Customer was unhappy with his existing wood shutters which he felt were giving a dated and generic look. We communicated closely about design, finish, and accessories, and as a result were able to achieve an excellent result in line with his vision and exacting standards.

We helped the Sacara family renovate their 1,200-square-foot home in the prime Upper West Side location. The original layout included two bedrooms with a shared bathroom, a combined living/dining room area, and a separate kitchen. The family wanted to complete a full apartment renovation and make the layout more functional by adding a second bathroom, laundry room, and additional closets as well as creating an open kitchen concept. The design challenge was to deliver a modern yet classic aesthetic for the entire apartment that captured the family’s vision for a perfect home. The goal was to combine the kitchen and living room areas creating a harmonious flow of natural light and air; add a kitchen island with an additional seating area, and utilize every inch of usable space in the kitchen. The design solution offered a cozy seating area by the window for a morning cup of coffee which simultaneously served as a cover for all the plumbing communications and radiator. A built-in fireplace wall separated the living and dining room zones visually yet allowed them to stay bright and functional. The design and architectural teams collaborated to create multiple layouts and design solutions so the Sacara family had options. Finally, the choice was made and the clients felt confident in their decision. At the building stage, the full apartment renovation included the removal and installation of all walls, bathroom and laundry room addition, and complete closet reconfiguration. Kitchen remodeling featured custom cabinetry, decorative wood island paneling, and a white marble countertop for a luxurious look. The bathroom renovation highlighted herringbone and onyx tiling for color accents. Additionally, the team replaced all hardwood floors throughout the apartment, installed new baseboards, painted all walls and ceilings, and built the new LED channel lighting with dimmer switches. In a matter of a few months, the Sacara family had a fully-remodeled home that expressed their style, vision, and improved functionality.

The phone rings early in the morning, and it’s a long-time client who treats our team of skilled craftsmen like family, continually lauding our work. It’s these types of clients we all have and all love and, of course, will drop anything to help. As I navigate my usual morning commute, I’m greeted by a forlorn sigh and the description of the freak-fire which destroyed their beloved outdoor living area (along with the home’s family room, kitchen, and master bedroom). Getting past the initial shock, we had to act quickly to ensure their safety. Quite the start to the morning. Challenges with this project run deeper than just the build: security of the entire affected area, good and sensitive communication, and navigating a pandemic lockdown can cause even the strongest-willed person to throw their hands up and call it quits. When the fire broke out, it took out the entire backyard and portions of the home, making the structure unlivable. We needed to mitigate the fire damage and make sure the house was secure against break-ins, but also, no damage existed that could cause harm to the neighbors. It’s these moments where relationships matter. The client needed a trusted and established partner to begin the rebuilding process. Professional knowledge is only one part of the puzzle. It’s here an empathetic ear, and extra solace goes far to remind the client all can be rebuilt. Lastly, none of us saw the difficulties a pandemic would bring. At a time when a person was about to use every square foot of their home to shelter-in-place, our client would be in the middle of a rebuild with no use of their beautiful outdoor living area to get through the day. Luckily, we were able to work with the city of Clyde Hill and continue through an emergency services waiver. What was done? The outdoor living area included a complete rebuild of the gazebo, including a large sitting area and fire pit. Stone patios were replaced, and additional stone was chosen to create a secondary, uncovered living area with a fire pit to enjoy during the summer months. The build is a testament to superb craftsmanship and design. However, we believe excellence also includes the holistic approach to listen deeply, empathize and understand a client’s history, external pressures of the world, and build community and relationship.

Josh Partee Photography With sweeping views of the Willamette river and Mt. Hood, this Atwater Place condo was designed with a balance of minimalism and livability in mind. A complete kitchen remodel brought a dark interior kitchen to the light and a full furnishings package welcomed Los Angeles transplants home to their new modern and bright residence. Our clients, a retired camera operator for both feature films and television and a producer/production manager on numerous television series including Weeds and The Middle, relocated from their traditionally-styled LA bungalow to Portland in the Summer of 2014. The couple sought a design departure from their long-term California residence and a fresh start for their new life in the South Waterfront. With only two pieces of sentimental furniture and a handful of artwork included in the plan, we set out to create a comfortable and clean-lined furnishings package complimenting the broad southeast views. Organically shaped upholstery pieces juxtaposed with angular steel and wood tables create a soft balance in the open floor plan. Several custom pieces, including a dining table designed by our studio and a custom hand-blown glass chandelier crafted by Scott Schiesel with Lightlite compliment timeless pieces from Knoll, Herman Miller, and B&B Italia. The kitchen is designed to reflect light and create brilliance in a space that is otherwise naturally dark. A material balance of stainless steel, back painted glass, quartz composite, lacquer, and mirror all play their part in creating a vibrant cooking environment. We collectively decided to forgo the traditional island pendant for a linear commercial fixture that provides tremendous light to the prep surface and creates an unexpected architectural element. The mirrored prep island creates the illusion of open space while concealing casework and wine storage on the working side of the kitchen. It is worth noting that this project was designed and installed almost entirely while our clients were still living in LA and wrapping up professional obligations and selling their home. This afforded us the tremendous opportunity to send our clients to showrooms not available in Portland to view key pieces before final specification. Textiles and finish samples were approved via mail and communication took place over e-mail, telephone, and an occasional office visit. This unique process lead to a successful result and a beautifully balanced living environment.

In its 34th consecutive year hosting the Street of Dreams, the Home Builders Association of Metropolitan Portland decided to do something different. They went urban – into the Pearl District. Each year designers clamor for the opportunity to design and style a home in the Street of Dreams. Apparently the allure of designing in contemporary penthouses with cascading views was irresistible to many, because the HBA experienced record interest from the design community at large in 2009. It was an honor to be one of seven designers selected. “The Luster of the Pearl” combined the allure of clean lines and redefined traditional silhouettes with texture and opulence. The color palette was fashion-inspired with unexpected color combinations like smoky violet and tiger-eye gold backed with metallic and warm neutrals. Our design included cosmetic reconstruction of the fireplace, mosaic tile improvements to the kitchen, artistic custom wall finishes and introduced new materials to the Portland market. The process was a whirlwind of early mornings, late nights and weekends. “With an extremely short timeline with large demands, this Street of Dreams challenged me in extraordinary ways that made me a better project manager, communicator, designer and partner to my vendors.” This project won the People’s Choice Award for Best Master Suite at the Northwest Natural 2009 Street of Dreams. Bathroom Remodel – Zapo Street, Del Mar This complete bathroom remodeling project on Zapo Street transformed an outdated bathroom into a modern, functional, and elegant space. The renovation included demolition of existing finishes, installation of a custom walk-in shower, new tile work, updated plumbing fixtures, vanity replacement, lighting upgrades, fresh paint, and detailed finish carpentry. The design focused on maximizing space, improving functionality, and creating a clean, timeless appearance. High-quality materials were selected to provide durability while enhancing the overall look and feel of the bathroom. Careful attention was given to waterproofing, tile installation, and finish details to ensure a long-lasting result. As readers of architect/designer Katie Hutchison’s book The New Cottage (Taunton Press 2018), these homeowners approached KHS about designing a second home in Westerly, Rhode Island. Theirs is a double-long lot with street frontage on both ends, a short walk from the water. In addition to the new house, their wish list included a new lap pool (with associated patio) and new garage. Aesthetically, they were looking to create an informally elegant, human-scaled family compound, engaged with the site and connected with the outdoors. They further requested sustainable features/systems and low-maintenance materials. In response, KHS proposed an ell-shaped house that wraps two sides of a lap pool/patio. A porch-fronted two-story gabled component faces the main street and is flanked by the one-story primary suite in one leg of the ell and the one-story kitchen and rear porches in the other leg of the ell. The house is an efficient +/- 2800 square-feet and contains four bedrooms and three and one half bathrooms. A salt-box inspired garage is detached so as not to increase the building massing. It helps shape outdoor spaces and doesn’t block daylight and direct exterior access from the house. It faces the secondary street. Driveways off both streets offer different modes of arrival. The south-facing roof of the two-story volume – which includes three bedrooms and two baths – and the south-facing one-story roof of the kitchen and rear porches, as well as the south-facing roof of the garage support 47 photovoltaic solar panels, providing the bulk of the property’s electric power. Two oversized exterior folding glass doors off the living area and kitchen blur the boundary between indoors and outdoors, welcoming abundant daylight, views of the pool and patio, as well as summer breezes. An airy living/dining area includes a long custom window seat and borders a semi-open kitchen beneath a cathedral ceiling. Living area built-in shelving frames a TV and surrounds a modern efficient pellet stove. A cheerful interior palette of soft hues features pops of color, Scandinavian wallpapers, custom textiles, and a dash of warm wood accents in the form of counters, built-in desks, and custom furnishings. On the exterior, natural shingles side the main volume and environmentally friendly and durable Boral board-and-batten side the one-story components and garage, communicating a legible hierarchy of spaces. The overall effect is a breezy, crisp New England home, pool patio, and garage for today’s living.

A lifelong technology enthusiast, he still owns the very first Mac desktop he saved up for as a teenager working at Radio Shack, a detail that underscores his appreciation for design that melds function and form. Honoring Separation While Expanding Possibility Unlike many contemporary remodels where walls are opened up to create expansive living spaces, this project took a more restrained approach. The client valued the defined rooms of the original plan and wanted to preserve as much wall space as possible for displaying his large-format underwater photography. The emphasis was not on dramatic spatial reinvention, but on thoughtful refinements. Klopf Architecture shaped a gallery-like backdrop while also expanding the primary suite, modernizing materials and fixtures throughout the home, and improving the functionality and layout of the kitchen. The finished home feels at once timeless and renewed, an Eichler that continues to inspire while fully supporting the lifestyle of its present-day owner. A major turning point came mid-design. The original project brief had not included an addition, but as the reconfiguration of the primary bedroom and bath unfolded, it became clear that an expansion was the best approach to achieve the client’s vision of a more spacious suite. Fortunately, the adjustment came at a stage when revisions were still manageable and was integrated seamlessly, showing how thoughtful course corrections can strengthen a project rather than hinder it. Navigating Challenges With Precision The design development included multiple conceptual rounds, balancing preservation with subtle expansion. During construction, an existing post previously thought to be load-bearing turned out not to be. The structural engineer was able to pivot quickly, and both the post and the cross beam that had been intended to replace it could be omitted, allowing the original rhythm of the Eichler beam bays to be preserved. Sustainability was not just a checklist item, but a way to align the home with the client’s values of simplicity, efficiency, and long-term functionality. R-38 roof insulation reduced energy usage, solar panels with battery storage provided independence and resilience, and passive comfort strategies eliminated the need forenergy-intensive air conditioning. An electric vehicle charger and an on-demand hot water recirculation system (with call buttons as opposed to having constant circulation) add to the home’s long-term efficiency factors. Details That Respect the Eichler DNA The remodel carries forward the Eichler’s original spirit while introducing new layers of modern livability. Originally, the house was approached along a deep, narrow walk, with the garage on one side and the house on the other, leaving the front door tucked far back within this chasm-like space. By pulling the entry forward, the design reshaped the arrival experience, creating a clearer threshold and a natural drop-off zone for bags, shoes, and keys. This shift also made room for a custom bench at the entry that extends seamlessly through the glass sidelight. The bench and drop-off zone now work together as a single, integrated sequence that supports everyday living while offering a tactile reminder of Eichler’s philosophy of connectedness. At the client’s request, Klopf reintroduced a classic Eichler gesture by extending the exterior siding into the entry and living room. The detail reinforces a sense of indoor/outdoor continuity while providing a subtle architectural surface that allows the client’s photography to take visual precedence. The signature concrete masonry wall at the front was reconstructed using blocks sourced to match the originals, now strengthened with rebar for seismic resilience while maintaining a private outdoor courtyard, visually extending the kitchen outward. A decorative trellis element, a detail borrowed from a neighboring Eichler, restores a familiar mid-century modern architectural motif. At the courtyard entry door, a custom etched glass sidelight with an ocean-themed design featuring kelp and jellyfish serves as a subtle homage to the client’s passion for deep-sea diving. The homeowner engaged landscape architect Randi Johnsen of Third Nature Studio to shape a series of calm, inviting outdoor rooms that read as a natural extension of the interiors.
