Studio IAAD | Hines Conscient Elevate, Gurugram A tranquil retreat from city-life Located in the plush suburbs of Gurugram in NCR, Elevate is a co-venture housing project marking the collaboration of Hines and Conscient, two major league developers in the Indian real estate sector. Spread across an area of about 10,000 sq.ft., the design scope comprised architecture, interiors, landscaping and FFE, skillfully realized by Studio IAAD. The holistic design brief allowed for a versatile and flexible intervention; the idea was to 'elevate' the person entering the condominiums from the chaos of the noisy world's frantic pace to a quieter, peaceful space where they can relax and take a breath of fresh air. The biophilic approach, a signature of Studio IAAD's brand, nurtures an intimate connection of the user with nature without foregoing modern comforts, whilst employing greenery as a buffer to mute the clangour of the cosmopolitan city, enabling well-being. Nestled in a forest-like setting, the approach to the house evokes tranquility. The visitor is greeted with a narrow pathway on entry, wrapped in an enclosing thicket of overarching trees. It trails up to a circular courtyard with a sculpture at its nucleus, that embodies the aesthetics of grace, harmony and serenity. This courtyard connects to the building through a dynamic walkway peppered with abundant tropical trees and blossoming petunia flower beds on either side, activating the pedestrian experience and crafting a blissful forest-like environment. Encompassed within green canopies, the building seems to emerge from the verdant landscape, akin to the trees that surround it. Steeped in a contemporary theme, the design also nods to rustic simplicity and examples of European aesthetics in the interiors. The structure metaphorically manifests itself as a glass box at the ground level, wrapped in transparent ribbons of glazing and holding up the levitating opaque mass that houses the private enclosed spaces on top. The expansive glass walls offer unhindered views of the scenic splendour around, enriching the visual experience. A sleek metal skeleton supports the structure, framing the glass facade and giving it a modern edge, thereby reducing the need for boxy columns. An open courtyard that forms the nexus of the project creates a niche in the building mass, dividing it into two distinct parts that remain visually connected. A conscious intervention places multiple human-form sculptures by Mukul Goyal to adorn the courtyard space with their faces directed towards the sky, representing the notion of being liberated and 'elevated'. Within the main dwelling, the ground floor accommodates the experience centre, a lounge, a café and the audio-visual room leading up to the show apartment, kids’ room, a lounge and meeting rooms at the top level. The seating spaces of the reception, outdoor deck, café and lounge are stitched together around the central courtyard in an unceasing dialogue with each other and the infinite open sky. The spaces flow into one another and unfold as one moves along, enabling a gradual unwinding of the sensory experience instead of making a colossal impact instantly. Careful planning allows the optimization of spaces and an easy concourse of commodious rooms. The audio-visual room is a theatrical experience that allows the visitors to watch a movie when the screen is down and reveals the model room as the screen lifts, unravelling an added dimension. For experience centres, it is imperative to hold the visitor's attention, so the spaces have been designed cohesively in tandem with this intent. A specially designed kids’ room allows young families to explore the building in uninterrupted peace while their kids indulge in recreational activities. The staircase is designed using opulent chandeliers to usher the visitors from the lifts towards the stairs in order to make the ascent a part of the enchanting experience. The three-bedroom show apartment is finished in inconspicuous, neutral tones and materials, allowing potential home-buyers to layer their personalities onto the house. Each user can relate to their own space, making it a unique selling point for the apartment. Taking a cue from the natural surroundings, a soothing play of textures by ribbed wooden cladding and mirror panelling in subdued browns forms the highlight of the living room, accentuated by flooring and furniture in pristine white. A wrap-around balcony ties two bedrooms and a corner of the living room, creating a sizable spill-out space for relaxation and recreation, enabling transcendence into the enveloping quietude. A juxtaposition of course, with the fine, awe-inspiring artworks adorn the walls of the house, leaving a solid and lingering impression on the minds of the visitor with a recall factor long after they have left. The artistry conjoined with carpets and lighting accessories in fresh and vibrant hues comes together and serenades the space with a warm, welcoming vibe- constituting a harmonious whole that exceeds the sum of its parts. A view gallery outside the apartment frames the sylvan panoramic vistas beneath the blue banner of the sky, acting as the epitome of the experience of 'Elevate' housing. Many accessories, including lighting fixtures and furniture, have been reused from a previous project, facilitating a sustainable approach to waste management. The sculptures will also become a part of the landscape in the housing project. Concentric cut-outs in the ceiling are designed to achieve a minimal yet elegant look, integrating both HVAC and lighting services into one. The structure is designed with metal, glass and wood as principal materials for quick construction, deconstruction and reuse. The design corroborates a dialogue between the experience centre and the show apartments through a similar theme and vocabulary. Envisioned as a boutique hotel, the building is averse to the prevailing treatment of experience centres as an afterthought to housing developments. The ethereal slow-burn experience compels the visitor to sit and ponder, escaping in the forest's therapeutic solitude, away from the outer world, becoming a placid haven that people want to connect to, engage with and inhabit.

The tiles pictured are Chinese Slate which were laid in the Kitchen of a house in Chepstow around nine years ago. The town of Chepstow is located on the Welsh side of the River Seven and has the River Wye running through it. The floor had not been professionally cleaned and sealed since installation. During this time the old sealer had mostly worn off allowing dirt to get into the pores of the stone leaving it looking dull, uninviting and dirty. The grout lines had also collected dirt and many of the lines had darkened. I discussed with the client the process to get the floor cleaned and restored and demonstrated the effectiveness of the process on a small test area. They were impressed and were happy to go ahead with my quote, so we scheduled in the work which would take two days. To get the floor clean and remove what was left of the old sealer I first made the floor wet and then added a strong dilution of Tile Doctor Pro-Clean mixed with Tile Doctor Remove and Go to give it extra power. This cleaning cocktail was left to soak into the tiles for ten minutes before being scrubbed in with a black scrubbing pad fitted to a rotary machine and by hand where necessary. This combination works well on really dirty floors such as this. The scrubbing action released the years of dirt from the pores of the Slate and it wasn’t long before the cleaning solution turned black. This was then extracted off the floor using a wet vacuum. We then gave the floor a thorough inspection. There were one or two areas that were particularly stubborn, so these areas were retreated using the same process and the grout scrubbed by hand using more Tile Doctor Pro Clean. The floor was then given another rinse with water and then dried as much as possible with the wet vacuum. This got the floor dry, but it would need to be completely dry before sealing so it was then left to dry off fully overnight. I came back the next day to seal the floor first checking the moisture level of the stone by taking readings with a damp meter to ensure it was dry. I chose to use Tile Doctor Colour Grow for the sealer as the colour enhancing formula would be the best product to bring out the natural colours in the Chinese slate. Colour Grow is an impregnating sealer which will provides durable protection as well as allowing the surface to breath. Three coats were applied, allowing each to dry before applying the next one. The client was so happy, so much that she said it looked better than when first laid! I discussed aftercare with her and recommended the use of Tile Doctor Neutral Tile Cleaner, it’s pH balanced so it won’t prematurely erode the sealer which can be the problem with stronger products you find in supermarkets. This Montclair kitchen is given brand new life as the core of the house and is opened to its concentric interior and exterior spaces. This kitchen is now the entry, the patio area, the serving area and the dining area. The space is versatile as a daily home for a family of four as well as accommodating large groups for entertaining. An existing fireplace was re-faced and acts as an anchor to the renovations on all four sides of it. It is all about colour. When designer Anna Scurfield and her husband Sergei Scurfield decided to renovate their own home they started at the Denca Showroom. When they saw the Red Bertazzoni range, all the design details began to fall into place. Anna was already inspired to do a grey palette for her home. However, grey is so tricky when done wrong it can be clinical or boring. The powerful pro range was what she was looking for in performance and red gave the drama and excitement needed to balance the quiet shades in grey. We picked up that red by simply having the large lift cabinets above have a matching Red finished interior. With the circular peek a boo windows it was just enough to accentuate the red without throwing it everywhere. The backsplash is made from travel photos in black and white. The urban scenes were laminated onto a tempered clear glass, for fire protection. The detail of the images again concentrates attention to the range wall as all other shapes in the room are pure geometry. The dark waterfall countertops wrap the cabinets just like the dark floor to ceiling gables frame the tall pantry units. The simplest of shapes – with one giant punch of colour balances and warms the design. The kitchen is a showstopper. The bravery to be bold was inspired from the beautiful lines and design of the Italian range.

Pairing their love of Mid-Century Modern design and collecting with the enjoyment they get out of entertaining at home, this client’s kitchen remodel in Linda Vista hit all the right notes. Set atop a hillside with sweeping views of the city below, the first priority in this remodel was to open up the kitchen space to take full advantage of the view and create a seamless transition between the kitchen, dining room, and outdoor living space. A primary wall was removed and a custom peninsula/bar area was created to house the client’s extensive collection of glassware and bar essentials on a sleek shelving unit suspended from the ceiling and wrapped around the base of the peninsula. Light wood cabinetry with a retro feel was selected and provided the perfect complement to the unique backsplash which extended the entire length of the kitchen, arranged to create a distinct ombre effect that concentrated behind the Wolf range. Subtle brass fixtures and pulls completed the look while panels on the built in refrigerator created a consistent flow to the cabinetry. Additionally, a frosted glass sliding door off of the kitchen disguises a dedicated laundry room full of custom finishes. Raised built-in cabinetry houses the washer and dryer to put everything at eye level, while custom sliding shelves that can be hidden when not in use lessen the need for bending and lifting heavy loads of laundry. Other features include built-in laundry sorter and extensive storage.

This stunning luxury gym interior with bespoke mirrored cabinetry and premium slatted wood wall panelling was designed and installed by us for our client’s prime residence in Guildford, Surrey. The vertical panels are constructed in a highly durable natural light oak with a contemporary Nordic look. The neutral colours and natural oak in this room promote a serene atmosphere to allow for focus, concentration and relaxation. Slatted wall panels for acoustics and aesthetics The narrow slats absorb sound and reduce echo and reverberation for a comfortable and pleasant environment. An acoustic black backing adds extra soundproofing. The sweeping curved shape of the bespoke slatted wood-clad doors are a special feature and soften the appearance of the cabinetry adding elegance to the environment. The discreet handles recessed into the edge of the doors maintain the sleek minimalist look. A practical satin matt clear finish enhances the grain and adds protection. Handcrafted bespoke storage The bespoke floor to ceiling fitted cabinetry features full-length safety mirrored doors with a silver finish. The mirrors provide visual feedback and enhance light and a feeling of spaciousness. Every millimetre of cabinet space has been tailored with cabinetry with storage features. These include deep pull-out drawers for heavy equipment; a custom space for golf clubs and bags; square cubby holes for trainer shoes, and rounded shelves in the curved section to organise small items. The interior of the cabinetry is lined with a hardwearing, easy to clean light grey textured laminate. The interior drawers and door backs are spray finished in Farrow and Ball Down Pipe, a stylish dark grey.
