They always loved their house – its shape and size, and the piece of land it sits on; but the interior left a lot to be desired. In fact, they hated it. They wanted it to be aesthetically more pleasing and to have much more function and flow.
These homeowners challenged Lagois to make it the home of their dreams, and that’s exactly what happened. One of the homeowners loves to cook, but the kitchen was dark. The space was difficult and frustrating. The new kitchen is bigger, brighter, and more functional. It now has all the prep space he needs and the task lighting he always wanted.
They also love their new spa bathroom, which is beautiful and warm and exactly what they had in mind. One of the homeowners describes himself as fussy and impatient, and at first he had been anxious about the whole prospect of renovation. He said afterwards that the team made him feel comfortable, listened to, and unconcerned.
One factor that made them so at ease with choosing Lagois was the “in house” aspect of their services. The person who designed their home, the one who did the drawings, and the person who managed the construction are all Lagois employees. The homeowners liked knowing those critical functions weren’t outsourced.
Another thing they love about their home is the finishes that are exactly to their taste. The homeowners are delighted with the new interior of their home. It is now something they love – both outside and inside.

Successful completion of a renovation project is a critical challenge. Because it is a process within the past, present and future. Also planning, lifestyle, technology, space as well as values should be managed very sensitively in this process. We have done a number of renovation projects over the past few years and rather than just completing the project, we have also been engaged in research on those projects. Accordingly, in a renovation project, we are developing the ability to correspond with these sensitive aspects.
We provide all construction and engineering related services including planning, design, renovation and building construction in Kandy, Colombo and all around Sri Lanka.

What had been a dark, cramped, cluttered kitchen with an awkward adjacent space was transformed into this spacious, abundant, functional, light filled kitchen. Windows were added across much of the exterior wall. The window behind the range was added to bring light across the workspace without losing critical storage above. The jamb and sill are all wrapped in stone making this resilient and easy to clean.
The Island has a unique shape, allowing for both work prep space with traditional edges along two lines mirroring the work side of the kitchen. The opposite side is a free flowing organic shape that makes it easy to lean in to the counter top and engage in conversation.
One of the challenges presented by the space was the shape of a partially vaulted ceiling (from a previous remodel). We considered closing it off but felt losing the volume would be a shame. Instead we came up with an asymmetrical box beam that could serve as the task lighting for the room. Lights placed on the top side of the beam illuminate the elevated volume, creating the illusion of a sun filled space.
Finally, we brought organization and touch of color to the rear-entry / mudroom with some beautiful blue tile and a floating bench that serves double duty as storage for gloves and hats, and leaves space below for shoes.

While most people in town considered this building a "tear-down", the new homeowners wanted to revive the property with an ambitions renovation and addition project. Two major challenges needed to be overcome on this project: the first was preserving the integrity of the original 200 year old barn; the second was designing a complementary structure that would co-exist on the site without looking like a 21st century addition.
In order to achieve these goals, our team studied how farm buildings evolve on a site over time. Additions are usually constructed based on need and function. With this protocol in mind, a grain silo was designed to act as our entry tower and buffer the intersection of the two buildings. The silo acts as our focal point and allowed us to construct very simple buildings to house the balance of the owner’s program. The team paid very close attention to scale, use of materials (many of which were recycled) and developed a vocabulary of modern interior detailing that would complement the original house.
Specific program requirements for the project included: large entertainment spaces, gourmet kitchen with adjacent family room, a squash court, multiple bedrooms and bathrooms, master suite, and plenty of storage space. In addition, since both adults work from home and receive clients in their offices, two offices needed to be created and it was critical to separate the work areas for the more private family spaces. The new silo, with central stair, became the element that allowed these different program needs to coexist effectively.

Wooden Classicism
Nesbitt House – Seaside, Florida
Architect: Robert A. M. Stern
Builder: O.B. Laurent Construction
E. F. San Juan produced all of the interior and exterior millwork for this elegantly designed residence in the influential New Urban town of Seaside, Florida.
Challenges:
The beachfront residence required adherence to the area’s strict building code requirements, creating a unique profile for the compact layout of each room. Each room was also designed with all-wood walls and ceilings, which meant there was a lot of custom millwork!
Solution:
Unlike many homes where the same molding and paneling profiles are repeated throughout each room, this home featured a unique profile for each space. The effort was laborious—our team at E. F. San Juan created tools for each of these specific jobs. “The project required over four hundred man-hours of knife-grinding just to produce the tools,” says Edward San Juan. “Organization and scheduling were critical in this project because so many parts were required to complete each room.”
The long hours and hard work allowed us to take the compacted plan and create the feel of an open, airy American beach house with the influence of 1930s Swedish classicism. The ceiling and walls in each room are paneled, giving them an elongated look to open up the space. The enticing, simplified wooden classicism style seamlessly complements the sweeping vistas and surrounding natural beauty along the Gulf of Mexico.

The comfortable elegance of this French-Country inspired home belies the challenges faced during its conception. The beautiful, wooded site was steeply sloped requiring study of the location, grading, approach, yard and views from and to the rolling Pennsylvania countryside. The client desired an old world look and feel, requiring a sensitive approach to the extensive program. Large, modern spaces could not add bulk to the interior or exterior. Furthermore, it was critical to balance voluminous spaces designed for entertainment with more intimate settings for daily living while maintaining harmonic flow throughout.
The result home is wide, approached by a winding drive terminating at a prominent facade embracing the motor court. Stone walls feather grade to the front façade, beginning the masonry theme dressing the structure. A second theme of true Pennsylvania timber-framing is also introduced on the exterior and is subsequently revealed in the formal Great and Dining rooms. Timber-framing adds drama, scales down volume, and adds the warmth of natural hand-wrought materials. The Great Room is literal and figurative center of this master down home, separating casual living areas from the elaborate master suite. The lower level accommodates casual entertaining and an office suite with compelling views. The rear yard, cut from the hillside, is a composition of natural and architectural elements with timber framed porches and terraces accessed from nearly every interior space flowing to a hillside of boulders and waterfalls.
The result is a naturally set, livable, truly harmonious, new home radiating old world elegance. This home is powered by a geothermal heating and cooling system and state of the art electronic controls and monitoring systems.
