Kittery Junction was originally constructed by the York Harbor & Beach Railroad Co. between 1886 and 1887. In the days when the locomotive was the preferred method of transportation for much of America’s population, this project site provided both passenger and freight service between Portsmouth, New Hampshire, and York Beach, Maine. It was usually the case that a train station constructed during this period would have its own unique architecture, and this site was no exception. Now privately owned, this structure proudly stands overlooking Barrell’s Pond. To capture this view, the new owner approached our design team with a vision of a master bedroom Victorian conservatory facing the serene body of water. Respectful of the existing architectural details, Sunspace Design worked to bring this vision to reality using our solid conventional walls, custom Marvin windows, and a custom shop-built octagonal conservatory glass roof system. This combination enabled us to meet strong energy efficiency requirements while creating a classic Victorian conservatory that met the client’s hopes. The glass roof system was constructed in the shop, transported to site, and raised in place to reduce on site construction time. With windows and doors provided by a top window manufacturer, the 2’ x 6’ wall construction with gave us complete design control. With solid wood framing, fiberglass R-21 insulation in the walls, and sputter coated low-E sun control properties in the custom glass roof system, the construction is both structurally and thermally sound. The end result is a comfortable Victorian conservatory addition that can easily withstand the harsh elements of a Maine winter. We’ve been designing and building conservatories in New England since 1981. This project stands as a model of our commitment to quality. We utilize this construction process for all of our sunrooms, skylights, conservatories, and orangeries to ensure a final product that is unsurpassed in quality and performance.

This exclusive guest home features excellent and easy to use technology throughout. The idea and purpose of this guesthouse is to host multiple charity events, sporting event parties, and family gatherings. The roughly 90-acre site has impressive views and is a one of a kind property in Colorado. The project features incredible sounding audio and 4k video distributed throughout (inside and outside). There is centralized lighting control both indoors and outdoors, an enterprise Wi-Fi network, HD surveillance, and a state of the art Crestron control system utilizing iPads and in-wall touch panels. Some of the special features of the facility is a powerful and sophisticated QSC Line Array audio system in the Great Hall, Sony and Crestron 4k Video throughout, a large outdoor audio system featuring in ground hidden subwoofers by Sonance surrounding the pool, and smart LED lighting inside the gorgeous infinity pool. Standing atop a hill overlooking the park entry, focused on the panorama of the foothills of the Rocky Mountains beyond, the Sunset Pavilion marks the intersection of multiple paths along a regional trail system. In concert with 8 additional pavilions throughout the park, the Sunset structure speaks to the simplicity of construction and the honesty of natural materials. The dramatic steel structure cantilevers from grade, sheltering visitors from the harsh Colorado sun. Acting as a lens, the pavilion’s details are designed to emphasize the phenomenal qualities of the sun’s path throughout the day. A carefully diagrammed set of perforations along the overhead plane tracks the sun’s movement during the autumnal and vernal equinox. Simultaneous construction, on and off site, allowed the Sunset Pavilion to be completed in just over 4 months. Rough and final grading, as well as landscape and site work on the gabion wall, were commencing in conjunction with off-site steel and concrete fabrication. Upon completion of the pavilion’s foundation and gabion walls, the steel structure was delivered and craned into place in little more than an hours time. Local craftsmen were able to complete their tasks in a controlled environment allowing their work to be expressed in its true beauty. Speed and controlled construction were paramount to the completion of the Pavilion with little site disturbance for this new community amenity. The fluid shape of the concrete bench beneath the pavilion roof invites visitors to sit, climb, recline and view the landscape. The curves, referencing the topography of the mountains, evolved from an algorithmic abstraction from the core of the pavilion, and the point at which the geographic monuments in the distance are plotted. The sheer weight and materiality of the bench contrasts with the seemingly delicate and temporal structure overhead. Both combine to offer a functional opportunity for rest and shade while making present the natural phenomenon that speak to the power of the Rocky Mountains.

The Whistle Hill Residence anchors a ten home modern development and introduces a refined contemporary language to the region. Clean lines, controlled massing, and expansive glazing allow the home to sit confidently within its wooded site while maintaining sensitivity to the natural landscape. Strategic elevation changes and selective steel framing create open spans and cantilevered forms without sacrificing envelope performance. Below grade, the design integrates a full wellness program—including a massage room, sauna, and locker area—supported by multi-zone mechanical controls, advanced vapor management, and acoustically isolated assemblies. The level also features a recreation area with a mini bar, poker lounge, and substantial built-in storage, all finished to create a warm, spa-like environment. On the main level, the open kitchen and living area transition seamlessly to a protected patio with retractable screens and high-performance sliders, enabling year-round indoor–outdoor living. A private master wing includes dual closets, an electric fireplace, an oversized walk-in shower, and a secluded patio. Supporting spaces such as the office with custom millwork, walk-in pantry, and mudroom with laundry are integrated along a clear circulation spine. The upper floors continue the home’s emphasis on clarity and light. Two third-floor bedrooms with walk-in closets share a spacious bath, while the rooftop level offers more than 1,500 square feet of engineered outdoor living space with sweeping woodland views and direct access to a greenhouse. With its performance-driven detailing, thoughtful spatial organization, and modern architectural expression, the Whistle Hill Residence establishes a new benchmark for contemporary residential design in the area.
