divert any future water issues. We took necessary precautions with design specifications to water proof properly, establish foundation and landscape drain tiles / stones, set the proper elevation of the home per ground water height and direct the water flow around the home from natural grade / drive. Our final task was to make appealing, comfortable, living spaces with future planning at the forefront. An example of this planning is placing a master suite on both the main level and the upper level. The combination of the full glass wall façade and hip roof design provides tremendous light levels during the day, while the fully functional fireplace and warm lighting creates an amazing atmosphere at night. This pairing is truly the best of both worlds and is exactly what our client had envisioned. Acting as the full service design/build firm, Sunspace Design, Inc. poured the full basement foundation for utilities and added storage. Our experienced craftsmen added an exterior deck for outdoor dining and direct access to the backyard. The new space has eleven operable windows as well as air conditioning and heat to provide year-round comfort. A new set of French doors provides an elegant transition from the existing house while also conveying light to the adjacent rooms. Our clients loved their old home but were ready for some updates. Based on the foundation and other historical clues, they believe it was built around 1890. The house was well-built and full of character. While it had a charming front porch, it was far from the kitchen and faced the driveway. We added a spacious side porch just off the kitchen, creating the perfect spot for outdoor dining. By connecting it to the original porch, we created a natural flow from the front door through the rest of the home. Inside, we redesigned the kitchen and dining area to open up the space and views. The homeowners chose retro appliances that complement the home’s vintage charm.

From our first meeting with the client, the process focused on a design that was inspired by the Asian Garden Theory. The home is sited to overlook a tranquil saltwater lagoon to the south, which uses barrowed landscaping as a powerful element of design to draw you through the house. Visitors enter through a path of stones floating upon a reflecting pool that extends to the home’s foundations. The centralized entertaining area is flanked by family spaces to the east and private spaces to the west. Large spaces for social gathering are linked with intimate niches of reflection and retreat to create a home that is both spacious yet intimate. Transparent window walls provide expansive views of the garden spaces to create a sense of connectivity between the home and nature. This Asian contemporary home also contains the latest in green technology and design. Photovoltaic panels, LED lighting, VRF Air Conditioning, and a high-performance building envelope reduce the energy consumption. Strategically located loggias and garden elements provide additional protection from the direct heat of the South Florida sun, bringing natural diffused light to the interior and helping to reduce reliance on electric lighting and air conditioning. Low VOC substances and responsibly, locally, and sustainably sourced materials were also selected for both interior and exterior finishes. One of the challenging aspects of this home’s design was to make it appear as if it were floating on one continuous body of water. The reflecting pools and ponds located at the perimeter of the house were designed to be integrated into the foundation of the house.
