Working through a newly defined mechanism called the “Community Land Trust” program Lawrenceville Corporation is pioneering a new standard for community development and affordable home ownership. Phase one of the CLT development consists of 6 new and one renovation unit that are built with materials that are equal to, or often times of a higher quality than the market rate homes that Lawrenceville has become known for. In addition, every CLT home has been designed to seamlessly integrate into existing historical fabric of Upper Lawrenceville by respecting and implementing design elements from contextual neighborhood patterns. The CLT design team’s radically different approach to sustainability, resiliency, and energy efficiency will ensure the affordability of these homes remain intact for generations, challenging the idea that affordability should equate to compromises in the quality of living.

Home away from home is where we often meet our clients, especially in Bend. They crave a welcoming and approachable, yet luxurious and well curated vacation home. This custom home in Central Oregon’s Caldera Springs neighborhood was no exception. An investment property the owners and their family will use occasionally, the home had to speak to their overall aesthetic, while graciously accommodating rental guests throughout the year. Design for each space was a collaboration with our clients, who selected “inspiration” fabrics and artwork that tell a story and bring warmth and personality to the home. We designed hard-wearing custom furniture, composed layers of luxe bedding, placed photography by local artist and photographer Chris Murray, and added comfortable and low maintenance furniture outside, where everyone wants to be year-round in Bend. Working with the property manager, we checked every item off a comprehensive list to outfit the chef’s kitchen and ensure guests would have all the comforts of home. Nestled in the lush landscape, a modern reinterpretation of a once-fallen barn now features a charming guest cottage with stylish details and contemporary amenities. Situated along a narrow lot in Germantown, New York, the cottage completes a cluster of existing buildings, forming an intimate courtyard on one side. The homeowners, a young family with parents living abroad, envisioned a cozy yet modern ADU for extended stays. Designed by Lauren Cawse, AIA, architect and partner at The Art of Building, the year-round retreat draws inspiration from traditional local barns while embracing a seamless indoor-outdoor connection. Captivating Guest Cottage Design Enhances the Senses with Steel Effect Folding Patio Doors The modern ADU design started with the site itself. Positioned between residential and commercial neighbors, the elongated property required a careful balance of privacy and openness. Architect Lauren Cawse approached the layout by redefining the existing house and garage as the east and west sides of an outdoor room, with the new cottage forming its southern boundary. This arrangement created a clear courtyard near the main residence while directing the 800-square-foot guest house toward the open meadow and the distant Catskill Mountains. “The unique character of the site and its history inspired the architectural direction,” says Cawse. “The intent was to create a secondary structure in the compound in clear contrast to the modern farmhouse style of the house and garage.” A Barn-Inspired Exterior Adds Visual Flair The exterior envelope evokes a traditional barn with a simple gable shape, weathered wood siding, cedar shingles, and a foundation veneer made of local fieldstone. A large sliding barn door adds a complementary feature to the courtyard-facing side, creating a dynamic opening that maintains uninterrupted views through the cottage to the meadow beyond. The largest, spanning nearly 20 feet wide and just under eight feet tall, opens directly onto the stone patio, allowing the main gathering area to extend fully into the landscape. Along the side of the living room, a smaller 10-foot-wide system introduces more light and ventilation, nearly creating an open corner condition if not for the structural post that supports the façade and roofline. At the rear, a fourth ten-foot-wide system features a French door swing panel configuration that opens toward the courtyard, strengthening the design connection to the main residence. A circular pool was designed to mimic a natural pond with a modest footprint. Around it, a minimalist fence and sunken stone ha-ha wall offer discreet safety for young children. Limited space due to existing infrastructure and zoning setbacks left only a small footprint for the swimming pool, prompting the designer to propose a circular form that maximized the usable swimming area. “We felt that the perfect way to integrate a pool into the property and to honor the landscape would be to treat the pool as a piece of art itself,” says Pulver. “The result is a beautiful round pool that serves as both a functional retreat and a sculptural moment.” Final Thoughts: A Barn-Inspired Design for Contemporary Living This modern ADU design skillfully combines modern features with the enduring charm of traditional barns. Embarking on a new journey with a client is always an exciting and inspiring time for Moderne Living. Moderne Living was recently commissioned to carry out a transitional design project for a North Carolina home, which on the face of it could have presented obvious challenges due to the geographical difference. Not believing that distance should be an issue, we rose to the challenge. Through careful consultation, the client revealed their vision, in turn guiding our choices on their behalf. This led us to select the Euforia range by Montbel, whose design ethos encapsulates tradition, innovation and dynamism. We set out by developing a relationship with the client through telephone conversations, an investment in time that was absolutely crucial in contributing to the success of the project. Using the client's descriptions, ideas and floor plan, along with the talents of our designer, we were able to understand, give shape to and define the vision the client had in mind for their home. Our clients came to our North Showroom in Cedar Park, TX wanting to completely renovate the outdated cabinets and countertops in their newly purchased home. The flow of the kitchen was not aligning with their new family needs, and the style did not match their modern vision. The dated kitchen left a lot of unused space, and had pain points that disturbed the flow and symmetry of the space. We developed a design to take advantage of the room height, spacious area, and natural light from the bay window nook area. Our designer Dave met with the clients in the showroom and discovered the needs and wants to make the kitchen remodel a success. After understanding the client’s vision and requirements, they begun the collaboration on their kitchen design. During this phase we concluded we could achieve the kitchen design with in-stock cabinets from Kitchen Cabinet Distributors (KCD), a national recognized in-stock cabinet provider. We could have chosen a custom kitchen cabinetry line, however KCD’s offerings were the perfect fit for the design and allowed for an opportunity to save some of the budget for full quartz backsplash vs. tile. Our designers help you navigate the different lines we carry and are thoughtful to not steer you to more than you need to succeed. The first order of business was to change the orientation of the island, and move its position to frame the new galley arrangement. This would allow for better egress around the island and prevent tight spaces for a busy new kitchen. We also wanted to find a new home for the built-in microwave as a stainless hood was now going to frame the cooktop / oven combo. We modified the cabinet in the island to trim in a microwave, at the same time keeping it out of view from the living area. Building on this approach, we also took the trash bin out of the kitchen space and provided a dedicated double trash bin cabinet. Aesthetics were very important in this design.

Our clients came to our North Showroom in Cedar Park, TX wanting to completely renovate the outdated cabinets and countertops in their newly purchased home. The flow of the kitchen was not aligning with their new family needs, and the style did not match their modern vision. The dated kitchen left a lot of unused space, and had pain points that disturbed the flow and symmetry of the space. We developed a design to take advantage of the room height, spacious area, and natural light from the bay window nook area. Our designer Dave met with the clients in the showroom and discovered the needs and wants to make the kitchen remodel a success. After understanding the client’s vision and requirements, they begun the collaboration on their kitchen design. During this phase we concluded we could achieve the kitchen design with in-stock cabinets from Kitchen Cabinet Distributors (KCD), a national recognized in-stock cabinet provider. We could have chosen a custom kitchen cabinetry line, however KCD’s offerings were the perfect fit for the design and allowed for an opportunity to save some of the budget for full quartz backsplash vs. tile. Our designers help you navigate the different lines we carry and are thoughtful to not steer you to more than you need to succeed.
