The project also earned certification through ENERGY STAR, Indoor airPLUS, Water Sense, PHIUS, and Department of Energy Zero Energy Ready Homes with Living Building Challenge Petal recognition pending. The project team was honored with third place in the 2014 Connecticut Zero Energy Home Challenge. Excluding the photovoltaic installation the HERS index was 33, and with the 13.1 kW the HERS index is -14. A year of utility bills show the home is producing more electricity than it uses. Located on a quiet street adjacent to campus the existing, historic home was deconstructed and materials donated or reused where possible. Challenged to find high efficiency windows that were historic commission acceptable, the team installed Klearwall awnings or casements over fixed glass (to mimic double hungs) with simulated divided lites (u-values as low as 0.13). A high solar heat gain coefficient (0.58) facilitates the passive solar gain for winter months, while well designed overhangs and a pergola shade summer sun. Double stud walls have 2¼” closed cell foam plus 8½” dense pack cellulose for a R-49 cavity. The exterior sheathing is R-6.6 Zip Wall System with taped seams to create the continuous air barrier. Inside the solid concrete foundation is 3” closed cell foam behind 2x4 stud walls and R-32 cellulose in the cavity. Prefabricated TJI joists frame the attic floor, an insulated “room” houses the heat recovery ventilator and ductwork, and blown in cellulose blankets it all in R-86. The house tested 0.6ACH50 proving the effectiveness of its air-tight envelope and attention to air sealing. Heating and cooling is provided by efficient air source heat pumps (9.2 HSPF, 16.5 SEER) and delivered by short duct runs which tested extremely tight. A heat pump water heater provides domestic hot water and an on-demand switch, with an occupancy sensor at each bath, ensures hot water is delivered fast and efficiently. Low flow fixtures are WaterSense certified, appliances are Energy Star labeled, and all LED lighting. A Zehnder Novus 300 (93.3% efficient) HRV supplies 112 cfm of continuous fresh air while using only 32 watts of power and running quietly. The homeowners control the mechanical ventilation through the intuitive wall-mounted control pad to shut off or increase the ventilation. Chemicals and contaminants were reduced by using low VOC and GreenGuard certified sealants, adhesives, primers, and paints. A walk-off matt at the side entry and hardwood floors help control dirt and dust. The granite front steps were salvaged and local stone used for the patio and stone walls. Storm water runoff from the roof, patio, and driveway is managed by the rain garden. The native landscaping is low maintenance, a community garden produces vegetables, and the chicken coop is powered by its own roof mounted PV panels. Taft School Director of Environmental Stewardship, Carly Borken has used the design and construction process as a teaching tool for her science classes. With access to the home monitoring system they can virtually access the residents’ consumption.

A basement sits below half of the structure while a structural concrete pad supports the other half circle. The floor finishing would take place in the living room, dinning room, and into the kitchen. For this project the owners were fully occupying the space. Of course this process aesthetically enhances the space, but we have also found it to increase the durability of our floors. After mechanically removing the grout we move to additional polishing steps and our two-step sealing process of densification and stain guard. Densifying is a reactive penetrating sealer that makes the concrete even stronger and resistant to scratches, stains and other contaminants. The homeowner selected a natural concrete finish – no added stains or dyes – and the final day, the team polished the floor to the desired finish, a level one, 400-grit shine.

Keith and Amy loved their home in quiet Wake Forest neighborhood on a large corner lot on a cul-de-sac. Over time, Amy had developed allergic reactions to unknown allergens in their home. As her condition worsened, it became impossible for her to spend much time in the home, and they were forced to move out and find temporary housing accommodations. After months of talking with other home improvement providers and indoor air “experts” and trying other solutions to no avail including having their HVAC ducting cleaned, they turned to Paradise Found Construction and our expertise and experience in transforming indoor environments in homes into healthy and clean living spaces. Because many of the improvements we undertook to create a cleaner environment also provided energy savings, we had our work certified under the 2012 National Green Building Standards (NGBS) and were award a Bronze level certification for the home. We conducted a thorough investigation and testing regimen that included bringing in our team industry leading air quality and HVAC experts, we developed a comprehensive plan of action that would solve their “sick home syndrome”. We removed all of the carpeting and pad from the home and thoroughly cleaned all surfaces and filtered the air with advanced HEPA filtration units. There were a few areas of mold in the crawl space which we mitigated as well. We thoroughly air sealed the home, paying particular attention to the ground level and attic floor system. Since the HVAC systems and ducting had become re-contaminated, we cleaned both units and all associated duct work. To eliminate unhealthy air being drawn into the home from the crawl space, we completely sealed and conditioned the crawl. In order to provide a controlled entry point for clean fresh air into the home we installed an energy efficient stand-alone Energy Recovery Ventilator (ERV). We installed wood flooring in all of the living areas that did not have wood flooring, and finished all of the flooring using a NO-VOC water-based floor finish. All of the painted surfaces of the home were sealed and painted with NO-VOC latex paint. To further improve the energy performance of the home in addition to thoroughly air-sealing and sealing and conditioning the crawl space, we installed 100% LED lighting in the home. We improved the water efficiency of the home by installing low-flow EPA WaterSense rated toilets and shower heads, converted all of the bathroom and kitchen faucets to be more water efficient. Upon completion, Amy and her family was able to move back into their cozy and clean “new home”, and are once again able to enjoy and be comfortable in their home.

The La Calandria residence is a custom home situated in the heart of Los Angeles with views spanning all the way to Pasadena. The 2,234 square foot home has modern aesthetics including spanning views of the skyline below and consists of 4 spacious bedrooms and 4.5 bathrooms. Our client proposed two adjacent homes on a downslope lot which required various civil and structural engineering services. Our structural design team designed the hillside home on piles which included permanent shoring techniques that saved the client a substantial amount of money by not resorting to temporary shoring which can add time and cost to the project pipeline. The stormwater on the site was managed and directed to Low Impact Development flow-thru planters which are required in the city of Los Angeles whenever you are adding or proposing over 500 sqft of construction. The planters serve as a filter for contaminants in the stormwater and are beneficial for recharging the ground water system. This wet room in Doncaster had become so mouldy and dirty the owners didn’t know what to do with it. The Limestone and Marble Mosaics on the floor and the Ceramic wall tile and Grout throughout the bathroom had become so badly affected with mould, nothing they could buy from could resolve it. Following my site visit I was confident the room could be cleaned up (in-fact I have seen worse), I explained what we could do to restore and revamp the wet room and they were happy to go ahead with my quote. First, I opened windows to maximise ventilation and then working top down I set about tackling the Ceramic wall tile and grout by spraying on a strong dilution of Tile Doctor Pro-Clean. Spraying on the solution mixes it with air making it lighter and easier to stick to the wall where it can soak in and get to work breaking down the mould. After about fifteen minutes it was scrubbed into the tile and specifically the grout joints where it was needed most. This action releases grime and other contamination from the grout. The room needed a series of different treatments due to the different tiles and areas of mould, so I followed that up with Tile Doctor Duo Clean. This is a bleach-based cleaner which is brilliant at tackling mould and getting the grout back to its original colour. The Ceramic tile in this bathroom has a textured surface which traps dirt so to get them clean I also used Tile Doctor Oxy-Gel. Being a Gel is easily sticks to the vertical surface allowing for longer dwell times which allows the product to dissolve the dirt and make it easier to remove. With the walls looking much clear for my efforts I turned my attention to the Mosaic floor tiles. For these I went straight in with a cocktail combination of Tile Doctor Pro-Clean and Duo Clean cleaners which I knew from cleaning the wall tiles would have the right impact. I was also able to use a buffing machine fitted with a poly brush attachment and running at medium speed to do most of the scrubbing. The grout lines were green with mould, and I was able to get this process to return the Mosaics and grout lines back to their original state. The slurry was removed with a wet vacuum and rinsed thoroughly with water. It took many hours and repeated scrubbing to get the room looking like it should. I was then able to finally leave for the day and allow the wet room to dry out overnight. I returned the following morning and started by removing all the old silicone from the corners of the room, much of it had become stained and difficult to get clean so replacement was the best option. The waste was removed and replaced with a new bead of mould resistant silicone colour matched to suit the tiles. The Mosaics has fully dried by this point, so I was then able to apply a sealer to floor to seal in the Marble and Limestone floor Mosaics and grout. I used a couple of coats of Tile Doctor Colour Grow for this, it’s a breathable impregnating sealer that’s suitable for wet rooms. For the wall tile and grout, I used an aerosol sealer which will help protect the walls from getting mouldy and dirty again. Once I had finished, I educated the owners on how to keep up the cleaning of the room supplying them with a complimentary bottle of Tile Doctor Aqua-Pro shower tile Cleaner. This is much better than any supermarket cleaner as it is pH neutral and will ensure that the newly applied sealant will not be prematurely affected. Hopefully, this will ensure it never gets quite so bad in the future however improved ventilation is the real key to solving that problem. In a short time, we had to equip the basement, master the "two walls" principle and properly seal the windows to protect ourselves and our family from the impact of the shock wave. Our priorities have changed when choosing a home - proximity to the city center or transportation hubs no longer matters. Moreover, SENCE ARCHITECTS also took care of other safety aspects. According to the rules, the storage has two distributed exits outside, each with light "hints" of the direction of evacuation. The basement area is sealed and equipped with a double ventilation system. This is a zone of guaranteed protection against missile attacks, poisonous or radioactive substances, combustion products, and bacteriological weapons. The first mode works on air recovery, providing a fresh flow of it in the absence of heat loss. The second is carried out by a filter ventilation unit — it cleans the outside air, and then distributes it to the compartments and creates excess pressure. Thus, contaminated air will not penetrate inside even through small cracks in protective structures. CONCEPTUAL SOLUTION The structures of the building itself are made of strong reinforced concrete — this way SENCE ARCHITECTS suggests abandoning "glass" facades. The number of windows has also been reduced: they will have a protective anti-shock film, and in case of an explosive wave, they will be closed with reinforced shutters made of fire-resistant plywood. At the entrance to the house and bomb shelter, armored doors are installed. Water is supplied from its own artesian well, electricity — from its own diesel power plant. This means that possible damage to infrastructure facilities will not affect the lives of residents in any way. The house is equipped with modern types of radio- and telephone communication, and satellite Internet, which will work even in the bomb shelter. The signaling and air-raid alert systems are to be installed too. The systems are powered autonomously and have backup channels. Overall, given its specificity, the house is designed for a family of 4-5 people. Size / 733 sq.m. Year / 2022
