LEED Certification Level: V4 Builder: BPC Green Builders, LLC Architect: Trillium Architects. The Taft School faculty home serves as a high performance residence and learning lab for students. The project also earned certification through ENERGY STAR, Indoor airPLUS, Water Sense, PHIUS, and Department of Energy Zero Energy Ready Homes with Living Building Challenge Petal recognition pending. The project team was honored with third place in the 2014 Connecticut Zero Energy Home Challenge. Excluding the photovoltaic installation the HERS index was 33, and with the 13.1 kW the HERS index is -14. A year of utility bills show the home is producing more electricity than it uses. Located on a quiet street adjacent to campus the existing, historic home was deconstructed and materials donated or reused where possible. Challenged to find high efficiency windows that were historic commission acceptable, the team installed Klearwall awnings or casements over fixed glass (to mimic double hungs) with simulated divided lites (u-values as low as 0.13). A high solar heat gain coefficient (0.58) facilitates the passive solar gain for winter months, while well designed overhangs and a pergola shade summer sun. Double stud walls have 2¼” closed cell foam plus 8½” dense pack cellulose for a R-49 cavity. The exterior sheathing is R-6.6 Zip Wall System with taped seams to create the continuous air barrier. Inside the solid concrete foundation is 3” closed cell foam behind 2x4 stud walls and R-32 cellulose in the cavity. Prefabricated TJI joists frame the attic floor, an insulated “room” houses the heat recovery ventilator and ductwork, and blown in cellulose blankets it all in R-86. The house tested 0.6ACH50 proving the effectiveness of its air-tight envelope and attention to air sealing. Heating and cooling is provided by efficient air source heat pumps (9.2 HSPF, 16.5 SEER) and delivered by short duct runs which tested extremely tight. A heat pump water heater provides domestic hot water and an on-demand switch, with an occupancy sensor at each bath, ensures hot water is delivered fast and efficiently. Low flow fixtures are WaterSense certified, appliances are Energy Star labeled, and all LED lighting. A Zehnder Novus 300 (93.3% efficient) HRV supplies 112 cfm of continuous fresh air while using only 32 watts of power and running quietly. The homeowners control the mechanical ventilation through the intuitive wall-mounted control pad to shut off or increase the ventilation. Chemicals and contaminants were reduced by using low VOC and GreenGuard certified sealants, adhesives, primers, and paints. A walk-off matt at the side entry and hardwood floors help control dirt and dust. The granite front steps were salvaged and local stone used for the patio and stone walls. Storm water runoff from the roof, patio, and driveway is managed by the rain garden. The native landscaping is low maintenance, a community garden produces vegetables, and the chicken coop is powered by its own roof mounted PV panels. Taft School Director of Environmental Stewardship, Carly Borken has used the design and construction process as a teaching tool for her science classes. Keith and Amy loved their home in quiet Wake Forest neighborhood on a large corner lot on a cul-de-sac. Over time, Amy had developed allergic reactions to unknown allergens in their home. As her condition worsened, it became impossible for her to spend much time in the home, and they were forced to move out and find temporary housing accommodations. After months of talking with other home improvement providers and indoor air “experts” and trying other solutions to no avail including having their HVAC ducting cleaned, they turned to Paradise Found Construction and our expertise and experience in transforming indoor environments in homes into healthy and clean living spaces. Because many of the improvements we undertook to create a cleaner environment also provided energy savings, we had our work certified under the 2012 National Green Building Standards (NGBS) and were award a Bronze level certification for the home. We conducted a thorough investigation and testing regimen that included bringing in our team industry leading air quality and HVAC experts, we developed a comprehensive plan of action that would solve their “sick home syndrome”. We removed all of the carpeting and pad from the home and thoroughly cleaned all surfaces and filtered the air with advanced HEPA filtration units. There were a few areas of mold in the crawl space which we mitigated as well. We thoroughly air sealed the home, paying particular attention to the ground level and attic floor system. Since the HVAC systems and ducting had become re-contaminated, we cleaned both units and all associated duct work. To eliminate unhealthy air being drawn into the home from the crawl space, we completely sealed and conditioned the crawl. In order to provide a controlled entry point for clean fresh air into the home we installed an energy efficient stand-alone Energy Recovery Ventilator (ERV). We installed wood flooring in all of the living areas that did not have wood flooring, and finished all of the flooring using a NO-VOC water-based floor finish. All of the painted surfaces of the home were sealed and painted with NO-VOC latex paint. To further improve the energy performance of the home in addition to thoroughly air-sealing and sealing and conditioning the crawl space, we installed 100% LED lighting in the home. We improved the water efficiency of the home by installing low-flow EPA WaterSense rated toilets and shower heads, converted all of the bathroom and kitchen faucets to be more water efficient. Upon completion, Amy and her family was able to move back into their cozy and clean “new home”, and are once again able to enjoy and be comfortable in their home.

The existing lawn area remained saturated throughout most of the year and the runoff from the neighboring property ran across their back yard, down the side of their property and all the way to the sidewalk in front of their house. The water was so intense that it had begun to cut through the back yard and erode the soil across the sidewalk and into the nearby storm drain. By identifying these drainage problems and discussing solutions with the homeowner, we were able to design and create the aesthetically pleasing and sustainable solution of a rain garden. The goal was to slow down storm water runoff, and catch pollution and sediment by creating a rain garden that acts as a filter prior to entering the storm drain, while enhancing the aesthetics of the property. The rain garden created was a shallow depression, 12 - 16" deep that collects rainfall runoff from all downspouts of the home and water collected into perforated pipes underneath the lawn area. The perforated pipe begins at the highest elevation in the yard and ends in the rain garden, the new lowest elevation that has been excavated down to an 8" depth. The perforated pipe captures the runoff water and allows the water to seep slowly back into the ground as it runs across the property and into the garden. The garden was lined with a geotextile filter fabric to aide in removing contaminants from the water, prevent migration of the stone in to the soil, and minimalize maintenance. A large variety of plant material was chosen, focusing mainly on native wetland species for their tolerance of our local soil types, moisture conditions and the habitat they provide for wildlife. The garden was abundant with native wildlife and was a sustainable ecosystem for birds and butterflies upon completion of the project. After planting, we arranged decorative stone throughout the garden to slow the flow of water and help prevent erosion. The combination of vegetative and stone surfaces provides temporary storage for runoff before the water either evaporates or infiltrates the soil. The surrounding beds throughout the property were also all amended with compost and replanted with plants that work in harmony with the rain garden. The front, side, and rear yards are a beautiful display of colors that bloom throughout the seasons and the plants throughout the entire property provide food and shelter for native wildlife. The rear yard that was once a muddy play space for the kids is now a dry lawn space that can be utilized by the family and their neighbors. We were contacted by a customer in West Kirby who needed help renovating a Victorian tiled hallway in a house they had just purchased. Kirby is a desirable seaside location North of Heswall that expanded with the arrival of the railway in 1848. The railway brought a demand for property and so it’s not unusual to find housing stock in this area dating back to the Victorian era. The Victorian tiles at this property appear to have been neglected by the previous owner and were now looking very dull and marked by paint from decorating; all the colours looked washed out and the floor was now looking very unappealing. The good news however is that this problem is not uncommon and with a deep clean and a fresh sealer applied it can be transformed. I gave the owner a quote which was accepted a date agreed for my return to do the work. On the first day the floor was sprayed with a neat solution of Tile Doctor Remove and Go which is a powerful alkaline cleaning and stripping agent used to remove old seals and paint. The solution was left to dwell for about twenty minutes so it could soak in and get to work. It was then scrubbed into the tiles using a coarse 200-grit pad fitted to a heavy buffing machine. Water was then added to the floor for lubrication and the soils released from the pores of the tile during scrubbing was removed by with a wet vacuum. To treat the stubborn paint stains and remains of what I suspect was carpet adhesive a hand scraper and wire brush was used, this was made easier by the Remove and Go which had softened the paint etc. The next stage was to give the Victorian tiles a mild acid wash using Acid Gel which is applied to the floor, scrubbed in, and rinsed off with a little water then extracted using the wet vacuum. We always recommend an acid wash for old floors like these as it will counter any efflorescent salts resident in the tiles and helps to remove other mineral contaminates and old grout that can mask the true beauty of the tiles. I left the tiles to dry out for two days before returning to apply the sealer, first checking it was dry by testing for moisture in various places with an electronic damp tester. It’s not a good idea to apply a sealer to a damp floor so we always check first. Satisfied the floor was dry, I started applying a coat of Tile Doctor Colour Grow which is a colour enhancing impregnating sealer that helps to bring out the true colours in the tile. This was allowed to dry for thirty minutes and then followed up five coats of Tile Doctor Seal and Go Extra which is a breathable sealer that leaves a lovely satin finish and builds on the protection. Once done the Victorian hallway tiles looked so much cleaner and healthier. It was quite a transformation and the new sealer had given the floor a nice low sheen shine which the customer was very happy with. For aftercare cleaning I left them with a bottle of Tile Doctor Neutral Cleaner which is specially formulated for cleaning sealed tiles. We don’t recommend tile cleaning products you find on supermarket shelves as the are usually too strong and can strip a sealer off the floor prematurely. This beautiful Terrazzo floor was uncovered in the hallway of a house in Doncaster, as you can see it had taken a bit of a beating over the years, but the owners were keen on having it restored. Restoring period features like these are a great idea as they are very sought after and can add a lot of value to a property. The floor had spent many years below carpet and nails had been hammered through the floor to hold carpet grippers in place. Along with this there was a lot of glue and paint to remove. However, I was confident that we could get the floor restored, I gave them a quotation for the work, and they were happy to proceed as soon as possible. Doncaster is a hot spot for terrazzo floors, apparently there was a big Italian community there in the early part of the 1900s. Doncaster is also famous for its rich rail heritage; the main Doncaster train station is on the East Coast mainline and you find many original station buildings have Terrazzo floors in the public areas. The first job was to remove as much of the paint, glue and other contaminates as possible. These were scraped off the floor by hand using a razor-sharp scraper. We then moved onto using a set of five diamond burnishing pads of different grits to cut through the top layers and grime to eventually bring this floor back up to its’ former glory. Starting off with the most coarse pad first I started to go over the floor a pad at a time, each pad is fitted to a rotary machine which has extra weight added to it to make the pads work ever better. Each time a pad is changed, it is slightly less coarse, this starts to polish the floor up to a shine eventually ended with a very fine diamond pad. Water is added at each stage and removed with the wet vacuum before the next pad is used. Gradually the original floor started to shine through, the colours were quite pronounced, and you could see the floor was a lovely example of terrazzo. After a final rinse to remove the soiling generated by burnishing, I turned my attention to filling the many holes where the nails had been. The floor was left to dry off overnight and the following morning I returned to seal the floor with several coats of Tile Doctor Colour Grow. I choose this product as its designed to enhance the subtle colours in the floor and its fully breathable which is an important consideration when sealing floors in older properties. Damp proof membranes are a common feature these days but are a relatively recent invention. With older floors you need to allow the floor to breathe so the moisture in the sub floor can rise and evaporate at the surface, without this the moisture will reach out to the walls where it can cause rising damp. The result was a highly polished floor just the way it would have looked when it was first installed 90 years ago. As you can imagine the owners were over the moon with the transformation. This Ceramic Tiled kitchen floor at a property in Wickersley was proving to be a pain for our clients, whatever they did the grout just looked dark, dirty, and unsightly. No amount of scrubbing would make a difference and eager to find a solution they wasted a lot of money on various products trying to clean the grout lines, but nothing had worked. Ceramic tiles are glazed which makes them very easy to clean, grout however is a different story. Wickersley is in Rotherham close to the 3 main motorways in South Yorkshire, the M1, M18 and A1. The village took its’ name from the Wickersley family who eventually moved to Sheffield and built the famous Broom Hall, incredibly we restored 100sqm of stone flooring in that very house not too long back. It was a beautiful restoration. On the first visit we tried a few of our products to clean the grout lines up but sometimes grout just can’t be cleaned, if the staining has penetrated the surface layer and gone right down into the grout it is stained forever. Grinding the grout out and putting in new grout is a big messy expensive job. For this reason, our grout recolouring service is an ideal option and the best thing about it is once it is recoloured the grout is protected and stain resistant. Tile Doctor have a range of ten grout colours to choose from and in this case our client chose the light grey colour. They were happy to go ahead with our quote and just thankful that we were able to do it relatively inexpensively and without making a huge mess! Work started by treating the grout lines with an acidic pre-treater that comes with the Grout Colourant kit that Tile Doctor sell, Tile Doctor Grout Colourant Pre-Treat cleaner, this gets rid of any contamination and prepares the grout for the colourant, so you get a superior bond. Once dry the Light Grey Grout Colourant was applied the grout lines with a small brush. A steady hand is required, and you need to ensure any excess is immediately wiped away before it dries. It is quite a slow job, but very satisfying when you see the difference it makes. Glazed tiles are sealed during manufacture, so we do not need to apply a sealer like we do on most of our jobs. The customer was over the moon with the transformation, the grubby grout lines had been irradicated and because the grout colourant forms a barrier over the grout, they will remain looking good for a long time to come. For aftercare cleaning I recommended using Tile Doctor Neutral Tile Cleaner which is pH neutral and gentle enough to use on a regular basis, it also has a nice fresh smell.
