Photography by John Gibbons This 28 unit project consists of four seven unit multi-family homes just two blocks away from Sloan’s Lake. The design takes advantage of city and mountain views while gathering around a private urban park and garden. The genesis of the project creates a community within the neighborhood. This project is designed for LEED Gold certification, is solar ready, and utilizes a district geothermal (ground source) heat-pump system for mechanical heating and cooling .

The featured Westwood home is a Classic Traditional style custom home. The home, architecturally designed by Karen Putman of p2 Design, consists of 6,158 square feet of livable area plus an outdoor covered living room and a two-car garage. On a challenging sloped 10 acre property, Equine Facility Design provided building and site design for a private stable. The stable consists of four stalls with runs, wash/groom stall, office/feed room, and attached two bay garage. A raised center aisle and double sided glazed clerestory provide natural light and ventilation to the building. Located just steps away from the existing residence, views of the horses looking out their stalls and in their runs can be seen from many of family’s rooms.

Completed in 2015, this project incorporates a Scandinavian vibe to enhance the modern architecture and farmhouse details. The vision was to create a balanced and consistent design to reflect clean lines and subtle rustic details, which creates a calm sanctuary. The whole home is not based on a design aesthetic, but rather how someone wants to feel in a space, specifically the feeling of being cozy, calm, and clean. This home is an interpretation of modern design without focusing on one specific genre; it boasts a midcentury master bedroom, stark and minimal bathrooms, an office that doubles as a music den, and modern open concept on the first floor. It’s the winner of the 2017 design award from the Austin Chapter of the American Institute of Architects and has been on the Tribeza Home Tour; in addition to being published in numerous magazines such as on the cover of Austin Home as well as Dwell Magazine, the cover of Seasonal Living Magazine, Tribeza, Rue Daily, HGTV, Hunker Home, and other international publications. This project consisted of stripping everything to the studs and removing walls on half of the first floor and replacing with custom finishes creating an open concept with zoned living areas.

This prefabricated 1,800 square foot Certified Passive House is designed and built by The Artisans Group, located in the rugged central highlands of Shaw Island, in the San Juan Islands. It is the first Certified Passive House in the San Juans, and the fourth in Washington State. The home was built for $330 per square foot, while construction costs for residential projects in the San Juan market often exceed $600 per square foot. Passive House measures did not increase this projects’ cost of construction. The clients are retired teachers, and desired a low-maintenance, cost-effective, energy-efficient house in which they could age in place; a restful shelter from clutter, stress and over-stimulation. The circular floor plan centers on the prefabricated pod. Radiating from the pod, cabinetry and a minimum of walls defines functions, with a series of sliding and concealable doors providing flexible privacy to the peripheral spaces. The interior palette consists of wind fallen light maple floors, locally made FSC certified cabinets, stainless steel hardware and neutral tiles in black, gray and white. The exterior materials are painted concrete fiberboard lap siding, Ipe wood slats and galvanized metal. The home sits in stunning contrast to its natural environment with no formal landscaping. Our clients had just recently closed on their new house in Stapleton and were excited to transform it into their perfect forever home. They wanted to remodel the entire first floor to create a more open floor plan and develop a smoother flow through the house that better fit the needs of their family. The original layout consisted of several small rooms that just weren’t very functional, so we decided to remove the walls that were breaking up the space and restructure the first floor to create a wonderfully open feel. After removing the existing walls, we rearranged their spaces to give them an office at the front of the house, a large living room, and a large dining room that connects seamlessly with the kitchen. We also wanted to center the foyer in the home and allow more light to travel through the first floor, so we replaced their existing doors with beautiful custom sliding doors to the back yard and a gorgeous walnut door with side lights to greet guests at the front of their home. Living Room Our clients wanted a living room that could accommodate an inviting sectional, a baby grand piano, and plenty of space for family game nights. So, we transformed what had been a small office and sitting room into a large open living room with custom wood columns. We wanted to avoid making the home feel too vast and monumental, so we designed custom beams and columns to define spaces and to make the house feel like a home. Aesthetically we wanted their home to be soft and inviting, so we utilized a neutral color palette with occasional accents of muted blues and greens. Dining Room Our clients were also looking for a large dining room that was open to the rest of the home and perfect for big family gatherings. So, we removed what had been a small family room and eat-in dining area to create a spacious dining room with a fireplace and bar. We added custom cabinetry to the bar area with open shelving for displaying and designed a custom surround for their fireplace that ties in with the wood work we designed for their living room. We brought in the tones and materiality from the kitchen to unite the spaces and added a mixed metal light fixture to bring the space together Kitchen We wanted the kitchen to be a real show stopper and carry through the calm muted tones we were utilizing throughout their home. We reoriented the kitchen to allow for a big beautiful custom island and to give us the opportunity for a focal wall with cooktop and range hood. Their custom island was perfectly complimented with a dramatic quartz counter top and oversized pendants making it the real center of their home. Since they enter the kitchen first when coming from their detached garage, we included a small mud-room area right by the back door to catch everyone’s coats and shoes as they come in. We also created a new walk-in pantry with plenty of open storage and a fun chalkboard door for writing notes, recipes, and grocery lists. Office We transformed the original dining room into a handsome office at the front of the house. We designed custom walnut built-ins to house all of their books, and added glass french doors to give them a bit of privacy without making the space too closed off. We painted the room a deep muted blue to create a glimpse of rich color through the french doors Powder Room The powder room is a wonderful play on textures. We used a neutral palette with contrasting tones to create dramatic moments in this little space with accents of brushed gold. Master Bathroom The existing master bathroom had an awkward layout and outdated finishes, so we redesigned the space to create a clean layout with a dream worthy shower. We continued to use neutral tones that tie in with the rest of the home, but had fun playing with tile textures and patterns to create an eye-catching vanity. The wood-look tile planks along the floor provide a soft backdrop for their new free-standing bathtub and contrast beautifully with the deep ash finish on the cabinetry.

Situated on the edge of New Hampshire’s beautiful Lake Sunapee, this Craftsman-style shingle lake house peeks out from the towering pine trees that surround it. When the clients approached Cummings Architects, the lot consisted of 3 run-down buildings. The challenge was to create something that enhanced the property without overshadowing the landscape, while adhering to the strict zoning regulations that come with waterfront construction. The result is a design that encompassed all of the clients’ dreams and blends seamlessly into the gorgeous, forested lake-shore, as if the property was meant to have this house all along. The ground floor of the main house is a spacious open concept that flows out to the stone patio area with fire pit. Wood flooring and natural fir bead-board ceilings pay homage to the trees and rugged landscape that surround the home. The gorgeous views are also captured in the upstairs living areas and third floor tower deck. The carriage house structure holds a cozy guest space with additional lake views, so that extended family and friends can all enjoy this vacation retreat together. Photo by Eric Roth

Don't let the name fool you. We took this once drab front yard into the envy of the row home block. We only had a week to complete this front yard project prior to starting a rather large project but finished it all with a bit of Chicago style. This row homes block, consisted of the exact same lot sizes and layout for all the homes. So we were determined to create something a little different so to stand out form the rest of the pack. This project contains a custom designed floating ipe bench wrapped around one of our stand alone self watering planters. inlay Italian porcelain tile surrounded by Mexican pebbles shows the distinct pattern with defining colors and made this Chi-town hustle project a fun one. We also enjoyed collaboration with the homeowners as this space will be enjoyed for many years to come.

My client for this project was a builder/ developer. He had purchased a flat two acre parcel with vineyards that was within easy walking distance of downtown St. Helena. He planned to “build for sale” a three bedroom home with a separate one bedroom guest house, a pool and a pool house. He wanted a modern type farmhouse design that opened up to the site and to the views of the hills beyond and to keep as much of the vineyards as possible. The house was designed with a central Great Room consisting of a kitchen area, a dining area, and a living area all under one roof with a central linear cupola to bring natural light into the middle of the room. One approaches the entrance to the home through a small garden with water features on both sides of a path that leads to a covered entry porch and the front door. The entry hall runs the length of the Great Room and serves as both a link to the bedroom wings, the garage, the laundry room and a small study. The entry hall also serves as an art gallery for the future owner. An interstitial space between the entry hall and the Great Room contains a pantry, a wine room, an entry closet, an electrical room and a powder room. A large deep porch on the pool/garden side of the house extends most of the length of the Great Room with a small breakfast Room at one end that opens both to the kitchen and to this porch. The Great Room and porch open up to a swimming pool that is on on axis with the front door. The main house has two wings. One wing contains the master bedroom suite with a walk in closet and a bathroom with soaking tub in a bay window and separate toilet room and shower. The other wing at the opposite end of the househas two children’s bedrooms each with their own bathroom a small play room serving both bedrooms. A rear hallway serves the children’s wing, a Laundry Room and a Study, the garage and a stair to an Au Pair unit above the garage. A separate small one bedroom guest house has a small living room, a kitchen, a toilet room to serve the pool and a small covered porch. The bedroom is ensuite with a full bath. This guest house faces the side of the pool and serves to provide privacy and block views ofthe neighbors to the east. A Pool house at the far end of the pool on the main axis of the house has a covered sitting area with a pizza oven, a bar area and a small bathroom. Vineyards were saved on all sides of the house to help provide a private enclave within the vines. The exterior of the house has simple gable roofs over the major rooms of the house with sloping ceilings and large wooden trusses in the Great Room and plaster sloping ceilings in the bedrooms. Our client had been living in her beautiful lakeside retreat for about 3 years. All around were stunning views of the lake and mountains, but the view from inside was minimal. It felt dark and closed off from the gorgeous waterfront mere feet away. She desired a bigger kitchen, natural light, and a contemporary look. Referred to JRP by a subcontractor our client walked into the showroom one day, took one look at the modern kitchen in our design center, and was inspired! After talking about the frustrations of dark spaces and limitations when entertaining groups of friends, the homeowner and the JRP design team emerged with a new vision. Two walls between the living room and kitchen would be eliminated and structural revisions were needed for a common wall shared a wall with a neighbor. With the wall removals and the addition of multiple slider doors, the main level now has an open layout. Everything in the home went from dark to luminous as sunlight could now bounce off white walls to illuminate both spaces. Our aim was to create a beautiful modern kitchen which fused the necessities of a functional space with the elegant form of the contemporary aesthetic. The kitchen playfully mixes frameless white upper with horizontal grain oak lower cabinets and a fun diagonal white tile backsplash. Gorgeous grey Cambria quartz with white veining meets them both in the middle. The large island with integrated barstool area makes it functional and a great entertaining space. The master bedroom received a mini facelift as well. White never fails to give your bedroom a timeless look. The beautiful, bright marble shower shows what's possible when mixing tile shape, size, and color. The marble mosaic tiles in the shower pan are especially bold paired with black matte plumbing fixtures and gives the shower a striking visual. The new-construction house in Bethesda, Maryland, had lovely millwork, including coffered ceilings, wainscoting, crown moldings and tall baseboards. But it lacked our clients' personality and style that reflected their Southern roots and love of coastal settings. We incorporated elements like wallpaper, paint and furnishings and without having to remodel, which made a huge transformation for this home and family of six. There is a varying but also consistent blue and white theme throughout the home from navy to slate, interspersed with cheerful patterns through the throw pillows and accent fabrics, as well as bold colors in the drapery and custom sitting room built-ins. There are also coastal vibes make an appearance through several paintings, woven grass shade, jute area rugs, and driftwood finishes, to create a light and breezy organic feel.

This basement remodeling project consisted of creating a kitchen which has Waypoint 650F door style cabinets in Painted Harbor on the perimeter and 650F door style cabinets in Cherry Slate on the island with Cambria Skara Brae quartz on the countertop. A bathroom was created and installed a Waypoint DT24F door style vanity cabinet in Duraform Drift with Carrara Black quartz countertops. In the shower, Wow Liso Ice subway tile was installed with custom shower door. On the floor is Elode grey deco tile. A movie room and popcorn/snack area was created using Waypoint 650F door style in Cherry Slate with Madera wood countertops.

Sunroom - mid-sized traditional sunroom idea in Chicago

Imagine a lazy morning in this casually elegant kitchen, sipping your freshly brewed coffee as natural light pours through floor to ceiling windows. Then imagine being in this kitchen sipping your morning coffee and gazing out at the beautiful rolling landscape of one of New England’s prestigious golf clubs. Imagine . . . The owner of this beautiful contemporary kitchen with its idyllic setting imagined ! And her kitchen designer captured her imagination and brought this inspired space to life in both style and function. Columns of stainless steel are balanced by columns with the warmth of birch wood with just a hint of stain. On an adjacent wall one more wood column rises from floor to ceiling. A strong horizontal line of cabinetry seemingly intersects the vertical columns. While contemporary in design, the cabinetry in this kitchen found its beginnings with the Shakers and the designers of the Craftsman period. Increasing the size of the framing on the doors, accenting the cabinet shapes with square-edged trim and blocks of wood at varying depths, thinly slicing and randomly sizing the natural stone on the accent wall, and choosing oversized stainless steel handles definitively bring this kitchen forward in time. Recycled glass countertops in a soft, quiet color continue to help this kitchen live so harmoniously with its surroundings. As the day unfolds and the lazy morning turns into ambitious meal preparation, it is clear that this kitchen is a chef’s delight. The stainless steel columns incorporate double ovens, a microwave and a steam oven. Two wood columns house a refrigerator and a freezer. The separate wood column reveals pantry storage, and a TV is hidden behind a lift-up door. On the island with its clean, rectangular shape two dishwashers flank the sink. Imagine ! how much more pleasant the task of clean-up is when you overlook the family living space and vista beyond. In the cook center, a complement of drawers provides excellent storage for pots and pans, utensils, spices and herbs around the 5-burner cooktop. A powerful vent with a rear exhaust maintains the horizontal design of the space. And the freshly-brewed coffee in the morning ? It comes from a built-in coffee maker that’s just around the corner from the refrigerator. Along with a wine refrigerator, it creates a beverage and serving center between the kitchen and the dining room. The homeowner envisioned a kitchen that is as beautiful as its surroundings. Her kitchen designer wanted her kitchen to be as functional as it is beautiful. Both agree that this kitchen lives up to their expectations!
