This historic 1910 Federal style house was carefully renovated and decorated by SRA in phases while the family - including five children - lived there. Flow issues created by haphazard additions by previous owners were eliminated with a clear-cut circulation path. Today, perfectly proportioned rooms and open spaces are elegantly connected within the constraints of the existing 7-bedroom, 6-bathroom structure.

In Southern California there are pockets of darling cottages built in the early 20th century that we like to call jewelry boxes. They are quaint, full of charm and usually a bit cramped. Our clients have a growing family and needed a modern, functional home. They opted for a renovation that directly addressed their concerns.
When we first saw this 2,170 square-foot 3-bedroom beach cottage, the front door opened directly into a staircase and a dead-end hallway. The kitchen was cramped, the living room was claustrophobic and everything felt dark and dated.
The big picture items included pitching the living room ceiling to create space and taking down a kitchen wall. We added a French oven and luxury range that the wife had always dreamed about, a custom vent hood, and custom-paneled appliances.
We added a downstairs half-bath for guests (entirely designed around its whimsical wallpaper) and converted one of the existing bathrooms into a Jack-and-Jill, connecting the kids’ bedrooms, with double sinks and a closed-off toilet and shower for privacy.
In the bathrooms, we added white marble floors and wainscoting. We created storage throughout the home with custom-cabinets, new closets and built-ins, such as bookcases, desks and shelving.
White Sands Design/Build furnished the entire cottage mostly with commissioned pieces, including a custom dining table and upholstered chairs. We updated light fixtures and added brass hardware throughout, to create a vintage, bo-ho vibe.
The best thing about this cottage is the charming backyard accessory dwelling unit (ADU), designed in the same style as the larger structure. In order to keep the ADU it was necessary to renovate less than 50% of the main home, which took some serious strategy, otherwise the non-conforming ADU would need to be torn out. We renovated the bathroom with white walls and pine flooring, transforming it into a get-away that will grow with the girls.

The homeowners of this mid-century Colonial and family of four were frustrated with the layout of their existing kitchen which was a small, narrow peninsula layout but that was adjoining a large space that they could not figure out how to use. Stealing part of the unused space seemed like an easy solution, except that there was an existing transition in floor height which made that a bit tricky. The solution of bringing the floor height up to meet the height of the existing kitchen allowed us to do just that.
This solution also offered some challenges. The exterior door had to be raised which resulted in some exterior rework, and the floor transition had to happen somewhere to get out to the garage, so we ended up “pushing” it towards what is now a new mudroom and powder room area. This solution allows for a small but functional and hidden mudroom area and more private powder room situation.
Another challenge of the design was the very narrow space. To minimize issues with this, we moved the location of the refrigerator into the newly found space which gave us an L-shaped layout allowing for an island and even some shallow pantry storage. The windows over the kitchen sink were expanded in size and relocated to allow more light into the room. A breakfast table fits perfectly in the area adjacent to the existing French doors and there was even room for a small bar area that helps transition from inside to outside for entertaining. The confusing unused space now makes sense and provides functionality on a daily basis.
To help bring some calm to this busy family, a pallet of soft neutrals was chosen -- gray glass tile with a simple metal accent strip, clear modern pendant lights and a neutral color scheme for cabinetry and countertops.

This south facing lakefront condo unit our clients purchased, with its terrace and solaria overlooking the water, was virtually in its original state, never having been renovated. Upon beginning construction, the space was completely opened to the stunning view. A contemporary aesthetic was created while implementing warmth with the choice of materials. With this openness came a new set of issues: mechanical travel and connection to existing runs, all inside a typical concrete condo structure. What we think is a true example of design complexity rendering simplicity.

Featured in this collection is John's very own award winning backyard. His garden is a certified wildlife habitat by the National Wildlife Federation. The property provides the four basic habitat elements needed for wildlife to thrive: water, cover, food and places to raise their young. A Seattle family was expecting their third child and hoping to find space for an additional bedroom within their existing one-story home. A small second floor addition was considered but the cost and disruption to the family living space presented serious drawbacks. A new detached garage and DADU (Detached Accessory Dwelling Unit), to be located in the backyard, was proposed to free up the existing basement garage for the new bedroom. The new building is modest and simple, designed with a scale and character to complement the existing house and neighborhood.
