STORAGE The bottom of the drawing table is a magnetic chalk board that doubles as a display for children’s art works. The tree’s small niches are for parents’ shoes; the larger compartment stores children’s shoes and school bags. Books, games, toys, DVDs, Wii and other computer accessories are stored in the wall cabinets. The armoire contains two spacious drawers and four nifty hinged storage bins. A rack of handy “vegetable buckets” above the armoire stores crayons, scissors and other useful items. GROWTH The room easily adapts from playroom, to party room, to study room and even to bedroom, as the tree house easily accommodates a twin-size mattress. SAFETY The rungs and rails of the ladder, as well as the grab bars beside the tree house door are wrapped with easy-grip rope for safe climbing. The drawing table has spring-loaded hinges to help prevent it from dropping dangerously from the wall, and the table door has double sets of locks up top to ensure safety. The interior of each storage compartment is carpeted like the tree house floor to provide extra padding.

Our clients are seasoned home renovators. Their Malibu oceanside property was the second project JRP had undertaken for them. After years of renting and the age of the home, it was becoming prevalent the waterfront beach house, needed a facelift. Our clients expressed their desire for a clean and contemporary aesthetic with the need for more functionality. After a thorough design process, a new spatial plan was essential to meet the couple’s request. This included developing a larger master suite, a grander kitchen with seating at an island, natural light, and a warm, comfortable feel to blend with the coastal setting. Demolition revealed an unfortunate surprise on the second level of the home: Settlement and subpar construction had allowed the hillside to slide and cover structural framing members causing dangerous living conditions. Our design team was now faced with the challenge of creating a fix for the sagging hillside. After thorough evaluation of site conditions and careful planning, a new 10’ high retaining wall was contrived to be strategically placed into the hillside to prevent any future movements. With the wall design and build completed — additional square footage allowed for a new laundry room, a walk-in closet at the master suite. Once small and tucked away, the kitchen now boasts a golden warmth of natural maple cabinetry complimented by a striking center island complete with white quartz countertops and stunning waterfall edge details. The open floor plan encourages entertaining with an organic flow between the kitchen, dining, and living rooms. New skylights flood the space with natural light, creating a tranquil seaside ambiance. This older couple have been residing in their one level custom home since the early 80’s. The Master bathroom old design was dysfunctional, steps in bathroom were dangerous for their age, the deck mounted tub took too much floor space, vanity space was limited. Swing doors were cutting accessibility for them. The wanted to open up the space and bring this old dragged of bathroom into a new era of design and functionality. Planned a double sided fireplace in front of the tub area, taking out all multi-level shower and tub area, enlarged the shower stall and moved the new free standing tub directly under the wall of glass blocks, We have taken advantage of tall cathedral ceiling and added new ceiling and recess lights to brighten this space. The toilet area was enclosed with a frost glass pocket and made more room for larger vanity and counter space, given them lots of storage, small closets were taken out and replaced with larger linen cabinetry. We have relocated the toilet to open up large portion of back wall, now home for his vanity space. The shower was moved to the corner, taking some space form adjacent closet. Customer framed mirror, sconce lighting has taken over the left side of pantry, will large scale tile (and heated floor) this master bathroom transformation has given them a whole new life. Carefully selected stain on cabinetry complimenting the stone top and porcelain floor and wall tiles were all a big part of this transformation. The issues that annoyed the family in this condo are common to new condo units: Low ceilings covered with a popcorn finish, small rooms, low light in the bedrooms and living room, and no ceiling light fixtures. Concrete ceilings are not only difficult to drill into to install fixtures, installing wiring behind them for such fixtures is impossible. There are often conduits for building services embedded in the concrete along with structural steel reinforcements, so drilling without x-raying first is dangerous. Laqfoil stretch ceiling provided a solution to all of these issues for this condo unit. A high gloss finish was chosen, as the reflections visually double the height of the space. Installing a stretch ceiling also naturally conceals the popcorn ceiling behind it, but in this case, was also used to conceal the wiring necessary to add ceiling lights in every room. The wiring was simply attached to the existing popcorn ceiling. Laqfoil stretch ceiling is supported around the perimeter only, by tracks, or profiles which are only about 0.75" thick. The ceiling membrane itself is less than one millimetre thick. We also added a small vector graphic, printed in each corner of the living room ceiling, for a unique aesthetic effect. We constructed a suspended bulkhead above the island and covered it with red high gloss membrane, to visually separate the kitchen and living room while keeping the design's open concept. This also provided a supporting structure for 3 mini chandelier pendant lights. A red rose depicted on a black and white textured ground was chosen for the kitchen ceiling and applied using digital wide format printing technology, to tie the red, black and white colour scheme with the kitchen cabinets' texture.
