Northern Michigan is the ultimate getaway destination with serene views and abundance of outdoor recreation. This remote Up North house offers nothing short of that. With the nearest major town almost 45 minutes away, it was essential this vacation home offered all the amenities for entertainment and relaxation. Spire worked with the client to create the perfect lake house retreat with comfort and convenience during any season or weather. The living room with an attached game room is a versatile space that offers endless entertainment. A 65” TV was installed over the fireplace in the custom stone wall. The adjustable mount allows the TV to lower for comfortable viewing from either the couch or pool table. A pair of Meridian Audio DSP7200 custom color matched speakers equipped with a Meridian Audio 218 digital controller were strategically installed on each side of the fireplace. The floor-standing speakers compliment the natural stone while providing astonishingly life-like sound, perfect for streaming live concerts. The powerful audio extends to the upper level of the home. Spire installed B&W 700 series bookshelf speakers in the executive office and a Triad custom speaker bar in the master bedroom. These speakers are ideal for smaller rooms, while elevating the TV experience. The large living room windows offer beautiful lake views and ample lighting. Lutron Palladiom shades were installed to easily control the natural light in the living room, master bedroom and bathroom. They are custom designed and fully automated to let in the morning sun or achieve partial shading or complete privacy. Whether set on a schedule or controlled from an iPad, the shades operate quietly and seamlessly. The technology was designed to be enjoyed just as much indoors as outdoors. With the whole home audio system, high-quality sound can flow throughout the indoor rooms as well as the outdoor patio. While the location may be remote, Spire ensured the WiFi and network connection is strong both throughout the yard and inside the home. A Lutron HomeWorks QS system integrates the control of all the interior and exterior lighting including motion sensing for the exterior pathway. Since this is not a permanent residence, a control and security system was very important. A personalized Savant system was integrated for full home control of lighting, climate, entertainment and security from anywhere with a smart device . This includes the ability to control the multiple landscape light zones with timed scenes. The Doorbird cameras and chimes with the integration of camera feeds into the Savant Control provides remote communication with visitors at any of the exterior doors. Remote access also allows rebooting of all essential systems from any location.

The Tice Residences replace a run-down and aging duplex with two separate, modern, Santa Barbara homes. Although the unique creek-side site (which the client’s original home looked toward across a small ravine) proposed significant challenges, the clients were certain they wanted to live on the lush “Riviera” hillside. The challenges presented were ultimately overcome through a thorough and careful study of site conditions. With an extremely efficient use of space and strategic placement of windows and decks, privacy is maintained while affording expansive views from each home to the creek, downtown Santa Barbara and Pacific Ocean beyond. Both homes appear to have far more openness than their compact lots afford. The solution strikes a balance between enclosure and openness. Walls and landscape elements divide and protect two private domains, and are in turn, carefully penetrated to reveal views. Both homes are variations on one consistent theme: elegant composition of contemporary, “warm” materials; strong roof planes punctuated by vertical masses; and floating decks. This brownstone renovation was a full gut project in every sense of the word. On top of installing new floors, a kitchen and bath renovation, and all the typical restoration and refinishing involved in a brownstone built in 1899, we also completely updated the exterior, constructed a balcony that was not originally there, and converted the space from a single-family home into an an owner’s triplex. A newly separated studio rental on the garden level offers the opportunity for supplemental income, an uncommon and welcome addition to a New York brownstone. A TRANSITIONAL GEM The result is a two-family brownstone that perfectly combines classic townhouse living with today’s modern needs, including SmartHome technology that we installed to control Bluetooth speakers, Nest thermostats, and the security system. The overall aesthetic goal was to pay homage to the historical periods the brownstone has lived through in a cohesive way that is the hallmark of modern transitional style. In the kitchen, white Shaker-style cabinetry, a subway tile backsplash, and marble rather than quartz countertops bring a classically upscale sensibility. To modernize the space further, we opened up the back wall to create floor-to-ceiling windows that are also doors, opening up into the newly built balcony. TIMELY TOUCHES This brownstone renovation included many quintessential elements, such as millwork like the ceiling medallions. We restored some and custom built others, perfectly recreating their original appearance. The heated master bathroom is now serene, with a walk-in shower featuring a subtly modern linear drain. A herringbone Carrera marble tiled floor and marble slab sink complete the scene. In the powder room, we embraced a contemporary look by pairing dark hexagonal floors with light chevron tiles, accented with dramatic navy blue wallpaper. With its clear-cut 1920s-style, we selected the wall sconce to reference one of the brownstone’s earlier eras. DESIGN DETAILS Natural oak herringbone floors we installed throughout the entire home bring a modern yet warm touch. We restored the wood-burning marble fireplace, which is fully functioning. An elegant staircase with a custom-crafted black wooden banister and white balusters winds up and down alongside a real brick interior wall that we restored and refinished. In this brownstone renovation, we were also able to create ceiling height, an unexpected yet aesthetically pleasing side benefit. When working on the joists and beams to level out the floors (a common issue in pre-war renovations) we added ceiling height in the main parlor floor by taking the second floor and raising the ceiling an entire foot. The end result is a main floor with stunning 9-foot ceilings. Inspiration for a cottage eat-in kitchen remodel in Boston with a farmhouse sink, recessed-panel cabinets and red cabinets

As written in Northern Home & Cottage by Elizabeth Edwards Sara and Paul Matthews call their head-turning home, located in a sweet neighborhood just up the hill from downtown Petoskey, “a very human story.” Indeed it is. Sara and her husband, Paul, have a special-needs son as well as an energetic middle-school daughter. This home has an answer for everyone. Located down the street from the school, it is ideally situated for their daughter and a self-contained apartment off the great room accommodates all their son’s needs while giving his caretakers privacy—and the family theirs. The Matthews began the building process by taking their thoughts and needs to Stephanie Baldwin and her team at Edgewater Design Group. Beyond the above considerations, they wanted their new home to be low maintenance and to stand out architecturally, “But not so much that anyone would complain that it didn’t work in our neighborhood,” says Sara. “We were thrilled that Edgewater listened to us and were able to give us a unique-looking house that is meeting all our needs.” Lombardy LLC built this handsome home with Paul working alongside the construction crew throughout the project. The low maintenance exterior is a cutting-edge blend of stacked stone, black corrugated steel, black framed windows and Douglas fir soffits—elements that add up to an organic contemporary look. The use of black steel, including interior beams and the staircase system, lend an industrial vibe that is courtesy of the Matthews’ friend Dan Mello of Trimet Industries in Traverse City. The couple first met Dan, a metal fabricator, a number of years ago, right around the time they found out that their then two-year-old son would never be able to walk. After the couple explained to Dan that they couldn’t find a solution for a child who wasn’t big enough for a wheelchair, he designed a comfortable, rolling chair that was just perfect. They still use it. The couple’s gratitude for the chair resulted in a trusting relationship with Dan, so it was natural for them to welcome his talents into their home-building process. A maple floor finished to bring out all of its color-tones envelops the room in warmth. Alder doors and trim and a Doug fir ceiling reflect that warmth. Clearstory windows and floor-to-ceiling window banks fill the space with light—and with views of the spacious grounds that will become a canvas for Paul, a retired landscaper. The couple’s vibrant art pieces play off against modernist furniture and lighting that is due to an inspired collaboration between Sara and interior designer Kelly Paulsen. “She was absolutely instrumental to the project,” Sara says. “I went through two designers before I finally found Kelly.” The open clean-lined kitchen, butler’s pantry outfitted with a beverage center and Miele coffee machine (that allows guests to wait on themselves when Sara is cooking), and an outdoor room that centers around a wood-burning fireplace, all make for easy, fabulous entertaining. A den just off the great room houses the big-screen television and Sara’s loom— making for relaxing evenings of weaving, game watching and togetherness. Tourgoers will leave understanding that this house is everything great design should be. Form following function—and solving very human issues with soul-soothing style.
