This master bathroom renovation in Frisco was completed for a repeat USI Design & Remodeling client as part of a larger first-floor transformation of the home. The original bathroom reflected a very typical North Texas layout of its era — dark stained cabinetry, granite countertops, compartmentalized vanities, a built-in tub adjoining a framed shower, and separated spaces that no longer aligned with how the homeowners wanted to live. As their aesthetic evolved toward a more transitional and contemporary direction, the goal became less about replacing finishes and more about redefining the experience of the room itself. The project needed to feel calmer, more architectural, and far more intentional in how the space functioned visually and emotionally. One of the most important changes was removing the original shower curb and pony wall in favor of a fully open curbless shower with ultra-clear ½-inch heavy glass. Achieving that look required recessing the slab, re-floating the shower floor toward a linear drain, and engineering the space so the room would read as visually uninterrupted from end to end. Throughout the project, many of the design decisions were rooted in restraint rather than excess. The oversized 24x48 Porcelanosa flooring carries very little shade variation, creating a quieter visual field, while the cabinetry was executed in rift-sawn white oak specifically because it produces a far more controlled and consistent finish outcome than more common cuts of wood. In luxury projects, consistency itself becomes part of the refinement. The floating vanity was designed more like custom furniture than traditional cabinetry, utilizing waterfall mitered edges and fully reworked plumbing locations so both homeowners could share in having generous functional countertop space. The original makeup station was repurposed into integrated storage with powered drawers and concealed organization for everyday items such as blow dryers and flat irons. Along the vanity wall, wall-mounted plumbing fixtures were paired with ribbed natural marble surfaces — a detail that required intentional planning long before construction began. Rather than allowing the ribbed material to terminate awkwardly behind the fixtures, the backsplash and stone transitions were specifically designed to resolve those conditions cleanly. Those are the types of details that distinguish highly coordinated design-build work from projects that simply assemble materials together. While the room contains a significant amount of luxury detailing — from the freestanding tub and geoprism marble focal wall to the custom rift-sawn white oak closet doors and elongated mirrors that leverage the 11-foot ceiling heights — the project was always guided by quiet luxury rather than visual competition. Even the water closet enclosure was handled with restraint through the use of a satin-etched glass door rather than another heavy solid opening. The intent throughout was to create a bathroom that feels restorative and serene rather than overdesigned. In our view, the best luxury spaces are the ones that feel composed long after the initial impression wears off.

This project was such an incredible design opportunity, and instilled inspiration and excitement at every turn! Our amazing clients came to us with the challenge of converting their beloved family home into a welcoming haven for all members of the family. At the time that we met our clients, they were struggling with the difficult personal decision of the fate of the home. Their father/father-in-law had passed away and their mother/mother-in-law had recently been admitted into a nursing facility and was fighting Alzheimer’s. Resistant to loss of the home now that both parents were out of it, our clients purchased the home to keep in in the family. Despite their permanent home currently being in New Jersey, these clients dedicated themselves to keeping and revitalizing the house. We were moved by the story and became immediately passionate about bringing this dream to life. The home was built by the parents of our clients and was only ever owned by them, making this a truly special space to the family. Our goal was to revitalize the home and to bring new energy into every room without losing the special characteristics that were original to the home when it was built. In this way, we were able to develop a house that maintains its own unique personality while offering a space of welcoming neutrality for all members of the family to enjoy over time. The renovation touched every part of the home: the exterior, foyer, kitchen, living room, sun room, garage, six bedrooms, three bathrooms, the laundry room, and everything in between. The focus was to develop a style that carried consistently from space to space, but allowed for unique expression in the small details in every room. Starting at the entry, we renovated the front door and entry point to offer more presence and to bring more of the mid-century vibe to the home’s exterior. We integrated a new modern front door, cedar shingle accents, new exterior paint, and gorgeous contemporary house numbers that really allow the home to stand out. Just inside the entry, we renovated the foyer to create a playful entry point worthy of attention. Cement look tile adorns the foyer floor, and we’ve added new lighting and upgraded the entry coat storage. Upon entering the home, one will immediately be captivated by the stunning kitchen just off the entry. We transformed this space in just about every way. While the footprint of the home ultimately remained almost identical, the aesthetics were completely turned on their head. We re-worked the kitchen to maximize storage and to create an informal dining area that is great for casual hosting or morning coffee. We removed the entry to the garage that was once in the informal dining, and created a peninsula in its place that offers a unique division between the kitchen/informal dining and the formal dining and living areas. The simple light warm light gray cabinetry offers a bit of traditional elegance, along with the marble backsplash and quartz countertops. We extended the original wood flooring into the kitchen and stained all floors to match for a warmth that truly resonates through all spaces. We upgraded appliances, added lighting everywhere, and finished the space with some gorgeous mid century furniture pieces. In the formal dining and living room, we really focused on maintaining the original marble fireplace as a focal point. We cleaned the marble, repaired the mortar, and refinished the original fireplace screen to give a new sleek look in black. We then integrated a new gas insert for modern heating and painted the upper portion in a rich navy blue; an accent that is carried through the home consistently as a nod to our client’s love of the color. The former entry into the old covered porch is now an elegant glass door leading to a stunning finished sunroom. This room was completely upgraded as well. We wrapped the entire space in cozy white shiplap to keep a casual feel with brightness. We tiled the floor with large format concrete look tile, and painted the old brick fireplace a bright white. We installed a new gas burning unit, and integrated transitional style lighting to bring warmth and elegance into the space. The new black-frame windows are adorned with decorative shades that feature hand-sketched bird prints, and we’ve created a dedicated garden-ware “nook” for our client who loves to work in the yard. The far end of this space is completed with two oversized chaise loungers and overhead lights…the most perfect little reading nook! Just off the dining room, we created an entirely new space to the home: a mudroom. The clients lacked this space and desperately needed a landing spot upon entering the home from the garage. We uniquely planned existing space in the garage to utilize for this purpose, and were able to create a small but functional entry point without losing the ability to park cars in the garage. This new space features cement-look tile, gorgeous deep brown cabinetry, and plenty of storage for all the small items one might need to store while moving in and out of the home. The remainder of the upstairs level includes massive renovations to the guest hall bathroom and guest bedroom, upstairs master bed/bath suite, and a third bedroom that we converted into a home office for the client. Some of the largest transformations were made in the basement, where unfinished space and lack of light were converted into gloriously lit, cozy, finished spaces. Our first task was to convert the massive basement living room into the new master bedroom for our clients. We removed existing built-ins, created an entirely new walk-in closet, painted the old brick fireplace, installed a new gas unit, added carpet, introduced new lighting, replaced windows, and upgraded every part of the aesthetic appearance. One of the most incredible features of this space is the custom double sliding barn door made by a Denver artisan. This space is truly a retreat for our clients! We also completely transformed the laundry room, back storage room, basement master bathroom, and two bedrooms. This home’s massive scope and ever-evolving challenges were thrilling and exciting to work with, and the result is absolutely amazing. At the end of the day, this home offers a look and feel that the clients love. Above all, though, the clients feel the spirit of their family home and have a welcoming environment for all members of the family to enjoy for years to come.

Pontcanna is a popular residential area in the western district of Cardiff, in South East Wales. Known for its rather large houses and spectacular foliage, interestingly enough roughly a quarter of the population are English folk. I was called down to a property in the area to take a look at a Victorian tiled floor which was in quite poor condition. Along with the typical amount of dirt and muck seen on poorly maintained tiles, there were a number of missing tiles and a fair bit of cement caked on the surface of the floor. It would require a robust clean, fresh seal, and several repairs to get this floor back into optimum condition. To begin, I checked for excess moisture problems using a damp meter in various places of the hallway floor and, thankfully, it was showing dry results. Any dampness could have potentially caused problems later on in the restoration process, so it was s good idea to run tests before starting. Next, I manually scraped as much of the dry paint and cement off the tiles as possible, with no lubrication necessary. I then proceeded to clean the floor with a solution I mixed early, consisting of equal parts Tile Doctor NanoTech HBU and Tile Doctor Pro Clean, rinsing as I went. Both products are designed to tackle heavy soil build-up, with the former uniquely using nano-sized particles (as the product name suggests) to penetrate deep into difficult to reach areas in the tiles in order to lift out ingrained muck. Following the initial clean, I removed all of the loose tiles and those heavily affected by cement, before retiling as necessary with fresh Victorian tiles, and grouting the whole floor. Of course, these replacement tiles were carefully sourced to ensure consistency, as far as possible, with the original pattern of the floor. The next day, I went over the whole floor with an application of the acid-based Tile Doctor Grout Clean Up, diluted with a little alkaline Pro Clean to form a cleaning solution. I then used a black pad to scrub the cleaner into the tiles, similarly to the previous day’s cleaning. This was followed by a through rinse with water to neutralise the floor. It was at this point that I noticed some stubborn cement stains remained so I set about breaking them down using a 60 grade hand held diamond polishing block, and this technique proved successful. After completing the clean, I left the floor to dry out for roughly 24 hours. Upon my return to the property to seal the tiles, I tested again for moisture. It is recommended to run damp tests before sealing, as excess moisture can cloud the sealer, affecting its performance in the long run. Fortunately, no dampness was detected and I was proceeded to seal the floor with seven coats of Tile Doctor Seal & Go, which enhances the natural colours in the stone and provides a nice satin gloss appearance, as requested by the customer. I was extremely pleased with the results of this restoration, as was the customer. This development, nicknamed "Trivaca", is situated on a unique triangular shaped property within the historic Lavaca neighborhood of San Antonio. It consists of four, two-story modern townhouses, designed by four individual architects that work within the Southtown neighborhood. The designs, although modern, make use of a variety of materials found throughout the area such as steel, wood, and stucco, while also maintaining a unique individual look across all four properties. Fisher Heck's design for this home is a contemporary reflection of many of the surrounding historic homes, specifically with regards to materiality and building proportion. The main level consists of the main living areas as well as a home office/guest bedroom with full bath. The living spaces all open out to a lush, private xeriscaped courtyard and modular driveway. The two upstairs bedrooms both face north with perfect views of Tower of Americas and downtown fireworks.

Both Latifah and Lucas are multi-instrumentalists, engineers, and mixers, and the studio reflects the full range of their workflows—visually inspiring, technically precise, and intuitive in every room. The facility was built from the ground up with a strong emphasis on architectural acoustics and plug-and-play connectivity. The layout includes two Control Rooms, multiple isolation booths, and shared common spaces, all tied together with seamless audio integration. No matter where you are in the studio, routing, monitoring, and communication remain effortless and consistent. Behind the aesthetic, the acoustic design is exceptionally robust. Six independent floating-floor systems support the suites, ensuring each room operates with minimal sound transmission. Tailored sound-reducing wall assemblies, full-lite doors, engineered window systems, and intentional treatment plans deliver clarity, isolation, and precision for tracking and mixing. A repeat client of Battle Architects consisted of two unique projects. A Kitchen/Family Room remodel and a new Barn. The Kitchen/Family Room program was to relocate the kitchen and create a new family room in the old kitchen area. This repositioning created a more open floor plan between the kitchen and family room. Openings to the adjacent dining room and back hall were modified to enhance the new spaces. The new kitchen consists of custom made cabinets with beaded inset doors, beadboard ceiling and reused exposed beams to give the space a traditional feel. The Barn project was a new garage with a playroom above. The exterior palette and details were develop to create it own unique appearance but compliment and tie into the existing home.

The Lincoln House is a residence in Rye Brook, NY. The project consisted of a complete gut renovation to a landmark home designed and built by architect Wilson Garces, a student of Mies van der Rohe, in 1961. The post and beam, mid-century modern house, had great bones and a super solid foundation integrated into the existing bedrock, but needed many updates in order to make it 21st-century modern and sustainable. All single pane glass panels were replaced with insulated units that consisted of two layers of tempered glass with low-e coating. New Runtal baseboard radiators were installed throughout the house along with ductless Mitsubishi City-Multi units, concealed in cabinetry, for air-conditioning and supplemental heat. All electrical systems were updated and LED recessed lighting was used to lower utility costs and create an overall general lighting, which was accented by warmer-toned sconces and pendants throughout. The roof was replaced and pitched to new interior roof drains, re-routed to irrigate newly planted ground cover. All insulation was replaced with spray-in foam to seal the house from air infiltration and to create a boundary to deter insects. Aside from making the house more sustainable, it was also made more modern by reconfiguring and updating all bathroom fixtures and finishes. The kitchen was expanded into the previous dining area to take advantage of the continuous views along the back of the house. All appliances were updated and a double chef sink was created to make cooking and cleaning more enjoyable. Combining Form and Function of Wine Cellar In collaboration with Chicago based interior designers, Stones Throw Interiors, we were able to provide a speak-easy style wine cellar in a beautiful Chicago high-rise. We combined our expertise and design skills with lead designer, Lonnie Unger, to create this one-of-a-kind experience for our customer. From the wine cellar door and custom wine racks, to the cooling system, we were able to utilize all of our products to their highest potential. Our expertise relies heavily on custom design, so we were delighted to be brought on to this project to showcase our abilities. We are able to build our products to fit any space limitation. Luckily for us, our client had a space with 14′ high ceilings and wanted to utilize as much of the space as possible. Custom Wine Racking Designs We used a classic crossed shelving design that is consistent with the ‘old-world’ speakeasy era. The use of dark Mahogany wood was ideal for this moody and dramatic wine cellar. Keeping with traditional styles, we stuck to our classic X racking technique from top to bottom. This style of racking is consistent with the era that the rest of the project was emulating. Custom Wine Cellar Cooling System One detail that is crucial to the project, is the temperature controlled cooling system. Wine is strongly encouraged to be kept at a strict 55 degrees in order to stay preserved. For collectors, this feature is crucial to maintaining and prolonging the life of each bottle. With such an extensive wine collection, preservation was a top priority while working on this project. Our goal was to ensure that this collection would withstand the test of time. Function and form are fused together with this classic speak-easy style wine cellar. We love working with designers and our clients to create timeless products that are reputable in their appearance and purpose.

Stuart Wade, Envision Virtual Tours Lake Arrowhead is located approximately two miles (3 km) southwest of Waleska, Georgia, in the mountainous, west-northwestern part of Cherokee County, Georgia. Located just east-southeast of Bear Mountain, it is Georgia's second largest man-made, private lake,[1] covering about 540 acres (2.2 km2) and reaching depths of up to 80 feet (24 m). In addition to the actual lake, "Lake Arrowhead" also refers to the lake's surrounding, gated community. The community's property was bought in the 1960s and established in the early 1970s as a remote mountain retreat, but now finds itself at the edge of metro Atlanta's exurban expansion. The small valley Lake Arrowhead sits in and the surrounding community was originally known by local residents as "Lost Town," which was initially settled in the 1840s. Many descendants of the first pioneers still live nearby in the Waleska area. The private, Lake Arrowhead community consists of two lakes, Lake Arrowhead and Lake Chickasaw, has two security gates, an 18-hole golf course, a clubhouse, boat rentals, a marina, nature trails, a chapel, a community swimming pool,tennis courts and two volunteer fire departments. Additionally, the community includes condominium homes, some of which are located on the golf course, and a small, historic cemetery, which consists mostly of graves from the Puckett family, early Lost Town settlers. Currently, Lake Arrowhead is in the process of further expansion by building another 18-hole golf course, adding another fire department, building a lake pavilion, new clubhouse, restaurant, and also adding a new community area, which includes a new pool, a skate park and anamphitheatre.
