We were asked to help transform a cluttered, half-finished common area to an organized, multi-functional homework/play/lounge space for this family of six. They were so pleased with the desk setup for the kids, that we created a similar workspace for their office. In the midst of designing these living areas, they had a leak in their kitchen, so we jumped at the opportunity to give them a brand new one. This project was a true collaboration between owner and designer, as it was done completely remotely.

Two neighboring families in the same community transformed their backyards into connected retreats, each with its own flair yet designed to flow seamlessly together. One inspired by the other, Neighborhood Commons are versatile landscape designs both complete with a hot tub, outdoor kitchen station, dining area, wood-burning firepit, and TV lounge for game nights. Both families prioritized open lawn space between their homes for their kids to play, blending their yards into one shared destination for the neighborhood to come relax and make memories together.

This expansive kitchen was done by Bilotta senior designer in collaboration with Nancy Epstein, founder and CEO of Artistic Tile, for Nancy’s son and daughter-in-law’s home. Frameless Rutt Regency cabinetry is featured in two different finishes: linen white paint on the perimeter and stained walnut on the island. Almost all surfaces are Calacatta Gold marble but in a variety of formats and finishes, obviously all by Artistic Tile. The backsplash, including the dramatic arched wall the houses the range and hood, features elongated brick tiles with a honed finish. The underside of the arch is lined with polished mosaics and the countertops are 2” thick slabs, polished. The flooring is the only surface in a different material – for that they used Artistic Tile’s “Vestige Ash”, a limestone with a brushed finish in a chevron pattern that creates texture and really shows the stone’s veining. In an article in Traditional Home, written by Amy Elbert, Nancy commented, “Everything has some weight, some girth to it. A common design mistake is making things too skinny. You want to feel the tile’s majesty and its beauty.” Rita added, “We always played with a delicate balance between contemporary and traditional elements.” The two stainless steel undermount sinks are Franke with Dornbracht faucets. There are various different work zones making it also a very functional space, aside from being sophisticated and elegant overall. There is the cooking area with the 36” range and custom hood on one wall; the island holds the main sink and a dishwasher; another wall houses the full height, 36” wide stainless steel refrigerator and freezer; and the sink wall (with a beautiful view to the backyard) has another dishwasher as well as refrigerator drawers. “House with the Common View,” Wallingford AWARDS: Best of Wallingford, Built Green Hammer Award Description Artistic, sustainable addition to a small Wallingford bungalow which was necessary to allow a growing family to continue to thrive in a neighborhood that they love. Challenge Growing family needed more space but they didn’t want to move. They knew that they would have to build up but don’t want to block views or ruin the experience for their neighbor friends. Because of the size and shape of the lot, there were also permitting and structuring challenges. Inspiration We found inspiration in the family and their commitment to the place, neighborhood and friends. We wanted to create a house that is not only functional and respectful of the neighbor’s view, but that actually gives back to the neighborhood. We had to lean in hard in the design process to pull all of that off. Solutions + Innovations We engaged in a meticulous design process included literal “boots on the ground” elements like standing on the property with sticks to measure the neighbor’s view. We not only maintained that view but enhanced it by giving the neighbors a view of green roof gardens on 4 sides of the house. To support that work, we had to rebuild the foundation. As an amenity for the neighborhood at large, we created a rain path that channeled into living wall and structured rain garden that was adjacent to the sidewalk. How is it sustainable? We salvaged or repurposed all of the materials that we could, including salvaging painted shingles on from house and repurposing them for a tiny play house (which also has a green roof). The old beams from basement became a cabinet in the new bathroom. We also used orchard-salvaged walnut which matched the horizontal grain already existing in the kitchen. We economized on space, saving the footprint on the main floor, and only added 600 feet upstairs which house two bedrooms and one batch. We used casework to create walls, used the stairs for part of the cabinets, and built walk-n cabinets, creating adaptable space for long term needs. More adaptable space included a sharable bathroom/wetroom which is functional for both adults and kids. We developed a green roof system, rain gardens, and a green wall along sidewalk. We took the opportunity to improve the envelope, insulating outside the building before the siding went back on. We also incorporated solar into the design, created the opportunity for natural daylighting all day on upper level and stairwell, as well as using resin-based eco countertops.

In the apartment project at Vinhomes Symphony apartment that we implemented this time, white and black are no longer just two opposing colors, but they are combined and mixed, intertwined creatively to create a unity. As an expression of day and night, brilliance and mystery, white and black have adopted tricks and materials, arrays of blocks and light, blending together with the goal of creating living spaces with comfort, convenience and luxury.
