Green Mountain Builders has recently completed a luxury whole home remodel in Bonita Bay, a magnificent award-winning country club community in Bonita Springs, Florida. The remodel focused on opening up the interior space by removing walls that closed off rooms, restricting an open-concept layout. With the dining room wall removed, the home now is bathed in additional sunlight. Opening up the closed area, also makes the home seem much larger. New flooring and paint throughout and a beautiful Luxury Vinyl Plank (LVP) flooring enhance the beauty of this lovely golf course home. LVP is a wonderful wood-look flooring option that offers warmth and texture. The kitchen was completely renovated as were the bedrooms, including the master, and all bathrooms. Green Mountain creatively used shiplap boards in the family room effecting a stunning wall display. In addition, the lovely courtyard remodel has been updated to provide an outdoor space perfect for entertaining and family enjoyment.

Built in 1890, this former small apartment building had been derelict, and it was the owners’ desire to revive the existing structure and reimagine it as a modern space for living and working. Respecting the overtly historic character of the building, the design blends modern interventions with historic elements to create spaces that feel both warm and modern. The home features three levels of living space, two outdoor balconies, and spectacular views of Kansas City’s downtown skyline. DRAW worked closely with the contractor and an artist to develop details focusing on craft and materials. As the structure is located on a well-traveled street with only a 5’ setback, the need for privacy became a concern. DRAW’s design team creatively solved this challenge with an art piece by Jesse Small that acts as a screen for the front façade and casts dynamic shadows on the interior that play on organic and constructed forms. The interior stair of the 3-story structure is a central design element, whose glass, steel and open treads allow light to filter through the space.

This newly built custom residence turned out to be spectacular. With Interiors by Popov’s magic touch, it has become a real family home that is comfortable for the grownups, safe for the kids and friendly to the little dogs that now occupy this space.The start of construction was a bumpy road for the homeowners. After the house was framed, our clients found themselves paralyzed with the million and one decisions that had to be made. Decisions about plumbing, electrical, millwork, hardware and exterior left them drained and overwhelmed. The couple needed help. It was at this point that they were referred to us by a friend.We immediately went about systematizing the selection and design process, which allowed us to streamline decision making and stay ahead of construction. We designed every detail in this house. And when I say every detail, I mean it. We designed lighting, plumbing, millwork, hard surfaces, exterior, kitchen, bathrooms, fireplace and so much more. After the construction-related items were addressed, we moved to furniture, rugs, lamps, art, accessories, bedding and so on. The result of our systematic approach and design vision was a client head over heels in love with their new home. The positive feedback we received from this homeowner was immensely gratifying. They said the only thing that they regret was not hiring Interiors by Popov sooner!

Keeping all interior furnishing at a low profile so that your eye stays focused on the crystal blue Pacific. For the exterior furnishings we chose natural teak and neutral colors, but added pops of orange to contrast against the bright blue skyline. This Malibu Estate featured in "Decor" magazine is a retreat. Private beach and views to die for. The client wanted a relax guest bedroom fit for any guest. We accent it with pop of color making it playful but not taking it away from the view of the Pacific Coast Ocean. Lounge or fall asleep in this relax spa like guest bedroom. This master bathroom renovation transforms a builder-grade standard into a personalized retreat for our lovely Stapleton clients. Recognizing a need for change, our clients called on us to help develop a space that would capture their aesthetic loves and foster relaxation. Our design focused on establishing an airy and grounded feel by pairing various shades of white, natural wood, and dynamic textures. We replaced the existing ceramic floor tile with wood-look porcelain tile for a warm and inviting look throughout the space. We then paired this with a reclaimed apothecary vanity from Restoration Hardware. This vanity is coupled with a bright Caesarstone countertop and warm bronze faucets from Delta to create a strikingly handsome balance. The vanity mirrors are custom-sized and trimmed with a coordinating bronze frame. Elegant wall sconces dance between the dark vanity mirrors and bright white full height mirrors flanking the bathtub. The tub itself is an oversized freestanding bathtub paired with a tall bronze tub filler. We've created a feature wall with Tile Bar's Billowy Clouds ceramic tile floor to ceiling behind the tub. The wave-like movement of the tiles offers a dramatic texture in a pure white field. We removed the existing shower and extended its depth to create a large new shower. The walls are tiled with a large format high gloss white tile. The shower floor is tiled with marble circles in varying sizes that offer a playful aesthetic in an otherwise minimalist space. We love this pure, airy retreat and are thrilled that our clients get to enjoy it for many years to come!

This renovated brick rowhome in Boston’s South End offers a modern aesthetic within a historic structure, creative use of space, exceptional thermal comfort, a reduced carbon footprint, and a passive stream of income. DESIGN PRIORITIES. The goals for the project were clear - design the primary unit to accommodate the family’s modern lifestyle, rework the layout to create a desirable rental unit, improve thermal comfort and introduce a modern aesthetic. We designed the street-level entry as a shared entrance for both the primary and rental unit. The family uses it as their everyday entrance - we planned for bike storage and an open mudroom with bench and shoe storage to facilitate the change from shoes to slippers or bare feet as they enter their home. On the main level, we expanded the kitchen into the dining room to create an eat-in space with generous counter space and storage, as well as a comfortable connection to the living space. The second floor serves as master suite for the couple - a bedroom with a walk-in-closet and ensuite bathroom, and an adjacent study, with refinished original pumpkin pine floors. The upper floor, aside from a guest bedroom, is the child's domain with interconnected spaces for sleeping, work and play. In the play space, which can be separated from the work space with new translucent sliding doors, we incorporated recreational features inspired by adventurous and competitive television shows, at their son’s request. MODERN MEETS TRADITIONAL. We left the historic front facade of the building largely unchanged - the security bars were removed from the windows and the single pane windows were replaced with higher performing historic replicas. We designed the interior and rear facade with a vision of warm modernism, weaving in the notable period features. Each element was either restored or reinterpreted to blend with the modern aesthetic. The detailed ceiling in the living space, for example, has a new matte monochromatic finish, and the wood stairs are covered in a dark grey floor paint, whereas the mahogany doors were simply refinished. New wide plank wood flooring with a neutral finish, floor-to-ceiling casework, and bold splashes of color in wall paint and tile, and oversized high-performance windows (on the rear facade) round out the modern aesthetic. RENTAL INCOME. The existing rowhome was zoned for a 2-family dwelling but included an undesirable, single-floor studio apartment at the garden level with low ceiling heights and questionable emergency egress. In order to increase the quality and quantity of space in the rental unit, we reimagined it as a two-floor, 1 or 2 bedroom, 2 bathroom apartment with a modern aesthetic, increased ceiling height on the lowest level and provided an in-unit washer/dryer. The apartment was listed with Jackie O'Connor Real Estate and rented immediately, providing the owners with a source of passive income. ENCLOSURE WITH BENEFITS. The homeowners sought a minimal carbon footprint, enabled by their urban location and lifestyle decisions, paired with the benefits of a high-performance home. The extent of the renovation allowed us to implement a deep energy retrofit (DER) to address air tightness, insulation, and high-performance windows. The historic front facade is insulated from the interior, while the rear facade is insulated on the exterior. Together with these building enclosure improvements, we designed an HVAC system comprised of continuous fresh air ventilation, and an efficient, all-electric heating and cooling system to decouple the house from natural gas. This strategy provides optimal thermal comfort and indoor air quality, improved acoustic isolation from street noise and neighbors, as well as a further reduced carbon footprint. We also took measures to prepare the roof for future solar panels, for when the South End neighborhood’s aging electrical infrastructure is upgraded to allow them. URBAN LIVING. The desirable neighborhood location allows the both the homeowners and tenant to walk, bike, and use public transportation to access the city, while each charging their respective plug-in electric cars behind the building to travel greater distances. OVERALL. The understated rowhouse is now ready for another century of urban living, offering the owners comfort and convenience as they live life as an expression of their values.
