Our clients are seasoned home renovators. Their Malibu oceanside property was the second project JRP had undertaken for them. After years of renting and the age of the home, it was becoming prevalent the waterfront beach house, needed a facelift. Our clients expressed their desire for a clean and contemporary aesthetic with the need for more functionality. After a thorough design process, a new spatial plan was essential to meet the couple’s request. This included developing a larger master suite, a grander kitchen with seating at an island, natural light, and a warm, comfortable feel to blend with the coastal setting.
Demolition revealed an unfortunate surprise on the second level of the home: Settlement and subpar construction had allowed the hillside to slide and cover structural framing members causing dangerous living conditions. Our design team was now faced with the challenge of creating a fix for the sagging hillside. After thorough evaluation of site conditions and careful planning, a new 10’ high retaining wall was contrived to be strategically placed into the hillside to prevent any future movements.
With the wall design and build completed — additional square footage allowed for a new laundry room, a walk-in closet at the master suite. Once small and tucked away, the kitchen now boasts a golden warmth of natural maple cabinetry complimented by a striking center island complete with white quartz countertops and stunning waterfall edge details. The open floor plan encourages entertaining with an organic flow between the kitchen, dining, and living rooms. New skylights flood the space with natural light, creating a tranquil seaside ambiance. New custom maple flooring and ceiling paneling finish out the first floor.
Downstairs, the ocean facing Master Suite is luminous with breathtaking views and an enviable bathroom oasis. The master bath is modern and serene, woodgrain tile flooring and stunning onyx mosaic tile channel the golden sandy Malibu beaches. The minimalist bathroom includes a generous walk-in closet, his & her sinks, a spacious steam shower, and a luxurious soaking tub. Defined by an airy and spacious floor plan, clean lines, natural light, and endless ocean views, this home is the perfect rendition of a contemporary coastal sanctuary.

This property was completely gutted and redesigned into a single family townhouse. After completing the construction of the house I staged the furniture, lighting and decor. Staging is a new service that my design studio is now offering.

This homeowner lived on a very prominent golf course and wanted to feel like he was on the putting green of the 9th hole while standing at his family room window. The existing layout of the home had the garage enjoying that view with the outdated dining room, family room and kitchen further back on the lot. We completely demoed the garage and a section of the home, allowing us to design and build with that view in mind. The completed project has the family room at the back of the home with a gorgeous view of the golf course from two large curved bay windows. A new fireplace with custom cabinetry and shelf niches and coffered high ceilings makes this room a treasure. The new kitchen boasts of white painted cabinetry, an island with wood top and a 6 burner Wolf cooktop with a custom hood, white tile with multiple trim details and a pot filler faucet. A Butler’s Pantry was added for entertaining complete with beautiful white painted cabinetry with glass upper cabinets, marble countertops and a prep sink and faucet. We converted an unused dining room into a custom, high-end home office with beautiful site- built mahogany bookcases to showcase the homeowners book collections. To complete this renovation, we added a “friends” entry and a mudroom for improved access and functionality. The transformation is not only efficient but aesthetically pleasing to the eye and exceeded the homeowner’s expectations to enjoy their view of the 9th hole.

One of our favorite projects, a complete turn key ready redesign of this beautiful Dripping Springs TX home. Tricia nailed Clean meets rustic with this one! Exposed beams and rustic furniture contrast with the cool color palette. Modern rustic farmhouse complete.

It is an especially fulfilling Project for an Interior Designer when the outcome exceeds Client expectations, and imagination. This remodeling project required instilling modern sensibilities, openness, styles and textures into a dated house that was past its prime. Strategically, the goal was to tear down where it made sense without doing a complete teardown.
Starting with the soul of the home, the kitchen, we expanded out room by room to create a cohesiveness and flow that invites, supports and provides the warmth and relaxation that only a home can.
In the Kitchen, we started by removing the wooden beams and adding bright recessed lighting. We removed the old limestone accent wall and moved the sink and cooktop from the island on to the countertop – the key goal was to create room for the family to gather around the kitchen. We replaced all appliances with modern Energy Star ones, along with adding a wine rack.
The first order of business for the Living Room was to brighten it up by adding more lighting and replacing an unused section with a glass door to the backyard. Multi-section windows were replaced with large no-split glass overlooking the backyard. Once more, the limestone accent was removed to create a clean, modern look. Replacing the dated wooden staircase with the clean lines of a metal, wire and wooded staircase added interest and freshness. An odd bend in the staircase was removed to clean things up.
The Master Bedroom went from what looked like a motel room with green carpet and cheap blinds to an oasis of luxury and charm. A section of the wraparound doors were closed off to increase privacy, accentuate the best view from the bedroom and to add usable space. Artwork, rug, contemporary bed and other accent pieces brought together the seamless look across the home.
The Master Bathroom remodel started by replacing the standard windows with a single glass pane that enhanced the view of the outdoors. The dated shower was replaced by a walk-in shower and soaking tub to create the ultimate at-home spa experience. Lighted LED mirrors frame His & Hers sinks and bathe them in a soft light.
The flooring was upgraded throughout the house to reflect the contemporary color scheme.
Each of the smaller bedrooms were similarly upgraded to match the clean and modern décor of the rest of the house.
After such a transformation inside, it was only appropriate that the exterior needed an upgrade as well. All of the legacy limestone accents were replaced by stucco and the color scheme extended from the interior of the house to the gorgeous wrap around balconies, trim, garage doors etc. to complete the inside outside transformation.

This beautiful French Provincial home is set on 10 acres, nestled perfectly in the oak trees. The original home was built in 1974 and had two large additions added; a great room in 1990 and a main floor master suite in 2001. This was my dream project: a full gut renovation of the entire 4,300 square foot home! I contracted the project myself, and we finished the interior remodel in just six months. The exterior received complete attention as well. The 1970s mottled brown brick went white to completely transform the look from dated to classic French. Inside, walls were removed and doorways widened to create an open floor plan that functions so well for everyday living as well as entertaining. The white walls and white trim make everything new, fresh and bright. It is so rewarding to see something old transformed into something new, more beautiful and more functional.

This home, located above Asheville on Town Mountain Road, has a long history with Samsel Architects. Our firm first renovated this 1940s home more than 20 years ago. Since then, it has changed hands and we were more than happy to complete another renovation for the new family. The new homeowners loved the home but wanted more updated look with modern touches. The basic footprint of the house stayed the same with changes to the front entry and decks, a master-suite addition and complete Kitchen renovation.

Norwood House is a 55 year old center hall Georgian Revival style house that sits on an expansive piece of property across from the main campus at Kent Place School. The house and grounds are owned and maintained by the School, and serve as the primary residence for the Head of School and her family. The property is also used on occasion for school functions. Since there have been no significant improvements to the property since the 1980’s, we worked with the School to improve the entire house and surrounding grounds. Specifics included creating a mudroom between the garage and the kitchen, relocating the dining room and family room to improve the flow of the first floor layout, adding three pairs of French doors in the sunroom leading out to a new bluestone patio, gutting and redoing the kitchen, renovating all of the bathrooms, and refinishing the basement. The scope also encompassed various infrastructure improvements, including a new roof, new windows, new high efficiency HVAC and lighting, etc. For the project, we also worked closely with Frances Chester, a local Landscape Architect, on improving the property with new plantings, walkways, patios, driveway, lighting, etc.
The school required that the project be complete by the beginning of the 2014 school year. We worked the Contractor, Owner’s Rep, and members of the Board of Trustees to have construction completed within 5 months, which was a very aggressive schedule for a project of this size.

Complete new custom kitchen, Pental Quartz Counters all over the Unit, Kitchen custom wall niche, porcelain tiles in kitchen and bathrooms, stone tile around fireplace, complete custom entertainment Center in Living room, Custom Dry Bar in Dining room. Complete new Electrical, complete painting with Benjamin Moore Paint colors, All new Engineered hardwood floors and Baseboards, new kitchen appliances, under cabinets lighting, custom glass and mirrors all over.
