This house and guest house design fits the rolling Hill Country site it commands along the Blanco River in Texas. The somewhat triangular shape of the site grows wider towards the limestone-based river that arcs through the hills.
Every space in the house naturally wanted a view of the river and the forest hills beyond. To achieve this, the house arcs to fit the site, expanding the view and personalizing each space's relationship to the water and woods, as each view is slightly different.
Materials and colors in the house reflect the site: limestone, olive (which matches the water!) stained concrete floors, wood of reminiscent of the woods, and the complementary silvery permanence of galvanized steel.
The 3-layered complex (rendered in stone+metal+glass) is approached downhill from the west through a break in a limestone wall between the main house and the guest house. Upon crossing this threshold, visitors are drawn into the mutually compatible relationship between building and site,

Custom cabinetry provides extra storage without crowding a beautiful sun filled open floor plan at this Upper West Side apartment.
A pair of hidden panels which provide shallow storage for glassware flank this dining room unit. The beauty & quality of the furniture is emphasized by a solid white oak frame and matching solid white oak counters. Opposite is a complementary living room unit composed of simple floating shelves flanking a centrally located custom built-in cartridge firebox, TV and entertainment unit.

Green with envy is hand-hooked with tie-dyed yarns in glorious shades of green and accented with complementary shades of blue, driftwood and soft gray for a greater sense of movement and depth.

This repeat client upsized to a larger home that needed a major remodel to all their bathrooms.
The non-functional primary bathroom was opened up to create a much more usable space for these clients. The agglomerate marble floor was the inspiration for the color palette in this primary bathroom design. The blue green and light grey tones in the stone were utilized in the shower accent wall and the other floor to ceiling tile laid in the bathroom. The softness created from the round stones in the flooring lead to the pillowed curves on the cabinet door fronts and the smooth edges of the soaker tub.
In the guest bathroom. the textured and horizontal placement of the stone tile in the guest bathroom helps to visually widen the shower size and raise the ceiling in the small space. The herringbone pattern on the vanity door fronts brings a nice complementary texture to that element in the space.

Love this kitchen! The perimeter countertops are Mystic Grey granite, with a leathered finish, color deep charcoal grey. The large center island is in a honed Turkish white marble, with 2.5" thickness. This island is quite large at over 13’ long - perfect for what we refer to as Palmetto Bluff Lowcountry style. The backsplash is painted brick - a white-washed painted brick to give it an old feel. - giving us complementary but different colors between the perimeter counters to the large island. This beautiful and functional island is really a centerpiece for this kitchen. Love the beams - great old & new look!

A passion project for The Fernandes family, “The Haverly” is the culmination of a multi-year dream for the clients, who had envisioned a complimentary pool house to go with their authentic mid-century modern home since purchasing it years ago. They took their time, scouring construction sites for the unique Haver Block, a pre-cast signature brick, long since out of production, that was a staple of famed local architect, Ralph Haver. They also obtained and held onto period-appropriate decorative panels from the Biltmore during one of its many remodels.
The structure itself takes outdoor/indoor living to another level, with 30 linear feet of the exterior being retractable floor-to-ceiling glass panels, meeting on a corner. This presented a fun design challenge for Zach Burns of MODE Architecture, who had to figure out how to cantilever the majority of the exterior roof with a minimum of visible support. The glass is offset by exposed CMU, with a specific linear grout pattern, and a metal roof fascia with complementary linear detail.
The focal point of course is the custom-made walnut bar, complete with period-specific “boomerang” laminate tops and padded leather bar rail. Behind the bar is a commercial-grade bar set up, highlighted by an 80” TV with the capability to split into 4 smaller pictures (period specific to the 21st century!) The bathroom tile matches the pool coping tile, the cozy semi-private office is enhanced by a gorgeous piece of 1950s furniture, and the one-of-a-kind neon sign was a gift from Regency to close friends.

Built in 1930, the home, a magnificent reproduction of the Georgian architectural style, was
situated on a large property with mature landscaping, pool, and river views. The clients commissioned JRML to design a screened porch, requesting that the design harmonize with the existing architecture. The existing home featured a flat-roofed sun porch on its left side. For contrast, we decided on a gabled roof to enhance the effect of perspective from the oblique driveway approach, and natural lighting using skylights. Two wood-clad steel beams enabled the roof to span the entire length without interior support. For harmony, we painted the plywood white to match the existing sun porch, and for cost, limited the masonry to a skirt with exaggerated pilasters. For rhythm and variety, we introduced the arches into the linear composition of the false window band. The interior featured complementary millwork details. Removable screened panels with false meeting rails mimic windows. The beaded paneling expresses the ceiling’s linearity. Stamped concrete was specified for the floor for easy cleaning. The white interior of the screened porch allows the landscaping, pool, and water views to support the outdoor experience.

This quaint split stair design shows an interesting collaboration of materials. Steel center stringer in black with complementary black posts suspend glass panels by means of stainless rods and standoffs. Another small detail noticed in some images is the triple groove non-slip detail near the nosings of each step.

One of the most significant changes anyone can make in a home remodel is to modify or remove walls. Even though there were two points of entry into this client’s kitchen, the space was closed off. Opening up the wall instantly created a more open and inviting layout that allowed for the installation of a large island. Eliminating the barrier between the kitchen and the adjacent living area, provides a seamless flow that is perfect for entertaining guests or simply keeping an eye on the kids while cooking dinner.
A Showstopping Island
At the heart of this kitchen remodel is an expansive 9 ft. island, designed to be both functional and aesthetically pleasing. The island features a stunning White Pearl natural quartzite countertop that radiates elegance. With its unique veining and shimmering finish, this stone serves as a beautiful focal point and adds a touch of luxury to the space. A beverage cooler and dishwasher are tucked underneath, concealed from the view of the living area. Three 12” deep and 36” wide cabinets line the front of the island providing additional hidden storage. This multifunctional design makes the island an essential part of daily life in the kitchen, making it a cozy spot for casual dining or morning coffee.
Complementary Perimeter Countertops
To enhance the overall look, the perimeter countertops are topped with Silestone Eternal Charcoal. The 2 ½” x 10” San Marcos Tortora stylish backsplash tile, a striking black hood with brushed gold accents and brushed gold large pendant lighting tie together the colors and textures of the room, adding visual interest.

Every time you look at this remarkable kitchen you will find a new feature tucked away in this entertainer's dream kitchen. The statement piece is the 48" GE Monogram professional dual fuel range with complementary 54" stainless steel hood by Vent-a-Hood. On the perimeter you will find the Lakeview door by Plain & Fancy cabinetry in maple wood. It is an inset door that we had made with an inner bead. The finish is called Morning Shadow, which is paint/glaze combination with a light brushstroke. Oil rubbed bronze exposed finial hinges really work well keeping with the craftsman theme. The stacked upper cabinets have been fitted with vertical lifting mechanisms and oil rubbed bronze latch hardware.
On the left we created a grand breakfast bar complete with 60" x 60" piano hinged doors that open completely, exposing shelving and appliances. Down below you will find a Scotsman nugget ice maker and U-Line 15" wine storage unit.
The island is a custom door, inset with an inner bead. The customer opted for knotty alder wood with a low sheen cocoa stain. The farmhouse sink is the Kohler Strive 36" with Smart Divide. We created a drop down table on the rear of the island using a custom paint to match the beams above. This painted finish was then distressed with heavy brush mark crackling by Plain & Fancy.
