2014 PLNA Awards for Landscape Excellence Winner
Category: Residential $30,000-$60,000
Award Level: Silver
Project Description:
Our company was contracted to do a master plan for the family who was in desperate need of a rear yard renovation. The existing lawn area remained saturated throughout most of the year and the runoff from the neighboring property ran across their back yard, down the side of their property and all the way to the sidewalk in front of their house. The water was so intense that it had begun to cut through the back yard and erode the soil across the sidewalk and into the nearby storm drain.
By identifying these drainage problems and discussing solutions with the homeowner, we were able to design and create the aesthetically pleasing and sustainable solution of a rain garden. The goal was to slow down storm water runoff, and catch pollution and sediment by creating a rain garden that acts as a filter prior to entering the storm drain, while enhancing the aesthetics of the property.
The rain garden created was a shallow depression, 12 - 16" deep that collects rainfall runoff from all downspouts of the home and water collected into perforated pipes underneath the lawn area. The perforated pipe begins at the highest elevation in the yard and ends in the rain garden, the new lowest elevation that has been excavated down to an 8" depth. The perforated pipe captures the runoff water and allows the water to seep slowly back into the
ground as it runs across the property and into the garden. The garden was lined with a geotextile filter fabric to aide in removing contaminants from the water, prevent migration of the stone in to the soil, and minimalize maintenance.
A large variety of plant material was chosen, focusing mainly on native wetland species for their tolerance of our local soil types, moisture conditions and
the habitat they provide for wildlife. The garden was abundant with native wildlife and was a sustainable ecosystem for birds and butterflies upon completion of the project.
After planting, we arranged decorative stone throughout the garden to slow the flow of water and help prevent erosion. The combination of vegetative and stone surfaces provides temporary storage for runoff before the water either evaporates or infiltrates the soil.
The surrounding beds throughout the property were also all amended with compost and replanted with plants that work in harmony with the rain garden. The front, side, and rear yards are a beautiful display of colors that bloom throughout the seasons and the plants throughout the entire property provide food and shelter for native wildlife.
The rear yard that was once a muddy play space for the kids is now a dry lawn space that can be utilized by the family and their neighbors. This multi functional garden has become the focal point of the residence.

See the drain basin under the downspout. This prevents leaves and debris from contaminating your drain lines by keeping the leaves out of the drain. Also each pot has it's own drain under the pots to keep from staining the marble treads. The drip lines also go through the bottom of the pots and area accessible through conduits if ever the y need servicing. The low voltage lights also have conduits under the paving to provide access if ever it is needed. Ever detail is thought out ahead of time. That's what 40 years experience will bring to the table.

Upon Completion of the Stairway Railing, Posts, Spindles, Risers and Stringer –

A Heating, Ventilation and Air Conditioning system, also known as HVAC system, removes contaminants in the air and conditions indoor air either cooling it or heating it to provide comfort. Air contains many pollutants. If you let it in to your home without purifying it, you or your family might end up getting sick. Advances in HVAC technology in the past ten years have put older systems on the verge of being outdated and the upgrade of your system provides many advantages.

Here is the finished product of the basement. What we had to do is remove the contaminated areas, apply concealer so that the mold will never return, re insulate the area. Now the homeowner can sell their house mold free. The mold removal process only took 1 day.

Metal Porch Stairs Painting in Lakeview, Chicago | Windy City Painters
Lakeview is one of Chicago's most architecturally diverse neighborhoods — vintage courtyard buildings, rooftop-deck condos, newly converted three-flats, and classic brick two-flats all line the same block. What they share is this: exposed metal. Back porch stairs, handrails, balconies, and exterior landings define the rear streetscape of nearly every building in the neighborhood. And in Chicago, exposed metal without proper protective coatings doesn't last.
Windy City Painters recently completed a full metal porch stairs painting project in Lakeview that illustrates exactly what professional metal refinishing looks like — and why preparation is everything.
The Problem: Years of Chicago Weather Had Done Their Damage
The client's back porch stairs were structurally sound — the diamond-plate steel treads were solid underfoot and the handrails were stable. However, the original paint system had long since failed. Surface rust had spread across the treads and risers. The old coating was peeling at every seam, edge, and weld point. Meanwhile, the black handrails were chalky and beginning to show rust at the bases.
Notably, this is a pattern Windy City Painters sees constantly in Lakeview. The neighborhood's diverse housing stock — ranging from pre-war courtyard buildings to 1990s condo conversions — often features original metal porch work that has never received a proper professional refinish. Homeowners and property managers patch-paint over rust for years, which ultimately accelerates the problem rather than solving it.
The solution isn't more paint. It's a complete system: mechanical rust removal, chemical treatment, primer, and a durable topcoat engineered for exterior metal.
The Windy City Painters Process for Metal Porch Stairs Painting
Windy City Painters approaches every metal porch stairs painting project with the same disciplined sequence. Consequently, our finishes outlast the competition by years.
Step 1 — Mechanical Preparation Our crew wire-brushes all loose rust, flaking paint, and surface contamination from every tread, riser, stringer, and handrail section. For heavier rust accumulation, we use grinding discs to cut down to clean, bare metal. This step is non-negotiable. Additionally, we pay particular attention to weld seams, bolt plates, and edge returns — the spots where moisture consistently hides and rust reliably starts.
Step 2 — Chemical Rust Treatment After mechanical prep, we apply a rust-converting primer to any remaining rust residue. This chemically neutralizes active rust and converts it into a stable, paintable surface. Moreover, the converter bonds to the metal and creates an additional barrier against future oxidation.
Step 3 — Rust-Inhibiting Primer Windy City Painters then applies a full coat of oil-based, rust-inhibiting primer to all prepared metal surfaces. This primer penetrates bare metal and creates the critical bond layer that everything else depends on. Skipping this step — or substituting a latex primer — is the single biggest reason DIY metal paint jobs fail within one season.
Step 4 — Two Topcoats of Industrial Enamel We apply two full coats of oil-based industrial enamel in the client's chosen color. For this Lakeview project, the stairs received a deep red finish and the handrails received gloss black — a classic combination that reads beautifully against the surrounding brick. Each coat is allowed to cure fully before the next is applied. Furthermore, we back-roll every surface to eliminate lap marks and ensure consistent film build.
Step 5 — Final Inspection and Cleanup Windy City Painters inspects every inch of the completed work before calling a project done. We remove all masking, clean up the work area completely, and walk the client through the finished result. In addition, we advise on a maintenance schedule to maximize the life of the coating system.
Why Metal Porch Stairs Painting Matters for Lakeview Properties
Metal porch stairs are among the most visible exterior features of Chicago residential buildings. Therefore, their condition directly affects curb appeal, property value, and — most importantly — structural safety. Rust that penetrates deeply enough will compromise the structural integrity of stairs and railings. Meanwhile, peeling paint signals to buyers, renters, and neighbors that a property is deferred.
In contrast, freshly refinished metal porch stairs signal exactly the opposite. They say the property is maintained, the owner takes pride in the building, and the structure is safe. For Lakeview landlords and homeowners alike, metal porch stair refinishing delivers an exceptional return on investment.
Professional Advice for Lakeview Homeowners
Before starting a metal porch stairs painting project, Windy City Painters recommends the following:
Don't paint over rust. Any rust left beneath a topcoat will continue to spread and will lift the new paint within months. Mechanical removal is essential.
Choose oil-based products for exterior metal. Latex paints don't adhere to metal as reliably and lack the film hardness needed to withstand foot traffic and freeze-thaw cycles.
Time your project right. Ideal conditions for metal painting are 50°F–90°F with low humidity. Chicago's spring and early fall are perfect windows.
Don't skip the primer. A properly applied rust-inhibiting primer is what separates a seven-year finish from a one-year failure.
Budget for full prep. Preparation typically represents 60–70% of the labor on a metal refinishing project. That's where the money is well spent.

‘Work in process’ is how we like to define our Factory mood.
Think of this as an atelier teeming with ideas, cross-contaminations of different styles and materials. Steel and wood. Corten weathered steel and gloss lacquered finishes? The Factory mood is all about breaking rules for people who don’t just want to tow the line.
It’s about taking a stand for non-conformists, with the accent on standing out from the ordinary.
Eclectic, transgressive, unique.

The Bunker House is a two-story house with a bomb shelter in the basement.
A bunker house is a two-story residential building with a basement bomb shelter. In a short time, we had to equip the basement, master the "two walls" principle and properly seal the windows to protect ourselves and our family from the impact of the shock wave. Our priorities have changed when choosing a home - proximity to the city center or transportation hubs no longer matters.
Moreover, SENCE ARCHITECTS also took care of other safety aspects. According to the rules, the storage has two distributed exits outside, each with light "hints" of the direction of evacuation. The basement area is sealed and equipped with a double ventilation system. This is a zone of guaranteed protection against missile attacks, poisonous or radioactive substances, combustion products, and bacteriological weapons. The first mode works on air recovery, providing a fresh flow of it in the absence of heat loss. The second is carried out by a filter ventilation unit — it cleans the outside air, and then distributes it to the compartments and creates excess pressure.
Thus, contaminated air will not penetrate inside even through small cracks in protective structures.
CONCEPTUAL SOLUTION
The structures of the building itself are made of strong reinforced concrete — this way SENCE ARCHITECTS suggests abandoning "glass" facades. The number of windows has also been reduced: they will have a protective anti-shock film, and in case of an explosive wave, they will be closed with reinforced shutters made of fire-resistant plywood. At the entrance to the house and bomb shelter, armored doors are installed.
Water is supplied from its own artesian well, electricity — from its own diesel power plant. This means that possible damage to infrastructure facilities will not affect the lives of residents in any way. The house is equipped with modern types of radio- and telephone communication, and satellite Internet, which will work even in the bomb shelter. The signaling and air-raid alert systems are to be installed too. The systems are powered autonomously and have backup channels. Overall, given its specificity, the house is designed for a family of 4-5 people.

This Ceramic Tiled kitchen floor at a property in Wickersley was proving to be a pain for our clients, whatever they did the grout just looked dark, dirty, and unsightly. No amount of scrubbing would make a difference and eager to find a solution they wasted a lot of money on various products trying to clean the grout lines, but nothing had worked. Ceramic tiles are glazed which makes them very easy to clean, grout however is a different story.
Wickersley is in Rotherham close to the 3 main motorways in South Yorkshire, the M1, M18 and A1. The village took its’ name from the Wickersley family who eventually moved to Sheffield and built the famous Broom Hall, incredibly we restored 100sqm of stone flooring in that very house not too long back. It was a beautiful restoration.
On the first visit we tried a few of our products to clean the grout lines up but sometimes grout just can’t be cleaned, if the staining has penetrated the surface layer and gone right down into the grout it is stained forever. Grinding the grout out and putting in new grout is a big messy expensive job. For this reason, our grout recolouring service is an ideal option and the best thing about it is once it is recoloured the grout is protected and stain resistant.
Tile Doctor have a range of ten grout colours to choose from and in this case our client chose the light grey colour. They were happy to go ahead with our quote and just thankful that we were able to do it relatively inexpensively and without making a huge mess!
Work started by treating the grout lines with an acidic pre-treater that comes with the Grout Colourant kit that Tile Doctor sell, Tile Doctor Grout Colourant Pre-Treat cleaner, this gets rid of any contamination and prepares the grout for the colourant, so you get a superior bond.
Once dry the Light Grey Grout Colourant was applied the grout lines with a small brush. A steady hand is required, and you need to ensure any excess is immediately wiped away before it dries. It is quite a slow job, but very satisfying when you see the difference it makes. Glazed tiles are sealed during manufacture, so we do not need to apply a sealer like we do on most of our jobs.
The customer was over the moon with the transformation, the grubby grout lines had been irradicated and because the grout colourant forms a barrier over the grout, they will remain looking good for a long time to come. For aftercare cleaning I recommended using Tile Doctor Neutral Tile Cleaner which is pH neutral and gentle enough to use on a regular basis, it also has a nice fresh smell.
