Recently, I was asked to do some Tile Doctoring at Palmeira Square, in the seaside city of Brighton and Hove, to restore the Victorian tiled floor of one of the downstairs offices. Palmeira Square is a residential area which was first developed in the mid-19th century during the reign of Queen Victoria, so many of the buildings feature some fantastic original Victorian tile floors. Although there are many large terraced houses and even mansions in the area, some of the buildings have been converted into offices for commercial use. My client, who leased the downstairs office, managed to persuade the other tenants to employ professional help to restore the tiles, and so I was asked to come in to clean and seal the floor to get it back to looking its best. With Palmeira Square being quite a lively area, I made sure to fence off the front door area from the wandering public. My first job was to apply Tile Doctor Remove & Go to the floor, a heavy duty stripper, multi-purpose stripper that was able to remove the stubborn marks, stains and ingrained dirt on and between the tiles. In particular, Remove & Go helped to remove some rust stains I found near the door hinges. I left the product to sit and work its magic for twenty minutes, and during this time I began cleaning the floor using a buffing pad, which is suitable for use on all types of floor (except polished stone), and a solution of Tile Doctor Pro-Clean diluted with water. The combination of a buffing pad and Pro-Clean helped to remove the general dirt and grime that had built up over time in this high traffic area of the office. After the cleaning was complete, the black tiles appeared grey because any remaining sealer had been removed. However, the colour would return after resealing the tiles, which was my next job. I returned to the office after two days to seal the Victorian tile floor. To do this, I needed to use Tile Doctor Seal & Go, which meant I had to ask the office workers to keep off the floor for most of the day. This is because I needed to apply six coats of Seal & Go to the floor, and each coat takes roughly fourty minutes to dry. Seal & Go provides a stain-resistant surface seal and a durable low-sheen finish, which will help keep this floor looking great for a long time, even with a high traffic of workers coming in and out of the office. Luckily, it was a warm day outside, and the floor dried quickly, leaving a shiny, deep black surface. Both my client and I were very happy with the result. The client was also pleasantly surprised to see that I had been able to remove the rust stains near the door.

These clients reached out to Hillcrest Construction when their family began out-growing their Phoenixville-area home. Through a comprehensive design phase, opportunities to add square footage were identified along with a reorganization of the typical traffic flow throughout the house. All household traffic into the hastily-designed, existing family room bump-out addition was funneled through a 3’ berth within the kitchen making meal prep and other kitchen activities somewhat similar to a shift at a PA turnpike toll booth. In the existing bump-out addition, the family room was relatively tight and the dining room barely fit the 6-person dining table. Access to the backyard was somewhat obstructed by the necessary furniture and the kitchen alone didn’t satisfy storage needs beyond a quick trip to the grocery store. The home’s existing front door was the only front entrance, and without a foyer or mudroom, the front formal room often doubled as a drop-zone for groceries, bookbags, and other on-the-go items. Hillcrest Construction designed a remedy to both address the function and flow issues along with adding square footage via a 150 sq ft addition to the family room and converting the garage into a mudroom entry and walk-through pantry. - The project’s addition was not especially large but was able to facilitate a new pathway to the home’s rear family room. The existing brick wall at the bottom of the second-floor staircase was opened up and created a new, natural flow from the second-floor bedrooms to the front formal room, and into the rear family hang-out space- all without having to cut through the often busy kitchen. The dining room area was relocated to remove it from the pathway to the door to the backyard. Additionally, free and clear access to the rear yard was established for both two-legged and four-legged friends. The existing chunky slider door was removed and in its place was fabricated and installed a custom centerpiece that included a new gas fireplace insert with custom brick surround, two side towers for display items and choice vinyl, and two base cabinets with metal-grated doors to house a subwoofer, wifi equipment, and other stow-away items. The black walnut countertops and mantle pop from the white cabinetry, and the wall-mounted TV with soundbar complete the central A/V hub. The custom cabs and tops were designed and built at Hillcrest’s custom shop. The clients had used their smallish garage for storage of outdoor yard and recreational equipment. With those storage needs being addressed at the exterior, the space was transformed into a custom pantry and mudroom. The floor level within the space was raised to meet the rest of the house and insulated appropriately. A newly installed pocket door divided the dining room area from the designed-to-spec pantry/beverage center. The pantry was designed to house dry storage, cleaning supplies, and dry bar supplies when the cleaning and shopping are complete. A window seat with doggie supply storage below was worked into the design to accommodate the existing elevation of the original garage window. A coat closet and a small set of steps divide the pantry from the mudroom entry. The mudroom entry is marked with a striking combo of the herringbone thin-brick flooring and a custom hutch. Kids returning home from school have a designated spot to hang their coats and bookbags with two deep drawers for shoes. A custom cherry bench top adds a punctuation of warmth. The entry door and window replaced the old overhead garage doors to create the daily-used informal entry off the driveway. With the house being such a favorable area, and the clients not looking to pull up roots, Hillcrest Construction facilitated a collaborative experience and comprehensive plan to change the house for the better and make it a home to grow within.

When this Chester Springs family came to Craftsworth Construction, they had a vision: transform an unfinished basement into a true extension of their home — a space where they could entertain, relax, host game nights, and still have room for the kids. What we delivered exceeded every expectation. This full basement finish spans multiple defined zones, each with its own purpose and personality, yet all flowing seamlessly together in an open-concept layout. Every detail was intentional. The Wet Bar & Kitchenette The centerpiece of the entertainment side of the basement is a fully custom wet bar and kitchenette that rivals an upstairs kitchen in both form and function. Dark charcoal shaker cabinets with brushed brass pulls line the walls, framing a dramatic white quartzite stone backsplash that runs full height. Live-edge floating shelves add warmth and texture against the stone. The Game Room Dedicated to fun, the game room features a full-size pool table, dart board cabinet, cue rack, and wall-to-wall sports memorabilia including a framed Eagles jersey. The Fitness Room Accessed through the barn door from the lounge, the fitness room is clean and bright with its own wall-mounted TV, recessed lighting, and egress window. It's private enough to feel like a dedicated gym but connected enough to stay part of the home. The Kids' Playroom No detail was overlooked — even the space beneath the stairs was converted into a functional kids' playroom with built-in shelving, a Lego table, and a chalkboard easel. A smart use of square footage that the whole family can enjoy. The Pantry A pair of oversized custom barn-style double doors in matte black open to reveal a full walk-in pantry with white built-in shelving. Closed, the doors look like a bold design feature. This project involved the complete transformation of a former golf clubhouse commons area into a warm, welcoming living room for a newly converted single-family residence. Our primary challenge was defining a comfortable, functional living space within an oversized open area while ensuring it remained suitable for both large family gatherings and everyday relaxation. By dry-walling the existing rear opening, we created a more intimate footprint, allowing the room to function as a true living area centered around conversation, comfort, and television viewing. A generously scaled sofa was positioned as the primary anchor, complemented by four swivel chairs in a subtle mosaic pattern that introduce both visual interest and seating flexibility. To ensure the space felt bespoke and grounded, we designed a custom walnut coffee table specifically for the room, providing warmth and scale. In this renovation, the once-framed closed-in double-door closet in the laundry room was converted to a locker storage system with room for roll-out laundry basket drawer and a broom closet. The laundry soap is contained in the large drawer beside the washing machine. Behind the mirror, an oversized custom medicine cabinet houses small everyday items such as shoe polish, small tools, masks...etc. The off-white cabinetry and slate were existing. To blend in the off-white cabinetry, walnut accents were added with black hardware.
