This 1920s Spanish-style estate located in Beverly Hills had not been maintained or updated for several decades. The residence’s new design includes a 1,800-square-foot addition containing a large family room, kitchen, and service area. The rest of the first floor was reconfigured to provide a new connection to the backyard and “resort” vibe. The existing two-story accessory building was demolished and replaced by a new 1,400-square-foot building comprising a three-car garage and pool house. Between the residence and pool house is the remodeled backyard with a new pool and water wall, a large outdoor terrace, and an area for the clients’ two Bernese Mountain dogs to play. The project has drought-tolerant planting, a solar system, and the latest electronic smart home technology. Nestled at the top of a steeply sloped wooded site, this backyard retreat offers a quiet sanctuary tucked away in a busy west Austin neighborhood. This efficiently planned accessory dwelling unit comprises a bedroom, bath, kitchen and living area. The approach to the retreat is via a winding path up the woodland hill that arrives at a generous wrap-around porch. The path and porch are connected by a small bridge that negotiates the difference in terrain and provides an experiential cue of transitioning to a secluded and protected environment. Tall interior spaces give a sense of airiness to each room while the kitchen window seat provides views into the surrounding trees. Interior finishes include post-oak flooring, handmade ceramic tile, stone countertops, and custom millwork wainscoting, evoking a cottage-like domesticity that enhances the sense of solitude and rejuvenation from the pressures and stress of the everyday world.

Sited on a ravine feeding the Credit River, the project comprises a new house and gardens. Of particular note are the angular geometries of the building forms, extensive use of architectural concrete, glass and millwork surfaces, and site topographies and geotechnical conditions.

Comprised of two single family semi-detached homes, this project includes roof terraces overlooking river and monument views, gourmet chefs kitchens, and 1,000 sq ft master suites. The master bedroom suites take over the entire second floor and boast fireplaces and beautifully designed built-ins within sizeable walk-in closets. Both units also contain 1,000 sq ft basement in-law suites with their own entrances. Situated amongst historic homes within Old Town Alexandria, this project required approval by the Board of Architectural Review.

This year round two-family cottage is comprised of seven modules which required just 25 days to construct in an off-site facility. When assembled, these prefabricated units form a building that is 38 metres long but less than 5 metres wide. The length offers a variety of living spaces while the constricted width maintains a level of intimacy and affords views of the lake from every room.
Sited along a north-south axis, the cottage sits obliquely on a ridge. Each of the three levels has a point of access at grade. The shared living spaces are entered from the top of the ridge with the sleeping spaces a level below. Facing the lake, the east elevation consists entirely of sliding glass doors and provides every room with access to the forest or balconies.
Materials fall into two categories: reflective surfaces – glazing and mirror, and those with a muted colouration – unfinished cedar, zinc cladding, and galvanized steel. The objective is to visually push the structure into the background. Photos by Tom Arban

This Inner Suburban Cottage is located in Tighes Hill, Newcastle, formerly an industrial area but due to it's proximity to the city is now becoming popular with young families and professionals seeking the inner city lifestyle. The client brief was to replace a rundown two bedroom miners cottage with a modern home for a family of three children and two adults on a 320sqm corner block. The design solution delivered the main house containing open living, dining, kitchen, three bedrooms, main bathroom, laundry and double garage. The large parents retreat comprising of a combined spacious bedroom, lounge and sitting area, seperate kitchen and generous ensuite is located above the double garage, connects to the house via an internal stairway and features a separate entrance to enable the space to be utilised as self-contained guest lodging. The street front facade reflects the original miners cottage with weatherboards, front porch and skillion roof while beyond the street frontage, a stylish transition to finishes such as Colorbond Nail Strip cladding and timber paneling relfect the contemporary style of the young family. Passive solar design was incorporated with north-oriented living, dining, kitchen areas featuring polished concrete slab for thermal mass. Cross-ventilation has been incorporated into the design with strategic window placement throughout. The seamless transition from indoor living areas to covered outdoor entertaining area is achieved through the polished concrete slab continuing from indoors to outdoors, at one level and large sliding stacker doors with screens.

This charming three-car garage home in Commerce, GA, boasts an exterior adorned with shake and vertical siding, accentuated by handsome stonework. The entryway welcomes with an inlaid ceiling and slate pavers.
Stepping inside, the formal dining room awaits on the right, adorned with a craftsman woodwork tray ceiling and recessed paneling on the lower half of the walls. The expansive great room, featuring a two-story vaulted ceiling, showcases a stone fireplace flanked by built-in cabinets and shelves, complemented by a uniquely shaped arched window that floods the room with natural light. Flowing seamlessly from the great room is the kitchen, boasting stylish gray modern cabinets, white stone countertops, and brushed stainless steel appliances. Adjacent to the kitchen is the cozy eating area with a view of the outdoor living space.
The spacious master bedroom also boasts a craftsman woodwork tray ceiling. The master bath is elegantly appointed with a thresholdless walk-in shower, a spacious tub, and a separate water closet. The master closet is outfitted with ample shelf, drawer, and hanging space. Hardwood floors grace the entirety of the home.
The outdoor living space comprises two distinct areas. The first is a sizable flagstone-paved patio partially covered by a roof. The second outdoor living space is a covered screen porch featuring a stone fireplace, flagstone flooring, and a vaulted inlaid ceiling.

New premium textured carpeting covers most of the floor, and on the ceiling, we added LED lighting, Madagascar ebony beams, and a two-tone ceiling paint by Sherwin Williams. The media stand houses most of the AV equipment and the remaining is integrated into the walls using architectural speakers to comprise this 7.1.4 Dolby Atmos Setup. We included this custom sectional with performance velvet fabric, as well as a new table and leather chairs for family game night. The XL metal prints near the new regulation pool table creates an irresistible ambiance, also to the neighboring reclaimed wood dart board area. The bathroom design include new marble tile flooring and a premium frameless shower glass. The luxury chevron wallpaper gives this space a kiss of sophistication. Finalizing this lounge we included a gym with rubber flooring, fitness rack, row machine as well as custom mural which infuses visual fuel to the owner’s workout. The Everlast speedbag is positioned in the perfect place for those late night or early morning cardio workouts. Lastly, we included Polk Audio architectural ceiling speakers meshed with an SVS micros 3000, 800-Watt subwoofer.

This set comprises of 3 pieces: one left arm sofa, one right arm sofa and a round coffee table. The frame is constructed of powder coated aluminum and then covered with a polypropylene synthetic weave for maximum durability in all weather conditions. As standard the cushions are crafted of high density 5" foam that will hold their shape and help repel moisture. The cushion covers are removable and washable, and are finished in Sunbrella Rust or heather beige fabric.

This renovation comprised of remodeling the kitchen, refinishing the hardwood floors and adding new carpeting, replacing lighting, hardware, and paint throughout, along with landscaping the front and side yards.

Extraordinary 28-foot wide Queen Anne mansion perched on historic Hudson Street, one of Hoboken’s most coveted blocks. Waystation is a new-build family home that replaces a dilapidated 1960’s modernist house in Kent. The existing house has some architectural merit but fails to respond to the family’s needs. The entrance level and bedrooms are disconnected from the living space which makes for torturous circulation and a lack of connection with the garden. After full evaluation, it has proved to be too expensive to adapt and repair the existing house.
Starting from scratch gave us the opportunity to develop a detailed brief with our client, to create a warm and open family home that maximises the site’s potential and forms a meaningful connection to the garden.
The design of the proposed house seeks to acknowledge the legacy of the existing with a clarity of form and elegant use of natural materials. The horizontal design respects the form and ethos of the existing house, with the timber cladding providing a warm and contemporary aesthetic. The upper and lower forms are proposed in a contrasting black render.
The design concept seeks to create a building with a deliberately lightweight appearance which floats above the landscape and sits harmoniously in the wooded setting.
The lower ground floor contains garage, entrance, guest rooms and ancillary spaces. The upper ground floor comprises the children’s bedrooms and the open plan living spaces which connect seamlessly to the outdoor terrace and garden. The master bedroom suite at first floor is orientated south and designed with an intimate terrace that enjoys panoramic views of the countryside.
For the external spaces, the design intention is to create a sense of space and elegance, allowing light to penetrate the areas around the house but also to create a great sense of privacy and calm. Thus, architecture and landscape combine to create a place for the family to come together and enjoy.
The house is scheduled to start on site late spring 2020.
