Due to the unique nature of loft renovations (high ceilings, columns, creative and skillful lighting applications, among other factors), Gallery’s expertise in loft spaces was vital to our clients. In addition to the loft particularities, it’s important in a kitchen of this size to ensure that all the elements have been laid out with purpose from a functional perspective and a design perspective. CENTERPIECE KITCHEN Color was an important design element in this kitchen. This is evident in the striking blues and grays of the marble countertops and backsplash, as well as the dark navy hue of the built-in cabinets. White lower cabinets create two-tone contrast, while glass cabinets and a long wood open shelf make the most of the available height. The built-in cabinets also include built-in appliances: an espresso maker, coffee machine, two side-by-side wine fridges, and even an integrated refrigerator paneled to match the cabinetry for an essentially seamless look. The cabinets are all push-to-open, eliminating knobs to complete the overall sleek, contemporary style. The marble backsplash is also book-matched, meaning the slabs of stone have been cut and polished to match each other, creating a mirroring effect that further contributes to the cohesive, contemporary aesthetic of this apartment. BUILDING CONSIDERATIONS Functional factors are another vital component to New York City apartment building renovations. In this particular project, we had to consider how to get large slabs of stone into the loft without having to cut them up. When working with slabs, and especially when the design is as sleek and contemporary as this one, it’s vital to eliminate seams as much as possible. Elevators and stairs are often not large enough to handle large slabs of stone, which means there are only two other options: cutting the stone and putting it back together on site (but this will create a seam, so it’s not always an option) or using a crane to bring it in through a window. Higher-end buildings tend to have more restrictions and management companies with stricter renovation guidelines – with good reason. A good relationship with the super and staff of the building is absolutely essential; effective communication with everyone involved will result in an ideal outcome for all parties. ARTFUL LOGISTICS Seemingly minor elements such as apartment protections are also just as crucial. While every renovation will require protections in hallways, common spaces, zip walls, and perhaps the floors, those protections are doubled when renovating in an apartment that’s currently occupied. Karen and Chad of Tower Lakes, IL were tired of their unfinished basement functioning as nothing more than a storage area and depressing gym. They wanted to increase the livable square footage of their home with a cohesive finished basement design, while incorporating space for the kids and adults to hang out. “We wanted to make sure that upon renovating the basement, that we can have a place where we can spend time and watch movies, but also entertain and showcase the wine collection that we have,” Karen said. After a long search comparing many different remodeling companies, Karen and Chad found Advance Design Studio. All the walls were removed but the ceiling of the kitchen remained at normal height while the Livingroom boosted vaulted ceilings, this way the two spaces were separately defined. The 2 large corner windows were preserved, and the sink was relocated to that corner of the kitchen and to add additional light we framed a new entry door made by Rustica. This door is all glass with a thin frame of steel gave another much needed light penetration to the kitchen space. The island design includes waterfall panels made from the same cabinet material instead of the countertop stone. The upper cabinets color matches the wall paint thus making them almost invisible in the space.

Inspiration for a contemporary gray floor bathroom remodel in Calgary with flat-panel cabinets, white cabinets, white walls, an undermount sink and white countertops

The owners of this kitchen were looking to create a semi-open kitchen and Livingroom design with a clean and sunbathed kitchen space. To create an open concept but still divided space we utilized the ceiling instead of the walls. All the walls were removed but the ceiling of the kitchen remained at normal height while the Livingroom boosted vaulted ceilings, this way the two spaces were separately defined. The 2 large corner windows were preserved, and the sink was relocated to that corner of the kitchen and to add additional light we framed a new entry door made by Rustica. This door is all glass with a thin frame of steel gave another much needed light penetration to the kitchen space. The island design includes waterfall panels made from the same cabinet material instead of the countertop stone. The upper cabinets color matches the wall paint thus making them almost invisible in the space.

This lake cabin had gorgeous view and good bones, but had overwhelming wall-to-wall red knotty pine paneling...even on the ceilings! In order to keep the cabin look but bring a bit of a modern look to the space, we tempered the heavy wood by drywalling sections of the common areas. The blocky fireplace was transformed to feature a stone ledge façade all the way to the high ceilings. The log-look railings were replaced with sleek, contemporary iron. The floor was replaced with a dark, espresso-stained wood plank floor. Furniture featured clean, crisp lines and bright colors in natural prints.

A small enclosed kitchen is very common in many homes such as the home that we remodeled here. Opening a wall to allow natural light to penetrate the space is a must. When budget is important the solution can be as you see in this project - the wall was opened and removed but a structural post remained and it was incorporated in the design. The blue modern flat paneled cabinets was a perfect choice to contras the very familiar gray scale color scheme but it’s still compliments it since blue is in the correct cold color spectrum. Notice the great black windows and the fantastic awning window facing the pool. The awning window is great to be able to serve the exterior sitting area near the pool. Opening the wall also allowed us to compliment the kitchen with a nice bar/island sitting area without having an actual island in the space. The best part of this kitchen is the large built-in pantry wall with a tall wine fridge and a lovely coffee area that we built in the sitting area made the kitchen expend into the breakfast nook and doubled the area that is now considered to be the kitchen.

The basement had seen lots of action and was ready for a make-over. The windows offered an unflattering view of corrugated steel wells. The walls were finished with varnished knotty pine, a “north woods” style so common for homes of this vintage. There was a dry bar on one side, and built-in bookshelves and lower cabinets on either side of an unusable wood-burning brick fireplace in the family room. One cabinet had been modified for a large-screen TV. The laundry room was in a dim corner of an ugly cellar, with a gaping hole in the ceiling and no place for storage. The Family Room remains the largest and most open of all. The red wall continues the theme and traffic flow from the kitchen. Check out the before and after pictures of this room. What used to be varnished pine walls have been replaced with white panel wainscoting and red walls. The old wood-burning fireplace was replaced with a gas fireplace, and white bookshelves match the cabinet style in the kitchen. The flat-screen TV is mounted in a way that allows servicing and repositioning. The TV fits flush against the wall, thanks to a 6-inch recessed pocket built into the wall behind the TV. The bracket is mounted inside the wall, allowing the TV to fit flush with the wall. Utilities have been enclosed in a much more efficient manner, which opened up space for a new laundry room.

BC&J Architecture designed a floating home that is now located at its permanent location on the Willamette River in Portland. The home was constructed at a Marina an hour from the final home location. Upon completion, the home was floated up the Willamette River to the current site. The homeowners were looking for a river side, cottage style house well suited to entertaining. At 2,100 square feet, the home has an open floor plan with a large kitchen opening to a dining room and the living room with views onto the river. Upstairs, the master bedroom extends toward the river under a large centered dormer. On the opposite side of the master bedroom is a bonus room under a symmetrical dormer that will serve as guest quarters when adult children and grandchildren visit.
