The existing lawn area remained saturated throughout most of the year and the runoff from the neighboring property ran across their back yard, down the side of their property and all the way to the sidewalk in front of their house. The water was so intense that it had begun to cut through the back yard and erode the soil across the sidewalk and into the nearby storm drain. By identifying these drainage problems and discussing solutions with the homeowner, we were able to design and create the aesthetically pleasing and sustainable solution of a rain garden. The goal was to slow down storm water runoff, and catch pollution and sediment by creating a rain garden that acts as a filter prior to entering the storm drain, while enhancing the aesthetics of the property. The rain garden created was a shallow depression, 12 - 16" deep that collects rainfall runoff from all downspouts of the home and water collected into perforated pipes underneath the lawn area. The perforated pipe begins at the highest elevation in the yard and ends in the rain garden, the new lowest elevation that has been excavated down to an 8" depth. The perforated pipe captures the runoff water and allows the water to seep slowly back into the ground as it runs across the property and into the garden. The garden was lined with a geotextile filter fabric to aide in removing contaminants from the water, prevent migration of the stone in to the soil, and minimalize maintenance. A large variety of plant material was chosen, focusing mainly on native wetland species for their tolerance of our local soil types, moisture conditions and the habitat they provide for wildlife. The garden was abundant with native wildlife and was a sustainable ecosystem for birds and butterflies upon completion of the project. After planting, we arranged decorative stone throughout the garden to slow the flow of water and help prevent erosion. The combination of vegetative and stone surfaces provides temporary storage for runoff before the water either evaporates or infiltrates the soil. The surrounding beds throughout the property were also all amended with compost and replanted with plants that work in harmony with the rain garden. The front, side, and rear yards are a beautiful display of colors that bloom throughout the seasons and the plants throughout the entire property provide food and shelter for native wildlife. The rear yard that was once a muddy play space for the kids is now a dry lawn space that can be utilized by the family and their neighbors. My parents were using their attached garage as an artist studio and there were a couple of problems. The first was that the prevailing westerly winds were blowing dust into the space around the edges of the garage door which ended up covering all the surfaces and contaminating their paints. This second problem was that the wind infiltration made the space uncomfortable at both the height of summer and the cold of winter. Once we settled on a design I used Revit to create the documents necessary for permitting purposes.

The La Calandria residence is a custom home situated in the heart of Los Angeles with views spanning all the way to Pasadena. The 2,234 square foot home has modern aesthetics including spanning views of the skyline below and consists of 4 spacious bedrooms and 4.5 bathrooms. Our client proposed two adjacent homes on a downslope lot which required various civil and structural engineering services. Our structural design team designed the hillside home on piles which included permanent shoring techniques that saved the client a substantial amount of money by not resorting to temporary shoring which can add time and cost to the project pipeline. The stormwater on the site was managed and directed to Low Impact Development flow-thru planters which are required in the city of Los Angeles whenever you are adding or proposing over 500 sqft of construction. The planters serve as a filter for contaminants in the stormwater and are beneficial for recharging the ground water system. Whether you are entertaining a group of friends on the roof top deck or below in the garden, the La Calandria residence is a perfect fit for those wanting the peace of a hillside home while catching any of the major freeways within minutes.

Garage floor restoration after picture: This garage floor had holes and oil stains all over the place. The floor was really in terrible condition. Our team use a diamond blade concrete grinder to etch the floor. We repaired the holes with concrete. We then scrubbed the floor and pressure washed for several hours to remove all contaminants. We also acid etched twice. Finally, we applied 2 coats of epoxy coating with decorative flakes and 2 coats of acrylic.

The Bunker House is a two-story house with a bomb shelter in the basement. A bunker house is a two-story residential building with a basement bomb shelter. In a short time, we had to equip the basement, master the "two walls" principle and properly seal the windows to protect ourselves and our family from the impact of the shock wave. Our priorities have changed when choosing a home - proximity to the city center or transportation hubs no longer matters. Moreover, SENCE ARCHITECTS also took care of other safety aspects. According to the rules, the storage has two distributed exits outside, each with light "hints" of the direction of evacuation. The basement area is sealed and equipped with a double ventilation system. This is a zone of guaranteed protection against missile attacks, poisonous or radioactive substances, combustion products, and bacteriological weapons. The first mode works on air recovery, providing a fresh flow of it in the absence of heat loss. The second is carried out by a filter ventilation unit — it cleans the outside air, and then distributes it to the compartments and creates excess pressure. Thus, contaminated air will not penetrate inside even through small cracks in protective structures. CONCEPTUAL SOLUTION The structures of the building itself are made of strong reinforced concrete — this way SENCE ARCHITECTS suggests abandoning "glass" facades. The number of windows has also been reduced: they will have a protective anti-shock film, and in case of an explosive wave, they will be closed with reinforced shutters made of fire-resistant plywood. At the entrance to the house and bomb shelter, armored doors are installed. Water is supplied from its own artesian well, electricity — from its own diesel power plant. This means that possible damage to infrastructure facilities will not affect the lives of residents in any way. The house is equipped with modern types of radio- and telephone communication, and satellite Internet, which will work even in the bomb shelter. The signaling and air-raid alert systems are to be installed too. The systems are powered autonomously and have backup channels.
