We were approached with a request to design the furnishings for an existing ‘finished’ apartment. The intention was to move in relatively fast, and the property already had an existing marble floor, kitchen and bathrooms which had to be kept. The property also boasted a fantastic 270 degree view, seen from most of the apartment. The clients had a very important role in the completion of the project. They were very involved during the design process and through various decoration choices. The final design was kept as a rigid guideline when faced with picking out all the different elements. Once clear of all previous furniture, the space felt cold and bare; so we immediately felt the need for warmth, and raw, natural elements and textures to complement the cold marble floor while visually tying in the design of the whole apartment together. Since the existing kitchen had a touch of dark walnut stain, we felt this material was one we should add to the palette of materials to contest the stark materials. A raw cement finish was another material we felt would add an interesting contrast and could be used in a variety of ways, from cabinets to walls and ceilings, to tie up the design of various areas of the apartment. To warm up the living/dining area, keeping the existing marble floor but visually creating zones within the large living/dining area without hindering the flow, a dark timber custom-made soffit, continuous with a floor-to-ceiling drinks cabinet zones the dining area, giving it a degree of much-needed warmth. The various windows with a stupendous 270 degree view needed to be visually tied together. This was done by introducing a continuous sheer [drape] which also doubled up as a sound-absorbing material along 2 of the 4 walls of the space. A very large sofa was required to fill up the space correctly, also required for the size of the young family. Services were integrated within the units and soffits, while a customized design in the corner between the kitchen and the living room took into consideration the viewpoints from the main areas to create a pantry without hindering the flow or views. A strategically placed floor-to-ceiling mirror doubles up the space and extends the view to the inner parts of the apartment. The daughter’s bedroom was a small challenge in itself, and a fun task, where we wanted to achieve the perception of a cozy niche with its own enclosed reading nook [for reading fairy tales], behind see-through curtains and a custom-ordered wall print sporting the girl’s favorite colors. The sons’ bedroom had double the requirements in terms of space needed: more wardrobe, more homework desk space, a tv/play station area… “We combined a raised platform area between the boys’ beds to become an area with cushions where the kids can lay down and play, and face a hidden screen behind the homework desk’s sliding back panel for their play station”. The color of the homework desk was chosen in relation to the boys’ ages. A more masculine material palette was chosen for this room, in contrast to the light pastel palette of the girl’s bedroom. Again, this colour can easily be changed over time for a more mature look. These 2 houses were built to benefit the long-term durability through the selection of efficient materials and process which will give a longer lifespan with lower maintenance and energy costs. This project was a perfect fit for us to assist in the design and execute the construction while working with some outstanding clients and consultants. A win for all of us! 
The original home was recycled hitting our target goals of 90%, leading way to a couple of stealth looking homes with performance levels right there with the best of them. Our mechanical engineer designed the mechanical systems to achieve maximum efficiency and hit our internal target goals that we have set for ourselves in accordance with our Vision here at Naikoon. These homes came in at EnerGuide score of 85% which can also be referenced in GJ with a score of 54GJ. To give you an idea of how this rating relates to an average home of this size, these 2 beauties on Mackay are about 80% more efficient. The main components in the design and equipment selection that leads to this are:
1) Space heating and Cooling
2) Water Heating
3) Lights and Appliances
4) Wall assemblies and insulation

Like all of our projects, we take pride in looking at the small details of the house. Things like, insulated water lines, domestic hot water heat recovery units, electric car plug-ins, solar power ready, extensive use of environmentally friendly materials, hot water heat pumps and stringent testing and inspection point along the way, led to a successful completion of 2 certified high-performance homes with Built Green Platinum and EnergyStar certifications. This backyard renovation in one of Calgary's exclusive lake communities demanded the expertise of a skilled team of contractors. The pool originally constructed in the 70's needed refinishing and while many contractors said they could not complete the project without demolishing the existing pool, VisionScapes managed to salvage the existing structure, replace the mechanical, install an new delifol liner and ultimately save the clients from a lengthy and costly permitting process due to multiple regulation changes. Enjoy! – Cedrick This ‘Stance’ coffee table started as a slab of redwood for the top, beech and reclaimed cedar for the legs. It measures 64″L x 16.5″W x 15.5″ H, and makes a good companion to a wide, low modern or midcentury sitting area. Black epoxy fill highlights knots and along with a 3 stage finishing process brings a stark, strong look to the table; people tend to stare at the spiraling grain patterns when they first see it. Glass smooth lacquer invites touching and brings that a very deep sheen to the top. The angled legs are suprisingly sturdy and work well for this application while adding an intelligent visual twist. This home is a true gem in the heart of MacGregor Downs community in Cary, NC. Built in the 1980's in true Modernist design and architecture, the new owners wanted to keep the integrity of the original design. We redesigned the Half Bath, created floor plan layouts for new furniture, spec'd out furniture, accessories, flooring material, lighting, and artwork, as well as worked on brightening the wall and ceiling paint colors. One challenge we faced during the design process were the very tall ceilings, the very wide walls, and unusual angles. We chose interesting , engaging, and minimalistic artwork for the walls, which proved a successful solution. This Jersey City, NJ space was the first permanent ‘home’ for the yoga studio, so it was essential for us to listen well and design a space to serve their needs for years to come. Through our design process, we helped to guide the owners through the fit-out of their new studio location that required minimal demolition and disruption to the existing space. Together, we converted a space originally used as a preschool into a welcoming, spacious yoga studio for local yogis. We created one main yoga studio by combining four small classrooms into a single larger space with new walls, while all the other program spaces (including designated areas for holistic treatments, massage, and bodywork) were accommodated into pre-existing rooms. Our team completed all demo, sheetrock, electrical, and painting aspects of the project. (The studio owners did some of the work themselves, and a different company installed the flooring and carpets.) Inspiration for a rustic dining room remodel in Grand Rapids

It’s true in construction, and it’s true in life: sometimes, you have to get down to the bare bones and rebuild from there. A “full gut” is the complete and total rebuilding of a home from the inside out. And that’s what we did for this apartment in a 1921 home in Cliffside Park, New Jersey. Our team took up the floors, raised ceilings, and moved walls, with a new architectural space as the result. The finished apartment is a playful fusion of old and new. Gritty texture meets smooth surface as exposed brick and wood headers contrast with reclaimed wood and fresh paint. The open-flow floor plan blends historic touches with a modern sensibility; when the sliding barn doors are open, the kitchen and living area connects with the bedroom/playroom area. At the center of it all, the custom dining table serves as an elegant visual anchor. Natural light streams in through an uncovered window, affording a calming glimpse of the landscaped yard and garden. At the same time, new interior lighting illumines the kitchen and the bathroom. The latter is a luxury experience, featuring a drop-in tub with granite surround, a custom-tiled niche, and a towel warmer too. The formerly dim, cramped apartment is energized and illuminated; the process of peeling back the layers changed a sub-par space into something special. Want to peel back the layers of your space? This project was a redevelopment of a hotel suites into residential apartments by Shelter Dynamics, inc. The builder used boat-making skills and materials to create interesting and unique structures. Completed in early 2019, this 6 storey and 50 unit building is slated to become one of Canada's largest certified Passive House Building located in Fort St. John, Canada. It is also a first worldwide, as it is slated to become he Northernmost multi-storey Multifamily Building achieving the stringent international Passive House Standard. This collaboration project between BC Hydro and BC Housing is scheduled for occupancy in early 2019 and will be home to some BC Hydro workers and their families and provide affordable rental housing to the community. BC Housing is leading the development, construction, management and operation of the building. Later this year, BC Housing will seek a non-profit building operator through a public contracting process. The building operator and BC Housing will share information regarding eligibility and how to apply for the affordable housing units. Marken Design + Consulting was acting as the certified Passive House Consultant and certification coordinator on this groundbreaking project.
