For a dedicated equestrian client, Equine Facility Design created a carefully designed a private facility on five acres of a private residential development. The project consists of a three stall stable with office, tack, feed room, wash/groom stall, hay storage, bedding storage, equipment storage, and indoor O2 Compost system, as well as an attached 82’ x 156’ indoor riding arena. Ample room for trailer loading and storage is provided near the stable entrance. The stable and arena were designed to complement the existing residence on the property, and conform with the development homeowner’s association. Secret Gardens has been developing this stunning harbourside garden over a number of years. A simple layout at water level provides a subtle foreground to the harbour view beyond. Simple, modern plant combinations draw from a simple but consistent colour palette. The main courtyard space is the highlight . A five metre high green wall and water wall provide the backdrop to a large banquet seat. The built in bbq, retractable ceiling, customised firepit and coffee table provide options for year round entertainment. Extensive soundproofing was incorporated into the boundary wall as well as behind the green wall to absorb noise from a neighbouring property.

This gorgeous contemporary glass front custom wine cellar in Corona Del Mar, Newport Beach, California is an eye catcher. The sleek, glass ultra modern wine room was a unique and exciting project for our team here at Vintage Cellars. The stone bar extends into the wine cellar itself, but due to mechanical, cooling, and condensation concerns, our expert custom wine cellar team knew that extra measures needed to be taken to ensure the end quality remained top notch. The bar itself was divided into two sections, one cut section outside to make up the main seating area and the other inside the glass wine room. The stone bar, which is porous, takes up a good portion of the front facing glass panel. Had the bar simply extended into the wine cellar and been sealed off at the joints, the stone would have eventually transferred in enough heat and moisture to cause condensation. Proper wine cellar design and planning enabled this wine cellar to not only look fantastic, but function perfectly as well. One interesting unique feature in this Corona Del Mar, Newport Beach, Orange County, California glass and metal wine cellar is an extension of floor to ceiling frames mounted to the backside of the stone bar. This feature was made to seamlessly show consistency in floor to ceiling vintageview frames throughout. Project consisted of completely stripping backyard and creating a clean pallet for new stone and boulder retaining walls, a firepit and stone masonry bench seating area, an amazing flagstone patio area which also included an outdoor stone kitchen and custom chimney along with a cedar pavilion. Stone and pebble pathways with incredible night lighting. Landscape included an incredible array of plant and tree species , new sod and irrigation and potted plant installations. We planned a thoughtful redesign of this beautiful home while retaining many of the existing features. We wanted this house to feel the immediacy of its environment. So we carried the exterior front entry style into the interiors, too, as a way to bring the beautiful outdoors in. In addition, we added patios to all the bedrooms to make them feel much bigger. Luckily for us, our temperate California climate makes it possible for the patios to be used consistently throughout the year. The original kitchen design did not have exposed beams, but we decided to replicate the motif of the 30" living room beams in the kitchen as well, making it one of our favorite details of the house. To make the kitchen more functional, we added a second island allowing us to separate kitchen tasks. The sink island works as a food prep area, and the bar island is for mail, crafts, and quick snacks. We designed the primary bedroom as a relaxation sanctuary – something we highly recommend to all parents. It features some of our favorite things: a cognac leather reading chair next to a fireplace, Scottish plaid fabrics, a vegetable dye rug, art from our favorite cities, and goofy portraits of the kids. --- Project designed by Courtney Thomas Design in La Cañada. This 5687 sf home was a major renovation including significant modifications to exterior and interior structural components, walls and foundations. Included were the addition of several multi slide exterior doors, windows, new patio cover structure with master deck, climate controlled wine room, master bath steam shower, 4 new gas fireplace appliances and the center piece- a cantilever structural steel staircase with custom wood handrail and treads. A complete demo down to drywall of all areas was performed excluding only the secondary baths, game room and laundry room where only the existing cabinets were kept and refinished. Some of the interior structural and partition walls were removed. All flooring, counter tops, shower walls, shower pans and tubs were removed and replaced. New cabinets in kitchen and main bar by Mid Continent. All other cabinetry was custom fabricated and some existing cabinets refinished. Counter tops consist of Quartz, granite and marble. Flooring is porcelain tile and marble throughout. Wall surfaces are porcelain tile, natural stacked stone and custom wood throughout. All drywall surfaces are floated to smooth wall finish. Many electrical upgrades including LED recessed can lighting, LED strip lighting under cabinets and ceiling tray lighting throughout. The front and rear yard was completely re landscaped including 2 gas fire features in the rear and a built in BBQ. The pool tile and plaster was refinished including all new concrete decking.

Inspiration for a contemporary laundry room remodel in Sacramento

Our clients were looking to build an income property for use as a short term rental in their backyard. In order to keep maximize the available space on a limited footprint, we designed the ADU around a spiral staircase leading up to the loft bedroom. The vaulted ceiling gives the small space a much larger appearance. To provide privacy for both the renters and the homeowners, the ADU was set apart from the house with its own private entrance. The design of the ADU was done with local Pacific Northwest aesthetics in mind, including green exterior paint and a mixture of woodgrain and metal fixtures for the interior. Durability was a major concern for the homeowners. In order to minimize potential damages from renters, we selected quartz countertops and waterproof flooring. We also used a high-quality interior paint that will stand the test of time and clean easily. The end result of this project was exactly what the client was hoping for, and the rental consistently receives 5-star reviews on Airbnb.

Paul Dyer The Palo Alto Lantern House adds a new vision of modern living to the eclectic styles of its surrounding suburban neighbors. The house features an open plan of public spaces on the main level, all connected by a floating cedar ceiling that extends into the outdoor space. A playful circular opening in the cedar ceiling creates a view of the sky while filtering geometric patterns of natural light that evolve over the course of the day onto the patio below. A slender screen that runs the height of the front stairwell casts rays of sunlight inside during the day and emits horizontal stripes from the stairwell’s warm lanterns at night. Large glass doors serve as seamless transitions between the house’s interior and its expansive rear yard, and steel eyebrows above its large bedroom windows shade the sun in its brightest hours. A cedar screen wraps the base of the building, and a stair tower vertically links the orthogonal forms of the house’s façade and interior spaces. Above, each second-floor bedroom offers a view of the surrounding canopy of gingko trees and the green roofs on the living and dining spaces below.

The whole home is not based on a design aesthetic, but rather how someone wants to feel in a space, specifically the feeling of being cozy, calm, and clean. This home is an interpretation of modern design without focusing on one specific genre; it boasts a midcentury master bedroom, stark and minimal bathrooms, an office that doubles as a music den, and modern open concept on the first floor. The owners of this property had been away from the Bay Area for many years, and looked forward to returning to an elegant mid-century modern house. The one they bought was anything but that. Faced with a “remuddled” kitchen from one decade, a haphazard bedroom / family room addition from another, and an otherwise disjointed and generally run-down mid-century modern house, the owners asked Klopf Architecture and Envision Landscape Studio to re-imagine this house and property as a unified, flowing, sophisticated, warm, modern indoor / outdoor living space for a family of five. Opening up the spaces internally and from inside to out was the first order of business. The formerly disjointed eat-in kitchen with 7 foot high ceilings were opened up to the living room, re-oriented, and replaced with a spacious cook's kitchen complete with a row of skylights bringing light into the space. Adjacent the living room wall was completely opened up with La Cantina folding door system, connecting the interior living space to a new wood deck that acts as a continuation of the wood floor. People can flow from kitchen to the living / dining room and the deck seamlessly, making the main entertainment space feel at once unified and complete, and at the same time open and limitless. Klopf opened up the bedroom with a large sliding panel, and turned what was once a large walk-in closet into an office area, again with a large sliding panel. The master bathroom has high windows all along one wall to bring in light, and a large wet room area for the shower and tub. The dark, solid roof structure over the patio was replaced with an open trellis that allows plenty of light, brightening the new deck area as well as the interior of the house. All the materials of the house were replaced, apart from the framing and the ceiling boards. This allowed Klopf to unify the materials from space to space, running the same wood flooring throughout, using the same paint colors, and generally creating a consistent look from room to room. Located in Lafayette, CA this remodeled single-family house is 3,363 square foot, 4 bedroom, and 3.5 bathroom.
