This project encompasses the renovation of two aging metal warehouses located on an acre just North of the 610 loop. The larger warehouse, previously an auto body shop, measures 6000 square feet and will contain a residence, art studio, and garage. A light well puncturing the middle of the main residence brightens the core of the deep building. The over-sized roof opening washes light down three masonry walls that define the light well and divide the public and private realms of the residence. The interior of the light well is conceived as a serene place of reflection while providing ample natural light into the Master Bedroom. Large windows infill the previous garage door openings and are shaded by a generous steel canopy as well as a new evergreen tree court to the west. Set in the garden beside a traditional Dutch Colonial home in Wellesley, Flavin conceived this boldly modern retreat, built of steel, wood and concrete. The building is designed to engage the client’s passions for gardening, entertaining and restoring vintage Vespa scooters. The Vespa repair shop and garage are on the first floor. The second floor houses a home office and veranda. On top is a roof deck with space for lounging and outdoor dining, surrounded by a vegetable garden in raised planters. The structural steel frame of the building is left exposed; and the side facing the public side is draped with a mahogany screen that creates privacy in the building and diffuses the dappled light filtered through the trees. The dining is flanked by the two exterior spaces, and a fold-slide door system by La Cantina allow for a complete indoor-outdoor flow in this space. A specialty Italian light fixture by Artemide is conceived to play with the projections of its own light and shadows onto the ceiling.

Set amongst a splendid display of forty-one oaks, the design for this family residence demanded an intimate knowledge and respectful acceptance of the trees as the indigenous inhabitants of the space. Crafted from this symbiotic relationship, the architecture found natural placement in the beautiful spaces between the forty-one, acknowledging their presence and pedagogy. Conceived as a series of interconnected pavilions, the home hovers slightly above the native grasslands as it settles down amongst the oaks. Broad overhanging flat plate roofs cantilever out, connecting indoor living space to the nature beyond. Large windows are strategically placed to capture views of particularly well-sculptured trees, and enhance the connection of the grove and the home to the valley surround.

Set of crystal glasses
Twenty splendid pieces compose the stem glasses set handcrafted in thin crystal with gold decorations. The set provides 6 water glasses, 6 wine glasses, 6 flutes, 1 pitcher and 1 bottle. Conceived for the most elegant table, this set is part of the Capua line with gold decorations.

This re-conceived rambler for a family of 4 sits comfortably within its original footprint yet meets contemporary living needs through StudioMB's addition of a new second floor, covered and uncovered rear courts, and a lower terrace. These elements, along with a new front court that brings views of the outdoors into the new living and kitchen, overcomes the original layout’s small, dark spaces while the added wood and glass boxes bring natural light deep into the home.

The site plan was developed to celebrate the experience of the vineyard, native oaks and redwoods, as well as views to the hillside beyond. The house was conceived as a series of articulated pavilions around the vineyard. Secondary buildings were set in the landscape beyond, linked by gravel pathways and informal low stonewalls.
