For this Brooklyn condo renovation, Gallery Kitchen and Bath updated the entire kitchen and both bathrooms, as well as painted and laid out new flooring throughout the entire apartment. The owners wanted to unite the seeming medley of the existing space into a cohesive design more representative of their own style. With its ultra-high ceilings and exposed joints and beams, the space already lent itself to the farmhouse look. The end result is a modernized, eclectic farmhouse style that we keenly carried throughout the home. MORE DETAILS Compelling textures and color combos reign supreme. The kitchen features semi-custom Shaker-style stone gray cabinets, a white subway tile backsplash running all the way up the wall, and white quartz countertops. We built the island in part to create a pleasing yet efficient flow from the kitchen into the living and dining areas as the space was opened up. We also painted the plumbing stack white to not make it stand out. We also redesigned the bathrooms, giving each a unique treatment. In the master bath, we took a Victorian-goes-modern approach with coral walls, champagne fixtures, and a clawfoot tub. In the guest bathroom, we stuck to a transitional style that approaches modern without becoming contemporary, pairing herringbone marble floor tiles with a mix of subway and penny tiles on the walls and in the shower. Both maintain elements, such as tiles, fixtures, and colors, that coordinate with the overall eclectic farmhouse look. HOW WE COLLABORATE Collaboration with our clients to their desired degree is one of our core pillars. In this condo renovation, the clients wanted central air and were initially considering a true central air system. We advised against it, as not only would it take away from the unique beauty of unusually tall ceilings by adding unsightly ductwork, but it would also significantly detract from the farmhouse look. Instead, we suggested a mini-split system. Our recommended units were both cost-effective and much more complementary to the comprehensive theme. Of course, we ultimately always honor the clients’ choices but it’s just as important to us that we make sure to provide all the necessary information so our clients can make educated decisions that are best for their needs. SPACE PLANNING Another key element of the renovation process is space planning. From this perspective, we consider the placement and positioning of objects with regard to the overall flow of space. The building where this renovation took place is U-shaped at one end, which happens to be where this particular apartment is located. Uniquely-shaped spaces naturally require more concentration than those built in the standard rectangular shape. Questions we consider include: Where will people really spend time in this space? What will the flow of foot traffic be? Is there easy access to the kitchen island? Does it flow well into the hallways? Does the island protrude into anything? This makes the garden graphically interesting from above and allows for a large amount of integrated seating (both important criteria for the design). Contrasting with this clean graphic element is the rough texture of the broken cement pavers and the organic lines of the planting beds. The existing field maple is used as a focal point and gives the garden an intimate, mature quality. Despite that there is only one tree, the garden feels somehow like the woods.

It’s been my experience that it’s not un-common to discover fantastic tiled floors hidden underneath an additional layer of flooring usually carpet or linoleum. This was the case with this property, situated in the town of Canley, Coventry, where the owner had found a Quarry tiled floor underneath Vinyl tiles which had been stuck down using an adhesive. Quarry tiles are typically hard wearing and very durable and a sensible choice for flooring in high traffic areas of both residential and commercial properties, a tiled floor is of course a difficult to remove so it’s not surprising that tiles do get covered over rather than replaced during redecoration. Taste’s change and like most property owners who unearth hidden tiled floors, my client was keen to restore them as an original feature. Despite the amount of adhesive and the poor state of the Quarry tiles, I was confident that the floor could be restored to new, so we agreed a date for me to come back to the property and complete the work. The process of cleaning the Quarry tiled floor – including remove large amounts of adhesive – took a total of two days to complete. I started by carefully removing the Vinyl tiles using a hand scraper which as you can imagine was a lot of manual effort and the adhesive proved quite difficult to remove. In the end I had to use a combination of a very coarse 50 grit pad fitted to a heavy rotary machine lubricated with water, to clear the area completely of the substance. The resulting slurry was rinsed away, and the floor was then given a thorough acid rinse with Tile Doctor Grout Clean-Up. Grout Clean-Up is a cleaner which contains concentrated phosphoric acid, and is designed to dissolve minerals such as salts and cement left on the surface of the tile. This was followed by a final thorough rinse with water, and the excess moisture was soaked up with a wet-vac machine. After the cleaning process was complete, I left the floor to dry off completely for 24 hours. Upon my return to the house the next day, I checked for any dampness that could have damaged the performance of the sealer, thankfully, the floor was dry and ready to seal, and so I proceeded to apply several coats of Tile Doctor Seal & Go Extra. Seal & Go Extra is a fully breathable sealer that provides for effective moisture transmission. It provides durable surface protection against dirt and stains, and is suitable for most kinds of internal, natural stone tiled floors, including Quarry, Victorian and Flagstone. Narrow waterfront lots are no match for this efficient and easy living floor plan designed by Visbeen Architects, which makes the most of available land and includes the perfect balance of spacious interiors and covered exterior living. The transitional architectural style combines traditional details with clean, sophisticated lines and references both classic and contemporary waterfront vacation homes across the country, from the coastal south to the New England Oceanside. Both familiar and welcoming in style, the updated exterior features peaks, wood siding and multiple window styles. From the street, the innovative design is full of curb appeal, with the lowest level designed for circulation and outdoor living. Rising from the street level, the home concentrates the majority of living space on the upper two floors, with an efficient floor plan that lives large on all three floors. The lowest level has just 370 well-planned square feet of living space, but features a roomy two-car garage, a foyer and powder room and two patios perfect for both alfresco dining and entertaining, one an exterior covered area and a nearby uncovered open-air alternative.

This hillside home in Piedmont, CA was remodeled to change the style from a 1940's rancher with eight foot ceilings and dark interiors, into a modern geometric composition with vast white interiors for casual living and generous daylighting for displaying the artist-owner's works. In a city known for rigorous and difficult design review, an addition, two variances, and a full stylistic change were unanimously approved on the first round. All sloped roofs and attics were eliminated and replaced by a series of stacked and overlapping flat roofs. This made the house taller on the inside and shorter on the outside, which helped earn design review cooperation in the community. Windows were concentrated toward the rear yard views or moved up high on the side walls for daylight and privacy, benefitting the owners as well as the neighbors. At the start, the owner husband was so enthusiastic and engaged in transforming his house into something modern that he presented the architect with a scaled foamcore model, rather than the usual magazine clippings and wish list. He participated in the design decisions throughout the process. The owner wife is the artist who did all the artwork in the house. She had been craving a display space with large walls and good natural light. Both of them loved the location and great views. The project was an opportunity to transform the style of an older traditional home into a modern one, while solving numerous problems. By rebuilding the 1800 ft2 top of the 3-story home it was possible to change the style of the whole building, since the lower floors were a neutral base, and also to change the lifestyle of the owners, who wanted to move their master suite upstairs and live primarily on the top floor as empty nesters. Going into the project, the architect knew there were multiple encroachments into the setbacks and potential privacy issues with close by neighbors. He approached this as a complex puzzle made up of architectural and political pieces which all had to fit together elegantly. It took many careful moves, small and large, to arrive at a serene and cohesive result that tied old and new together seamlessly. The design-build contractor worked closely with the owners and handled all of the construction phase documents and design adjustments, adding ideas of their own to make the project really sing. The project was a collaboration in three acts. The owner had a strong design concept from the start. The architect developed it into a realistic project and garnered the design approvals. Then the contractor executed brilliantly.
