So using black and white is therefore not difficult but definitely not easy.
In the apartment project at Vinhomes Symphony apartment that we implemented this time, white and black are no longer just two opposing colors, but they are combined and mixed, intertwined creatively to create a unity. As an expression of day and night, brilliance and mystery, white and black have adopted tricks and materials, arrays of blocks and light, blending together with the goal of creating living spaces with comfort, convenience and luxury.

The highlight of this apartment is the view opening to the Phuc Loi lotus lagoon with a large area, more than 10 hectares and airy landscape by the Duong River.

Sharing with me about her hobby, Ms. Yen expressed that she loves a modern space with minimalist style and cool tones, creating a sense of tranquility and elegance. The challenge: take a run-of-the mill colonial-style house and turn it into a vibrant, Cape Cod beach home. The creative and resourceful crew at SV Design rose to the occasion and rethought the box. Given a coveted location and cherished ocean view on a challenging lot, SV’s architects looked for the best bang for the buck to expand where possible and open up the home inside and out. Windows were added to take advantage of views and outdoor spaces—also maximizing water-views were added in key locations.
The result: a home that causes the neighbors to stop the new owners and express their appreciation for making such a stunning improvement. A home to accommodate everyone and many years of enjoyment to come.

This grand entrance beckons visitors to enjoy the aesthetic blend of two generations under one roof; clean modern style mixed with traditional elements to create a warm transitional home.
The photograph highlights dark stair treads, ornate metal railings, warm wood framing, vertical sunset-toned artwork, a vivid red glass chandelier, and a round center table displaying colorful elongated vessels. This multi-zone playroom is a dream come true for a family with a teenaged boy and two tween girls! With a hangout area full of bean bags, disco balls, a neon peace sign and a modern acrylic bubble chair, an indoor basketball court with a padded floor, and a climbing wall and foam pit (perfect for dunking baskets and crashing in), there’s no shortage of fun. The multiple swings—like the aerial silks for flips and the trapeze—add to the excitement. We kept the space open, with distinct zones for each activity, and used different flooring to make each zone feel unique while keeping the family together. LOS ANGELES, CA / SINGLE FAMILY RESIDENTIAL
The Bel-Air House sits above Hollywood, along scenic Mulholland Drive, the storied thoroughfare that acts as a winding referee between the compact density of the San Fernando Valley, and the more ex-urban conditions of Los Angeles. In contrast to the client’s weekend beach house, here the client envisioned a home that could share equally in the energy of the city, and the rustic qualities of canyon living. The resulting home is both minimal and refined—its abstract forms read against the wilder aspects of its nominally natural setting.
As a patron of music, and the arts, the client’s creative interests suggested the overall design approach: A simple yet sophisticated backdrop for the presentation of recitals, and the display and appreciation of beautiful artifacts. The house avows a museum-like attitude—the rich but restrained material palette draws from the colors and textures of the Santa Monica Mountains, and opposes natural with refined, polished with honed, quietly confirming a reverential aspect to this “temple on the hill”.
The focus of the house is a dark and silent pool. Intended as a space of emptiness, the pool is an enigmatic statement—at once a source of origin for the house, as well as its apparent conclusion. The spatial aspects unfold from this moment, with the various rooms revolving around this essential void. The pool and its open rotunda echo the reservoir in the canyon below the house, while the ocean beyond ultimately underscores the house’s strong commitment to water.
Simple stone walls, taut rooflines, and disciplined and minimal detailing allow the home to act as an armature for the client’s personal expression of taste and creativity. In complement to the client’s Mussel Shoals House, which suggests a relationship with the vast, and ever-widening horizon, the architectural resolution of the Bel-Air House emerges from the sheltered and enveloping emotion of the canyon.

This renovated brick rowhome in Boston’s South End offers a modern aesthetic within a historic structure, creative use of space, exceptional thermal comfort, a reduced carbon footprint, and a passive stream of income.
DESIGN PRIORITIES. The goals for the project were clear - design the primary unit to accommodate the family’s modern lifestyle, rework the layout to create a desirable rental unit, improve thermal comfort and introduce a modern aesthetic. We designed the street-level entry as a shared entrance for both the primary and rental unit. The family uses it as their everyday entrance - we planned for bike storage and an open mudroom with bench and shoe storage to facilitate the change from shoes to slippers or bare feet as they enter their home. On the main level, we expanded the kitchen into the dining room to create an eat-in space with generous counter space and storage, as well as a comfortable connection to the living space. The second floor serves as master suite for the couple - a bedroom with a walk-in-closet and ensuite bathroom, and an adjacent study, with refinished original pumpkin pine floors. The upper floor, aside from a guest bedroom, is the child's domain with interconnected spaces for sleeping, work and play. In the play space, which can be separated from the work space with new translucent sliding doors, we incorporated recreational features inspired by adventurous and competitive television shows, at their son’s request.
MODERN MEETS TRADITIONAL. We left the historic front facade of the building largely unchanged - the security bars were removed from the windows and the single pane windows were replaced with higher performing historic replicas. We designed the interior and rear facade with a vision of warm modernism, weaving in the notable period features. Each element was either restored or reinterpreted to blend with the modern aesthetic. The detailed ceiling in the living space, for example, has a new matte monochromatic finish, and the wood stairs are covered in a dark grey floor paint, whereas the mahogany doors were simply refinished. New wide plank wood flooring with a neutral finish, floor-to-ceiling casework, and bold splashes of color in wall paint and tile, and oversized high-performance windows (on the rear facade) round out the modern aesthetic.
RENTAL INCOME. The existing rowhome was zoned for a 2-family dwelling but included an undesirable, single-floor studio apartment at the garden level with low ceiling heights and questionable emergency egress. In order to increase the quality and quantity of space in the rental unit, we reimagined it as a two-floor, 1 or 2 bedroom, 2 bathroom apartment with a modern aesthetic, increased ceiling height on the lowest level and provided an in-unit washer/dryer. The apartment was listed with Jackie O'Connor Real Estate and rented immediately, providing the owners with a source of passive income.
ENCLOSURE WITH BENEFITS. The homeowners sought a minimal carbon footprint, enabled by their urban location and lifestyle decisions, paired with the benefits of a high-performance home. The extent of the renovation allowed us to implement a deep energy retrofit (DER) to address air tightness, insulation, and high-performance windows. The historic front facade is insulated from the interior, while the rear facade is insulated on the exterior. Together with these building enclosure improvements, we designed an HVAC system comprised of continuous fresh air ventilation, and an efficient, all-electric heating and cooling system to decouple the house from natural gas. This strategy provides optimal thermal comfort and indoor air quality, improved acoustic isolation from street noise and neighbors, as well as a further reduced carbon footprint. URBAN LIVING. The desirable neighborhood location allows the both the homeowners and tenant to walk, bike, and use public transportation to access the city, while each charging their respective plug-in electric cars behind the building to travel greater distances.
OVERALL. The understated rowhouse is now ready for another century of urban living, offering the owners comfort and convenience as they live life as an expression of their values.

Key Feature: A full home remodel and furnishings project anchored by white oak cabinetry and countertops, where the clients gave Living with Lolo real creative freedom to play with bold fabrics, wallpapers, and drapery that most homeowners would talk themselves out of.
Challenge: Transitional design can play it safe by default, neutral palette, inoffensive finishes, nothing that makes you catch your breath. The remodel needed a strong foundation that felt refined and timeless, but the clients wanted more than that. They wanted a home with personality, and the challenge was channeling that creative openness into something cohesive rather than chaotic.
Solution: Living with Lolo used white oak cabinetry and countertops to ground the remodel in warmth and quiet sophistication, then let the soft goods carry the personality. Bold fabric choices, expressive wallpapers, and thoughtful drapery gave each room its own moment without losing the thread that connected the whole home. Because the remodel and furnishings were managed together under one roof, the bolder design choices landed the way they were intended to rather than feeling like afterthoughts layered onto a finished renovation.

Dramatic, floor-to-ceiling patterned drapes in deep amethyst and plum tones frame the light, nodding subtly to the home’s recurring palette of vibrant jewel tones. These rich purples are echoed in the velvet accent pillows on the sleek, upholstered bed, creating a quiet continuity that feels both expressive and intentional. Every detail, from the unique sculptural floor lamp on its clear acrylic base to the elegant, modern brass pendant, feels curated and personal. This multi-zone playroom is a dream come true for a family with a teenaged boy and two tween girls! With a hangout area full of bean bags, disco balls, a neon peace sign and a modern acrylic bubble chair, an indoor basketball court with a padded floor, and a climbing wall and foam pit (perfect for dunking baskets and crashing in), there’s no shortage of fun. The multiple swings—like the aerial silks for flips and the trapeze—add to the excitement. We kept the space open, with distinct zones for each activity, and used different flooring to make each zone feel unique while keeping the family together. The calming green color adds a pop of vibrancy, while the art area encourages the kids to express their creativity. Whether it's blowing off steam on the climbing wall or getting together with friends, this playroom has quickly become the family’s favorite hangout spot.
