Inspiration for a cottage exterior home remodel in San Francisco

Architect: Portuondo Perotti Architects Photography: Carlos Domenech “This is well detailed and consistent inside and out. It is a classic Mediterranean Revival in the Floridian tradition of Mizner.” This single-family residential home in Gables Estates, Coral Gables, Florida, successfully pays respect to the architecture of the Mediterranean and Renaissance Italian styles. From the use of courtyards to the high level of detailing, this project emphasizes the most picturesque and expressive qualities of these styles. The residence reflects the visions of two of Coral Gables’ first architects, who designed beautiful and timeless architecture in this garden city to become a lasting piece in the landscape. This project not only captures the breathtaking views of Biscayne Bay, but with timeless style and lush landscaping, it creates a centerpiece for the view from the bay to Coral Gables. The home is designed as a long gallery, with spaces connected by courtyards and public realms. Another large inspiration for this project was the idea of the garden and landscape. With Coral Gables as a garden city, landscape became an integral part of the conception and design. The durability of Marvin products, their ability to stand up to the South Florida climate, as well as the Marvin attention to detail and proportion, made them the perfect choice to employ in a project of such high standards. The range of products allowed the freedom of design to explore all possibilities and turn visions into reality. The result was a lasting piece of architecture that would reflect a level of detail in every part of its structure. This cottage in the woods has a welcoming face in all directions. The second floor is tucked under the roof with shed dormers and gable walls that provide a surprising amount of usable floor area on the second floor while reducing the bulk of the house for a cottage ambiance. The bold red trim and windows provide the sparkle within the earth tones and natural materials.

Photos by Bryan Chavez A variety of lovely outdoor living spaces make the most of the home’s sizeable lot. An expansive backyard deck sits atop the lower level of the screen porch and features clusters of comfortable seating and dining areas amid the private, tree-lined setting.

Summary of Scope: gut renovation/reconfiguration of kitchen, coffee bar, mudroom, powder room, 2 kids baths, guest bath, master bath and dressing room, kids study and playroom, study/office, laundry room, restoration of windows, adding wallpapers and window treatments Background/description: The house was built in 1908, my clients are only the 3rd owners of the house. The prior owner lived there from 1940s until she died at age of 98! The old home had loads of character and charm but was in pretty bad condition and desperately needed updates. The clients purchased the home a few years ago and did some work before they moved in (roof, HVAC, electrical) but decided to live in the house for a 6 months or so before embarking on the next renovation phase. I had worked with the clients previously on the wife's office space and a few projects in a previous home including the nursery design for their first child so they reached out when they were ready to start thinking about the interior renovations. The goal was to respect and enhance the historic architecture of the home but make the spaces more functional for this couple with two small kids. Clients were open to color and some more bold/unexpected design choices. The design style is updated traditional with some eclectic elements. An early design decision was to incorporate a dark colored french range which would be the focal point of the kitchen and to do dark high gloss lacquered cabinets in the adjacent coffee bar, and we ultimately went with dark green.

As written in Northern Home & Cottage by Elizabeth Edwards In general, Bryan and Connie Rellinger loved the charm of the old cottage they purchased on a Crooked Lake peninsula, north of Petoskey. Specifically, however, the presence of a live-well in the kitchen (a huge cement basin with running water for keeping fish alive was right in the kitchen entryway, seriously), rickety staircase and green shag carpet, not so much. An extreme renovation was the only solution. The downside? The rebuild would have to fit into the smallish nonconforming footprint. The upside? That footprint was built when folks could place a building close enough to the water to feel like they could dive in from the house. Ahhh... Stephanie Baldwin of Edgewater Design helped the Rellingers come up with a timeless cottage design that breathes efficiency into every nook and cranny. It also expresses the synergy of Bryan, Connie and Stephanie, who emailed each other links to products they liked throughout the building process. That teamwork resulted in an interior that sports a young take on classic cottage. Highlights include a brass sink and light fixtures, coffered ceilings with wide beadboard planks, leathered granite kitchen counters and a way-cool floor made of American chestnut planks from an old barn. Thanks to an abundant use of windows that deliver a grand view of Crooked Lake, the home feels airy and much larger than it is. Bryan and Connie also love how well the layout functions for their family - especially when they are entertaining. The kids' bedrooms are off a large landing at the top of the stairs - roomy enough to double as an entertainment room. When the adults are enjoying cocktail hour or a dinner party downstairs, they can pull a sliding door across the kitchen/great room area to seal it off from the kids' ruckus upstairs (or vice versa!).
