The remodel includes a family room, sunroom, breakfast area, home office, large master bedroom suite, large walk-in closet, main level laundry room, lots of windows, front porch, back deck, and most important than all an elevator from lower to upper level given them and their close relative a necessary easier access. The new plan added extra dimensions to this rambler on all four sides. Starting from the front, we excavated to allow a first level entrance, storage, and elevator room. Building just above it, is a 12 feet x 30 feet covered porch with a leading brick staircase. A contemporary cedar rail with horizontal stainless steel cable rail system on both the front porch and the back deck sets off this project from any others in area. A new foyer with double frosted stainless-steel door was added which contains the elevator. The garage door was widened and a solid cedar door was installed to compliment the cedar siding. The left side of this rambler was excavated to allow a storage off the garage and extension of one of the old bedrooms to be converted to a large master bedroom suite, master bathroom suite and walk-in closet. We installed matching brick for a seam-less exterior look. The entire house was furnished with new Italian imported highly custom stainless-steel windows and doors. We removed several brick and block structure walls to put doors and floor to ceiling windows. A full walk in shower with barn style frameless glass doors, double vanities covered with selective stone, floor to ceiling porcelain tile make the master bathroom highly accessible. The other two bedrooms were reconfigured with new closets, wider doorways, new wood floors and wider windows. Just outside of the bedroom, a new laundry room closet was a major upgrade. A second HVAC system was added in the attic for all new areas. The back side of the master bedroom was covered with floor to ceiling windows and a door to step into a new deck covered in trex and cable railing. This addition provides a view to wooded area of the home. By excavating and leveling the backyard, we constructed a two story 15’x 40’ addition that provided the tall ceiling for the family room just adjacent to new deck, a breakfast area a few steps away from the remodeled kitchen. Upscale stainless-steel appliances, floor to ceiling white custom cabinetry and quartz counter top, and fun lighting improved this back section of the house with its increased lighting and available work space. Just below this addition, there is extra space for exercise and storage room. This room has a pair of sliding doors allowing more light inside. The right elevation has a trapezoid shape addition with floor to ceiling windows and space used as a sunroom/in-home office. Wide plank wood floors were installed throughout the main level for continuity. The hall bathroom was gutted and expanded to allow a new soaking tub and large vanity. The basement half bathroom was converted to a full bathroom, new flooring and lighting in the entire basement changed the purpose of the basement for entertainment and spending time with grandkids. Off white and soft tone were used inside and out as the color schemes to make this rambler spacious and illuminated. Final grade and landscaping, by adding a few trees, trimming the old cherry and walnut trees in backyard, saddling the yard, and a new concrete driveway and walkway made this home a unique and charming gem in the neighborhood.

Keith and Amy loved their home in quiet Wake Forest neighborhood on a large corner lot on a cul-de-sac. Over time, Amy had developed allergic reactions to unknown allergens in their home. As her condition worsened, it became impossible for her to spend much time in the home, and they were forced to move out and find temporary housing accommodations. After months of talking with other home improvement providers and indoor air “experts” and trying other solutions to no avail including having their HVAC ducting cleaned, they turned to Paradise Found Construction and our expertise and experience in transforming indoor environments in homes into healthy and clean living spaces. Because many of the improvements we undertook to create a cleaner environment also provided energy savings, we had our work certified under the 2012 National Green Building Standards (NGBS) and were award a Bronze level certification for the home. We conducted a thorough investigation and testing regimen that included bringing in our team industry leading air quality and HVAC experts, we developed a comprehensive plan of action that would solve their “sick home syndrome”. We removed all of the carpeting and pad from the home and thoroughly cleaned all surfaces and filtered the air with advanced HEPA filtration units. There were a few areas of mold in the crawl space which we mitigated as well. We thoroughly air sealed the home, paying particular attention to the ground level and attic floor system. Since the HVAC systems and ducting had become re-contaminated, we cleaned both units and all associated duct work. To eliminate unhealthy air being drawn into the home from the crawl space, we completely sealed and conditioned the crawl. In order to provide a controlled entry point for clean fresh air into the home we installed an energy efficient stand-alone Energy Recovery Ventilator (ERV). We installed wood flooring in all of the living areas that did not have wood flooring, and finished all of the flooring using a NO-VOC water-based floor finish. All of the painted surfaces of the home were sealed and painted with NO-VOC latex paint. To further improve the energy performance of the home in addition to thoroughly air-sealing and sealing and conditioning the crawl space, we installed 100% LED lighting in the home. We improved the water efficiency of the home by installing low-flow EPA WaterSense rated toilets and shower heads, converted all of the bathroom and kitchen faucets to be more water efficient. Upon completion, Amy and her family was able to move back into their cozy and clean “new home”, and are once again able to enjoy and be comfortable in their home.

This couple is serious about cooking. The home was not old, but when they purchased it, they wanted to seriously upgrade the kitchen, convert a closet to a wine storage room and add a bedroom and bathroom to the unfinished upstairs area, and convert a deck to a screened porch. We complied on all fronts.

For this growing family we designed a convertible second floor adding over 800 square feet upstairs. In its current form the upstairs has an oversized Loft, Bedroom, Bath, and large Attic for storage. The oversized Loft will eventually convert into a loft and second Bedroom. Downstairs was a complete remodel. In the kitchen we opened up the wall into the courtyard with a large bi-fold window for entertaining and interacting with the children while they play in the front courtyard.

Taking good care of this home and taking time to customize it to their family, the owners have completed four remodel projects with Castle. The 2nd floor addition was completed in 2006, which expanded the home in back, where there was previously only a 1st floor porch. Now, after this remodel, the sunroom is open to the rest of the home and can be used in all four seasons. On the 2nd floor, the home’s footprint greatly expanded from a tight attic space into 4 bedrooms and 1 bathroom. The kitchen remodel, which took place in 2013, reworked the floorplan in small, but dramatic ways. The doorway between the kitchen and front entry was widened and moved to allow for better flow, more countertop space, and a continuous wall for appliances to be more accessible. A more functional kitchen now offers ample workspace and cabinet storage, along with a built-in breakfast nook countertop. All new stainless steel LG and Bosch appliances were ordered from Warners’ Stellian. Another remodel in 2016 converted a closet into a wet bar allows for better hosting in the dining room. In 2018, after this family had already added a 2nd story addition, remodeled their kitchen, and converted the dining room closet into a wet bar, they decided it was time to remodel their basement. Finishing a portion of the basement to make a living room and giving the home an additional bathroom allows for the family and guests to have more personal space. With every project, solid oak woodwork has been installed, classic countertops and traditional tile selected, and glass knobs used. Where the finished basement area meets the utility room, Castle designed a barn door, so the cat will never be locked out of its litter box. The 3/4 bathroom is spacious and bright. The new shower floor features a unique pebble mosaic tile from Ceramic Tileworks. Bathroom sconces from Creative Lighting add a contemporary touch. Overall, this home is suited not only to the home’s original character; it is also suited to house the owners’ family for a lifetime. J&J Contractors I: Interior and Exterior Whole House Remodel This walk-out ranch home received a complete interior and exterior remodel, with all work completed in a three-month period. All new roof decking with ice and water barrier and ridge vents complete the waterproofing. There is new attic insulation, gutters, downspouts, soffit, fascia, and new foam-backed vinyl siding. The interior features an open living space, as existing trusses on 60% of the home were removed and new cathedral ceiling trusses installed with a tray ceiling in the living room. In addition to new light fixtures throughout, new windows and entry doors were added, and the drywall features an orange peel finish. Pre-finished wood flooring was installed throughout the first floor, plus base, shoe trim, and two-paneled arch top interior doors were added. After serving as a rental for some time, this home was ready to be reclaimed by its owner and her son. Gutting “back to the studs” was an understatement for this one. This transformation involved replanning everything; including the roof, the HVAC system, the entire plumbing system, and relocating the side entrance and staircase to the back of the house. Only the subfloors, the exterior framing structure, and the brick remains from this original 1940’s-built bungalow. When we’re renovating an old structure, we’re bound to find some surprises. This renovation did not disappoint! From basement to roof, we found more than a few, shall we say, potentially catastrophic surprises along the way. Let’s start with the basement. The homeowner wanted to update the basement and make it a usable living space for her adult son as well as a spa with a sauna for her. This required bringing the 6 foot ceiling height up to code at 7 feet. To do this, we had to re-think the HVAC system that was in the basement ceiling. When we opened up the basement ceiling to remove the HVAC supply and return trunks, we discovered asbestos! The asbestos had to be removed before we could dismantle and remove the HVAC system. For the main floor, when we were replanning the existing 2-bedroom layout to create two master bedrooms each with their own ensuites, we looked at the possibility of removing the main load-bearing wall. But our investigations led to the discovery that the load bearing wall was not lined up with the roof or the basement load points, so the load of the house was not continuous throughout. This was a disaster waiting to happen. And as we found out, this lack of alignment was causing major issues with the roof when we went to replace the shingles. We discovered portions of the roof truss in very poor condition, literally moments away from giving out. These were replaced and other truss components were fortified before we went on to re-shingle the roof and replace all the soffits and eavestroughs. Once the structural and space planning elements were sorted out, we could turn our focus to helping this homeowner select the finishes she and her son wanted for their new spaces. She wanted white all the way, and he wanted bold colours. You will see these color choices reflected in their private bathrooms as well as in the upper kitchen and living area that she will mostly use, and the basement entertainment area that he will mostly use. To round out the personalization of this made-new-again home, we converted the basement into an entertainment center with a bar for her son, and a sauna and third full bathroom with a jacuzzi tub for a spa-like feel for her. Without having to build from scratch, this homeowner got the custom home of her dreams. The home was not old, but when they purchased it, they wanted to seriously upgrade the kitchen, convert a closet to a wine storage room and add a bedroom and bathroom to the unfinished upstairs area, and convert a deck to a screened porch. We complied on all fronts.

For this couple, planning to move back to their rambler home in Arlington after living overseas for few years, they were ready to get rid of clutter, clean up their grown-up kids’ boxes, and transform their home into their dream home for their golden years. The old home included a box-like 8 feet x 10 feet kitchen, no family room, three small bedrooms and two back to back small bathrooms. The laundry room was located in a small dark space of the unfinished basement. This home is located in a cul-de-sac, on an uphill lot, of a very secluded neighborhood with lots of new homes just being built around them. The couple consulted an architectural firm in past but never were satisfied with the final plans. They approached Michael Nash Custom Kitchens hoping for fresh ideas. The backyard and side yard are wooded and the existing structure was too close to building restriction lines. We developed design plans and applied for special permits to achieve our client’s goals. The remodel includes a family room, sunroom, breakfast area, home office, large master bedroom suite, large walk-in closet, main level laundry room, lots of windows, front porch, back deck, and most important than all an elevator from lower to upper level given them and their close relative a necessary easier access. The new plan added extra dimensions to this rambler on all four sides. Starting from the front, we excavated to allow a first level entrance, storage, and elevator room. Building just above it, is a 12 feet x 30 feet covered porch with a leading brick staircase. A contemporary cedar rail with horizontal stainless steel cable rail system on both the front porch and the back deck sets off this project from any others in area. A new foyer with double frosted stainless-steel door was added which contains the elevator. The garage door was widened and a solid cedar door was installed to compliment the cedar siding. The left side of this rambler was excavated to allow a storage off the garage and extension of one of the old bedrooms to be converted to a large master bedroom suite, master bathroom suite and walk-in closet. We installed matching brick for a seam-less exterior look. The entire house was furnished with new Italian imported highly custom stainless-steel windows and doors. We removed several brick and block structure walls to put doors and floor to ceiling windows. A full walk in shower with barn style frameless glass doors, double vanities covered with selective stone, floor to ceiling porcelain tile make the master bathroom highly accessible. The other two bedrooms were reconfigured with new closets, wider doorways, new wood floors and wider windows. Just outside of the bedroom, a new laundry room closet was a major upgrade. Taking good care of this home and taking time to customize it to their family, the owners have completed four remodel projects with Castle. The 2nd floor addition was completed in 2006, which expanded the home in back, where there was previously only a 1st floor porch. Now, after this remodel, the sunroom is open to the rest of the home and can be used in all four seasons. On the 2nd floor, the home’s footprint greatly expanded from a tight attic space into 4 bedrooms and 1 bathroom. The kitchen remodel, which took place in 2013, reworked the floorplan in small, but dramatic ways. The doorway between the kitchen and front entry was widened and moved to allow for better flow, more countertop space, and a continuous wall for appliances to be more accessible. A more functional kitchen now offers ample workspace and cabinet storage, along with a built-in breakfast nook countertop. All new stainless steel LG and Bosch appliances were ordered from Warners’ Stellian. Another remodel in 2016 converted a closet into a wet bar allows for better hosting in the dining room. In 2018, after this family had already added a 2nd story addition, remodeled their kitchen, and converted the dining room closet into a wet bar, they decided it was time to remodel their basement. Finishing a portion of the basement to make a living room and giving the home an additional bathroom allows for the family and guests to have more personal space. With every project, solid oak woodwork has been installed, classic countertops and traditional tile selected, and glass knobs used. Where the finished basement area meets the utility room, Castle designed a barn door, so the cat will never be locked out of its litter box. The 3/4 bathroom is spacious and bright. The new shower floor features a unique pebble mosaic tile from Ceramic Tileworks. Bathroom sconces from Creative Lighting add a contemporary touch. Overall, this home is suited not only to the home’s original character; it is also suited to house the owners’ family for a lifetime.
