The customer’s requests were common ones included in backyard makeovers: he wanted to enjoy the pool and spa and be able to barbeque and sit around a barwith some shade. He also wanted a fire pit seating area, in which to relax after a full day of fun and sun. The project was a new backyard installation, which gave the designer a blank canvas with which to work. Not having to deal with removing or working around existing items makes construction easier. The custom built pool included many features, including remote controls, automation, saltwater, ozone, a PV3 cleaning system, Pentair variable speed pumps and filters, waterfalls and fountains. The state-of-the-art hardscapes included an outdoor kitchen with a travertine counter-top, a custom ramada and fire pit, lots of bench seating and stone work, pavers, and an acrylic “lace” patio. Meanwhile, the beautiful softscapes included grass, plants and queen palm, sissoo and tipu trees.

When our clients approached us with this kitchen renovation project, their wishes were to have an open, fluid space with more room for storage, upgraded appliances and modern amenities. It was also important to make sure the renovation matched the style and character of the home. Before the kitchen remodel, the kitchen was walled off from the rest of the living area. Riverside Construction knocked down a wall and opened up the space so that the homeowners could enjoy abundant natural light and the beautiful view outside their windows. Ensuring the home’s architectural integrity, we used Mid Century inspired materials that complimented the original wood color and style of the home, taking full advantage of the high ceilings to add more storage. Damaged wood in the kitchen was replaced with new unfinished hardwood that was expertly stained to match the existing hardwood in the nearby hallway. Other key features in this gorgeous kitchen remodel include a porcelain mosaic tile backsplash, Wellborn Milan cabinets in Cherry with light stain and new task and ambient lighting.

Your eye is immediately drawn towards this elegant yet practical hood that eliminated the home’s downdraft problem and added a striking conversation piece at the same time. The carpenters had to use special gloves when transporting and installing it, so they didn’t smudge it with fingerprints. The beautiful hood centers proudly over the stunning black enamel and brass LaCornue Range. “I had a friend who had a LaCornue range and after learning how easy it was to cook perfect meals, I was convinced I wanted to have one”, says Jennifer. This unique, breathtaking combination anchors the entire kitchen and is apparent immediately as you walk into the great room the surrounds the space. DuraSupreme Crestwood cabinets with a Kendall Panel add function and sophistication. A custom gray paint color paired with a storm blue was developed so that the new kitchen looked like it belonged to the existing space. Unlacquered brass faucets and hardware were important to Jennifer because she wanted the living finishes to age over time. Remarkable brass diamond mesh cabinet door inserts imported from the UK continue to add this one-of-a-kind kitchen renovation; giving it a “you won’t see this everywhere” quality. The use of old railcar flooring for the coffee bar countertop and reclaimed oak for the open shelving gives an authenticity to the space uncommon in kitchens today. Jennifer and Michelle fell in love with the Limestone Grey Stone while they were investigating unique island countertop ideas. They liked the fact that the limestone as a living finish will age and change over time. Calcutta Miel Quartz countertops made for an excellent pairing around the perimeter, as it’s durable and perfect for cooking preparations. A textured white subway tile backsplash that runs to the ceiling keeps your eye moving towards the open shelving, and to the main focal point of the stunning range hood combination. “The kitchen functions beautifully, and it’s gorgeous,” beams Jennifer as she gestures with both hands while smiling ear to ear. “The most important thing was I wanted a kitchen that had a wonderful flow, cooked beautiful meals and was a great gathering place for family and friends, and this space does that perfectly! Beauty wise, it turned out exactly how I had envisioned. I felt the function part was the hardest part, and that was nailed”! Relocating the garage entry to the new mudroom was a huge priority and has finally separated the family’s arriving home functions from their kitchen. A reclaimed vintage sink and custom wall paper were added to the tiny powder room to beautify the once previously only functional space. Jennifer’s kitchen however despite the relocation of some challenging HVAC in a soffit and moving of an exterior door was completed remarkably fast in part because the team was working with an existing tile floor that ran throughout the first floor that the client really loved. “You get to know these people really well because they’re living in your house while you’re living in your house. They were so fast and really good, it didn’t take as long as even planned” reported Jennifer. “I would text Justin and he always responded almost immediately. I got to know all the guys who were working in our house and they were all wonderful people”. Details in a customized kitchen like this one require skill and care from the people who install it. “All the guys on the job were skilled at what the did. I wanted small details like little feet to look like furniture, that is where their carpentry skill came in to make these all perfect”, said Jennifer. “The tile guys were wonderful. They even let me determine how I wanted the texture with the grout to appear for a salt and pepper look; now that is a very skilled trade person making it custom”. Located in the Sky Lofts building in Tribeca (once home to the most expensive apartment sale in NYC), our clients were ready to renovate and modernize their centerpiece kitchen. Due to the unique nature of loft renovations (high ceilings, columns, creative and skillful lighting applications, among other factors), Gallery’s expertise in loft spaces was vital to our clients. In addition to the loft particularities, it’s important in a kitchen of this size to ensure that all the elements have been laid out with purpose from a functional perspective and a design perspective. CENTERPIECE KITCHEN Color was an important design element in this kitchen. This is evident in the striking blues and grays of the marble countertops and backsplash, as well as the dark navy hue of the built-in cabinets. White lower cabinets create two-tone contrast, while glass cabinets and a long wood open shelf make the most of the available height. The built-in cabinets also include built-in appliances: an espresso maker, coffee machine, two side-by-side wine fridges, and even an integrated refrigerator paneled to match the cabinetry for an essentially seamless look. The cabinets are all push-to-open, eliminating knobs to complete the overall sleek, contemporary style. The marble backsplash is also book-matched, meaning the slabs of stone have been cut and polished to match each other, creating a mirroring effect that further contributes to the cohesive, contemporary aesthetic of this apartment. BUILDING CONSIDERATIONS Functional factors are another vital component to New York City apartment building renovations. In this particular project, we had to consider how to get large slabs of stone into the loft without having to cut them up. When working with slabs, and especially when the design is as sleek and contemporary as this one, it’s vital to eliminate seams as much as possible. Elevators and stairs are often not large enough to handle large slabs of stone, which means there are only two other options: cutting the stone and putting it back together on site (but this will create a seam, so it’s not always an option) or using a crane to bring it in through a window. Higher-end buildings tend to have more restrictions and management companies with stricter renovation guidelines – with good reason. A good relationship with the super and staff of the building is absolutely essential; effective communication with everyone involved will result in an ideal outcome for all parties. ARTFUL LOGISTICS Seemingly minor elements such as apartment protections are also just as crucial. While every renovation will require protections in hallways, common spaces, zip walls, and perhaps the floors, those protections are doubled when renovating in an apartment that’s currently occupied. In the case of this particular client, who owned a great deal of valuable artwork in addition to their furniture and other belongings, Gallery exacted their own form of art when putting the protections in place and maneuvering around them with skill. Living in the home only part-time, spending their summers in Oconomowac, Wisconsin, John and Barb had an idea of what they wanted, but didn’t know how to bring it to fruition. They also needed someone who they could trust to renovate their home while they were away in Wisconsin. Their vision for their home started with a new kitchen, family room and wet bar. Enjoying their time outdoors and on their lanai, they also envisioned improving their indoor-outdoor living space. With the help of Progressive Design Build, this couple’s home was designed and completed remodeled while they were away, transforming the common area of their home into a more user friendly, functional space. Emphasis was placed on the kitchen and the open floor plan. New tile flooring was installed throughout the space, with all new painting that matched the homeowner’s style and taste. A new Anderson door was also installed from the kitchen to the outdoor living space, replacing heavy sliding glass doors and making access to the lanai easier and more functional.
