Could a dreadful dishwasher leak be a blessing in disguise? The Redding kitchen was very odd. The house was a beautiful brick house from the early 1900’s, but the kitchen had been renovated since then with an impractical layout. It worked, but, for as much time as Mr. and Mrs. spend in the kitchen, it left much to be desired. Because they enjoy cooking so much, they dreamed of having a functional kitchen that added to the character of the home and respected the history of it. So that’s why Mr. and Mrs. went to a Lancaster Home Show where they meet ALL Renovation & Design. They were impressed with our process which guides clients through the design phase in a unique way that guarantees a customized remodel, tailored to their dreams. We really hit it off, but, since they were still in the idea stage, the years passed quickly. Then one morning they discovered a puddle under the dishwasher. And, as is often the case, the damage had already spread to the surrounding cabinets and a large area of the floor. And upon further inspection, it was discovered that part of the floor was made with asbestos – which would require expert remediation. This was turning into a major rehab project. That’s when they were faced with a tough call: do they patch it up now and rip it out in a few years when they remodel the entire kitchen, or, do they remodel now? They called ALL Renovation & Design. First we worked with the insurance company to raise the damage claim to what it would have actually cost to repair the damage done by the leak… several thousand dollars higher than what they had initially appraised it. Then we guided Mr. and Mrs. through the design process that carefully articulated the goals and vision for the new kitchen. Functionality and complementing the home’s character were top priority. They were extremely pleased with the help we provided in guiding them through the cabinet choices, layout, and color selections. Communication was key. Especially when we got into the demolition and construction work. One thing you can be sure of when working with older homes is that there are almost always surprises between the walls. For the Redding kitchen it took the form of a steel support beam that we discovered on the second day of demolition. Because it prevented us from opening up the doorway, we had to pivot and adjust the cabinet spacing. Electrical access was also a serious problem that required added creativity to be sure the new space would include all the functionality of a modern kitchen. But all the challenges were overcome through creativity and almost constant communication. At last, it was complete. Together we transformed the space into a beautiful transitional kitchen that is a joy to work in. The maple cabinets with full-overlay doors were painted in matte white with copper hardware. The countertop and backsplash were Hanstone Quartz in the Strato color. It included a 30” single-basin sink in 14-gauge hammered copper. For the floor they chose Lauzan Maple Hardwood in the Sahara finish, installed in the herringbone pattern. And to really set off the kitchen, the old appliances were replaced with new GE Café appliances in their classy matte white with brushed copper accents.

DOWNLOAD NOW   The Klimala’s and their three kids are no strangers to moving, this being their fifth house in the same town over the 20-year period they have lived there. “It must be the 7-year itch, because every seven years, we seem to find ourselves antsy for a new project or a new environment. I think part of it is being a designer, I see my own taste evolve and I want my environment to reflect that. Having easy access to wonderful tradesmen and a knowledge of the process makes it that much easier”. This time, Klimala’s fell in love with a somewhat unlikely candidate. The 1950’s ranch turned cape cod was a bit of a mutt, but it’s location 5 minutes from their design studio and backing up to the high school where their kids can roll out of bed and walk to school, coupled with the charm of its location on a private road and lush landscaping made it an appealing choice for them. “The bones of the house were really charming. It was typical 1,500 square foot ranch that at some point someone added a second floor to. Its sloped roofline and dormered bedrooms gave it some charm.” With the help of architect Maureen McHugh, Klimala’s gutted and reworked the layout to make the house work for them. An open concept kitchen and dining room allows for more frequent casual family dinners and dinner parties that linger. A dingy 3-season room off the back of the original house was insulated, given a vaulted ceiling with skylights and now opens up to the kitchen. This room now houses an 8’ raw edge white oak dining table and functions as an informal dining room. “One of the challenges with these mid-century homes is the 8’ ceilings. I had to have at least one room that had a higher ceiling so that’s how we did it” states Klimala. The kitchen features a 10’ island which houses a 5’0” Galley Sink. The Galley features two faucets, and double tiered rail system to which accessories such as cutting boards and stainless steel bowls can be added for ease of cooking. Across from the large sink is an induction cooktop. “My two teen daughters and I enjoy cooking, and the Galley and induction cooktop make it so easy.” A wall of tall cabinets features a full size refrigerator, freezer, double oven and built in coffeemaker. The area on the opposite end of the kitchen features a pantry with mirrored glass doors and a beverage center below. The rest of the first floor features an entry way, a living room with views to the front yard’s lush landscaping, a family room where the family hangs out to watch TV, a back entry from the garage with a laundry room and mudroom area, one of the home’s four bedrooms and a full bath. There is a double sided fireplace between the family room and living room. The home features pops of color from the living room’s peach grass cloth to purple painted wall in the family room. “I’m definitely a traditionalist at heart but because of the home’s Midcentury roots, I wanted to incorporate some of those elements into the furniture, lighting and accessories which also ended up being really fun. We are not formal people so I wanted a house that my kids would enjoy, have their friends over and feel comfortable.” The second floor houses the master bedroom suite, two of the kids’ bedrooms and a back room nicknamed “the library” because it has turned into a quiet get away area where the girls can study or take a break from the rest of the family. The area was originally unfinished attic, and because the home was short on closet space, this Jack and Jill area off the girls’ bedrooms houses two large walk-in closets and a small sitting area with a makeup vanity. “The girls really wanted to keep the exposed brick of the fireplace that runs up the through the space, so that’s what we did, and I think they feel like they are in their own little loft space in the city when they are up there” says Klimala. They are a family of professionals in the restaurant industry, who returned to Sosna to renovate their outdated, and cramped Kitchen. During the renovation process, it was discovered that the existing window had leaked and caused extensive damage to the exterior wall. This damage was repaired with new framing and insulation, and a larger window was installed allowing for a beautiful view of the backyard. In the newly renovated Kitchen, a large peninsula in the center of the room features unique grooved panels with LED lighting and a quartz waterfall countertop. Creating the grooved panels to align perfectly with the tall cabinets on the opposite wall and also fit the LED channels required detailed and careful calculations. This peninsula not only enhances the aesthetics of the space but also serves a functional purpose. It provides a designated area for food preparation and cooking behind it, while the opposite side remains a convenient and safe space for entertaining, allowing guests to communicate and interact with their hosts effortlessly. The back wall of the Kitchen features the stove and large hood cabinet, which are flanked by 2 appliance garages to hide and store small countertop appliances. Wrestling is this family’s sport. Applying lessons from the mat, this couple won their dream kitchen. Similar to pinning one’s opponent, the remodeling process takes visualization, determination, and keeping one’s eye on the prize. These clients came to us with a clear vision of their new kitchen. They knew what they wanted it to look like and how they needed the space to function for their family. When envisioning the Hygeia Lot 3 single family residential home in Encinitas, California, Lindsay and Rory Brown of The Brown Studio sought to weave unique architectural details throughout the minimalist design scheme. To add depth to the overall look and feel of the space, and to complement the home’s existing ‘hard’ angles, the team selected Banker Wire’s IPZ-25 woven wire mesh. Specified in a stainless steel and brass finish, the wire mesh was utilized to create the interior stairway railing, which functions as the focal point of the lower lounge room area. Adding an elegant touchpoint to the space, the wire mesh reiterates the angular look and feel while providing much-needed depth through the stainless steel and brass finish. Similarly, for the project-at-large, the design team favored a seamless indoor/outdoor design scheme, with the Banker Wire mesh application helping to achieve this; the exterior of the home features Gabion rock walls, created using an enclosing wire structure to secure the rocks into a wall formation. By adding the wire mesh interior stairway railing, the design team was able to create an indoor/outdoor connection through highlighting these unique wire touchpoints. “The Hygeia Lot 3 house is full of unique angles and architectural details—it’s two levels of playful design and carefully crafted architectural details,” says Loryn Cook, Designer, The Brown Studio. “We wanted to use materials that reflect this line of thinking, and Banker Wire’s architectural mesh provided the stability and breathability we were after.” The simple, lightweight material of the IPZ-25 wire mesh pattern—which has a 54% open area—utilizes a mixture of stainless steel to achieve balanced sturdiness; when mixed with the copper-based alloy of brass, a beautiful contrast occurs, while the team’s custom system holds the wire in place. Through utilizing different wire diameters for the warp and shute—achieving balanced stiffness in both directions—the intercrimp surface gives the material a high degree of reflective energy. As a result, the mesh pattern imitates an array of colors that changes as the viewer moves throughout the space. “For this project, we wanted a material that was permeable enough to see through, but detailed enough to catch the eye,” adds Cook. “IPZ-25 provides a myriad of different textures and colors, depending on the perspective from which it is viewed from—we love it specifically for this effect.” In regards to the fabrication process, Robert Richter, Owner of Flur Metals, notes that although it was initially a challenge, this project is proof that the outcome is well worth it. “We typically utilize more rigid mesh types for this kind of application, but because of how unique IPZ-25 is, The Brown Studio came to us asking if we could make it work,” says Richter. “We did not shy away from the challenge; this project was exciting, as we were able to utilize such a delicate, beautiful mesh, but a non-traditional way. Once one side was ‘tac’d in,’ we pulled it tight, and ‘tac’d’ the other side to the frame. Then, the border was welded to another frame that sandwiched the mesh in place,” adds Richter. “This application is proof that it can be done! It’s still one of my favorite projects we have ever worked on.”

Lead designer, Jennifer, was able to make the most of what worked in this space, while elevating the aesthetic to make the kitchen feel brand new. This kitchen is an example of just that. When the homeowners purchased the home in 2016, they made some initial updates. From painting to refinishing the floors, they began the process of making this house their own. When the time came to update the kitchen, they wanted to work with what they had to elevate the space, while also adding in the design details that were missing for them. Not every space or kitchen requires starting from scratch to make new. Sometimes the layout is just right, and the cabinets are in great shape. Instead, you can prioritize the aesthetic you seek within the scope of what you already have. That is exactly what this kitchen called for. The new statement island in slate was added to make space for the microwave drawer which wasn’t a part of the original layout. The bold tone of the island adds contrast against light perimeter cabinetry painted in Benjamin Moore White Dove. A custom hood accommodates a new blower for an upgraded cooking experience. Quartz countertops paired with a marble backsplash pull everything together. Elevated plumbing fixtures in a polished nickel finish add a subtle sheen and loads of elegance. This client cared a lot about the details of the design, but especially the light fixtures. When we understand what matters to our client, we can prioritize it as a part of our design and process.

As written in Northern Home & Cottage by Elizabeth Edwards Sara and Paul Matthews call their head-turning home, located in a sweet neighborhood just up the hill from downtown Petoskey, “a very human story.” Indeed it is. Sara and her husband, Paul, have a special-needs son as well as an energetic middle-school daughter. This home has an answer for everyone. Located down the street from the school, it is ideally situated for their daughter and a self-contained apartment off the great room accommodates all their son’s needs while giving his caretakers privacy—and the family theirs. The Matthews began the building process by taking their thoughts and needs to Stephanie Baldwin and her team at Edgewater Design Group. Beyond the above considerations, they wanted their new home to be low maintenance and to stand out architecturally, “But not so much that anyone would complain that it didn’t work in our neighborhood,” says Sara. “We were thrilled that Edgewater listened to us and were able to give us a unique-looking house that is meeting all our needs.” Lombardy LLC built this handsome home with Paul working alongside the construction crew throughout the project. The low maintenance exterior is a cutting-edge blend of stacked stone, black corrugated steel, black framed windows and Douglas fir soffits—elements that add up to an organic contemporary look. The use of black steel, including interior beams and the staircase system, lend an industrial vibe that is courtesy of the Matthews’ friend Dan Mello of Trimet Industries in Traverse City. The couple first met Dan, a metal fabricator, a number of years ago, right around the time they found out that their then two-year-old son would never be able to walk. After the couple explained to Dan that they couldn’t find a solution for a child who wasn’t big enough for a wheelchair, he designed a comfortable, rolling chair that was just perfect. They still use it. The couple’s gratitude for the chair resulted in a trusting relationship with Dan, so it was natural for them to welcome his talents into their home-building process. A maple floor finished to bring out all of its color-tones envelops the room in warmth. Alder doors and trim and a Doug fir ceiling reflect that warmth. Clearstory windows and floor-to-ceiling window banks fill the space with light—and with views of the spacious grounds that will become a canvas for Paul, a retired landscaper. The couple’s vibrant art pieces play off against modernist furniture and lighting that is due to an inspired collaboration between Sara and interior designer Kelly Paulsen. “She was absolutely instrumental to the project,” Sara says. “I went through two designers before I finally found Kelly.” The open clean-lined kitchen, butler’s pantry outfitted with a beverage center and Miele coffee machine (that allows guests to wait on themselves when Sara is cooking), and an outdoor room that centers around a wood-burning fireplace, all make for easy, fabulous entertaining. A den just off the great room houses the big-screen television and Sara’s loom— making for relaxing evenings of weaving, game watching and togetherness. Together with the expertise of designer Scott Christensen at Advance Design Studio they planned to completely reconfigure the entire space. They began by removing the restrictive peninsula and replaced it with a generous island designed to house an expansive farmhouse sink, convenient pull out trash receptacles, and a hidden dishwasher. Now there was ample room to add island seating to accommodate family gatherings, or for just “hanging out” with teenagers. A dramatic new focal point was created with the design of an elegant range area featuring a beautiful custom wood mantle hood detailed with crushed glass handmade tile. Hidden storage houses every spice imaginable right at the cook’s fingertips. Double-stacked glass cabinetry emphasizes the impressive height of the room that was a wonderful architectural element that previously went unnoticed in the original kitchen. The entire kitchen and breakfast nook was opened up to the 2 story family room by integrating enlarged arched openings. An outdated desk area was transformed into a beautiful breakfront bar with beverage refrigeration, glass display cabinets and plenty of new storage for entertainment pieces. An espresso nook was tucked neatly between tall cabinetry, and an old fashioned closet with shelves was converted into an efficient chef’s dream of organized custom pull out pantries. “I am the leader of the Scott Christensen fan club,” says Bonnie. “With my busy family and a full time career, Scott made the process of designing this space so easy for me. He didn’t overwhelm me, but carefully determined what I liked and offered me two thoughtful solutions for just about everything - complete with his expert opinion that I really respected.” Bright white Jay Rambo custom made maple cabinets are accented by Cambria quartz counter tops and simple subway tiles. Original hardwood floors were refinished and stained a darker shade, and stair risers and balusters were painted white to coordinate with the smart wainscot details throughout the first floor. The end effect is a cohesive first floor that flows together with grace and a level of elegance perfectly suitable for this stately Crystal Lake home. A DEANE client returned in 2022 for an update to their kitchen remodel project from 2006. This incredible transformation was driven by the desire to create a glamorous space for both cooking and entertaining. The frameless cabinetry with a mitered door and satin brass hardware is deliberately understated to highlight the marble. Dramatic and bold, the continuous, book-matched Panda White marble was used throughout the open footprint, including the fireplace surround, to give the space a cohesive feel. The custom, tapered hood, also covered in Panda White is a commanding centerpiece. The expansive space allowed for two waterfall-edge islands with mitered countertops - one for cooking with black-stained oak cabinets for storage and a prep sink, and the second to seat 6 for dining, which replaced the original informal eating area. A tray ceiling with wallpaper detailing elegantly frames both together. No detail was overlooked in the design process. A coffee station with retractable doors and beverage drawers was situated to graciously welcome guests. A Wolf 60” range, walnut interiors, customized drawer inserts, unlacquered brass finishes and a Galley Workstation elevate this kitchen into a truly sophisticated space.
