Interior Designer: MOTIV Interiors LLC Photographer: Sam Angel Photography Design Challenge: This 8 year-old boy and girl were outgrowing their existing setup and needed to update their rooms with a plan that would carry them forward into middle school and beyond. In addition to gaining storage and study areas, could these twins show off their big personalities? Absolutely, we said! MOTIV Interiors tackled the rooms of these youngsters living in Nashville's 12th South Neighborhood and created an environment where the dynamic duo can learn, create, and grow together for years to come. Design Solution: In his room, we wanted to continue the feature wall fun, but with a different approach. Since our young explorer loves outer space, being a boy scout, and building with legos, we created a dynamic geometric wall that serves as the backdrop for our young hero’s control center. We started with a neutral mushroom color for the majority of the walls in the room, while our feature wall incorporated a deep indigo and sky blue that are as classic as your favorite pair of jeans. We focused on indoor air quality and used Sherwin Williams’ Duration paint in a satin sheen, which is a scrubbable/no-VOC coating. We wanted to create a great reading corner, so we placed a comfortable denim lounge chair next to the window and made sure to feature a self-portrait created by our young client. For night time reading, we included a super-stellar floor lamp with white globes and a sleek satin nickel finish. Metal details are found throughout the space (such as the lounge chair base and nautical desk clock), and lend a utilitarian feel to the room. In order to balance the metal and keep the room from feeling too cold, we also snuck in woven baskets that work double-duty as decorative pieces and functional storage bins. The large north-facing window got the royal treatment and was dressed with a relaxed roman shade in a shiitake linen blend. We added a fabulous fabric trim from F. Schumacher and echoed the look by using the same fabric for the bolster on the bed. Royal blue bedding brings a bit of color into the space, and is complimented by the rich chocolate wood tones seen in the furniture throughout. Additional storage was a must, so we brought in a glossy blue storage unit that can accommodate legos, encyclopedias, pinewood derby cars, and more! Comfort and creativity converge in this space, and we were excited to get a big smile when we turned it over to its new commander.

Designed to inspire focus and creativity, this home office merges functionality with high-end design. A statement wallpaper with geometric gold accents creates depth, while the travertine desk adds an organic, grounded element. Floor-to-ceiling drapery in sapphire tones frames the large window, bringing in natural light.

Nestled in the hills of Orinda, California, this 1951 residence is one of only seven extant homes, now known as “The Magnificent Seven”, designed by architect Olof Dahlstrand, a protégé of Frank Lloyd Wright. With its low-slung rooflines, natural materials, and deep integration with the sloping landscape, the home is a pristine example of mid-century modern design inspired by Wright’s organic principles. Over the years, prior homeowners have emphasized preservation, ensuring that the house remained relatively untouched. Each owner has respected the original architecture and stayed true to Dahlstrand’s intent. When a family of five—two college-aged sons and a middle school-aged daughter—acquired the property, they were captivated by its history, legacy of care, and architectural significance. While they appreciated Dahlstrand’s original vision, they also recognized the need to adapt the home for contemporary living while preserving its design integrity. The remodel was conceived as a thoughtful response to the past—an effort to bring the house into the 21st century without compromising its soul. The primary mandate was to maintain architectural continuity while improving the functionality, comfort, and livability for a modern family. The design team—architects and contractor alike—worked with a shared reverence for the original architecture, allowing that mindset to guide even the most technical or pragmatic decisions. A key objective was to increase natural light in the kitchen—a departure from Wrightian principles of enclosed, intimate cooking spaces—while maintaining the home’s architectural language. The kitchen was reconfigured to foster a stronger connection to adjacent living spaces while retaining the underlying concept of spatial separation. One of the most transformative architectural changes was the removal of a ridge beam that was originally planned to remain visible through the kitchen. During construction, the team collaborated on a better solution: a wide-flanged steel beam concealed within the roof envelope. This subtle move preserved the clean lines and ceiling continuity, a modern update carried out with utmost respect for the existing framework. The home’s original powder room, previously accessible only through the kitchen, was relocated for better flow and privacy. A new powder room was carved out of former kitchen cabinetry—a narrow, interior space that could have felt dark and enclosed. To avoid this, the design extended the line of original transom windows into the new powder room and added a skylight above the vanity. The result is a bright and airy space that feels consistent with the rest of the home. Other updates included the installation of new solid-core interior doors with veneers carefully matched to the original mahogany, enhancing the continuity of the interiors. Even smaller decisions, such as placing the door knobs at 42 inches high, mirrored the original proportions. Every choice reflected a shared belief between the architect, contractor, and client: that new work should serve the integrity of the old. The home’s extensive interior redwood millwork and paneling was meticulously restored. Where new materials were introduced—such as the replacement redwood soffit paneling—the contractor took pains to find finish nails that matched the original, rather than using modern equivalents. This level of craftsmanship and collaboration defined the project. It extended even to the detailing of a blind door to the new powder room, which had to disappear into the existing redwood board-and-batten wall. It was a team effort: the owner found a suitable handle, the architects devised the custom in-swing mechanism, and the contractor executed it so the door aligned precisely with the battens. Throughout, the homeowners were deeply engaged in the design process. One, a meticulous design enthusiast, focused on aesthetic integrity and historic detail. The other brought a practical and function-driven perspective, ensuring that new fixtures and materials would be durable and require minimal maintenance. While the home’s location posed no major site challenges, sustainability was a key concern. The team upgraded the roof insulation, installed solar panels with battery storage, and added ductless mini-split cooling systems. Lighting was another area where modern technology was woven into a historic framework: new square LED fixtures echo the original custom perimeter soffit lights, maintaining the design language while offering advanced performance. A planned expansion of a bedroom into suite with a bathroom had to be shelved due to budget constraints and the high cost of below-grade foundation work. Still, the team focused their efforts on making the most of the existing footprint, resolving constraints through design ingenuity rather than adding square footage. This renovation represents a collaborative achievement in preserving and evolving a historically significant home. Designed for a young creative with a love for art, books, and the color blue, this bedroom was thoughtfully transformed into a sophisticated space that feels both elevated and inspiring — a room she can continue to grow into for years to come. The design balances elegance and function through custom floor-to-ceiling millwork in a soft natural wood finish, paired with calming blue accents that reflect her personality in a refined and timeless way. Because creativity is a big part of her daily life, maximizing organization and usable workspace was essential. A large custom desk extends into the room to create an expansive work surface, allowing space for art projects, studying, and collaborative creativity with friends. Integrated cabinetry and generous drawer storage help keep supplies organized and easily accessible, while open shelving provides room to display meaningful pieces and evolving inspiration. To maintain a calm and visually clean environment, frosted glass cabinet doors were incorporated to softly conceal books, art materials, and treasured collections while minimizing visual clutter and dust collection. The result is a space that feels serene, polished, and highly functional without losing the warmth and personality of a young artist’s retreat. Malibu Glass Box House by Klopf Architecture Following the devastating Woolsey Fire of 2018, the site in Malibu offered a unique opportunity to rebuild not just a home, but a new architectural composition that highlighted the property’s potential while navigating strict fire-rebuild codes in the area. Designed by Klopf Architecture, this project embraced a set of limitations and translated them into an architectural asset. The city’s fire-rebuild process required the new structure to remain close to the original footprint, size and bulk, a constraint that ultimately clarified the architectural direction. Perched near the front of a long, narrow lot, the new home frames and overlooks a private, park-like rear expanse, an uncommon luxury especially in this part of Malibu . Without a fixed program, the design process allowed for a different kind of creative focus allowing Klopf Architecture the opportunity to explore how a modernist home could best respond to this site. The team approached the project not with a list of requirements, but with a question: How might a modernist live here? What spatial qualities would inspire calm, connection, and a sense of wonder in this setting? The process became less about problem-solving and more about architectural storytelling—letting the site, the light, and the principles of modern design guide the form and flow of the home. The response emerged in the form of a glass-box pavilion, an open, Mid-Century Modern inspired living, dining, and kitchen space that floats at the edge of the property’s natural descent. Connected to the more enclosed, private areas of the home by a glass-walled hallway, the living pavilion becomes a distinct centerpiece of the design. It opens on all four sides to the landscape with decks and patios on the flanks, an internal garden and water feature to the north, and a dramatic unguarded view of the expansive backyard and ocean horizon to the south. Because of the mandated footprint, careful planning was required to ensure every space could still engage with light, landscape, or both. Strategic voids in the form of atriums and courtyards allow daylight to filter deep into the home’s core, while offering moments of surprise and retreat. These design gestures allow natural light to filter deep into the interior, creating a sense of brightness and openness throughout the day. At the same time, they expand the perceptual boundaries between inside and out, making the home feel more expansive while anchoring its connection to the surrounding landscape. The siting of the house is what gives it its unique character. Rather than receding into the backyard like the neighboring homes, the house holds a slight prominence. From the central living pavilion, stepping down into the landscape feels more like entering a secluded park where a separate existing accessory structure, trail, and recreational areas await. The home’s modest street presence gives way to this unfolding drama of space, view, and nature. Fire-resilient materials and assemblies are integrated seamlessly throughout including triple-pane glazing, under-slab and roof insulation, and locally sourced fire-rated cladding ensure the house not only meets Calfornia’s rigorous wildland-urban interface (WUI) standards, but feels effortlessly aligned with them. While technical decisions like fire-hardening and mechanical systems presented some construction challenges, particularly around the cantilevered glass box, the team found a functional compromise that preserved the integrity of the design. Inside, a restrained palette and exposed post and beam design celebrate the ethos of mid-century modernism. A central circulation spine extends from the entry to the rear glass wall, offering a continuous visual link from street to ocean. Spaces such as the library and office, though more intimate in scale, are never cut off from nature as each opens to its own unique courtyard or garden view. Though born out of a strict regulatory framework and developed without a specific client, the rebuild design unfolded with remarkable clarity. Grounded in site logic, refined by limitations and an emphasis on timeless spatial relationships – light, proportion, and a strong connection to nature, the resulting design feels both effortless and uplifting. The home lives lightly on the land, opens generously to its surroundings, and strikes a careful balance between privacy, openness, and calm. For Klopf Architecture, it stands as a compelling case study in how site, code, and circumstantial constraints can inspire enduring, modernist architecture. With years of experience reimagining mid-century modern design for how people live today, the firm took the project’s limitations as an opportunity. The result is a home shaped by open, flowing spaces, strong indoor-outdoor connections, and a calm, clear sense of structure. It’s a good reminder that even with strict constraints, there’s still room for architecture to breathe—and for modernism to keep moving forward. This project was such an incredible design opportunity, and instilled inspiration and excitement at every turn! Our amazing clients came to us with the challenge of converting their beloved family home into a welcoming haven for all members of the family. At the time that we met our clients, they were struggling with the difficult personal decision of the fate of the home. Their father/father-in-law had passed away and their mother/mother-in-law had recently been admitted into a nursing facility and was fighting Alzheimer’s. Resistant to loss of the home now that both parents were out of it, our clients purchased the home to keep in in the family. Despite their permanent home currently being in New Jersey, these clients dedicated themselves to keeping and revitalizing the house. We were moved by the story and became immediately passionate about bringing this dream to life. The home was built by the parents of our clients and was only ever owned by them, making this a truly special space to the family. Our goal was to revitalize the home and to bring new energy into every room without losing the special characteristics that were original to the home when it was built. In this way, we were able to develop a house that maintains its own unique personality while offering a space of welcoming neutrality for all members of the family to enjoy over time. The renovation touched every part of the home: the exterior, foyer, kitchen, living room, sun room, garage, six bedrooms, three bathrooms, the laundry room, and everything in between. The focus was to develop a style that carried consistently from space to space, but allowed for unique expression in the small details in every room. Starting at the entry, we renovated the front door and entry point to offer more presence and to bring more of the mid-century vibe to the home’s exterior. We integrated a new modern front door, cedar shingle accents, new exterior paint, and gorgeous contemporary house numbers that really allow the home to stand out. Just inside the entry, we renovated the foyer to create a playful entry point worthy of attention. Cement look tile adorns the foyer floor, and we’ve added new lighting and upgraded the entry coat storage. Upon entering the home, one will immediately be captivated by the stunning kitchen just off the entry. We transformed this space in just about every way. While the footprint of the home ultimately remained almost identical, the aesthetics were completely turned on their head. We re-worked the kitchen to maximize storage and to create an informal dining area that is great for casual hosting or morning coffee. We removed the entry to the garage that was once in the informal dining, and created a peninsula in its place that offers a unique division between the kitchen/informal dining and the formal dining and living areas. The simple light warm light gray cabinetry offers a bit of traditional elegance, along with the marble backsplash and quartz countertops. We extended the original wood flooring into the kitchen and stained all floors to match for a warmth that truly resonates through all spaces. We upgraded appliances, added lighting everywhere, and finished the space with some gorgeous mid century furniture pieces. In the formal dining and living room, we really focused on maintaining the original marble fireplace as a focal point. We cleaned the marble, repaired the mortar, and refinished the original fireplace screen to give a new sleek look in black. We then integrated a new gas insert for modern heating and painted the upper portion in a rich navy blue; an accent that is carried through the home consistently as a nod to our client’s love of the color. The former entry into the old covered porch is now an elegant glass door leading to a stunning finished sunroom. This room was completely upgraded as well. We wrapped the entire space in cozy white shiplap to keep a casual feel with brightness. We tiled the floor with large format concrete look tile, and painted the old brick fireplace a bright white. We installed a new gas burning unit, and integrated transitional style lighting to bring warmth and elegance into the space. The new black-frame windows are adorned with decorative shades that feature hand-sketched bird prints, and we’ve created a dedicated garden-ware “nook” for our client who loves to work in the yard. The far end of this space is completed with two oversized chaise loungers and overhead lights…the most perfect little reading nook! Just off the dining room, we created an entirely new space to the home: a mudroom. The clients lacked this space and desperately needed a landing spot upon entering the home from the garage. We uniquely planned existing space in the garage to utilize for this purpose, and were able to create a small but functional entry point without losing the ability to park cars in the garage. This new space features cement-look tile, gorgeous deep brown cabinetry, and plenty of storage for all the small items one might need to store while moving in and out of the home. The remainder of the upstairs level includes massive renovations to the guest hall bathroom and guest bedroom, upstairs master bed/bath suite, and a third bedroom that we converted into a home office for the client. Some of the largest transformations were made in the basement, where unfinished space and lack of light were converted into gloriously lit, cozy, finished spaces. Our first task was to convert the massive basement living room into the new master bedroom for our clients. We removed existing built-ins, created an entirely new walk-in closet, painted the old brick fireplace, installed a new gas unit, added carpet, introduced new lighting, replaced windows, and upgraded every part of the aesthetic appearance. One of the most incredible features of this space is the custom double sliding barn door made by a Denver artisan. This space is truly a retreat for our clients! We also completely transformed the laundry room, back storage room, basement master bathroom, and two bedrooms. This home’s massive scope and ever-evolving challenges were thrilling and exciting to work with, and the result is absolutely amazing. At the end of the day, this home offers a look and feel that the clients love. Above all, though, the clients feel the spirit of their family home and have a welcoming environment for all members of the family to enjoy for years to come.

Resistant to loss of the home now that both parents were out of it, our clients purchased the home to keep in in the family. Despite their permanent home currently being in New Jersey, these clients dedicated themselves to keeping and revitalizing the house. We were moved by the story and became immediately passionate about bringing this dream to life. The home was built by the parents of our clients and was only ever owned by them, making this a truly special space to the family. Our goal was to revitalize the home and to bring new energy into every room without losing the special characteristics that were original to the home when it was built. In this way, we were able to develop a house that maintains its own unique personality while offering a space of welcoming neutrality for all members of the family to enjoy over time. The renovation touched every part of the home: the exterior, foyer, kitchen, living room, sun room, garage, six bedrooms, three bathrooms, the laundry room, and everything in between. The focus was to develop a style that carried consistently from space to space, but allowed for unique expression in the small details in every room. Starting at the entry, we renovated the front door and entry point to offer more presence and to bring more of the mid-century vibe to the home’s exterior. We integrated a new modern front door, cedar shingle accents, new exterior paint, and gorgeous contemporary house numbers that really allow the home to stand out. Just inside the entry, we renovated the foyer to create a playful entry point worthy of attention. Cement look tile adorns the foyer floor, and we’ve added new lighting and upgraded the entry coat storage. Upon entering the home, one will immediately be captivated by the stunning kitchen just off the entry. We transformed this space in just about every way. While the footprint of the home ultimately remained almost identical, the aesthetics were completely turned on their head. We re-worked the kitchen to maximize storage and to create an informal dining area that is great for casual hosting or morning coffee. We removed the entry to the garage that was once in the informal dining, and created a peninsula in its place that offers a unique division between the kitchen/informal dining and the formal dining and living areas. The simple light warm light gray cabinetry offers a bit of traditional elegance, along with the marble backsplash and quartz countertops. We extended the original wood flooring into the kitchen and stained all floors to match for a warmth that truly resonates through all spaces. We upgraded appliances, added lighting everywhere, and finished the space with some gorgeous mid century furniture pieces. In the formal dining and living room, we really focused on maintaining the original marble fireplace as a focal point. We cleaned the marble, repaired the mortar, and refinished the original fireplace screen to give a new sleek look in black. We then integrated a new gas insert for modern heating and painted the upper portion in a rich navy blue; an accent that is carried through the home consistently as a nod to our client’s love of the color. The former entry into the old covered porch is now an elegant glass door leading to a stunning finished sunroom. This room was completely upgraded as well. We wrapped the entire space in cozy white shiplap to keep a casual feel with brightness. We tiled the floor with large format concrete look tile, and painted the old brick fireplace a bright white. We installed a new gas burning unit, and integrated transitional style lighting to bring warmth and elegance into the space. The new black-frame windows are adorned with decorative shades that feature hand-sketched bird prints, and we’ve created a dedicated garden-ware “nook” for our client who loves to work in the yard. The far end of this space is completed with two oversized chaise loungers and overhead lights…the most perfect little reading nook! Just off the dining room, we created an entirely new space to the home: a mudroom. The clients lacked this space and desperately needed a landing spot upon entering the home from the garage. We uniquely planned existing space in the garage to utilize for this purpose, and were able to create a small but functional entry point without losing the ability to park cars in the garage. This new space features cement-look tile, gorgeous deep brown cabinetry, and plenty of storage for all the small items one might need to store while moving in and out of the home. The remainder of the upstairs level includes massive renovations to the guest hall bathroom and guest bedroom, upstairs master bed/bath suite, and a third bedroom that we converted into a home office for the client. Some of the largest transformations were made in the basement, where unfinished space and lack of light were converted into gloriously lit, cozy, finished spaces. Our first task was to convert the massive basement living room into the new master bedroom for our clients. We removed existing built-ins, created an entirely new walk-in closet, painted the old brick fireplace, installed a new gas unit, added carpet, introduced new lighting, replaced windows, and upgraded every part of the aesthetic appearance. One of the most incredible features of this space is the custom double sliding barn door made by a Denver artisan. This space is truly a retreat for our clients! We also completely transformed the laundry room, back storage room, basement master bathroom, and two bedrooms. This home’s massive scope and ever-evolving challenges were thrilling and exciting to work with, and the result is absolutely amazing. At the end of the day, this home offers a look and feel that the clients love. Above all, though, the clients feel the spirit of their family home and have a welcoming environment for all members of the family to enjoy for years to come.

THEME The theme of this half mile trail through the woods is evident in the fun, creative and all-inclusive obstacles hidden in the natural flow of the land around this amazing family home. The course was created with adults and children, advanced and beginner athletes, competitive and entertaining events all accounted for. Each of the 13 obstacles was designed to be challenging no matter the size, skill or ability of the athlete lucky enough to run the course. FOCUS The focus for this family was to create an outdoor adventure that could be an athletic, social and personal outlet for their entire family while maintaining the natural beauty of the landscape and without altering the sweeping views from the home. The large scale of the challenging obstacles is camouflaged within the landscape using the rolling hills and mature trees as a natural curtain in every season. The beauty of the course does not diminish the functional and demanding nature of the obstacles which are designed to focus on multiple strength, agility, and cardio fitness abilities and intensities. STORAGE The start of the trail includes a raised training area offering a dedicated space clear from the ground to place bags, mats and other equipment used during the run. A small all-terrain storage cart was provided for use with 6 yoga mats, 3 medicine balls of various weights, rings, sprinting cones, and a large digital timer to record laps. GROWTH The course was designed to provide an athletic and fun challenge for children, teens and adults no matter their experience or athletic prowess. This course offers competitive athletes a challenge and budding athletes an opportunity to experience and ignite their passion for physical activity. Initially the concept for the course was focused on the youngest of the family however as the design grew so did the obstacles and now it is a true family experience that will meet their adapting needs for years. Each obstacle is paired with an instructional sign directing the runners in proper use of the obstacle, adaptations for skill levels and tips on form. These signs are all customized for this course and are printed on metal to ensure they last for many years. SAFETY Safety is crucial for all physical activity and an obstacle course of this scale presents unique safety concerns. Children should always be supervised when participating in an adventure on the course however additional care was paid to details on the course to ensure everyone has a great time. All of the course obstacles have been created with pressure treated lumber that will withstand the seasonal poundings. All footer pilings that support obstacles have been placed into the ground between 3 to 4 feet (.9 to 1.2 meters) and each piling has 2 to 3 bags of concrete (totaling over 90 bags used throughout the course) ensuring stability of the structure and safety of the participants. Additionally, all obstacle lumber has been given rounded corners and sanded down offering less splintering and more time for everyone to enjoy the course. I love seeing a house go up from the blueprints to the end of the build. It is always a journey filled with a thousand decisions, some creative on-the-spot thinking and yes, usually a few stressful moments. This Naperville project was a collaboration with a local builder and architect. The Kitchen Studio collaborated by completing the cabinetry design and final layout for the entire home. The kitchen is spacious and opens into the neighboring family room. A 48” Thermador range is centered between two windows, and the sink has a view through a window into the mudroom which is a unique feature. A large island with seating and waterfall countertops creates a beautiful focal point for the room. A bank of refrigeration, including a full-size wine refrigerator completes the picture. The area between the kitchen and dining room houses a second sink and a large walk in pantry. The kitchen features many unique storage elements important to the new homeowners including in-drawer charging stations, a cutlery divider, knife block, microwave drawer, pull out trash, multiple appliance garages, spice pull outs and tray dividers. There’s not much you can’t store in this room! Cabinetry is white shaker inset styling with a gray stain on the island. The back of the island features lap style siding that coordinates with the fireplace in the neighboring family room. Mid-century inspired lighting gives the room a modern vibe. Brad Haines knows a thing or two about building things. The intensely creative and innovative founder of Oklahoma City-based Haines Capital is the driving force behind numerous successful companies including Bank 7 (NASDAQ BSVN), which proudly reported record year-end earnings since going public in September of last year. He has beautifully built, renovated, and personally thumb printed all of his commercial spaces and residences. “Our theory is to keep things sophisticated but comfortable,” Brad says. That’s the exact approach he took in his personal haven in Nichols Hills, Oklahoma. Painstakingly renovated over the span of two years by Candeleria Foster Design-Build of Oklahoma City, his home boasts museum-white, authentic Venetian plaster walls and ceilings; charcoal tiled flooring; imported marble in the master bath; and a pretty kitchen you’ll want to emulate. Reminiscent of an edgy luxury hotel, it is a vibe conjured by Cantoni designer Nicole George. “The new remodel plan was all about opening up the space and layering monochromatic color with lots of texture,” says Nicole, who collaborated with Brad on two previous projects. “The color palette is minimal, with charcoal, bone, amber, stone, linen and leather.” “Sophisticated“Sophisticated“Sophisticated“Sophisticated“Sophisticated Nicole helped oversee space planning and selection of interior finishes, lighting, furnishings and fine art for the entire 7,000-square-foot home. It is now decked top-to-bottom in pieces sourced from Cantoni, beginning with the custom-ordered console at entry and a pair of Glacier Suspension fixtures over the stairwell. “Every angle in the house is the result of a critical thought process,” Nicole says. “We wanted to make sure each room would be purposeful.” To that end, “we reintroduced the ‘parlor,’ and also redefined the formal dining area as a bar and drink lounge with enough space for 10 guests to comfortably dine,” Nicole says. Brad’s parlor holds the Swing sectional customized in a silky, soft-hand charcoal leather crafted by prominent Italian leather furnishings company Gamma. Nicole paired it with the Kate swivel chair customized in a light grey leather, the sleek DK writing desk, and the Black & More bar cabinet by Malerba. “Nicole has a special design talent and adapts quickly to what we expect and like,” Brad says. To create the restaurant-worthy dining space, Nicole brought in a black-satin glass and marble-topped dining table and mohair-velvet chairs, all by Italian maker Gallotti & Radice. Guests can take a post-dinner respite on the adjoining room’s Aston sectional by Gamma. In the formal living room, Nicole paired Cantoni’s Fashion Affair club chairs with the Black & More cocktail table, and sofas sourced from Désirée, an Italian furniture upholstery company that creates cutting-edge yet comfortable pieces. The color-coordinating kitchen and breakfast area, meanwhile, hold a set of Guapa counter stools in ash grey leather, and the Ray dining table with light-grey leather Cattelan Italia chairs. The expansive loggia also is ideal for entertaining and lounging with the Versa grand sectional, the Ido cocktail table in grey aged walnut and Dolly chairs customized in black nubuck leather. Nicole made most of the design decisions, but, “she took my suggestions seriously and then put me in my place,” Brad says. She had the master bedroom’s Marlon bed by Gamma customized in a remarkably soft black leather with a matching stitch and paired it with onyx gloss Black & More nightstands. “The furnishings absolutely complement the style,” Brad says. “They are high-quality and have a modern flair, but at the end of the day, are still comfortable and user-friendly.” The end result is a home Brad not only enjoys, but one that Nicole also finds exceptional. “I honestly love every part of this house,” Nicole says. “Working with Brad is always an adventure but a privilege that I take very seriously, from the beginning of the design process to installation.”

Keeping all interior furnishing at a low profile so that your eye stays focused on the crystal blue Pacific. Adding natural furs and playful colors to the homes neutral palate kept the space warm and cozy. Plants and trees helped complete the space and allowed “life” to flow inside and out. For the exterior furnishings we chose natural teak and neutral colors, but added pops of orange to contrast against the bright blue skyline.
