The “handrill” of Corten steel follows the peastone and steel steps down a steep slope to pour into a round basin, emptying into a channel that meanders through the narrow back garden at ground level, ending finally in a boulder fountain. Devised to minimize root disturbance for the tall existing pines on the property, the continuous Corten steel structure is supported by concrete tubes rather than a foundation that would have required extensive excavation. This renovated brick rowhome in Boston’s South End offers a modern aesthetic within a historic structure, creative use of space, exceptional thermal comfort, a reduced carbon footprint, and a passive stream of income. DESIGN PRIORITIES. The goals for the project were clear - design the primary unit to accommodate the family’s modern lifestyle, rework the layout to create a desirable rental unit, improve thermal comfort and introduce a modern aesthetic. We designed the street-level entry as a shared entrance for both the primary and rental unit. The family uses it as their everyday entrance - we planned for bike storage and an open mudroom with bench and shoe storage to facilitate the change from shoes to slippers or bare feet as they enter their home. On the main level, we expanded the kitchen into the dining room to create an eat-in space with generous counter space and storage, as well as a comfortable connection to the living space. The second floor serves as master suite for the couple - a bedroom with a walk-in-closet and ensuite bathroom, and an adjacent study, with refinished original pumpkin pine floors. The upper floor, aside from a guest bedroom, is the child's domain with interconnected spaces for sleeping, work and play. In the play space, which can be separated from the work space with new translucent sliding doors, we incorporated recreational features inspired by adventurous and competitive television shows, at their son’s request. MODERN MEETS TRADITIONAL. We left the historic front facade of the building largely unchanged - the security bars were removed from the windows and the single pane windows were replaced with higher performing historic replicas. We designed the interior and rear facade with a vision of warm modernism, weaving in the notable period features. Each element was either restored or reinterpreted to blend with the modern aesthetic. The detailed ceiling in the living space, for example, has a new matte monochromatic finish, and the wood stairs are covered in a dark grey floor paint, whereas the mahogany doors were simply refinished. New wide plank wood flooring with a neutral finish, floor-to-ceiling casework, and bold splashes of color in wall paint and tile, and oversized high-performance windows (on the rear facade) round out the modern aesthetic. RENTAL INCOME. The existing rowhome was zoned for a 2-family dwelling but included an undesirable, single-floor studio apartment at the garden level with low ceiling heights and questionable emergency egress. In order to increase the quality and quantity of space in the rental unit, we reimagined it as a two-floor, 1 or 2 bedroom, 2 bathroom apartment with a modern aesthetic, increased ceiling height on the lowest level and provided an in-unit washer/dryer. The apartment was listed with Jackie O'Connor Real Estate and rented immediately, providing the owners with a source of passive income. ENCLOSURE WITH BENEFITS. The homeowners sought a minimal carbon footprint, enabled by their urban location and lifestyle decisions, paired with the benefits of a high-performance home. The extent of the renovation allowed us to implement a deep energy retrofit (DER) to address air tightness, insulation, and high-performance windows. The historic front facade is insulated from the interior, while the rear facade is insulated on the exterior. Together with these building enclosure improvements, we designed an HVAC system comprised of continuous fresh air ventilation, and an efficient, all-electric heating and cooling system to decouple the house from natural gas. This strategy provides optimal thermal comfort and indoor air quality, improved acoustic isolation from street noise and neighbors, as well as a further reduced carbon footprint. We also took measures to prepare the roof for future solar panels, for when the South End neighborhood’s aging electrical infrastructure is upgraded to allow them. URBAN LIVING. The desirable neighborhood location allows the both the homeowners and tenant to walk, bike, and use public transportation to access the city, while each charging their respective plug-in electric cars behind the building to travel greater distances. OVERALL. The understated rowhouse is now ready for another century of urban living, offering the owners comfort and convenience as they live life as an expression of their values. Eric Roth Photo

Inspiration for a contemporary craft room remodel in Louisville

Boasting views of the Museum of Natural History and Central Park, the Beaux Arts and French Renaissance style building built in 1900 was once home to a luxury hotel. Over the years multiple hotel rooms were combined into the larger apartment residences that exist today. The resulting units, while large in size, lacked the continuity of a single formed space. StudioLAB was presented with the challenge of re-designing the space to fit a modern family’s lifestyle today with the flexibility to adjust as they evolve into their tomorrow. Thus, the existing configuration was completely abandoned with new programmatic elements being relocated in each and every corner of the space. For clients that are big wine connoisseurs, the focal point of entry and circulation lies in a 400 bottle, custom built, blackened steel and glass, temperature controlled wine cabinet. The once enclosed living room was demolished to create one main entertaining space that includes a new dining area and open kitchen. Hafele bi-folding pocket door slides were used in the Living room wall unit to conceal the television, bar and display shelves when not in use. Posing as kitchen cabinetry, a hidden integrated door opens to reveal a guest bedroom with an en suite bathroom. Down the hallway of wide plank ebony stained walnut flooring, a compact powder room was built to house an original Paul Villinski installation of small butterflies cut from recycled aluminum cans, entitled Mistral. Continuing down the hall, and through one of the walnut veneered doors, is the shared kids bedroom where a custom-built bunk bed with integrated storage steps and desk was designed to allow for play space and a reading corner. The kids bathroom across the hall is decorated with custom Lego inspired hand cast concrete tiles and integrated pull-out footstools residing underneath the floating vanity. The master suite features a bio-ethanol fireplace wrapped in blackened steel and integrated into the Tabu veneered built-in. The spacious walk-in closet serves several purposes, which include housing the apartment’s new central HVAC system as well as a sleeping spot for the family’s dog. An integrated URC control system paired with Lutron Radio RA lighting keypads were installed to control the AV, HVAC, lighting and solar shades all by the use of smartphones.

Situated in Kenwood, Maryland just outside of Washington, D.C., this whole-house renovation reinterprets a 1950s split-level into a rustic French country house. Published 3 times, The French country house plans for this renovation inform and guide the remodel. Short double-hung existing windows of various sizes on a 1950s brick front wall (see below) were replaced by straightforward openings along the front facade. By replacing them with a series of similar openings, the end result is a principled, simple elegance inspired by French country style homes. The rustic application of field stone arches and rough stucco are both inviting and enchanting, echoing French country interior design. Elements of French country home decor complement the home. The traditional French country home design has been widely published, including features in Renovation Style and Maryland Life magazines, among others. One singular continuous walkway runs the entire length of the main front under each of the French doors, and a courtyard created by stucco walls and stone piers create an inner sanctum in the front yard. In the back of the property, added French gates lead to a newly constructed pavilion.

The screened, open plan kitchen and media room offer space for family and friends to gather while delicious meals are prepared using the Fire Magic grill and Big Green Egg ceramic charcoal grill; drinks are kept cool in the refrigerator by Perlick. Plenty of room for everyone to comfortably relax on the sectional sofa by Patio Renaissance. The tile backsplash mirrors the fireplace’s brick face, providing visual continuity across the outdoor spaces.
