Balancing modern architectural elements with traditional Edwardian features was a key component of the complete renovation of this San Francisco residence. All new finishes were selected to brighten and enliven the spaces, and the home was filled with a mix of furnishings that convey a modern twist on traditional elements. Juxtaposing a Southern Colorado setting with a Moorish feel, North Star Ranch explores a distinctive Mediterranean architectural style in the foothills of the Sangre de Cristo Mountains. The owner raises cutting horses, but has spent much of her free time traveling the world. She has brought art and artifacts from those journeys into her home, and they work in combination to establish an uncommon mood. The stone floor, stucco and plaster walls, troweled stucco exterior, and heavy beam and trussed ceilings welcome guests as they enter the home. Open spaces for socializing, both outdoor and in, are what those guests experience but to ensure the owner's privacy, certain spaces such as the master suite and office can be essentially 'locked off' from the rest of the home. Even in the context of the region's extraordinary rock formations, North Star Ranch conveys a strong sense of personality.

This home was designed with a clean, modern aesthetic that imposes a commanding view of its expansive riverside lot. The wide-span, open wing design provides a feeling of open movement and flow throughout the home. Interior design elements are tightly edited to their most elemental form. Simple yet daring lines simultaneously convey a sense of energy and tranquility. Super-matte, zero sheen finishes are punctuated by brightly polished stainless steel and are further contrasted by thoughtful use of natural textures and materials. The judges said “this home would be like living in a sculpture. A stately bath fit for a noble. This luxurious lavender loo delivers an elegant, airy feel in a space packed with details. From the parquet marble floors to the solid brass wall mount faucets, pedestal top sinks to the free-standing tub, this on-suite delivers grand presence and dramatic elegance. The classic lines marry seamlessly with the modern technology found in the Bluetooth capable effervescent tub, moisture sensing exhaust fan, and smart thermostat controlled radiant floors. This package conveys all the luxuries of modern living and all the style of a stately manor.

Many people can’t see beyond the current aesthetics when looking to buy a house, but this innovative couple recognized the good bones of their mid-century style home in Golden’s Applewood neighborhood and were determined to make the necessary updates to create the perfect space for their family. In order to turn this older residence into a modern home that would meet the family’s current lifestyle, we replaced all the original windows with new, wood-clad black windows. The design of window is a nod to the home’s mid-century roots with modern efficiency and a polished appearance. We also wanted the interior of the home to feel connected to the awe-inspiring outside, so we opened up the main living area with a vaulted ceiling. To add a contemporary but sleek look to the fireplace, we crafted the mantle out of cold rolled steel. The texture of the cold rolled steel conveys a natural aesthetic and pairs nicely with the walnut mantle we built to cap the steel, uniting the design in the kitchen and the built-in entryway. Everyone at Factor developed rich relationships with this beautiful family while collaborating through the design and build of their freshly renovated, contemporary home. For this renovation, the basic layout functioned well for the homeowners, but the bathroom was feeling dated and in need of an overhaul. We replaced a bulky tub deck with a more scaled back and refined surround, complete with a paneled front to match the custom his and hers vanities. A wing wall was removed to allow light in and create a more open feel. A prefabricated shower pan and dated sliders were replaced with a custom tiled shower and frameless glass. We used a combination of natural travertine and porcelain tiles to provide visual warmth to the expansive bathroom. The antiqued/glazed vanities and the exotic quartzite countertops with their subtle coloration and veining further convey the homeowner’s classic style. Stacy Zarin Goldberg Photography

Carved into one end of this side yard where sun is actually abundant (a rarity in any city lot), the family enjoys a chance to grow their own vegetables. Using irregular bluestone flagstone for the paths, bluestone wall stone for the raised beds, and then interplanting perennials within the beds and access paths, the design conveys a rustic kitchen garden feel while still holding a sense of formality that sits well with the home.

This memorial garden is a tribute to a beloved son, friend, and brother who tragically passed away from a fatal overdose. The garden is intended to be a serene and uplifting space where friends and family can come to reflect and remember him. This garden’s purpose is to celebrate Beau’s life and personality, offering comfort and peace without focusing heavily on the aspect of loss.
