ASR DESIGN STUDIOOur mission was to create an ocean and California lifestyle-inspired space that would invite consistent clicks, bookings and five-star reviews.
To make the most of the great location, we designed Project 11 for travelling singles and couples searching for a cozy and welcoming condo within walking distance to downtown San Diego.
Project 11 would also be used by our clients when it was unoccupied, so it had to be practical, functional and beautiful, too.
Our clients had a limited budget, so we got thrifty and sourced furnishings from Target, Ikea, Amazon and Etsy.
The oversized art prints – which set the tone for our relaxing and soothing beachy theme – were hunted down and found at Etsy of California Lifestyle.
We made the most of layers, colors and texture to create spaces that conjured calming ocean vibes and felt wholeheartedly welcoming.
We couldn’t repaint the walls, but they gave us a neutral color palette to work with. We built on it by adding in pops of color while maintaining a minimalist approach to understated style.
Then we had some fun and added in cute touches like Cali and San Diego inspired mugs, an adorable Kerig to tie in the colors of the ocean again, a swivel chair to view the sunrise and sunset and a totally pimped-out kitchen with all the cooking accessories a guest would need to feel at home in Project 11.
By the time we were done, we were tempted to scoop up the first available booking for ourselves!
Finally, we invested our energy in designing for effortless functionality so our client’s guests had everything they needed during their stay.

Zaneen LightingThis modern family home models contemporary family living at its finest. Designed by a husband and wife team, (the latter is the founder and designer behind Brownstone Design & Co.) the breathtaking open-concept interior delivers modernist design principles with thoughtfully selected finishes throughout. The duo designed the home of their dreams themselves, drawing out inch by inch to specify exactly the look they wanted and picking all of the materials themselves including tiles, floorboards, siding, and of course, lighting. Brownstone Design & Co. worked with Zaneen to carefully select lighting solutions from all three divisions of Zaneen lighting - architectural, design and exterior – allowing for ease of coordination, quality and consistency by working with one brand. From the kitchen to the bathroom and every thoughtfully-designed space in between, all of the fixtures used are energy efficient, dimmable and customized in order to suit the needs and dimensions of the spaces. Since the specifications of their home were not standard, our experts provided the necessary knowledge and advice to install high-quality products to match the luxury home. Collaborating with Zaneen, Brownstone Design & Co. was able to turn lighting from just a functional element into art, bringing the overall interior design to life with the use of dark wood embellishments, gorgeous marble backdrops and more. The result is a magazine worthy home that is at once modern, comfortable, and conducive to raising a family.
Hammer ArchitectsThe project consists of a renovation and additions to the Saas Residence designed by Charles Zehnder in 1963. The house was built by Albert and Bob Rose for a cost of fourteen thousand dollars. The living room on the West side was modified and expanded in 1976.
When built, the main house was intended only for summer occupancy. It was uninsulated, had single glazed windows and no heating or ventilation systems. There was no laundry facility and had a small kitchen and bathrooms.
In order to ensure the building’s survival well into the future and provide modern amenities, a plan was developed to lift the original house and place it on a permanent concrete foundation. Once stabilized and preserved, the kitchen and master bedroom were extended slightly at each end. These new additions contain a mechanical room, laundry room, closet and Owners’ bath and allowed the enclosing envelope to meet the State energy code.
All proposed changes have been designed with sensitivity to and respect for the original architecture. The existing house was only 1670 square feet in area; the area of the final design is a modest 2204 square feet. The resulting building maintains the appearance from the road of a long modern shed-roofed rectangle. The new section replacing the later living room addition is at the rear of the house and offers expansive views of the South Truro landscape and Cape Cod Bay.

Cape Associates, Inc.This home, set at the end of a long, private driveway, is far more than meets the eye. Built in three sections and connected by two breezeways, the home’s setting takes full advantage of the clean ocean air. Set back from the water on an open plot, its lush lawn is bordered by fieldstone walls that lead to an ocean cove.
The hideaway calms the mind and spirit, not only by its privacy from the noise of daily life, but through well-chosen elements, clean lines, and a bright, cheerful feel throughout. The interior is show-stopping, covered almost entirely in clear, vertical-grain fir—most of which was source from the same place. From the flooring to the walls, columns, staircases and ceiling beams, this special, tight-grain wood brightens every room in the home.
At just over 3,000 feet of living area, storage and smart use of space was a huge consideration in the creation of this home. For example, the mudroom and living room were both built with expansive window seating with storage beneath. Built-in drawers and cabinets can also be found throughout, yet never interfere with the distinctly uncluttered feel of the rooms.
The homeowners wanted the home to fit in as naturally as possible with the Cape Cod landscape, and also desired a feeling of virtual seamlessness between the indoors and out, resulting in an abundance of windows and doors throughout.
This home has high performance windows, which are rated to withstand hurricane-force winds and impact rated against wind-borne debris. The 24-foot skylight, which was installed by crane, consists of six independently mechanized shades operating in unison.
The open kitchen blends in with the home’s great room, and includes a Sub Zero refrigerator and a Wolf stove. Eco-friendly features in the home include low-flow faucets, dual-flush toilets in the bathrooms, and an energy recovery ventilation system, which conditions and improves indoor air quality.
Other natural materials incorporated for the home included a variety of stone, including bluestone and boulders. Hand-made ceramic tiles were used for the bathroom showers, and the kitchen counters are covered in granite – eye-catching and long-lasting.

M3ArchitectureThe Piney Point project included a new pool house for an existing pool. The wings on either side consisted of the pool equipment room on one end and a shower-bath/changing room on the other. The center space was a gathering area with a small kitchen, dining and entertainment area.

D&G ConstructionThis kitchen remodel was designed to make a statement—balancing bold character with refined craftsmanship to create a space that’s both highly functional and visually unforgettable.
At the heart of the design is a striking contrast palette. Crisp white perimeter cabinetry keeps the space bright and open, while rich black lower cabinets and a substantial island ground the room with depth and sophistication. The oversized island serves as both a functional workspace and a central gathering point, topped with a dramatic stone surface that adds movement and texture.
The flooring plays a defining role in the overall aesthetic. A custom black-and-white patterned tile layout introduces energy and personality, transforming the kitchen into a true design centerpiece while maintaining a timeless appeal. This bold foundation is thoughtfully balanced by clean lines, classic shaker cabinetry, and elegant hardware selections.
Functionality was a key driver throughout the project. The layout maximizes workflow efficiency with dedicated zones for cooking, prep, and cleanup. A professional-grade range anchors the island, while the farmhouse sink positioned beneath large windows brings in natural light and enhances the everyday experience.
