1960s one-story glass exterior home idea in Los Angeles

We worked for this developer to create a medium specked buy to let space for him. The property was a complete ruin before, with damp and required a full re-fit including a change of location of kitchen.

The client was looking for a very rustic rural image for this small bar in his home. We developed this image I had shot in Delta , Colorado of an old farm truck. It is printed on aluminum sheet that resists UV and can be cleaned with a damp cloth.

A 1940's bungalow was renovated and transformed for a small family. This is a small space - 800 sqft (2 bed, 2 bath) full of charm and character. Custom and vintage furnishings, art, and accessories give the space character and a layered and lived-in vibe. This is a small space so there are several clever storage solutions throughout. Vinyl wood flooring layered with wool and natural fiber rugs. Wall sconces and industrial pendants add to the farmhouse aesthetic. A simple and modern space for a fairly minimalist family. This previously unused attic space is now a sauna/yoga room. The left sauna wall follows the attic rafters down diagonally to allow a wider space for leg room on the twin sauna benches.

A young couple recently bought a house in Barnsley and were renovating it from top to bottom, included in the plan was the desire to have the previously unloved Victorian floor made beautiful again. The house stands in an area of Barnsley famous for its’ big Victorian villas and quite rightly they felt it was important to ensure period features like this original floor were correctly maintained. Due to the floor being covered up for many years the floor had developed damp staining, it also had a lot of paint splattered on it. There were also some loose tiles that needed fixing back in place and the layer of old floor polish was present which would need removing. I started by protecting all the skirting boards, doors and carpets bordering the tiles from splashing. The loose tiles were then cleaned up and then secured back in place using a fast-setting adhesive. Once the adhesive was set, I turned my attention to stripping and cleaning the floor starting with the application of a coarse 200-grit diamond pad fitted to a weighted rotary buffing machine. The pad was lubricated using a dilution of Tile Doctor Remove & Go which was applied to small sections of the floor and left to soak in for ten minutes first. I run the buffing machine at a slow speed to minimise splashing. Remove & Go is amazing at removing old floor coatings (i.e. sealers), dirt and grime from the floor. When the diamond pad had been used on each section of the floor for five minutes the slurry was vacuumed up using a wet vac machine and I moved onto the next section. Once the whole floor had been cleaned in this way it was time to start the next step. Old floors like this which don’t have the benefit of a damp proof membrane, and have been covered up for a long time, can suffer from efflorescence issues due to moisture being trapped in the tile. This will result in white salt staining appearing on the tiles for days, weeks and sometimes months afterwards. To counter this the alkaline salts are neutralised by giving the floor an acid rinse using Tile Doctor Acid Gel and leaving it to dwell for five minutes before going over the floor again with the coarse diamond pad. The slurry was again removed with a wet vacuum and the floor was scrubbed clean with damp cloths. I returned a few days later once the floor had dried to seal the floor. The client wanted a satin finish so knowing the floor had damp and efflorescence issues I opted for Tile Doctor Seal and Go Extra. This is a topical sealer which leaves a lovely satin finish but also allows for the floor to breathe. six coats were required to make the floor look perfect, allowing the lovely colours to come through. Once complete the floor looked much brighter and the colours really shone through. The owners were really happy with the renovation we carried out and before leaving I took time to discuss how best to maintain the tiles going forward including the use of Neutral Tile cleaner. This Terracotta tiled floor was installed in the conservatory of a house in the old market town of Garstang, Lancashire, famous for being the world’s first ever ‘Fairtrade Town’. There were quite a few problems with this floor; for one, my client had not re-sealed the tiles in many years and had therefore allowed the existing seal to become very worn and almost completely ineffectual. This had subsequently allowed the floor to become very dirty and marked with white blotches. These white blotches had occurred where the fertilizer held in decorative plant pots had started to eat away at the sealer. The tiles were cleaned with a strong solution of Tile Doctor Pro-Clean, which is a strong alkaline cleaner. The solution was liberally applied to the floor and left to dwell for a short period, allowing time for the cleaner to seep into the pores of the Terracotta and lift the ingrained dirt to the surface. The solution was then agitated using a black scrubbing pad fitted to a heavy rotary machine, making a marked difference to the appearance of the tiles within a matter of minutes. Tile Doctor Acid Gel was then used to spot treat the white marks, the acid content in the product breaks down the alkaline salts that had developed, left behind by the leaked plant fertilizer. The entire floor was then rinsed several times to remove the soiled cleaning residue and the excess moisture was extracted using a wet-vac machine. The Terracotta tiles were left to dry for an entire week as there was no evident damp proof membrane in place at the property. I used damp testers to approximate when the tiles would be dry enough to seal, which was very important as any excess moisture can upset the performance of the sealer. My first choice of sealer was Tile Doctor Colour Grow, an impregnating sealer that also intensifies the natural colours in the stone. A single coat of Colour Grow was applied, before I opted to follow this up with six coats of Tile Doctor Seal & Go, which provides a very robust surface seal and also helped to give the Terracotta the aesthetically pleasing my client had requested. Before leaving the property with its newly restored Terracotta tiled conservatory, I made sure to give my client some tile maintenance advice. Needless to say, she was very pleased with the results. Stylish brewery owners with airline miles that match George Clooney’s decided to hire Regan Baker Design to transform their beloved Duboce Park second home into an organic modern oasis reflecting their modern aesthetic and sustainable, green conscience lifestyle. From hops to floors, we worked extensively with our design savvy clients to provide a new footprint for their kitchen, dining and living room area, redesigned three bathrooms, reconfigured and designed the master suite, and replaced an existing spiral staircase with a new modern, steel staircase. We collaborated with an architect to expedite the permit process, as well as hired a structural engineer to help with the new loads from removing the stairs and load bearing walls in the kitchen and Master bedroom. We also used LED light fixtures, FSC certified cabinetry and low VOC paint finishes. Regan Baker Design was responsible for the overall schematics, design development, construction documentation, construction administration, as well as the selection and procurement of all fixtures, cabinets, equipment, furniture,and accessories.
