These homeowners who were downsizing to a patio home in Floyds Fork area came to us after they had made all of their selections in paint colors, fixtures and finishes and asked us to put together a comprehensive plan for their new home including space planning, furniture selections, and finishing touches in window treatments, rugs, accent lighting and accessories. Although this is a well laid out floor plan, we asked a lot of questions to make sure each area functioned for the homeowners as well as looked good. For instance, the floor plan included a Dining Area and small Breakfast Nook. The homeowners knew they would spend most of their time at the island, so we invested in quality custom bar stools, we selected fully upholstered chairs for the dining area which will be used, and turned the Breakfast Nook into a seating area for morning coffee or afternoon reading. That took care of the functional, now for the fun. Our color palette comprised of creams, grays, tans and mustard yellow is so pleasing. We kept our furnishings neutral while popping our color with window treatments and accessories. Please note we used 3 different fabrics on the 3 different windows in the Living Area. As long as the fabrics coordinate and support your color palette, you can use multiple fabrics in the same space. Since our palette was neutral, we made sure our finishing touches had a lot of texture and interest. There is so much to look at and love in the large open space, and this is definitely one of my favorite color palettes. And as striking as this home looks, it is laid out so well. Every piece of furniture fits and functions perfectly. This is visual proof of the importance of a comprehensive plan. Enjoy!

This spacious traditional two-story home offers a very open first floor layout with a large family room and a flex area that can serve as formal dining (shown here), living, or a study. The flex area is defined by columns and offers a semi- enclosed option with walls and cased openings. The kitchen includes both an island dining counter and separate breakfast area. The garage opens to a utility room, powder room, and pantry adjacent to the kitchen and located off a private hallway. The primary suite, three additional bedrooms, hall bath, and a loft comprise the second floor. A fifth bedroom is possible in lieu of the loft. The primary suite includes a vaulted ceiling in the bedroom and a private bath with spacious double bowl vanity. The primary bath is designed to allow access to the vanity with separately enclosed commode and tub/shower.

An extreme makeover turns an unassuming lanai deck into an outdoor oasis. These Bonita Bay homeowners loved the location of their home, but needed it to fit their current lifestyle. Because they love to entertain, they wanted to maximize their outdoor space—one that would accommodate a large family and lots of guests. Working with Progressive Design Build, Mike Spreckelmeier helped the homeowners formulate a list of ideas about what they wanted to achieve in the renovation; then, guided them through the process of planning their remodel. The renovation focused on reconfiguring the layout to extend the outdoor kitchen and living area—to include a new outdoor kitchen, dining area, sitting area and fireplace. Finishing details comprised a beautiful wood ceiling, cast stone accents, and porcelain tile. The lanai was also expanded to include a full size bocce ball court, which was fully encased in a beautiful custom colonnade and screen enclosure. With the extension of the outdoor space came a need to connect the living area to the existing pool and deck. The pool and spa were refinished; and a well thought-out low voltage remote-control relay system was installed for easy control of all of the outdoor and landscape lighting, ceiling fans, and hurricane shutters. This outdoor kitchen project turned out so well, the Bonita Bay homeowners hired Progressive Design Build to remodel the front of their home as well. To create much needed space, Progressive Design Build tore down an existing two-car garage and designed and built a brand new 2.5-car garage with a family suite above. The family suite included three bedrooms, two bathrooms, additional air conditioned storage, a beautiful custom made stair system, and a sitting area. Also part of the project scope, we enlarged a separate one-car garage to a two-car garage (totaling 4.5 garages), and build a 4,000 sq. ft. driveway, complete with landscape design and installation.

This lower level space was inspired by Film director, write producer, Quentin Tarantino. Starting with the acoustical panels disguised as posters, with films by Tarantino himself. We included a sepia color tone over the original poster art and used this as a color palate them for the entire common area of this lower level. New premium textured carpeting covers most of the floor, and on the ceiling, we added LED lighting, Madagascar ebony beams, and a two-tone ceiling paint by Sherwin Williams. The media stand houses most of the AV equipment and the remaining is integrated into the walls using architectural speakers to comprise this 7.1.4 Dolby Atmos Setup. We included this custom sectional with performance velvet fabric, as well as a new table and leather chairs for family game night. The XL metal prints near the new regulation pool table creates an irresistible ambiance, also to the neighboring reclaimed wood dart board area. The bathroom design include new marble tile flooring and a premium frameless shower glass. The luxury chevron wallpaper gives this space a kiss of sophistication. Finalizing this lounge we included a gym with rubber flooring, fitness rack, row machine as well as custom mural which infuses visual fuel to the owner’s workout. The Everlast speedbag is positioned in the perfect place for those late night or early morning cardio workouts. Lastly, we included Polk Audio architectural ceiling speakers meshed with an SVS micros 3000, 800-Watt subwoofer.

Comprised of two single family semi-detached homes, this project includes roof terraces overlooking river and monument views, gourmet chefs kitchens, and 1,000 sq ft master suites. The master bedroom suites take over the entire second floor and boast fireplaces and beautifully designed built-ins within sizeable walk-in closets. Both units also contain 1,000 sq ft basement in-law suites with their own entrances. Situated amongst historic homes within Old Town Alexandria, this project required approval by the Board of Architectural Review.

This Inner Suburban Cottage is located in Tighes Hill, Newcastle, formerly an industrial area but due to it's proximity to the city is now becoming popular with young families and professionals seeking the inner city lifestyle. The client brief was to replace a rundown two bedroom miners cottage with a modern home for a family of three children and two adults on a 320sqm corner block. The design solution delivered the main house containing open living, dining, kitchen, three bedrooms, main bathroom, laundry and double garage. The large parents retreat comprising of a combined spacious bedroom, lounge and sitting area, seperate kitchen and generous ensuite is located above the double garage, connects to the house via an internal stairway and features a separate entrance to enable the space to be utilised as self-contained guest lodging. The street front facade reflects the original miners cottage with weatherboards, front porch and skillion roof while beyond the street frontage, a stylish transition to finishes such as Colorbond Nail Strip cladding and timber paneling relfect the contemporary style of the young family. Passive solar design was incorporated with north-oriented living, dining, kitchen areas featuring polished concrete slab for thermal mass. Cross-ventilation has been incorporated into the design with strategic window placement throughout. The seamless transition from indoor living areas to covered outdoor entertaining area is achieved through the polished concrete slab continuing from indoors to outdoors, at one level and large sliding stacker doors with screens.
