We completely gut renovated this pre-war Tribeca apartment but kept some of it's charm and history in tact! The building, which was built in the early 1900's, was home to different executive office operations and the original hallways had a beautiful and intricate mosaic floor pattern. To that point we decided to preserve the existing mosaic flooring and incorporate it into the new design. The open concept kitchen with cantilevered dining table top keeps the area feeling light and bright, casual and not stuffy. Additionally, the custom designed swing arm pendant light helps marry the dining table top area to that of the island.

Located in Menlo Park, California, this 3,000 sf. remodel was carefully crafted to generate excitement and make maximum use of the owner’s strict budget and comply with the city’s stringent planning code. It was understood that not everything was to be redone from a prior owner’s quirky remodel which included odd inward angled walls, circular windows and cedar shingles. Remedial work to remove and prevent dry rot ate into the budget as well. Studied alterations to the exterior include a new trellis over the garage door, pushing the entry out to create a new soaring stair hall and stripping the exterior down to simplify its appearance. The new steel entry stair leads to a floating bookcase that pivots to the family room. For budget reasons, it was decided to keep the existing cedar shingles. Upstairs, a large oak multi-level staircase was replaced with the new simple run of stairs. The genesis of design for this desert retreat was the informal dining area in which the clients, along with family and friends, would gather. Located in north Scottsdale’s prestigious Silverleaf, this ranch hacienda offers 6,500 square feet of gracious hospitality for family and friends. Focused around the informal dining area, the home’s living spaces, both indoor and outdoor, offer warmth of materials and proximity for expansion of the casual dining space that the owners envisioned for hosting gatherings to include their two grown children, parents, and many friends. The kitchen, adjacent to the informal dining, serves as the functioning heart of the home and is open to the great room, informal dining room, and office, and is mere steps away from the outdoor patio lounge and poolside guest casita. Additionally, the main house master suite enjoys spectacular vistas of the adjacent McDowell mountains and distant Phoenix city lights. The clients, who desired ample guest quarters for their visiting adult children, decided on a detached guest casita featuring two bedroom suites, a living area, and a small kitchen. The guest casita’s spectacular bedroom mountain views are surpassed only by the living area views of distant mountains seen beyond the spectacular pool and outdoor living spaces.
