This single family home sits on a tight, sloped site. Within a modest budget, the goal was to provide direct access to grade at both the front and back of the house. The solution is a multi-split-level home with unconventional relationships between floor levels. Between the entrance level and the lower level of the family room, the kitchen and dining room are located on an interstitial level. Within the stair space “floats” a small bathroom. The generous stair is celebrated with a back-painted red glass wall which treats users to changing refractive ambient light throughout the house. Black brick, grey-tinted glass and mirrors contribute to the reasonably compact massing of the home. A cantilevered upper volume shades south facing windows and the home’s limited material palette meant a more efficient construction process. Cautious landscaping retains water run-off on the sloping site and home offices reduce the client’s use of their vehicle. This bright kitchen features gorgeous white UltraCraft cabinetry and natural wood floors. The island countertop is Mont Blanc honed quartzite with a build-up edge treatment. To contrast, the perimeter countertop is Silver Pearl Leathered granite. All of the elements are tied together in the backsplash which features New Calacatta marble subway tile with a beautiful waterjet mosaic insert over the stove.

With adjacent neighbors within a fairly dense section of Paradise Valley, Arizona, C.P. Drewett sought to provide a tranquil retreat for a new-to-the-Valley surgeon and his family who were seeking the modernism they loved though had never lived in. With a goal of consuming all possible site lines and views while maintaining autonomy, a portion of the house — including the entry, office, and master bedroom wing — is subterranean. This subterranean nature of the home provides interior grandeur for guests but offers a welcoming and humble approach, fully satisfying the clients requests. While the lot has an east-west orientation, the home was designed to capture mainly north and south light which is more desirable and soothing. The architecture’s interior loftiness is created with overlapping, undulating planes of plaster, glass, and steel. The woven nature of horizontal planes throughout the living spaces provides an uplifting sense, inviting a symphony of light to enter the space. The more voluminous public spaces are comprised of stone-clad massing elements which convert into a desert pavilion embracing the outdoor spaces. Every room opens to exterior spaces providing a dramatic embrace of home to natural environment. Grand Award winner for Best Interior Design of a Custom Home The material palette began with a rich, tonal, large-format Quartzite stone cladding. The stone’s tones gaveforth the rest of the material palette including a champagne-colored metal fascia, a tonal stucco system, and ceilings clad with hemlock, a tight-grained but softer wood that was tonally perfect with the rest of the materials. The interior case goods and wood-wrapped openings further contribute to the tonal harmony of architecture and materials. Grand Award Winner for Best Indoor Outdoor Lifestyle for a Home This award-winning project was recognized at the 2020 Gold Nugget Awards with two Grand Awards, one for Best Indoor/Outdoor Lifestyle for a Home, and another for Best Interior Design of a One of a Kind or Custom Home. At the 2020 Design Excellence Awards and Gala presented by ASID AZ North, Ownby Design received five awards for Tonal Harmony. The project was recognized for 1st place – Bathroom; 3rd place – Furniture; 1st place – Kitchen; 1st place – Outdoor Living; and 2nd place – Residence over 6,000 square ft. Congratulations to Claire Ownby, Kalysha Manzo, and the entire Ownby Design team. Tonal Harmony was also featured on the cover of the July/August 2020 issue of Luxe Interiors + Design and received a 14-page editorial feature entitled “A Place in the Sun” within the magazine.

This 1990's home, located in North Vancouver's Lynn Valley neighbourhood, had high ceilings and a great open plan layout but the decor was straight out of the 90's complete with sponge painted walls in dark earth tones. The owners, a young professional couple, enlisted our help to take it from dated and dreary to modern and bright. We started by removing details like chair rails and crown mouldings, that did not suit the modern architectural lines of the home. We replaced the heavily worn wood floors with a new high end, light coloured, wood-look laminate that will withstand the wear and tear from their two energetic golden retrievers. Since the main living space is completely open plan it was important that we work with simple consistent finishes for a clean modern look. The all white kitchen features flat doors with minimal hardware and a solid surface marble-look countertop and backsplash. We modernized all of the lighting and updated the bathrooms and master bedroom as well. The only departure from our clean modern scheme is found in the dressing room where the client was looking for a more dressed up feminine feel but we kept a thread of grey consistent even in this more vivid colour scheme. This transformation, featuring the clients' gorgeous original artwork and new custom designed furnishings is admittedly one of our favourite projects to date!

Ivory plaster walls and honey stained wood ceiling, doors and trim contribute to the Italian Country flavor of this elegant living room. An Oushak rug in soft neutrals contrasts with the roughhewn texture of the hardwood flooring. Blue and ivory damask throw pillows accent the overstuffed sofa covered in an ultra-plush sandy hued chenille. In the arched niche behind the sofa hangs a traditional landscape painting, which is flanked by a pair of distressed blue wood baluster lamps. The set of four aqua blue swivel chairs are accented with turquoise velvet throw pillows banded in gold trim. Matching bronze and glass side tables stand between the chairs offering a place to rest a drink or book. The metal cocktail table with glass top echoes the bronze finish of the traditional iron chandelier. A heavily paneled door leads the way into the master bedroom. Aqua blue linen draperies adorned with beige trim frame the window and showcase the wonderful afternoon light that washes in from the porch.

Beautiful and functional built-ins surrounding the fireplace. The whites and grays make this family room warm, inviting and calm - perfect for relaxing after a hard day of work. The brick fireplace surround is done in an absolute white detailed wood with poplar buttboard above the mantle - quite striking. A vaulted ceiling, beautiful globe lighting and French Sliders all contribute to the feeling of lightness in this room.

Off-white Decora maple cabinets, an Ethan Allen chandelier and Seapearl quartzite grey and green countertops transformed an outdated kitchen into a peaceful sanctuary. A high gloss ceramic handmade tile, Light Ocean from Quemere International, reflects light from the kitchen's large window. Stamped concrete island cabinets provide an enchanting color contrast to the Chantille cabinets. Amish wood stools offer understated seating. Top Knobs trunk pulls in polished nickel contribute to this kitchen’s high class. The existing kitchen floor plan in this 20-year-old Fairfax Station did not require enlarging. The homeowners upgraded to a double oven and converted from electric to gas. In the breakfast room, a Hinkley chandelier above a Lee Industries table accommodates eight, with an open view of an updated fireplace. After removing the wall between living and breakfast rooms, in-house lead carpenter Bruce designed and built the classic columns on either side of the arch between the rooms. Project Overview: The Backyard Renovation 3D Rendering project was developed to visually communicate the design intent and vision for a residential outdoor space. The project aimed to provide clear and engaging representations for both the contractor and the homeowner's association, facilitating a shared understanding of the proposed enhancements. Key Features: 1. New Driveway with Automatic Gates: The design features a contemporary driveway equipped with automated gates, providing convenience and improved security for the property. 2. Exercise Gym with Yoga Area: A dedicated space for fitness activities that includes both a traditional exercise gym and a serene yoga area, encouraging an active and healthy lifestyle. 3. Coffee Station with Juice Bar: This inviting area is designed for relaxation and socialization, featuring a coffee station complemented by a juice bar to enhance outdoor entertaining. 4. Secluded Meditation Space: A tranquil retreat is included, featuring a soothing wall fountain, cold plunge, and sauna, all surrounded by lush tropical vegetation to create an oasis for relaxation and mindfulness. 5. Lush Tropical Vegetation: The landscaping incorporates a variety of tropical plants that enhance privacy, beautify the space, and contribute to the overall calming atmosphere of the outdoor environment. Project Goals: The main goals of the project were to: • Visualize the backyard renovation to gain approval from the homeowner’s association. • Facilitate collaboration with the contractor by providing detailed renderings. • Create an aesthetically appealing and functional outdoor living space that meets the lifestyle needs of the homeowners. The 3D renderings successfully encapsulated the vision for the backyard renovation, presenting a harmonious blend of design and functionality. The visualizations served as a critical tool in moving forward with the project, ensuring clarity in communication and direction for all stakeholders involved.

The classic appeal of traditional shingle style architecture is, in my professional opinion, one of America's greatest architectural contributions. While we will always stare in wonderment at the architectural mastery of the architecture that grew out of the European Renaissance, those masters of ornamental architecture can never take claim to the American hampton style home. The real magic of the shingle style home is that it bears its roots in the american barn. While the barn style is fundamentally a product of its function, there are those few architects who will continually challenge themselves take it once step further by interpolating the unique gambrel roof lines of the American barn and combine it with elegant architectural details of today high- end home to create a habitable sculpture. Without some semblance of historic precedence, we can never truly achieve architectural enlightenment , as that requires not just elegant design details, but a touch or nostalgia to lift the spirit.

Constructed in two phases, this renovation, with a few small additions, touched nearly every room in this late ‘50’s ranch house. The owners raised their family within the original walls and love the house’s location, which is not far from town and also borders conservation land. But they didn’t love how chopped up the house was and the lack of exposure to natural daylight and views of the lush rear woods. Plus, they were ready to de-clutter for a more stream-lined look. As a result, KHS collaborated with them to create a quiet, clean design to support the lifestyle they aspire to in retirement. To transform the original ranch house, KHS proposed several significant changes that would make way for a number of related improvements. Proposed changes included the removal of the attached enclosed breezeway (which had included a stair to the basement living space) and the two-car garage it partially wrapped, which had blocked vital eastern daylight from accessing the interior. Together the breezeway and garage had also contributed to a long, flush front façade. In its stead, KHS proposed a new two-car carport, attached storage shed, and exterior basement stair in a new location. The carport is bumped closer to the street to relieve the flush front facade and to allow access behind it to eastern daylight in a relocated rear kitchen. KHS also proposed a new, single, more prominent front entry, closer to the driveway to replace the former secondary entrance into the dark breezeway and a more formal main entrance that had been located much farther down the facade and curiously bordered the bedroom wing. Inside, low ceilings and soffits in the primary family common areas were removed to create a cathedral ceiling (with rod ties) over a reconfigured semi-open living, dining, and kitchen space. A new gas fireplace serving the relocated dining area -- defined by a new built-in banquette in a new bay window -- was designed to back up on the existing wood-burning fireplace that continues to serve the living area. A shared full bath, serving two guest bedrooms on the main level, was reconfigured, and additional square footage was captured for a reconfigured master bathroom off the existing master bedroom. A new whole-house color palette, including new finishes and new cabinetry, complete the transformation. Today, the owners enjoy a fresh and airy re-imagining of their familiar ranch house.
