Our client’s charming cottage was no longer meeting the needs of their family. We needed to give them more space but not lose the quaint characteristics that make this little historic home so unique. So we didn’t go up, and we didn’t go wide, instead we took this master suite addition straight out into the backyard and maintained 100% of the original historic façade. Master Suite This master suite is truly a private retreat. We were able to create a variety of zones in this suite to allow room for a good night’s sleep, reading by a roaring fire, or catching up on correspondence. The fireplace became the real focal point in this suite. Wrapped in herringbone whitewashed wood planks and accented with a dark stone hearth and wood mantle, we can’t take our eyes off this beauty. With its own private deck and access to the backyard, there is really no reason to ever leave this little sanctuary. Master Bathroom The master bathroom meets all the homeowner’s modern needs but has plenty of cozy accents that make it feel right at home in the rest of the space. A natural wood vanity with a mixture of brass and bronze metals gives us the right amount of warmth, and contrasts beautifully with the off-white floor tile and its vintage hex shape. Now the shower is where we had a little fun, we introduced the soft matte blue/green tile with satin brass accents, and solid quartz floor (do you see those veins?!). And the commode room is where we had a lot fun, the leopard print wallpaper gives us all lux vibes (rawr!) and pairs just perfectly with the hex floor tile and vintage door hardware. Hall Bathroom We wanted the hall bathroom to drip with vintage charm as well but opted to play with a simpler color palette in this space. We utilized black and white tile with fun patterns (like the little boarder on the floor) and kept this room feeling crisp and bright.

The back side of the mosaic mural. Each separate piece is numbered to correspond with the final layout design. The mural mosaic is then glued together with a fabric mesh and stone adhesive. This particular piece is unique in that it was mesh-backed and grouted on the surface in studio, then mounted on the cooktop wall in one finished piece. The marble frame was added on location. Total installation time: 1 hour.

The small 50 foot wide site is one house removed from the Gulf of Mexico. The design takes advantage of two view corridors through the setbacks of neighboring lots. These views correspond respectively to the direction of the summer and winter sunsets. The two wings of the house are connected by a courtyard. The elevated wing spans over the small yard creating a shaded space between the courtyard and the beach access. Children’s bedrooms are enjoyable to decorate. Using a happy bunny print fabric we created custom quilted bedspreads, naturally coordinating with the two toned striped walls. Sweet & charming heavens greatly accent the beds, providing the room with a precious and fun feeling. Inside the heavens’ is a yellow plaid fabric simply correlating with both the walls and the bedspreads. The heavens’ outside is a soft yellow fabric with contrast hot pink textured dots, corresponding with the reds on the bedspread. Custom boxed round throw pillows are the final accent, tying the heavens together with the bedspreads. All in all, every part of the bedding creates a fun and youthful atmosphere.

The Mid-Levels of Hong Kong Island is one of the most prominent luxury residential areas. This project - Estoril Court in Mid-Levels Central is one of the rare heritage mansions in Hong Kong with a "thousand-year lease," comprising a total of 240 units. The young couple, with their two daughters, have settled here. For the wide experience husband, the most important aspect of a home is that it carries the "depth of love." His wife's preferences and the children's interests were frequently mentioned during this project. "I hope the design can break through conventions and avoid falling into the trap of popular but clichéd styles. Kyle and I resonate deeply on this point; we both pursue a 'more personal expression.' Family life should be relaxing, natural, and bringing joy to my family members." This residence features a square layout and excellent natural lighting, with a practicality rate of nearly 90%. However, its over 40-year-old structure poses numerous constraints on renovations. Adhering to the existing structure and the wisdom of geomancy, Karv One Design has re-examined the relationship among the landscape, windows, and functional flow within the home. They have integrated practicality, beauty, and self-expression into every corner, enhancing the happiness of living. Once stepping into the living room, you are greeted by Hong Kong's most spectacular vistas. The ever-changing scenery of Victoria Harbour, both day and night, the immense skyscrapers of different banks and commercial buildings and the panoramic views of the Peak are all within sight. The expansive dimensions of the living room are a response to the surrounding environment, providing ample space for family bonding and companionship, while also allowing the breathtaking skyline views to seamlessly integrate into daily life. Unlike traditional whole-house decoration, the design of Hong Kong homes emphasizes collage and customization. The minimalist aesthetic of the space corresponds to the luxurious craftsmanship and time costs involved. Elements such as natural stone, artistic paint, parquet flooring, wood veneer, and leather have all been meticulously coordinated in terms of color and proportion, while a significant amount of storage space has been cleverly concealed within the walls. The study room is deliberately positioned to one side of the living room, embracing the gentle stretch of sunlight. The arched iron partition, exuding a vintage flavor and traces of time, not only serves as a natural divider of space but also becomes a highlight of the interior decoration with its unique artistic form, creating a serene yet stylish atmosphere. It ensures privacy without compromising on openness, allowing the home owner to work in the study room while still keeping an eye on the children playing in the living room. Custom-made artisanal furniture offers a whole new expression of comfort and practicality to the space. The Giorgetti HUG armchair combines a sculptural sense of form with a flowing sense of shape. When natural light filters in, a rich artistic atmosphere permeates and grows within, making the home a place of tranquility and peace of mind. The original open-plan layout of the master bedroom has been reconfigured and divided. The ultimate goal of the enclosed space is to provide comfort and ease of sleep. The pale green color is also carefully coordinated, focusing on creating a serene and pleasant atmosphere. The combination of "green," "wood," and "metal elements" is based on Feng Shui considerations, serving to stabilize and concentrate the energy flow. The children's room is simple yet cozy, where sunlight awakens the space and transparent glass windows bring in the ocean view. The palette of pale blue and white adds warmth and vitality to the space, inspiring children's boundless imagination about the unknown world and giving them the courage to see mountains, seas, and the world beyond. The moment when the door is open, the magic of lighting begins. What greets the eye is an elegant and tastefully designed artistic foyer. The pace of work in Hong Kong is fast and efficient, often causing people to overlook family time. Therefore, the entrance is adorned with a large area of gentle ivory white, featuring sculptural-like display stands and flowers and vignettes that can be arranged according to the owner's mood. As night falls, the panoramic view of the Victoria Harbour's night scene comes into view, elevating the enjoyment to the utmost. The lighting system in the space brings more enjoyable experiences to "living as you desire." The smart system caters to various states of living scenarios at different times, as well as to the subtle needs of ambient temperature, brightness, and tactile atmosphere. Whether it's solo time or family moments, day or night, everyone has a comfortable place to be. The "Estoril Court" project is a full-service case that last for 12 months. We had hundreds of communications and exchanges with the home owner, and continuously coordinated and collaborated with the property management, on-site construction and installation workers, manufacturers, and various suppliers, striving for perfection in craftsmanship and meticulous attention to detail in execution. Finally, seeing the satisfied expressions of the home owner and their family, we felt that it was an ideal conveyance.

The Hall Bath needed rejuvenation too, since larges amount of dry rot were present as well. New paint for the walls continuing in the corresponding sea blue color. Complete with a new tub, Pan American Cream Stripes tile for the walls and subtle yet beautiful accent tile.

The kitchen as the center of the home – that was something the whole family wanted. Relocated from Greece, they want to bring the same atmosphere in to Orange county. So there is no define space, simply casually positioned seating in a bar. The owner want to cook while interacting with the family, right when you walk in to the house, you’re in the kitchen opens up to the outside with floor-to-ceiling windows. The residence was designed having several levels, thus corresponding to the uneven ground of the plot and ensuring the continuity between the building and its natural surrounding by a series of open spaces.

Over the years the deck around the pool had deteriorated and the plants had become over grown and made walking around the deck difficult. The old concrete patio was small and only lit by bright 120 volt spot lights. What made this job difficult was the access to the backyard was limited to using a neighbor’s backyard for the project. We had to bring all debris out and materials in from a neighboring street, down the neighbor’s driveway, across the backyard, through an 8’ section that was in the far corner of the neighbor’s yard that corresponded to the entrance to Johnson’s backyard. They had a plan that they wanted to work from. Since access was a problem, we had to secure permission from the neighbor before we could consider bidding the job. After the neighbor’s permission was obtained we discussed materials for the drawing they had. It only included the hardscape and gazebo. Other difficulties included not damaging lighting and plumbing for the pool during excavation and construction. Also the ladders into the pool fit into cups screwed to the deck. These had to be replaced with precisely placed pipes mounted into the base for stability. Care had to be taken to make sure water would not drain from the deck into the pool. So we had to place channel drains between the patio area and pool deck area. A channel drain was placed between the exposed aggregate finished slab for the gazebo and the pool deck. This allowed for proper sloping of the hardscape to provide the drains to move rain away from the pool. We used polymeric sand in the paver joints to prevent breakdown of the installation and avoid wind and water moving sand into the pool. The slab for the gazebo was an exposed aggregate finish that measured 12’ 6” x 16’ 6”. The pagoda style roof for the gazebo and screening make it attractive and functional as a bug free area to entertain in. We discussed adding low voltage lighting, 120 volt plugs and drip irrigation early on so we could place conduits during the construction. After the hardscape installation we installed the low voltage lighting. We installed a transformer with a timer and an optional dusk to dawn photocell. The Johnsons did not like the old 120 volt spot light to light the back, they wanted something softer. We installed 20 path lights to illuminate the hardscape and 3 wall wash lights to add evening depth to the yard. We installed the plantings and Hunter drip irrigation system in the spring of 2013. It was easy to convince them that the drip system was the proper way to irrigate the area. There would be no spray to blow onto patio furniture or into the gazebo. Also drip irrigation uses less water so they are economical to operate. This gave them a low maintenance yard, a nice finished look and something blooming throughout the growing season. The Johnsons have been very happy with the look and the functionality of the pool deck, patio, lights, irrigation and gazebo.

This client decided to change up the look in their kitchen by getting rid of their original tile countertops and replacing them with Quartz in the color Envi Elegance, as well as added new backsplash tile that has small pops of color! They also opted for a brand new matching undermount sink with its corresponding parts.

Off the Master Bedroom is a small feminine office offering the perfect spot to organize the day ahead, complete correspondence and file papers. The custom hutch has ample file storage and shelving to showcase personal items. A bead board vaulted ceiling with round window amplifies the ethereal feeling of the bedroom.
