Christopher Simmonds ArchitectThe client’s brief was to create a space reminiscent of their beloved downtown Chicago industrial loft, in a rural farm setting, while incorporating their unique collection of vintage and architectural salvage. The result is a custom designed space that blends life on the farm with an industrial sensibility.
The new house is located on approximately the same footprint as the original farm house on the property. Barely visible from the road due to the protection of conifer trees and a long driveway, the house sits on the edge of a field with views of the neighbouring 60 acre farm and creek that runs along the length of the property.
The main level open living space is conceived as a transparent social hub for viewing the landscape. Large sliding glass doors create strong visual connections with an adjacent barn on one end and a mature black walnut tree on the other.
The house is situated to optimize views, while at the same time protecting occupants from blazing summer sun and stiff winter winds. The wall to wall sliding doors on the south side of the main living space provide expansive views to the creek, and allow for breezes to flow throughout. The wrap around aluminum louvered sun shade tempers the sun.
The subdued exterior material palette is defined by horizontal wood siding, standing seam metal roofing and large format polished concrete blocks.
The interiors were driven by the owners’ desire to have a home that would properly feature their unique vintage collection, and yet have a modern open layout. Polished concrete floors and steel beams on the main level set the industrial tone and are paired with a stainless steel island counter top, backsplash and industrial range hood in the kitchen. An old drinking fountain is built-in to the mudroom millwork, carefully restored bi-parting doors frame the library entrance, and a vibrant antique stained glass panel is set into the foyer wall allowing diffused coloured light to spill into the hallway. Upstairs, refurbished claw foot tubs are situated to view the landscape.
The double height library with mezzanine serves as a prominent feature and quiet retreat for the residents. The white oak millwork exquisitely displays the homeowners’ vast collection of books and manuscripts. The material palette is complemented by steel counter tops, stainless steel ladder hardware and matte black metal mezzanine guards. The stairs carry the same language, with white oak open risers and stainless steel woven wire mesh panels set into a matte black steel frame.
The overall effect is a truly sublime blend of an industrial modern aesthetic punctuated by personal elements of the owners’ storied life.

Studio DearbornA young colonial in the heart of Rye New York had everything going for it, except a dark and poorly laid out kitchen. The clients tapped Sarah Robertson of Studio Dearborn to help them layout a new kitchen in their challenging, dog leg shaped room. A small breakfast peninsula and working island helped pull together the oddly shaped kitchen into a streamlined, light filled space with all the storage amenities typical of a Studio Dearborn kitchen. The bar area, with undercounter refrigeration for wine and beverages, also features a locking cabinet for liquor and open wine storage. Desk area has file drawer and Docking Drawer charging drawer. GiCor lodging projects ltd.The kitchen windows faced both south and west however were designed to maximize natural lighting on any given day, no matter of the sun's position. The upper windows on the south elevation were treated with a 5 banded motorized shade (one motor controlling 5 shade bands). The lower south & west facing windows used single banded Somfy RTS (radio series) motors, RF wall switches & a wifi smart phone interface called MyLInk. The angled windows were treated using a LCD switchable window film. This is a 65 volt charged LCD film that turns clear when an electrical current is applied. The power supply is switched using an RF remote to give the client full control on demand. In the clear state, the film has a UV rating of 81% and only 4% when in the opaque state.

Wendy O'Brien Interior Planning & DesignWe breathed new life into this Hampton’s inspired kitchen with beautiful fresh materials in soft white and airy blue hues. We also redesigned the layout for optimal food prep, cooking and entertaining while keeping them separate from each other. By incorporating the nook area and removing the desk, we were able to give our client everything she ever wanted in a kitchen (see BEFORE pics). The lines and details of the custom hood and soft curved fretwork in the cabinetry create a sense of understated luxury and elegance. Oil rubbed bronze accents on the island legs, traditional lanterns and sconces, along with brushed nickel cabinet hardware complete the space. We also redesigned the fireplace and added built-ins to both sides for additional storage and unified, fresh new look.

Preteroti Consulting (Johnny Rhino Kit & Bath)This kitchen remodel was completed for a wonderful couple in Milton, GA. The original design of their kitchen was attractive, but very impractical for a family who enjoys functionality. There was a massive lack of counter space, and the storage that was present was awkward and bulky, and the medium cabinets and dark island were outdated and made the space seem cramped. Johnny Rhino Residential Remodelers stepped in and transformed this kitchen into a bright, airy, and totally functional space while maintaining an amazing sense of design and beauty. This design includes a custom-made, wooden vent hood as well as a custom-made bookcase/charging station.

Casework Inter DesignWhen the homeowners first purchased the 1925 house, it was compartmentalized, outdated, and completely unfunctional for their growing family. Casework designed the owner's previous kitchen and family room and was brought in to lead up the creative direction for the project. Casework teamed up with architect Paul Crowther and brother sister team Ainslie Davis on the addition and remodel of the Colonial.
The existing kitchen and powder bath were demoed and walls expanded to create a new footprint for the home. This created a much larger, more open kitchen and breakfast nook with mudroom, pantry and more private half bath. In the spacious kitchen, a large walnut island perfectly compliments the homes existing oak floors without feeling too heavy. Paired with brass accents, Calcutta Carrera marble countertops, and clean white cabinets and tile, the kitchen feels bright and open - the perfect spot for a glass of wine with friends or dinner with the whole family.
There was no official master prior to the renovations. The existing four bedrooms and one separate bathroom became two smaller bedrooms perfectly suited for the client’s two daughters, while the third became the true master complete with walk-in closet and master bath. There are future plans for a second story addition that would transform the current master into a guest suite and build out a master bedroom and bath complete with walk in shower and free standing tub.
Overall, a light, neutral palette was incorporated to draw attention to the existing colonial details of the home, like coved ceilings and leaded glass windows, that the homeowners fell in love with. Modern furnishings and art were mixed in to make this space an eclectic haven.
