The Charmant Hotel management (per the Architect) wanted to replace umbrellas (which had become a problem with wind) with folding lateral arm retractable awnings to increase the seating area and use the porch without worrying about weather conditions such as light rain. The existing umbrellas did not provide sufficient shade coverage or light rain protection due to the spaces created by using umbrellas.

We expanded this 1974 home from 1,200 square feet to 1,600 square feet with a new front addition and large kitchen remodel! This home was in near-original condition, with dark wood doors & trim, carpet, small windows, a cramped entry, and a tiny kitchen and dining space. The homeowners came to our design-build team seeking to increase their kitchen and living space and update the home's style with durable new finishes. "We're hard on our home!", our clients reminded us during the design phase of the project. The highlight of this project is the entirely remodeled kitchen, which rests in the combined footprint of the original small kitchen and the dining room. The crisp blue and white cabinetry is balanced against the warmth of the wide plank hardwood flooring, custom-milled wood trim, and new wood ceiling beam. This family now has space to gather around the large island, designed to have a useful function on each side. The entertaining sides of the island host bar seating and a wine refrigerator and built-in bottle storage. The cooking and prep sides of the island include a bookshelf for cookbooks --perfectly within reach of the gas cooktop and double ovens-- and a microwave drawer across from the refrigerator; only a step away to reheat meals.

These custom wine racks in California were crafted from Premium Redwood. This type of wood is durable, highly resistant to warping, and can withstand humid conditions. This is because the Redwood tree grows along the California and Oregon coasts, where temperatures are low and rain/mist are everyday things. The tree developed a natural tolerance of and resilience to such things. Premium Redwood also increases in beauty when left unfinished (like these racks were). The goal for this 1939 Tudor-style story-and-a-half home was to create a kitchen that offered the conveniences, storage, and performance of a modern workspace while preserving the warmth, craftsmanship, and vintage charm that made the home special. The client, an avid home cook, wanted the room to feel as though it had always belonged to the house, with thoughtful upgrades that respected the original architecture rather than competing with it. Just as important, she needed a more efficient layout with enough storage for small appliances, so everyday cooking would no longer require carrying items up from the lower level. Several existing conditions shaped the design approach. The kitchen retained original, amber-stained birch woodwork that the client wished to keep, and the compact footprint was interrupted by six doorways and two windows, none of which were to be moved, altered, or replaced. A previous flooring update had left the door casings undercut too short, creating visible gaps where the casing met the floor. The existing vintage 40-inch range also lacked proper ventilation, yet the client wished to accommodate a refrigerator, dishwasher, cooktop, double ovens, built-in microwave, and effective venting above the cooktop into the new kitchen layout. To honor the original millwork, beaded inset-style cherry cabinetry was selected in a soft, hand-rubbed finish that will deepen over time and develop a natural patina. Charcoal-gray soapstone countertops complement the cabinetry while reinforcing the historic character of the home with an organic, timeworn texture. The former breakfast nook was transformed into a butler’s pantry, adding valuable base cabinet storage and expanded work surfaces for frequently used small appliances. Also in the butler’s pantry, a single upper cabinet was paired with open shelves to give an open, airy feeling while adding character and practical storage. A classic single-bowl apron-front workstation sink contributes both period-appropriate character and practical prep and cleanup function. Because the home’s openings were such a defining feature, the design worked within the existing architecture instead of altering it. Custom plinth blocks were created for each doorway to extend the original casing gracefully down to the new natural red oak flooring, resolving the earlier construction issue while adding a detail that feels authentic to the age of the house. Despite the number of door and window openings, the new layout provides a significantly more functional, built-in kitchen with an improved work triangle for serious cooking. Appliance placement was carefully planned to deliver the requested performance without overwhelming the small room. Three cooking functions (double ovens & microwave) were consolidated into one location with a GE Café double oven featuring Advantium Technology, while the client’s compact 31-inch refrigerator was reused to preserve space. A sleek 30-inch induction cooktop provides efficient cooking, and a Vent-A-Hood ARS ductless vent hood supplies needed ventilation without requiring a duct run to the exterior. The finish palette balances richness, texture, and historical sensitivity. A deeply textured navy backsplash tile adds depth and dramatic shadow play against the soapstone, while wallpaper in the back entry echoes the tile’s geometric pattern to visually connect the adjoining spaces. Oil-rubbed bronze cabinet hardware and light fixtures enhance the warmth of the cherry cabinetry and complete the antique-inspired feel. Lighting was layered to make the compact kitchen brighter, more useful, and more inviting. Vintage-style semi-flush ceiling fixtures establish the overall tone, while dimmable puck lights highlight select areas and undercabinet task lighting keeps work surfaces well illuminated. The completed kitchen now feels both highly functional and deeply rooted in the home’s history. Rich cherry cabinetry, velvety soapstone, natural red oak flooring, navy tile, bronze accents, and carefully preserved birch trim work together to create a warm, cohesive space that celebrates timeless craftsmanship. By increasing storage, improving workflow, integrating modern appliances, and respecting the Tudor home’s original character, the design achieves the client’s vision: a kitchen that feels personal, practical, historically appropriate, and as though it has always been there.

When the homeowners decided to move from San Francisco to the Central Coast, they were looking for a more relaxed lifestyle, a unique place to call their own, and an environment conducive to raising their young children. They found it all in San Luis Obispo. They had owned a house here in SLO for several years that they had used as a rental. As the homeowners own and run a contracting business and relocation was not impossible, they decided to move their business and make this SLO rental into their dream home. As a rental, the house was in a bare-bones condition. The kitchen had old white cabinets, boring white tile counters, and a horrendous vinyl tile floor. Not only was the kitchen out-of-date and old-fashioned, it was also pretty worn out. The tiles were cracking and the grout was stained, the cabinet doors were sagging, and the appliances were conflicting (ie: you could not open the stove and dishwasher at the same time). To top it all off, the kitchen was just too small for the custom home the homeowners wanted to create. Thus enters San Luis Kitchen. At the beginning of their quest to remodel, the homeowners visited San Luis Kitchen’s showroom and fell in love with our Tuscan Grotto display. They sat down with our designers and together we worked out the scope of the project, the budget for cabinetry and how that fit into their overall budget, and then we worked on the new design for the home starting with the kitchen. As the homeowners felt the kitchen was cramped, it was decided to expand by moving the window wall out onto the existing porch. Besides the extra space gained, moving the wall brought the kitchen window out from under the porch roof – increasing the natural light available in the space. (It really helps when the homeowner both understands building and can do his own contracting and construction.) A new arched window and stone clad wall now highlights the end of the kitchen. As we gained wall space, we were able to move the range and add a plaster hood, creating a focal nice focal point for the kitchen. The other long wall now houses a Sub-Zero refrigerator and lots of counter workspace. Then we completed the kitchen by adding a wrap-around wet bar extending into the old dining space. We included a pull-out pantry unit with open shelves above it, wine cubbies, a cabinet for glassware recessed into the wall, under-counter refrigerator drawers, sink base and trash cabinet, along with a decorative bookcase cabinet and bar seating. Lots of function in this corner of the kitchen; a bar for entertaining and a snack station for the kids. After the kitchen design was finalized and ordered, the homeowners turned their attention to the rest of the house. They asked San Luis Kitchen to help with their master suite, a guest bath, their home control center (essentially a deck tucked under the main staircase) and finally their laundry room. Here are the photos: I wish I could show you the rest of the house. The homeowners took a poor rental house and turned it into a showpiece! They added custom concrete floors, unique fiber optic lighting, large picture windows, and much more. There is now an outdoor kitchen complete with pizza oven, an outdoor shower and exquisite garden. This was an old home in dreadful condition. The current owners purchased with a view to achieving a major transformation from floor to roof. The builder used his creative flair to decide how best to open up the space and convert poorly used rooms to useful areas. Walls were removed and the HVAC transfered to the attic.
