To create an outdoor space that’s usable in Vegas’ extreme climate, the designers needed a way to keep out heat in the summer and retain warmth in the winter. This deck was falling apart, and the wood was rotting and becoming dangerous; it was important to fix this issue. Our client’s dream was to easily serve meals from the kitchen in an enjoyable outdoor eating space. It was a MUST to have enough deck support for the hot tub so that our clients could happily use it daily. They wanted to add a window that opens to the covered deck and a beautiful serving counter, it made it much easier for our client to serve her guests while enjoying the beautiful weather and having a space to entertain.

Our clients are seasoned home renovators. Their Malibu oceanside property was the second project JRP had undertaken for them. After years of renting and the age of the home, it was becoming prevalent the waterfront beach house, needed a facelift. Our clients expressed their desire for a clean and contemporary aesthetic with the need for more functionality. After a thorough design process, a new spatial plan was essential to meet the couple’s request. This included developing a larger master suite, a grander kitchen with seating at an island, natural light, and a warm, comfortable feel to blend with the coastal setting. Demolition revealed an unfortunate surprise on the second level of the home: Settlement and subpar construction had allowed the hillside to slide and cover structural framing members causing dangerous living conditions. Our design team was now faced with the challenge of creating a fix for the sagging hillside. After thorough evaluation of site conditions and careful planning, a new 10’ high retaining wall was contrived to be strategically placed into the hillside to prevent any future movements. With the wall design and build completed — additional square footage allowed for a new laundry room, a walk-in closet at the master suite. Once small and tucked away, the kitchen now boasts a golden warmth of natural maple cabinetry complimented by a striking center island complete with white quartz countertops and stunning waterfall edge details. The open floor plan encourages entertaining with an organic flow between the kitchen, dining, and living rooms. New skylights flood the space with natural light, creating a tranquil seaside ambiance. New custom maple flooring and ceiling paneling finish out the first floor. Downstairs, the ocean facing Master Suite is luminous with breathtaking views and an enviable bathroom oasis. Before we came in, the foyer had no wow factor and didn’t say much about the home. So to fix that, we started by adding a hefty white oak pivot door with large sidelights to let in lots of light. This custom door is a deep, dark chocolate brown stain that complements the custom distressed and stained oak hardwood flooring we installed. In sum, the whole front door unit, including the glass sidelights, is 10 feet long! Typically, I prefer to install the same flooring throughout a house for continuity. But here, our clients wanted to pack a punch with a statement tile. Plus, being on a lake, they have lots of messy foot traffic passing through, so they wanted a more durable material. They chose to splurge on this tile, a thassos marble with stainless steel grout inlays, but I think it was worth it. As per the Scandi style, the husband really pushed for a floating staircase, so we designed a 3-floor floating tread staircase connecting the main floor, upstairs, and basement. Truthfully, this was an intense, dangerous install, but we got it done for our clients!

This beautiful secluded house and art studio, hand built by a Japanese Potter, has been given a new life as a writing studio for its owner. The building, having been neglected and uninhabited for some time, was in danger of being demolished. The owner’s recognition of the underlying spirit of the place, in what can only be described as a labor of love, worked with the designers and the artisans to bring this building back to life. The stone cylinder at the center of the building houses bathrooms and mechanical systems, allowing the remainder of the building to remain open. The new cedar posts, stair, custom cabinets and handcrafted sliding doors are among the details that were chosen to complement the restoration of the underlying building, ensuring a long life for this peaceful retreat.

This deck started as a basic treated wood deck that was too small, had incorrectly built railings that were flimsy and dangerous, and a long set of stairs that the homeowners never used. We were able to delete the stairs and extend the existing framing to make a nice sized deck. The flooring is Veranda Brazilian Walnut. The posts and fascia are wrapped in white PVC and the railings are powder coated steel. This makes for a darn near maintenance free deck that will last a good long time.

We replaced the insert with an EPA rated zero clearance wood stove fireplace. This unit functions like a wood stove, but is safe to put in a wooden framed wall. We carefully removed the stone from the wall under the mantel, replaced the fireplace, and put the stone back to fit the new box. It almost looks like we were never here.

The bathroom had good bones but was lacking light, had a weird industrial metal insert in the wall, and had a one-piece stainless-steel shower insert that was dangerously slippery. In the bathroom, we replaced the mirror with a unique hexagon shape that echoes the gradient hexagon encaustic tile in the shower. A new penny round shower floor was installed for extra traction and frameless glass shower door was added to keep the bathroom bright and open. An accent of stainless-steel corner shelves in the shower add function without distracting from the great pattern. Giving new life to the existing distressed vanity cabinet, the new Cambria Quartz countertop matches the kitchen countertops. When we first saw this 1850's farmhouse, the porch was dangerously fragile and falling apart. It had an unstable foundation; rotting columns, handrails, and stairs; and the ceiling had a sag in it, indicating a potential structural problem. The homeowner's goal was to create a usable outdoor living space, while maintaining and respecting the architectural integrity of the home. We began by shoring up the porch roof structure so we could completely deconstruct the porch itself and what was left of its foundation. From the ground up, we rebuilt the whole structure, reusing as much of the original materials and millwork as possible. Because many of the 170-year-old decorative profiles aren't readily available today, our team of carpenters custom milled the majority of the new corbels, dentil molding, posts, and balusters. The porch was finished with some new lighting, composite decking, and a tongue-and-groove ceiling. The end result is a charming outdoor space for the homeowners to welcome guests, and enjoy the views of the old growth trees surrounding the home.
