This LEED Platinum certified house reflects the homeowner's desire for an exceptionally healthy and comfortable living environment, within a traditional neighborhood. INFILL SITE. The family, who moved from another area of Wellesley, sought out this property to be within walking distance of the high school and downtown area. An existing structure on the tight lot was removed to make way for the new home. 84% of the construction waste, from both the previous structure and the new home, was diverted from a landfill. ZED designed to preserve the existing mature trees on the perimeter of the property to minimize site impacts, and to maintain the character of the neighborhood as well as privacy on the site. EXTERIOR EXPRESSION. The street facade of the home relates to the local New England vernacular. The rear uses contemporary language, a nod to the family’s Californian roots, to incorporate a roof deck, solar panels, outdoor living space, and the backyard swimming pool. ZED’s careful planning avoided to the need to face the garage doors towards the street, a common syndrome of a narrow lot. THOUGHTFUL SPACE. Homes with dual entries can often result in duplicate and unused spaces. In this home, the everyday and formal entry areas are one and the same; the front and garage doors share the entry program of coat closets, mudroom storage with bench for removing your shoes, and a laundry room with generous closets for the children's sporting equipment. The entry area leads directly to the living space, encompassing the kitchen, dining and sitting area areas in an L-shaped open plan arrangement. The kitchen is placed at the south-west corner of the space to allow for a strong connection to the dining, sitting and outdoor living spaces. A fire pit on the deck satisfies the family’s desire for an open flame while a sealed gas fireplace is used indoors - ZED’s preference after omitting gas burning appliances completely from an airtight home. A small study, with a window seat, is conveniently located just off of the living space. A first floor guest bedroom includes an accessible bathroom for aging visitors and can be used as a master suite to accommodate aging in place. HEALTHY LIVING. The client requested a home that was easy to clean and would provide a respite from seasonal allergies and common contaminants that are found in many indoor spaces. ZED selected easy to clean solid surface flooring throughout, provided ample space for cleaning supplies on each floor, and designed a mechanical system with ventilation that provides a constant supply of fresh outdoor air. ZED selected durable materials, finishes, cabinetry, and casework with low or no volatile organic compounds (VOCs) and no added urea formaldehyde. YEAR-ROUND COMFORT. The home is super insulated and air-tight, paired with high performance triple-paned windows, to ensure it is draft-free throughout the winter (even when in front of the large windows and doors). ZED designed a right-sized heating and cooling system to pair with the thermally improved building enclosure to ensure year-round comfort. The glazing on the home maximizes passive solar gains, and facilitates cross ventilation and daylighting. ENERGY EFFICIENT. As one of the most energy efficient houses built to date in Wellesley, the home highlights a practical solution for Massachusetts. First, the building enclosure reduces the largest energy requirement for typical houses (heating). Super-insulation, exceptional air sealing, a thermally broken wall assembly, triple pane windows, and passive solar gain combine for a sizable heating load reduction. Second, within the house only efficient systems consume energy. These include an air source heat pump for heating & cooling, a heat pump hot water heater, LED lighting, energy recovery ventilation, and high efficiency appliances. Lastly, photovoltaics provide renewable energy help offset energy consumption. The result is an 89% reduction in energy use compared to a similar brand new home built to code requirements. RESILIENT. The home will fare well in extreme weather events. During a winter power outage, heat loss will be very slow due to the super-insulated and airtight envelope– taking multiple days to drop to 60 degrees even with no heat source. An engineered drainage system, paired with careful the detailing of the foundation, will help to keep the finished basement dry. A generator will provide full operation of the all-electric house during a power outage. OVERALL. Since the HVAC systems and ducting had become re-contaminated, we cleaned both units and all associated duct work. To eliminate unhealthy air being drawn into the home from the crawl space, we completely sealed and conditioned the crawl. In order to provide a controlled entry point for clean fresh air into the home we installed an energy efficient stand-alone Energy Recovery Ventilator (ERV). We installed wood flooring in all of the living areas that did not have wood flooring, and finished all of the flooring using a NO-VOC water-based floor finish. All of the painted surfaces of the home were sealed and painted with NO-VOC latex paint. To further improve the energy performance of the home in addition to thoroughly air-sealing and sealing and conditioning the crawl space, we installed 100% LED lighting in the home. We improved the water efficiency of the home by installing low-flow EPA WaterSense rated toilets and shower heads, converted all of the bathroom and kitchen faucets to be more water efficient. Upon completion, Amy and her family was able to move back into their cozy and clean “new home”, and are once again able to enjoy and be comfortable in their home.

Dancer Concrete Design was contacted to find the best way to deliver a finished concrete floor in such a different type of space. The home’s design is of two intersecting circles that make up the garage and main living space. A basement sits below half of the structure while a structural concrete pad supports the other half circle. The floor finishing would take place in the living room, dinning room, and into the kitchen. For this project the owners were fully occupying the space. Of course this process aesthetically enhances the space, but we have also found it to increase the durability of our floors. After mechanically removing the grout we move to additional polishing steps and our two-step sealing process of densification and stain guard. Densifying is a reactive penetrating sealer that makes the concrete even stronger and resistant to scratches, stains and other contaminants. The homeowner selected a natural concrete finish – no added stains or dyes – and the final day, the team polished the floor to the desired finish, a level one, 400-grit shine.

The existing lawn area remained saturated throughout most of the year and the runoff from the neighboring property ran across their back yard, down the side of their property and all the way to the sidewalk in front of their house. The water was so intense that it had begun to cut through the back yard and erode the soil across the sidewalk and into the nearby storm drain. By identifying these drainage problems and discussing solutions with the homeowner, we were able to design and create the aesthetically pleasing and sustainable solution of a rain garden. The goal was to slow down storm water runoff, and catch pollution and sediment by creating a rain garden that acts as a filter prior to entering the storm drain, while enhancing the aesthetics of the property. The rain garden created was a shallow depression, 12 - 16" deep that collects rainfall runoff from all downspouts of the home and water collected into perforated pipes underneath the lawn area. The perforated pipe begins at the highest elevation in the yard and ends in the rain garden, the new lowest elevation that has been excavated down to an 8" depth. The perforated pipe captures the runoff water and allows the water to seep slowly back into the ground as it runs across the property and into the garden. The garden was lined with a geotextile filter fabric to aide in removing contaminants from the water, prevent migration of the stone in to the soil, and minimalize maintenance. A large variety of plant material was chosen, focusing mainly on native wetland species for their tolerance of our local soil types, moisture conditions and the habitat they provide for wildlife. The garden was abundant with native wildlife and was a sustainable ecosystem for birds and butterflies upon completion of the project. After planting, we arranged decorative stone throughout the garden to slow the flow of water and help prevent erosion. The combination of vegetative and stone surfaces provides temporary storage for runoff before the water either evaporates or infiltrates the soil. The surrounding beds throughout the property were also all amended with compost and replanted with plants that work in harmony with the rain garden. The front, side, and rear yards are a beautiful display of colors that bloom throughout the seasons and the plants throughout the entire property provide food and shelter for native wildlife. The rear yard that was once a muddy play space for the kids is now a dry lawn space that can be utilized by the family and their neighbors. Recently it seems I am getting called out to an increasing number of new builds to sort out patchy grout issues. The reason why there have been so many issues arising is a bit of a mystery, but I put it down to a combination of things like poor quality grout, rushed installations, wet subfloors and the use of different batches. This recently built house in the village of Darton is a great example and in this case, I suspect two different batches of the same grout had been applied. Darton by the way is a small village in the Borough of Barnsley. Invariably these problems are picked up by the new owner on their snagging list, with the tiler long gone and the builder keen to get their final payment it is always a tricky situation to resolve. I find the best solution is to apply a Tile Doctor Grout Colourant, it’s a much quicker process than removing the old grout and replacing with new. Most new homeowners would not appreciate us ripping up their brand-new rooms and generating lots of dust in the process! Also, by using the Tile Doctor Grout Colourant it adds a barrier of the grout preventing dirt from discolouring it further down the line. Even though the house was brand new, the Porcelain Tiled floor was not looking great. The client was happy for me to go ahead and would take up the bill with the housebuilder. I first pre-treated it with Tile Doctors Grout Colourant Pre-Treatment. This removes any contamination from the grout which might affect the adhesion of the colourant and being an acid, it also etches the surface of the grout to ensure a superior bond with the colourant. The client chose our Light Grey colour which is one of 10 colours we offer. Once the pre-treatment had been applied, scrubbed, rinsed, and vacuumed away the floor was left to dry. Once dry we started applying the colourant, this is done with a small brush (a toothbrush is ideal) carefully scrubbing colourant into each grout joint and wiping off any excess that gets on the tiles before it is able to dry. Once complete the newly coloured grout lines totally transformed the floor and because the grout colorant is epoxy based the grout lines will stay stain free and never get dirty. The porcelain tiles were factory sealed so there is no need to apply a seal to the floor. I recommended the use of Tile Doctor Neutral Tile Cleaner to keep the floor in the best condition. It is pH neutral so is far less harsh on the surface than the everyday household cleaners available. It has a minty fragrance and is mild enough to use daily. They were very happy that the floor now looked as it should have from the start and was the finishing touch to their beautiful new home. Matthew Lovett South Yorkshire Tile Doctor

This is a job I recently completed in the small town of Braunstone, which lies just outside the city boundaries of Leicester, Leicestershire. My client wanted a restorative cleaning and sealing service for their very old Quarry tiled bathroom floor, which dates back to the Edwardian period. The floor was suffering from paint and adhesive staining, and was now in dire need of a thorough clean more generally along with a fresh seal to protect it from further damage. I treated the floor in the first instance Tile Doctor Remove & Go which is a powerful stripper that breaks down old sealers remaining on the floor, as well as inherent paint and adhesive contamination. Remove & Go also contains cleaning properties which allows it to draw out ingrained dirt from the stone, lifting it to the surface. The product was applied to the floor and allowed to dwell for approximately thirty minutes prior to agitation with a hand-held rotary polisher fitted with a small black stripping pad. The resulting slurry was promptly removed using a wet vacuum machine and our specialist Tile Doctor Acid Gel was then applied to the floor. Acid Gel is a blend of phosphoric and hydrochloric acids in gel form, and is specially formulated to treat grout haze and efflorescence on both wall and floor tiles. Readers should be aware that this product is not suitable for use on acid-sensitive stone tiles such as Marble, Limestone and Travertine as it can potentially cause severe etching. In this case Acid Gel was left to dwell for ten minutes prior to agitation. This was effective in removing the white efflorescence salt staining that was present in several concentrated areas. Once again, the resulting slurry was vacuumed away, and the entire floor was rinsed with clean water. The floor was left to dry for roughly twenty four hours before I returned to seal the floor. My choice of sealer in this case was Tile Doctor Colour Grow, a colour enhancing, impregnating sealer. The sealer will help to protect the tiles from soil ingress, and both water and oil based spills. As you can see from the ‘Before’ and ‘After’ photographs, a marked difference was made to the appearance of this Quarry tiled floor. A professional and carefully thought out approach was taken to tackling the innate problems, particularly relating to efflorescence and paint and adhesive staining, and my client was extremely pleased with the results.
