The result is a beautiful room that we’re proud to have delivered from start to finish. We used Crown Imperial’s Midsomer range for this project, painted in Sage and Blush. The Royal Calacatta Gold Quartz worktops bring a soft, luxurious feel to the space, and the Karndean herringbone floor adds warmth and texture underfoot. Bosch appliances and a standout gold Quooker tap bring both function and flair. That Quooker, especially, was a decision that took a bit of bravery, but it paid off. There are a few design details that really make this kitchen special to us. The tall units in Blush add a soft accent, with matching tiles at the opposite end of the room to tie the whole space together. A curved pilaster helps soften the corner, making the tall units feel less imposing. And the centralised hob with integrated canopy hood gives the room a far cleaner, more balanced finish, even if it did require a bit of head scratching during the design stage. We handled the entire project, from removing the old kitchen to the final finishing touches. That included plumbing, electrics, plastering, and the new flooring—every step was taken care of by our team. On the interior, they wanted the new, fresh vibe to extend to the design of three renovated modern bathrooms. In response, KHS proposed black-framed windows throughout in simpler configurations; fiber-cement (and PVC) exterior cladding in three textures to differentiate functions and features; a unifying light-gray and white palette teamed with clear-finished mahogany/sapele to carry across the exterior as well as the bathroom renovations; a stream-lined screen porch with cable rails; a new shed-roofed garage to resolve the exterior massing; and a new covered walkway entrance delivering those arriving into a repurposed interior space. Its owners delight in calling it home. We began this renovation project with a redesign of the interior footprint to permit more efficient use of space and effortless movement throughout. From tear out to completion, the usual challenges of steel stud & concrete construction and special condo bylaw requirements were easily handled by our team of certified professionals. The creative use of millwork beams provided hidden channels to conceal electrical wiring and thus permit the addition of ceiling lighting where there had previously been none – a much needed design element for our clients who are avid readers and enjoy their art collection. All surface materials were chosen to provide high performance and low maintenance as well as delivering a WOW factor aesthetic. This includes the engineered hardwood flooring throughout; the porcelain tile flooring in the three bathrooms and two shower enclosures; granite counters in the kitchen, bathrooms and office credenza; all cabinetry materials; as well as the fabrics on upholstered furniture and area rugs. The right products in the right places for the right reasons!! Our furniture and cabinetry designs include the creative use of decorative glass; stainless steel; natural stone and custom wood and innovative laminate finishes. Soft draperies frame the large picture windows subtly drawing attention to the wonderful waterfront views in seamless fashion. We worked with a corporation and their out-of-town architect on this residential condominium construction in Washington D.C. The company uses the apartment for executive housing and meetings. Its goal was to create a flexible space to be used for both purposes. We renovated the kitchen, two bathrooms, and one bedroom. The central focus is the sleek new open kitchen, though we worked on the entire 1200 square foot apartment. The client provided the architectural design for the kitchen and the rest of the apartment. The biggest layout changes were: *Removing the walls of the existing kitchen to create a dramatic open kitchen that runs all the way to the window on one side and an island with a waterfall countertop on the other side. *A layout that provided space for a large conference table *Closing off one door of the bedroom and creating a larger opening from the living room side and installing pocket doors These changes required extensive systems work throughout the apartment, including redoing all the ductwork, modifying the sprinkler system and relocating sprinkler heads to meet fire code. We didn’t run into any surprises with the systems because our team had investigated the structure in the pre-construction stage and cut holes in the drywall to locate the plumbing pipes, columns, and wiring. We had to turn and move the existing HVAC system so we could hide it in one of the kitchen cabinets. We built the structure that anchors one end of the kitchen. It hides a refrigerator (with flush panel doors), electrical panel, and writing for the flat screen television. A soffit above the kitchen hides all the ductwork, and is fitted with recessed lights and LED cove lighting above. The client supplied the kitchen cabinetry. The countertops are quartz by Caesarstone in Haze. We installed the flooring material on the base of one side of the island. Backsplash. The dramatic backsplash is made of thin sheets of porcelain. The 5 mm thick material by Fiandre comes in 5-foot by 10-foot sheets that comes in a continuous pattern or can be book-matched. A fabricator measured the layout and cuts for the wall outlets, cut the material and installed it. Our team delivered three sheets of the material up the stairwell of the building. Though they created a template of the material out of wood to make sure it would fit, the actual material was more rigid and it took them a while to maneuver it. Island Cove House keeps a low profile on the horizon. On the driveway side it rambles along like a cottage that grew over time, while on the water side it is more ordered. Weathering shingles and gray-brown trim help the house blend with its surroundings. Heating and cooling are delivered by a geothermal system, and much of the electricity comes from solar panels.

This Riverdale semi-detached whole home renovation features some of the most frequently requested upgrades from Carter Fox clients: open-concept living, more light, a new kitchen and a more effective solution for the entry area. To deliver this wish list, we removed most of the interior walls on the main floor, upgraded the kitchen, and added a large sliding glass door across the back wall. We also built a new wall separating the entrance and living room, and built in a custom bench seat and storage area. Upstairs, we expanded one room to create a dedicated laundry room and created a larger 2nd floor bathroom. In the master bedroom we installed a wall of closets. Finally we updated all electrical and plumbing, painted and installed new flooring throughout the house.
