Beautiful Cambria slab is was definitely everybody's favorite part of the project. To balance the high cost of this incredible material, we recommended a more cost-effective porcelain tile for the backsplash. Accessories, lighting and seating, selected by the client who has excellent taste and sense of design, finished out the project.

This prefabricated 1,800 square foot Certified Passive House is designed and built by The Artisans Group, located in the rugged central highlands of Shaw Island, in the San Juan Islands. It is the first Certified Passive House in the San Juans, and the fourth in Washington State. The home was built for $330 per square foot, while construction costs for residential projects in the San Juan market often exceed $600 per square foot. Passive House measures did not increase this projects’ cost of construction. The clients are retired teachers, and desired a low-maintenance, cost-effective, energy-efficient house in which they could age in place; a restful shelter from clutter, stress and over-stimulation. The circular floor plan centers on the prefabricated pod. Radiating from the pod, cabinetry and a minimum of walls defines functions, with a series of sliding and concealable doors providing flexible privacy to the peripheral spaces. The interior palette consists of wind fallen light maple floors, locally made FSC certified cabinets, stainless steel hardware and neutral tiles in black, gray and white. The exterior materials are painted concrete fiberboard lap siding, Ipe wood slats and galvanized metal. The home sits in stunning contrast to its natural environment with no formal landscaping. Saturday June 27, 4:00 to 5:30pm | Manhattan Pool Farm by David Seiter of Future Green Studio High above Midtown Manhattan, this transformed rooftop pool is now a farm-to-table restaurant, the Press Lounge, offering guests a dazzling view of the New York City skyline. From the 19th floor of Ink Hotel, a beautifully designed edible garden is meticulously cared for to create seasonal food and drink options from ingredients grown onsite. Utilizing themes of material reuse and urban infill, this custom design and fabricated system of wood terraced planters transforms an underutilized rooftop pool into a dynamic private dining experience. The project is inspired by the structure of a sushi mat- with flexibility in one direction and rigidity in the other, the mat rolls fluidly from deck to bench to planter to wall. In an effort to make the project sustainable and cost effective, ipe wood decking was salvaged from a recent renovation and repurposed. The planting palette was selected in consultation with the restaurant’s chef, professional forager and a rooftop farmer in order to orchestrate the edible garden with unique seasonal food and drink menus. After their Niwot, Colorado, home was inundated with floodwater and mud in the historic 2013 flood, the owners brought their “glass is half full” zest for life to the process of restarting their lives in a modest budget-conscious home. It wouldn’t have been possible without the goodwill of neighbors, friends, strangers, donated services, and their own grit and full engagement in the building process. Water-shed Revival is a 2000 square foot home designed for social engagement, inside-outside living, the joy of cooking, and soaking in the sun and mountain views. The lofty space under the shed roof speaks of farm structures, but with a twist of the modern vis-à-vis clerestory windows and glass walls. Concrete floors act as a passive solar heat sink for a constant sense of thermal comfort, not to mention a relief for muddy pet paw cleanups. Cost-effective structure and material choices, such as corrugated metal and HardiePanel siding, point this home and this couple toward a renewed future.

Sommerhus is a private retreat for two empty-nesters. The clients purchased the previous cabin after falling in love with its location on a private, lakefront peninsula. However, this beautiful site was a challenging site to build on, due to its position sandwiched between the lake and protected wet land. The clients disliked the old cabin because it could only be used in the summer months, due to its lack of both insulation and heat. In addition, it was too small for their needs. They wanted to build a new, larger retreat, but were met with yet another constraint: the new cabin would be limited to the previous cabin’s small footprint. Thus, they decided to approach an architect to design their dream cabin. As the clients described, “We visited Denmark for a family wedding in 2015, and while biking near Gilleleje, a fishing village on the Baltic Sea, we fell in love with the aesthetic of ‘Sommerhus’: dark exteriors, clean, simple lines, and lots of windows.” We set out to design a cabin that fit this aesthetic while also meeting the site’s constraints. The clients were committed to keeping all existing trees on their site. In addition, zoning codes required the new retreat to stay within the previous cabin's small footprint. Thus, to maximize the square footage of the cabin without removing trees or expanding the footprint, the new structure had to grow vertically. At the same time, the clients wanted to be good neighbors. To them, this meant that their cabin should disappear into the woods, especially when viewed from the lake. To accomplish both these requests, the architect selected a dark exterior metal façade that would visually retreat into the trees. The metal siding is a modern, low-maintenance, and cost-effective solution, especially when compared to traditional wood siding. Warm wood on the soffits of the large roof overhang contrast with the metal siding. Sommerhus's resulting exterior is just as the clients’ requested: boldly modern yet respectful of the serene surroundings. The homeowners desired a beach-house-inspired interior, full of light and warmth, in contrast to the dark exterior. As the homeowner explained, “I wanted it to feel like a porch inside.” To achieve this, the living room has two walls of sliding glass doors that connect to the wrap-around porch. This creates a beautiful, indoor-outdoor living space. The crisp and bright kitchen also connects to the porch with the window that opens to an outdoor counter - perfect for passing food and drinks to those lounging on the porch. The kitchen is open to the rest of the first-floor entertaining space, and brings a playful, beach-house feel to the cabin. After the completion of the project, the homeowners remarked, “Working with Christopher and Eric [of CSA] was a wonderful experience. We absolutely love our home, and each season on the lake is more special than the last.”

Cohesively updating and modernizing this home built in the 1990s were the goal in this remodel. Several elements throughout the house like the traditional golden oak original stair railing in the main entry were too colonial for the homeowner as their taste was trending more modern. The golden oak used on trim, fireplace mantle, and baseboards trapped this home in a time warp. The original Kitchen had cabinetry with a traditional door style, painted cabinets, and laminate countertops which also caused it to look dated. The clients expressed a desire to integrate more modern elements into their home in a cost effective way without having to rip everything down to the studs. Our design/build team proposed and executed many elegant cost effective design solutions that involved changing paint, cabinetry, finishes, and fixtures to achieve the desired modern feeling throughout the home. To overcome the difficult obstacle the pervasive use of old fashioned looking woodwork throughout the house we proposed using paint to avoid material waste and save the client money. The main staircase in the entry was transformed and modernized by painting it a dark bronze enamel color. Trim and baseboards were also enameled in this color to carry the modern feeling throughout the home and also creating continuity from one space to another. This solution proved green and cost effective by preserving these elements in the home which prevented unnecessary demolition waste and new material cost while enhancing the existing structure aesthetically. Photography by Caryn B. Davis Located in the Cornfield Point area of Old Saybrook along Long Island Sound, this project brought a classic, yet forgotten beach house back to life. Through a little detective work and some creative ingenuity, we restored and enhanced the exterior to it’s former glory and transformed the interior to a highly efficient and functional home all the while uplifting its quaint cottage charm. On the exterior, we recreated a wonderful, airy front porch with cozy bench seats that look out to the water. The white cedar shingle siding is pre-bleached with a subtle flair at the bottom and a delicate break at mid-elevation. The asphalt shingles are not only beautifully matched with the siding, but offer superior reflective qualities to dissipate the heat of the summer sun. On the interior, we joined the front seasonal porch with the family room to form a larger, open living and dining space with paneled walls and ceilings anchored by the original round stone fireplace. In the rear, we carefully crafted a galley kitchen and laundry space with an adjacent first floor master suite. The diminutive house and property posed multiple practical and regulatory challenges which were overcome by a strong team effort, due diligence, and a commitment to the process. John R. Here is a model home pool that has one of the most interesting features you will ever see in a pool. It has an acrylic glass window that is 2 ½ inches thick so you can see the kids swimming in the pool. This is a unique design for those who are not focused on a budget because the building process is complex and it takes the right people with the appropriate experience. Overall the effect is unique and rare to find, while setting your pool apart from the others. At night with the lights on in the pool, the effect comes to life. We designed the lower seating area located next to the glass walls so you can entertain right along the pool edge. To top that we have a 45 foot long by 6 feet high water wall with water spilling down the rocks into the pool. It makes this a one of a kind pool that was thought up by thinking out of the box; something that we at Splash Pools like to do. A contemporary lower seating area is nestled closely to the pool’s edge for entertaining. Another element that added a great feature is the fire pit that keeps the family together while staying warm. Constructed of locally made SIP panels on an infill waterfront lot, the home is oriented to maximize the production of the pv panels. Six inch SIP panels work together with a highly reflective, highly emmisive cool standing seam roof, icynene insulation in ceiling and floors, and carefully placed high efficiency windows and doors to create a tightly sealed environment. The 17-seer Trane heat pump variable speed compressors and TAM 7 air handlers, along with a whole house dehumidifier and fresh air intake provide a comfortable, clean indoor environment while using little energy. Established trees, protected during construction, shade the home, FSC certified decks, and yard, providing a cool place to enjoy the outdoors at any time of the day, even in Florida's summer heat. Rainwater is diverted from the bay through the engineered collection and filtration system to an integrated concrete cistern hidden beneath the decks. Abundant Florida rainwater supplies 100 per cent of the home's needs, including drinking, bathing, and cleaning. Naturally soft, the highly filtered and UV purified water requires no chemical treatment or water softener. Scrap materials were sorted daily for re-use elsewhere in the project (blocking, concrete forms, drywall scraps as acoustical insulation in interior walls, etc.), resulting in a tiny waste pile at the end of a dumpster-free project. Concrete waste was hauled to a local recycler to become road base, and extra useable materials were returned to the vendor or donated to Habitat Restore. The team, the owners, and I also found that LEED construction makes great economic sense. Most materials (other than increased insulation and photovoltaic panels) cost no more, and sometimes less, than those employed in construction of a lesser standard. The owners have been living in the home for a year now, and are thrilled with the results. No power bill. No water bill. Extremely low insurance bill. Minimal ground maintenance. No fabric softener. Reduced use of soap, detergents, and shampoos and cleaning supplies. Less time cleaning with spot-free rainwater.
