Minimizing Angled Walls The entire downstairs has exposed concrete, which we maintained. The Travis at Katy Trail is an angled building—resulting in the walls in the condo to be angeled. The Renowned Renovation team worked hard to make the angle disappear. To do this, we created an illusion with an angled ceiling. Originally, the home had drop-down ceiling, which we reframed. We redesigned the plumbing and electrical wiring to fit our needs. Additionally, we installed a sprinkler system throughout the first floor to increase safety in the home. We used linear slot-vents, on a 98-degree angle, to create a more modern look. This design allowed us to embrace the angel of the walls, which helps to minimize it.

This large master suite room addition included adding a full master suite with walk in shower, large bedroom, and walk in closet. This home in Yorba Linda was increased to allow for family members to combine homes and take care of each other. This project was completed in 54 days from start to finish including the kitchen, two other bathrooms and an office. What a beautiful finished project!

Totally designed from the ground up to minimize impact and maximize energy and water efficiency, its beautiful facade belies its hard-working, high-producing systems, earning it a LEED Platinum score of 116.5, and a HERS rating of minus 22. The 2774 square foot home produces over 100 per cent of its power with a 10.8 kw pv system, and captures 100 per cent of its freshwater needs from the curved metal roofs through an engineered collection and purification system, stored in an integrated concrete cistern. Constructed of locally made SIP panels on an infill waterfront lot, the home is oriented to maximize the production of the pv panels. Six inch SIP panels work together with a highly reflective, highly emmisive cool standing seam roof, icynene insulation in ceiling and floors, and carefully placed high efficiency windows and doors to create a tightly sealed environment. The 17-seer Trane heat pump variable speed compressors and TAM 7 air handlers, along with a whole house dehumidifier and fresh air intake provide a comfortable, clean indoor environment while using little energy. In the shoulder seasons, natural ventilation cools the home with fresh breezes drawn from lower windows in each room flowing through the curved ceilings to clerestory windows at the top of the house. Materials, fixtures and appliances were carefully selected for energy and water efficiency, local production where possible, recycled content/recyclability, durability, and cost-effectiveness. The owners were very involved in vetting and materials selections, and assisted in just-in-time purchasing to minimize waste. Scrap materials were sorted daily for re-use elsewhere in the project (blocking, concrete forms, drywall scraps as acoustical insulation in interior walls, etc.), resulting in a tiny waste pile at the end of a dumpster-free project. Concrete waste was hauled to a local recycler to become road base, and extra useable materials were returned to the vendor or donated to Habitat Restore. Cost-effective choices, and careful planning, saved significant dollars in construction cost as well as landfill space. One of the biggest challenges was finding qualified subcontractors who would work within the guidelines. With the help of our LEED consultant and meetings and explanations, most subcontractors not only bought into the ideas readily, but offered up new ideas. Highly skilled and professional, the team of subs, LEED consultant, and contractor proved that LEED construction is excellent construction. The team, the owners, and I also found that LEED construction makes great economic sense. Most materials (other than increased insulation and photovoltaic panels) cost no more, and sometimes less, than those employed in construction of a lesser standard. The owners have been living in the home for a year now, and are thrilled with the results. No power bill. No water bill. Extremely low insurance bill. Minimal ground maintenance. No fabric softener. Reduced use of soap, detergents, and shampoos and cleaning supplies. Less time cleaning with spot-free rainwater. All that additional quality time at home imposed during the pandemic, it became clear that there was a need for increased bedrooms and home office spaces. While the existing single-story sunroom was the obvious place to expand at the first floor, there were a few complexities at the second floor. First, the width of the existing sunroom did not align with the front or rear elevation of the home. These offsets would make creating a seamless interior space a challenge. Second, the existing home had several non-conforming site conditions including lot coverage and floor area ratio. Careful attention paid to the home’s scale and the neighborhood fabric, as well as authentic historical details, gained the Owners the variance relief necessary to execute the work as well as recognition from the City of Summit Historic Preservation Commission in 2023.

The Charmant Hotel management (per the Architect) wanted to replace umbrellas (which had become a problem with wind) with folding lateral arm retractable awnings to increase the seating area and use the patio without worrying about weather conditions such as light rain. The existing umbrellas did not provide sufficient shade coverage or light rain protection due to the space created by using umbrellas.

The goal for this 1939 Tudor-style story-and-a-half home was to create a kitchen that offered the conveniences, storage, and performance of a modern workspace while preserving the warmth, craftsmanship, and vintage charm that made the home special. The client, an avid home cook, wanted the room to feel as though it had always belonged to the house, with thoughtful upgrades that respected the original architecture rather than competing with it. Just as important, she needed a more efficient layout with enough storage for small appliances, so everyday cooking would no longer require carrying items up from the lower level. Several existing conditions shaped the design approach. The kitchen retained original, amber-stained birch woodwork that the client wished to keep, and the compact footprint was interrupted by six doorways and two windows, none of which were to be moved, altered, or replaced. A previous flooring update had left the door casings undercut too short, creating visible gaps where the casing met the floor. The existing vintage 40-inch range also lacked proper ventilation, yet the client wished to accommodate a refrigerator, dishwasher, cooktop, double ovens, built-in microwave, and effective venting above the cooktop into the new kitchen layout. To honor the original millwork, beaded inset-style cherry cabinetry was selected in a soft, hand-rubbed finish that will deepen over time and develop a natural patina. Charcoal-gray soapstone countertops complement the cabinetry while reinforcing the historic character of the home with an organic, timeworn texture. The former breakfast nook was transformed into a butler’s pantry, adding valuable base cabinet storage and expanded work surfaces for frequently used small appliances. Also in the butler’s pantry, a single upper cabinet was paired with open shelves to give an open, airy feeling while adding character and practical storage. A classic single-bowl apron-front workstation sink contributes both period-appropriate character and practical prep and cleanup function. Because the home’s openings were such a defining feature, the design worked within the existing architecture instead of altering it. Custom plinth blocks were created for each doorway to extend the original casing gracefully down to the new natural red oak flooring, resolving the earlier construction issue while adding a detail that feels authentic to the age of the house. Despite the number of door and window openings, the new layout provides a significantly more functional, built-in kitchen with an improved work triangle for serious cooking. Appliance placement was carefully planned to deliver the requested performance without overwhelming the small room. Three cooking functions (double ovens & microwave) were consolidated into one location with a GE Café double oven featuring Advantium Technology, while the client’s compact 31-inch refrigerator was reused to preserve space. A sleek 30-inch induction cooktop provides efficient cooking, and a Vent-A-Hood ARS ductless vent hood supplies needed ventilation without requiring a duct run to the exterior. The finish palette balances richness, texture, and historical sensitivity. A deeply textured navy backsplash tile adds depth and dramatic shadow play against the soapstone, while wallpaper in the back entry echoes the tile’s geometric pattern to visually connect the adjoining spaces. Oil-rubbed bronze cabinet hardware and light fixtures enhance the warmth of the cherry cabinetry and complete the antique-inspired feel. Lighting was layered to make the compact kitchen brighter, more useful, and more inviting. The available outdoor space in any major metropolitan area is typically limited. The client was dedicated to increasing the amount of available outdoor space for entertaining and planting. The sustainable efforts that went into the interior renovations were continued in the exterior spaces with a series of green roof gardens. The lower level terrace features two separate spaces it was the largest. Directly out the glass rear doors of the house is a paved area using local materials that have high albedo. A couple of stairs down leads to a seating area surrounded by River Birch, ferns, and vines such as Virginia Creeper and Trumpet Honeysuckle which create a screen from the neighbor’ s yard. The second level garden is an extensive roof garden with approximately fifteen inches of soils. The space was planted with a variety of native meadow plants such as Purple Coneflower and Beardstongue, and Switchgrass. Fruit trees were planted in several corten steel containers. After a couple of years the client decided he wanted more use of the space so the meadow was thinned out and a path to the end was installed as well as creeping sedums in between the steppers. A spiral stair case leads to the upper level garden. When you reach the top of the stairs in the summer months a vegetable garden full of tomatoes, eggplant, and peppers thrives in planting boxes. Beyond the garden is another seating area. At the front end of the building a line of Eastern Red Cedars is planted to create a privacy wall from the neighbors across the street. The plant palette is predominately native species that can withstand the tough conditions of the limited soil depth and the heat of the sun. Plants such as Bee Balm, Prickly Pear, and Wild Petunia have done exceptionally well on the green roof. When needed they can be irrigated using the house’s grey water system. Recently it seems I am getting called out to an increasing number of new builds to sort out patchy grout issues. The reason why there have been so many issues arising is a bit of a mystery, but I put it down to a combination of things like poor quality grout, rushed installations, wet subfloors and the use of different batches. This recently built house in the village of Darton is a great example and in this case, I suspect two different batches of the same grout had been applied. Darton by the way is a small village in the Borough of Barnsley. Invariably these problems are picked up by the new owner on their snagging list, with the tiler long gone and the builder keen to get their final payment it is always a tricky situation to resolve. I find the best solution is to apply a Tile Doctor Grout Colourant, it’s a much quicker process than removing the old grout and replacing with new. Most new homeowners would not appreciate us ripping up their brand-new rooms and generating lots of dust in the process! Also, by using the Tile Doctor Grout Colourant it adds a barrier of the grout preventing dirt from discolouring it further down the line. Even though the house was brand new, the Porcelain Tiled floor was not looking great. The client was happy for me to go ahead and would take up the bill with the housebuilder. I first pre-treated it with Tile Doctors Grout Colourant Pre-Treatment. This removes any contamination from the grout which might affect the adhesion of the colourant and being an acid, it also etches the surface of the grout to ensure a superior bond with the colourant. The client chose our Light Grey colour which is one of 10 colours we offer. Once the pre-treatment had been applied, scrubbed, rinsed, and vacuumed away the floor was left to dry. Once dry we started applying the colourant, this is done with a small brush (a toothbrush is ideal) carefully scrubbing colourant into each grout joint and wiping off any excess that gets on the tiles before it is able to dry. Once complete the newly coloured grout lines totally transformed the floor and because the grout colorant is epoxy based the grout lines will stay stain free and never get dirty. The porcelain tiles were factory sealed so there is no need to apply a seal to the floor. I recommended the use of Tile Doctor Neutral Tile Cleaner to keep the floor in the best condition. It is pH neutral so is far less harsh on the surface than the everyday household cleaners available. It has a minty fragrance and is mild enough to use daily. They were very happy that the floor now looked as it should have from the start and was the finishing touch to their beautiful new home. Matthew Lovett South Yorkshire Tile Doctor

This was a complete remodel of original condition of a Craftsman bungalow that was built in 1910. We updated the wiring and installed a new sub panel to handle the increased need for power.
