Driving up the circular driveway, the home’s front façade impresses with its distinctive details, including a covered porch, iron and stone accents, a roofline with multiple peaks, large windows and its central turret capping two bay windows. The back is no less eye-catching, with a series of large central windows on all three floors overlooking the backyard, two private balconies and both a covered second-floor screen porch and an open-air main-level patio perfect for al fresco entertaining. There’s magic on the inside too. The expansive 2,900-square-foot main level revolves around a welcoming two-story foyer with a grand curved staircase that leads into the rest of the luxurious yet not excessive floor plan. Highlights of the public spaces on the left include a spacious two-story light-filled living room with a wall of windows overlooking the backyard and a fireplace, an adjacent dining room perfect for entertaining with its own deck, and a open-plan kitchen with central island, convenient home management area and walk-in pantry. A nearby screened porch is the perfect place for enjoying outdoors meals bug-free. Private rooms are concentrated on the first-floor’s right side, with a secluded master suite that includes spa-like bath with his and her vanities and a large tub as well as a private balcony, large walk-in closet and secluded nearby study/office. Upstairs, another 1,100 square feet of living space is designed with family living in mind, including two bedrooms, each with private bath and large closet, and a convenient kids study with peaked ceiling overlooking the street. 2010 NATIONAL NARI REGIONAL AWARD WINNER Project Scope The owners of this 7,000 square foot colonial in Oakton, Virginia, were seeking a multi-level Mediterranean-style indoor/outdoor living space off the back of their home. They turned to Michael Nash Design, Build & Homes for a design solution that would include a stone patio, a second-story deck, a screened-in porch and linking staircases. While the structure was designed primarily for family dining and entertaining, it also had to accommodate periodic social gatherings of one hundred guests or more. To meet these needs, the project would include a fully-equipped outdoor kitchen, several serving counters with permanent refrigeration, and well-delineated socializing and dining zones. The existing home’s setting offered several impressive assets the new outdoor living area was designed to exploit. The sprawling acreage features old stand trees, wooded paths and a private lake. Beautifully landscaped, it unfolds as an idyllic panorama that naturally draws people to the outdoors. Challenges Since the rear elevation was situated on a slope that drops away from the house, the Michael Nash team had to raise the grade two feet within in a 2,000 square foot area extending out from the back of the house. Infrastructure plans also called for a sophisticated drainage system that had to accommodate a whole series of water “runoff” considerations to be integrated into the decking itself. Excavation included constructing retaining walls to bolster the elevated grade—which also had to support a concrete slab, the primary foundation for the entire complex. Solutions The ground level decking consists of a 2,000 square foot flagstone patio level with the home’s lower level doors. There is a decorative water fountain mid-patio—an ornate collectible acquired in Florida. Food preparation is concentrated within a specially designed semi-circular wall that creates an “outdoor kitchen” equipped with a 60” Viking barbecue grill, a prep sink, a warming drawer, refrigerator and appropriate storage. There is a granite surfaced dining counter with seating for eight. Wrought iron railing and approximately 20 decorative columns (some encasing steel vertical supports) are incorporated into the design scheme. Many of the columns house accent lights. The top level—supported by horizontal steel beams– is a 2,500 square foot deck constructed entirely of Trex decking. The open air decking is, again, directly accessible from rooms on the second level of the house including the kitchen, sunroom and family room. The platform’s most prominent feature is a U-shaped “kitchenette” with cedar shake shingle roofing. Like its counterpart one level below, the facility is equipped with grill, refrigerator and stainless steel cabinetry. One portion of the deck has been allocated for a 16’ x 16’ octagonal screened-in porch crowned by a pair of 2’ x 4’ skylights. The porch can be accessed from the home’s conservatory via a set of French doors. With its mosaic tile flooring, stained cedar panel ceiling and honed granite counters, the interior is elegant and calming. Hand-painted stenciling and a wall-mounted water feature provide distinctive detailing. Finally, the design introduced elements to highlight and reinforce an awareness of the lovely bucolic setting. Fountains and water features combined with textured surfaces and mosaic tiling and backsplashes to present a villa-like ambiance well-suited to the Virginia countryside.

design: Studio TOOP, 2008 location: Amersfoort, NL status: built in 2010, Vaate Hoveniers and DIY photos: Jolanthe Lalkens, 2012 This design is based on a series of concentric circles in alternating benches and walls. This makes the garden graphically interesting from above and allows for a large amount of integrated seating (both important criteria for the design). Contrasting with this clean graphic element is the rough texture of the broken cement pavers and the organic lines of the planting beds. The existing field maple is used as a focal point and gives the garden an intimate, mature quality. Despite that there is only one tree, the garden feels somehow like the woods.

AK4002: "The Pour" Skinny Rain DESCRIPTION: The light installation is a teardrop-shaped chandelier with deliciously unique lights that celebrate the fascinating nature of raindrops, where no drop is the same as the next. Each drop is hand-blown by artisans and intricately engineered to house the lighting strategy for the chandelier. When you see a light sculpture designed to increase the visual appeal of a room and define its luminous character, you stop on your way to admire it. It’s the case of the Raindrop chandelier known as “The Pour”, a modern light sculpture meant to illuminate and beautify its chosen location to create an architectural relationship with space. The drop itself is constructed of two parts: the brass screw cap, which houses the light, and the hand-blown crystal reflecting the light to create puddles on the floor below. To replicate the nature of raindrops, no two drops are blown identical. The name “The Pour” derives from the distinctive shape that the chandelier forms: an exaggeration of the dramatic motion of water pouring out of a carafe. Designed by forming a grid mimicking how puddles ripple outward in concentric circles, each teardrop is hung to brass pipes of varying lengths. Placed strategically on the grid, the teardrops lock into the mirrored base that fits seamlessly between the two existing columns. The mirrored base reflects the teardrops endlessly into the sky above and when lit. The chandelier echoes rain frozen in time with ephemeral puddles overlaid on the floor below. Perched above the beautiful Delaware River in the historic village of New Hope, Bucks County, Pennsylvania sits this magnificent custom home designed by OMNIA Group Architects. According to Partner, Brian Mann,"This riverside property required a nuanced approach so that it could at once be both a part of this eclectic village streetscape and take advantage of the spectacular waterfront setting." Further complicating the study, the lot was narrow, it resides in the floodplain and the program required the Master Suite to be on the main level. To meet these demands, OMNIA dispensed with conventional historicist styles and created an open plan blended with traditional forms punctuated by vast rows of glass windows and doors to bring in the panoramic views of Lambertville, the bridge, the wooded opposite bank and the river. Mann adds, "Because I too live along the river, I have a special respect for its ever changing beauty - and I appreciate that riverfront structures have a responsibility to enhance the views from those on the water." Hence the riverside facade is as beautiful as the street facade. A sweeping front porch integrates the entry with the vibrant pedestrian streetscape. Low garden walls enclose a beautifully landscaped courtyard defining private space without turning its back on the street. Once inside, the natural setting explodes into view across the back of each of the main living spaces. For a home with so few walls, spaces feel surprisingly intimate and well defined. The foyer is elegant and features a free flowing curved stair that rises in a turret like enclosure dotted with windows that follow the ascending stairs like a sculpture. "Using changes in ceiling height, finish materials and lighting, we were able to define spaces without boxing spaces in" says Mann adding, "the dynamic horizontality of the river is echoed along the axis of the living space; the natural movement from kitchen to dining to living rooms following the current of the river." Service elements are concentrated along the front to create a visual and noise barrier from the street and buttress a calm hall that leads to the Master Suite. The master bedroom shares the views of the river, while the bath and closet program are set up for pure luxuriating. The second floor features a common loft area with a large balcony overlooking the water. Two children's suites flank the loft - each with their own exquisitely crafted baths and closets. Continuing the balance between street and river, an open air bell-tower sits above the entry porch to bring life and light to the street. Outdoor living was part of the program from the start. A covered porch with outdoor kitchen and dining and lounge area and a fireplace brings 3-season living to the river. And a lovely curved patio lounge surrounded by grand landscaping by LDG finishes the experience. OMNIA was able to bring their design talents to the finish materials too including cabinetry, lighting, fixtures, colors and furniture

The clients had just moved into an impressive Victorian house and the existing kitchen was in a very poor state. After seeing one of our adverts they made an appointment to visit the studio for an initial consultation, and after spending some time with Stephen they invited him to visit the house to begin the design process. He quickly came up with some concept ideas that initially included removing two internal walls which would really open up the existing space, yet considering the timescale the clients decided to concentrate on creating just a beautiful kitchen. With concept designs done and budgets considered they decided to instruct us for the complete project. We began with the building works that would allow a new kitchen to be fitted, this comprised of removal of the existing kitchen, installation of a new sub-floor and electric underfloor heating. The floors were finished with natural Limestone which just left installation of new power and lighting and a complete re-plaster. Including fitting the new bespoke kitchen, the project was completed over an eight week time period and on budget.

The Building History: At the southeast corner of East State Street and South Main Street in Doylestown is Lenape Hall One of the most distinctive buildings in Doylestown, the building was designed by architects Addison Hutton & Thomas Cernea and dedicated November 17th 1874. It originally provided Doylestown with a large town hall for public meetings, a concentrated store area and a much-needed indoor market. In the early 20th century, the Strand Theater showed movies here until the building of the New Strand Theater, in 1925.
